I cannot recommend Martin & Co highly enough! As new immigrants, finding a home can be an incredibly daunting and stressful process, but they gave us the opportunity to rent our current home when many others might not have. We have been so grateful for their support from day one. The last four weeks, in particular, have shown just how professional and caring this team truly is. We faced a significant challenge when a leak in our bathroom flooded my daughter’s bedroom. It was a stressful situation for our family, but Martin & Co handled it with incredible efficiency and empathy. They managed to relocate us to temporary accommodation of the exact same size and with the same amenities for the duration of the repairs. They took the lead on everything, and now, four weeks later, the repairs are complete and we are back in our home. Seeing our family settled and enjoying our space again means the world to us. If you are looking for a letting agent that actually treats you like a human being and stands by you when things go wrong, look no further than Martin & Co!

Based on my experience, I would advise proceeding with caution. I rented through this company for six months, and unfortunately the end-of-tenancy process left me very disappointed. The whole experience felt disorganised from start to finish. I had to take time off work for multiple inspections, including two carried out by the same company within a week. The proposed deposit deductions raised serious concerns. The general cleaning charge changed from £60 to £50 without any explanation. During my tenancy, I was advised that carpet cleaning would cost around £80 if required, but after I moved out I was charged £129 instead. I was asked to pay these charges before any invoices or evidence of the work carried out had been provided. The cleaning invoices were only supplied around four weeks after I had moved out, and only after I had raised a dispute through SafeDeposits Scotland. I was also told the property had been professionally cleaned before I moved in, but when I asked for evidence of this, no invoice was provided. My advice to anyone renting through this company is to take comprehensive photographs when you move in and out, keep copies of all correspondence, and ask for supporting evidence for any proposed deductions from your deposit. Unfortunately, based on my experience, I would not use this company again.

We never had a single issue with this agency for three whole years. Regular property inspections were carried out every six months, we kept the house in good condition, paid rent on time without fail, and thoroughly cleaned the property the day before returning the keys. The problems only started once we moved out. Since mid-November, they have been attempting to unfairly deduct from our deposit, claiming damages that simply do not exist. The property was left in the same condition as when we moved in. We repeatedly asked for proof of these alleged damages, and the only evidence provided was a few very questionable photos of areas that had clearly been cleaned. On top of this, the rent was increased every year by £40, from £780 in 2023 to £840 in 2025, and the same flat is now being advertised for £920 across all platforms. Overall, this has been a very disappointing experience. I would not recommend this agency. New tenants should be aware.

Martin & Co, AVOID AT ALL COSTS! Martin & Co is nothing but a greedy, dishonest letting agent that scams tenants out of their deposits. After renting a property through them for five years, leaving it in better condition than I received it, they are now trying to steal £546.58 from my deposit for so-called “repairs” that the property owner himself confirmed he would cover, which I have in writing! They left my family without heating or hot water for 9 days, forcing us to relocate, and as a result, my daughter developed bronchitis. No apology. No compensation. Just complete disregard for tenants’ rights. Looking at their terrible reviews, I now see I’m far from the only one they’ve done this to. Their business model is built on ripping people off. If you rent through them, be prepared to fight for your own money back. I will be escalating this to Safe Deposit Scotland, the Property Ombudsman, and my solicitor, and I suggest anyone else scammed by them do the same. DO NOT RENT WITH MARTIN & CO. When leaving the property, we sent an email informing that the property was empty, and despite two attempts to follow up, heard nothing from the letting agent for the following 28 days. When they finally did get in touch with us (after another attempt by us to reach out), we were told that cleaning had been arranged at our expense, without asking us, (and, incidentally, that the property had been undergoing renovations while we were still paying rent, I've no idea if that's normal). When we attempted to question the cleaning charge, we were informed that if we did so, they would not be willing to end the tenancy early, and would seek an extra £400+ in rent from our deposit in addition to the cleaning. At this point we gave up the argument and agreed to pay for cleaning that we did not believe was necessary. I would never let a property that was managed by this agent again. Oh, and while we were still discussing the deposit return I was asked to delete a previous version of this review.

Absolute disgrace. We lived in a flat for a year and for 7 of those months we had mould (through the winter can I just point out). Due to this being a problem with the building the landlord was responsible for getting it sorted and through no fault of her own was struggling with this as it was factors that maintained the actual building itself (APEX another joke for another review). However we were left with coughs, colds and I struggled with my asthma which I've never had to use an inhaler for years for. We also had a week with no electricity due to this damp which left us with a full freezer and fridge of food we had to chuck out and replace out our own pockets. Then an electrician or whoever Martin and co sent put a hole in our bedroom wall and removed the socket there resulting in us losing this Heater for the whole winter. We left on what we thought was good terms considering the crap we had put up with and given them time to sort. We left the place immaculate with nothing but two doors valued at £50 for both and a broken mirror which came off the wall and hurt my boyfriends foot as he tried to gently tighten it to the wall which it was lossely hanging from and they trying to charge us £90 for cleaning and £185 for damages!!! Absolute joke you try to be so nice and understanding and thats what they hit you with... I can tell you its not happening. over my dead body are they robbing us of money we need, I'll be fighting this you thiefs.
