I consider this a privilege to write a few thoughts & words to help capture the essence of my Home Health experience with Alliance. On every occasion, their personnel were well prepared & exceeded the professional tasks at hand, while also creating unique & nurturing environments conducive to healing, both inspiring the mind & warming the heart for days that lingered well beyond the times that were actually scheduled. Each work session was profoundly & positively reinforced & accelerated by the progress & foundations created by the previous discussions. I have full confidence that the healing that ensued would continue well beyond our tenures together for the right attitudes, road maps & procedural paths were well lit for my family & I to follow. I knew in the end, that I had made some true friends & I would not let them down by failing to continue meeting their shared expectations. I will recommend Alliance to all…

We can’t thank Ashton enough for everything she’s done to help us get settled into our new-build property. From the very beginning, she has been incredibly supportive, organised, and proactive. Any issues we raised were addressed promptly and professionally, which made the entire process so much smoother and far less stressful.
Her communication has been excellent, and it’s clear she genuinely cares about making sure everything is handled properly. Moving into a new build can be overwhelming at times, but Ashton’s dedication and willingness to go the extra mile made all the difference.
We truly appreciate all her hard work and couldn’t have asked for a better property manager. Thank you, Ashton!

TrustpilotJust wants your money, Then more money. Don't use.
My partner and myself lived in an ascend new build property for roughly a year. It was an awful experience that we hope never to repeat and I'd warn anyone away from using them as we had our concerns ignored and then a massive bill just to get away clean. We had multiple issues arise over our stay that went ignored and pushed on the back burner as ascend claimed "it's part of the home setting in its first year". Which I'd agree with if we were talking nail heads and cracks but we had door stops popping off walls, painting that'd been missed or was mi's-coloured, gaps we could see through on windows to the outside etc but we didn't push because we thought they'd deal with it at the end of the year. End of the year comes and they still haven't scheduled us in for maintenance and wanted to put our already expensive rent (£1110) up by another £250 without any explanation given as to why that was warrented. So I tried to dispute it and got threatened with legal action immediately as they claimed I was outright refusing to pay it when I was only after an explanation for the increase, so we decided to move.
That was a problem in itself as when I called to give a month's notice they tried to claim it was now 2 months notice with them and had changed recently, again I argued, showed that our contract didn't state that and that we hadn't been notified and after 2 weeks of back and forth they folded thankfully and allowed us to leave not realising that they were going to trap us another way.
We moved out and spent roughly 2 days cleaning, scrubbing, carpet cleaning, dusting & I even chucked seed down in the garden where our storage and shed had been placed just trying to leave it in as good a condition as we found it, we wish we hadn't had bothered. A month after we moved out their TDS (Tenancy Deposit Scheme) notified us that we owed roughly a months rent for damages accumulated during our stay. I immediately began a correspondence with ascend to try and fight this decision as we were shocked we weren't getting any of our deposit back let alone owed the £1150, the breakdown/invoice of cost made no sense (nearly 1k for decorating apparently) and didn't match the condition we'd left it in. We went back and forth for roughly a month with the bill going up and down multiple times, we got none of our deposit back and had to pay a full month's rent on top as they claimed the total was nearly £2000, I'd need a sledgehammer and intent to cause that amount of damage but what's even more heartbreaking is that we we're always quiet and respectful tenants who would never intend to leave any damage let alone £2000 worth. We went back and forth over and over with even the representative from ascend being confused and saying multiple time "the invoice isn't correct and I'm chasing it" until the deadline came and we were forced to pay or risk lawful action which we knew we couldn't fight as they have much more resources at their disposal, this whole experience has drained our savings and had left us shattered and heartbroken. Ascend are the epitome of a large firm with no care or respect for its tenants, they just want your money and when you try to move out and get away they find any loophole they can and muscle you for more money. Awful company.

Ascend Properties has been extremely disappointing. I would strongly advise people to be very careful before using them as letting agents. About four years ago, they used my professional services and I was never paid, despite the work being completed and repeated attempts to resolve the matter. I am still owed money to this day. I dealt with someone named Lettie regarding the matter. Based on my experience, I would personally not recommend their services and would advise potential clients and service providers to do their due diligence before dealing with them.

Trustpilot“Chaotic Operations and Poor Tenant Care Standards
I joined Ascend Properties with genuine optimism and wanted the role to work. Unfortunately, my experience was one of constant confusion, inconsistent communication and a serious lack of operational structure.
From very early on, processes and decisions seemed to change week by week depending on who you asked. Staff on the ground were often left dealing directly with frustrated tenants without clear support or consistent direction from management. In my opinion, there were simply too many people making decisions, yet very little accountability when those decisions caused issues.
Training was extremely limited before being expected to lone work, and I did not feel properly supported in understanding procedures, territories or expectations. Basic operational matters such as keys, cleaning standards and communication with tenants often became unnecessarily chaotic.
The most disappointing aspect for me was the disconnect between senior leadership and front-line reality. Concerns raised did not feel properly acknowledged, and difficult situations were too often pushed down onto middle management and customer-facing staff to handle alone.
There are good people within the company and I have respect for some individuals I worked alongside, but overall I found the environment stressful, reactive and poorly organised.
I believe the company needs stronger leadership consistency, clearer communication and far better support structures for both tenants and employees.
* tenants were let down by poor communication
* maintenance responses were inconsistent
* staff received conflicting guidance
* operational systems felt chaotic
* concerns were escalated but not properly addressed
* you felt unsupported and placed in difficult situations with tenants
* decisions changed frequently without clarity

TrustpilotAsk for Rev, excellent communication skills and goes above and beyond!
Dealing with Rev made the whole rental process an absolute breeze. She lined up a bunch of properties that met with our needs and preferences saving both, myself and my partner, time that would’ve been wasted endlessly scrolling ads.. She hit the nail on the head with the final house we viewed and paired with being a charismatic person, she is the reason as to why we went with Ascend!
Even after moving in, she gave a quick check in to see if the everything is going well!
If you’re browsing with Ascend, I’d strongly recommend asking for Rev!

TrustpilotUnethical Deposit Retention Policy
Unethical Deposit Retention Policy
Ascend Living operate a well oiled deposit retention strategy once your keys are handed in, your property is empty and clean and it's their word against yours. I rented a new build to rent property Horwich for a short transistional period between April 25 and Feb 26 after a full move from Surrey to Bolton area to settle my daughter into Uni. Our interim inspection after 6 months gave a glowing report, the pre-exit inspection a few days before moving out, despite having to navigate an array of boxes for the move, inspection threw up no concerns, just a couple of sticky fixer marks on a wall.
Fast forward to June 26, Ascend Living tried to charge not only the full deposit 1440 but thought they should add another 500 on top for good measure, to make up for the financial loss from the early termination clause which was invoked within the terms and conditions of the contract. I have had to pay to have a tenant declaration signed and stamped by a solicitor and my case still live with the TDS. Ascend Living have now reduced the amount to the full value of the deposit on the TDS portal, a bit disappointing that they were forced to abide by the terms and conditions of the TDS terms and conditions which states you cannot charge more than the value of the deposit. You would have thought an upstanding and regulated property management company would have know that no? It's called 'trying it on'. I call it an underestimation of someone's intelligence.
Amazing how apparently 500 pounds worth of fictitious cleaning and damage costs can disappear just like that!
Oh but wait for it - did I take photos? No strangely I didn't as a Cleaning Contract performance manger in the NHS for over 25 years, funnily enough I know what clean is. Clinically clean it probably wasn't but it's not a hospital it's a house and was more than adequately cleaned for immediate occupation. So what were the costs?
Unscrupulous does not even describe their cost strategy for making good. In the FM industry we call it 'contractor/client' kickback arrangement. Better described as 'fraud by deceit' Contractor overcharges the client, client overcharges the tenant. Everyone's happy as they have made a tidy profit except for the tenant who has been charged 850 pounds to paint 2 small marks on a wall. 503 pounds to rotivate a small patch of garden wherein laid a temporary shed for 7 months (permission given of course as long as it removed prior to exit) What they forgot or omitted to say deliberately was that we would be charged for the non growth of an 8ft x 5ft piece of grass. Well, personally I've never known grass to grow under a large piece of mdf and that should have been a given but hey it's another opportunity to rob you blind!
This was the 1st time I have ever been a tenant and I thought I had chosen wisely, nice new home, nice little town , property management team, a helpdesk *portal for repairs, no need to keep nagging a landlord to fix something - what could possibly go wrong .
*My advice to AL would be to invest some of that money robbed from your tenants , in a decent CAFM system to avoid having to contact the tenant numerous times to confirm if a job has been completed having already closed it down numerous times on your portal. Even a few days after the official exit date I was contacted by the helpdesk to ask if a job had been completed. This is not customer service it is incompetence. But then again they have honed their deposit retention skills to make up for it.
Apparently a TDS dispute can last up to 7 years and if not resolved, the full deposit donated to a deserving charity of choice . I'm ok with that - I support charities. What I cannot abide is an unscrupulous outfit which parades under the trademark of a professional company to obfuscate their underhand and unethical operational tactics to deprive people of their hard earned cash.

Thank you for taking the time to leave a review.
We're sorry to hear that you feel this way about your experience with Ascend Living, particularly as your tenancy has now ended.
While we appreciate that deposit disputes can be frustrating, we respectfully disagree with the allegations made regarding our conduct and business practices. These claims do not reflect the standards we strive to uphold.
As the matter is currently being reviewed by the TDS, it would be inappropriate to discuss the specifics publicly. However, we can confirm that the proposed deductions were based on evidence gathered at the end of the tenancy, including identified damage and cleaning requirements.
We agree that referring the dispute to the TDS is the appropriate process and welcome their independent assessment. We will respect and abide by the adjudicator’s decision.
Throughout your tenancy, we endeavoured to provide support and assistance whenever required, and we are sorry that your overall experience has not met your expectations.
We remain committed to treating residents fairly, acting transparently and following the correct procedures when disputes arise.
We wish you all the best for the future.

TrustpilotUnlawful Retention of £430 Holding Fee & Zero Communication
I paid a £430 holding deposit for 98 Bragg Way on 22nd September after the agency demanded it be paid that exact day or my application would be automatically cancelled. Despite demanding instant payment, they provided zero communication or updates for over a week. After my emails were repeatedly ignored, I called their office and found out my application was rejected, the representative refused to give me any information and sent me on a runaround to Let Alliance, who then directed me straight back to Ascend.
On 2nd October, the agent finally responded to my third email and confirmed my application was rejected, stating in writing that Ascend "does not have access to the specific details behind the outcome" while refusing to refund my £430 holding fee.
Under Schedule 2 of the Tenant Fees Act 2019, retaining funds for a general referencing failure without providing specific statutory written grounds breaches UK primary legislation. Despite a formal legal dispute, they have failed to issue a refund or statutory explanation. I have now submitted a formal complaint and am escalating this file to Trading Standards and the Property Redress Scheme.
Future tenants beware of this company: poor communication, a rush for fees, no customer protections. And ensure you know your legal rights under the Tenant Fees Act 2019 before sending any funds to this agency.

I was a previous tenant who end my tenancy on 11 Sept 2026. Ascend confirmed few weeks ago that they will release my full deposit to TDS. I kept checking my TDS account but there is no action from Ascend. I keep calling for two weeks, hotline no one answer. Called everyday and someone answered and said their Account Team will release on yesterday. Obviously, no one was taken action, my TDS status still pending........ Ascend, at least please assign someone to answer your hotline...... Poor service, shortage of staff.... but it is not the tenants fault to suffer.

TrustpilotIf I could give zero stars
If I could give zero stars, I would.
My experience with this letting agency has been absolutely appalling. From the lack of communication to the poor organisation and the way my deposit has been handled, I have been left extremely disappointed and frustrated.
Throughout my tenancy, I repeatedly had to chase them for months regarding issues with the property. Rather than feeling like problems were being dealt with professionally and promptly, I constantly felt like I was having to do their job for them just to get basic answers and updates.
The handling of my deposit has been even more frustrating. I have been charged for rent arrears despite my rent always being paid on time. I have also been charged rent for the actual day I moved out, which I strongly dispute and have asked for clarification on.
It has taken almost four weeks to get my deposit back, despite the property now being available to rent again. The communication surrounding the deposit and deductions has been extremely poor, with me having to chase for information rather than being given clear explanations from the outset.
I have also been charged for cleaning, yet despite asking for receipts/evidence to support this charge, I have not been provided with them. This is particularly frustrating because the property was dirty and had not been properly cleaned when I moved in. Being charged for cleaning when the property wasn’t properly cleaned for me in the first place is incredibly disappointing.
The whole experience has been unnecessarily stressful and time-consuming. A letting agency should provide clear communication, be organised, deal with maintenance issues properly and be transparent when handling a tenant’s money. Unfortunately, that has not been my experience whatsoever.
I would strongly advise anyone considering renting through this company to think very carefully and look elsewhere. Based on my experience, I would stay well clear of this letting agency.
I certainly will never use them again, and I would not recommend them to anyone looking for a professional and reliable letting agent

TrustpilotI’ve been a tenant of ascend for coming…
I’ve been a tenant of ascend for coming up to 2 years now and unfortunately I find this company very abrasive.
I received notification of a rent review, rent going up £50 like it did last year, i didn’t query the rent increase last year but wanted to discuss it this year as i’m seeing properties bigger than the one i’m in being let by ascend on my estate for £1,215 and they’re wanting to increase my rent to £1,275
I rang the number on the email that it states to call if you need any help, first off i was told i rang the wrong number and when i said ‘well i’ve rang the number on the email’ the agent put me on hold then came back and said ‘if you want to query the new rent amount you need to take it to rent tribunal’ i’d barely even spoke 2 words at this point
Isn’t that amazing, that in this day and age you can’t have a civilised conversation with your managing agents to come to an agreement, their first steps are actually to take it legal?
Wow, for the cheek of it and the poor service I will be searching for another property to move to. This company doesn’t see people in the houses they run, they just see a contract.

TrustpilotI was truly excited to work with this…
I was truly excited to work with this agency because it came highly recommended. Unfortunately, my experience was very disappointing.
I was charged $500 for professional photos and to list my house on the market. Before listing, I specifically asked whether I should upgrade my appliances and was told it wasn't necessary. Later, I was told that upgrading them would have been beneficial, which left me confused and questioning the advice I had received.
As the market slowed, I asked why I wasn't being updated on other options, such as renting or using the property as an Airbnb. I was told they were not financial advisors. While I understand and respect that, I wasn't asking for financial advice. I was looking for guidance and insight from an experienced realtor about the options available in a changing market.
My house never sold, and the $500 I paid was not refunded. Throughout the process, communication was lacking. If I didn't reach out, I rarely received updates or knew what was happening with my listing.
I chose this agency because I trusted its reputation and expected proactive communication, knowledgeable guidance, and professional support. Instead, I was left disappointed. Based on my experience, I would not recommend this agency.
