GoogleI would give them 0 stars if possible. Never in my life have I come across such unprofessional agents. Still trying to get the deposit back despite leaving the house in perfect condition. Over the course of 12 months I tried to get several issues fixed in the property and every single time I had to contact them over and over again. In the end, all I accomplished was for them to fix the broken fence after 6 or more months of begging for this. There was a cupboard without a door that never got fixed...
Chris is extremely unresponsive and unreliable. One time one of the agents came into my bedroom unannounced for a showing WHILE I WAS ASLEEP. Several other times they forgot to let me know they were bringing someone for a viewing DURING QUARANTINE!
Unprofessional does not even begin to describe Hutton and Parker.

GoogleWorst estate agents I've ever had the displeasure of having. During our tenancy our landlord decided that they wanted to do some roof works and work on a new room, so without notifying us they just started erecting scaffolding up one day, left it there for a week.
Called the estate agents and they said they had to be there for the next 2 weeks to do some 'emergency repairs'. They stayed for the next TWO MONTHS. During this time, they would start work at 7 in the morning, drilling and hammering on the roof, our neighbours would complain. They used our electricity and tools we had in the house and persistently left front and back doors open even with us telling them not to. One day our house got broken into because one of them left the back door unlocked and when we called the estate agents they tried to say it our fault! Not even in the least bit sympathetic.
After trying to get some kind of compensation - we received NONE. We finally managed to get our deposit back OVER TWO MONTHS after we moved out. We never even got to see our check out report. Several of the people there should look for other jobs, namely Chris. Jenni was the only person who at least seemed sympathetic at the whole ordeal, but generally the whole agency is a shambles.
DO NOT rent a house with these guys and landlords don't let your houses with these con artists.

GoogleScam artists. Chris is the most unprofessional, useless sack of human waste I have ever had the displeasure of meeting.
Dont answer the phone, ignore maintenance requests on the properties and when you leave the property at the end of the tenancy, his family cleaning business charge you £100 for cleaning. We claimed 50 of this back through the protection scheme, however.
Don't use, I wish someone would have told me before

GoogleDid not return deposit at end of tenancy despite no damage to property. They said the bills were unpaid but it's literally impossible to pay as the property doesn't exist on any database.
Constant problems while I lived there, did not respond to maintenance requests, and even walking in without any notice during COVID and even walking into my bedroom when I didn't know they were in the house... Very unprofessional and would never use again, even if they have a house you like it's not worth it

GoogleTo all renters: Avoid this company. By far the worst experience of renting I’ve ever had. I was left with intermittent hot water over an 18 month period. They are either slow or totally unresponsive when it comes to dealing with maintenance issues and very rude and unpleasant to deal with over the phone.
Also had big issues with the return of my deposit. They had to be excessively chased before they responded to the deposit return request. I left the property in an immaculate state and was charged an extortionate amount for cleaning. Currently disputing this with them and am being totally ignored. There are plenty of reasonable landlords and management companies in the area, so I’d urge any prospective renters to avoid these crooks.

GoogleIf Hutton Parker has only 2.7 in the reviews is because something. In my case, I left the flat one month before the end of the tenancy and I found two people for my room and after this month, another person will be in the room of my flatmate (I found 3 people). Even the landlord agreed and it was allow in the contract, they refused them because they said that they didn´t pass the references (probably because they earn money it they find the people). They said that they were not going to accept this even before they got the references. These 3 people were living in Oxford, paying their rents. The rent was less than 1000 pounds, easely to pay for 3 working people living in Oxford. Finally I had to pay the rent of this month.
This was not enough for them. When we left, they tried to charge us 280 pounds for refurbish one room, things that wasn´t on the inventory and an amount of money for gas and electricity that they never paid us before. Also, if it is for paying, they answer the emails quite quickly, for the deposit they delayed 25 days to answer the email, and then cross emails that always delay to answer 3-4 days.
I can continue with the ways that they tryed to keep the maximun amount of our deposit.
We raised a dispute in Mydeposit to get the money back.
I don´t recomend at all this company.

GoogleAs a retired property manager myself of 35 year I'm fussy when it comes to handing over my properties to an agency. By being smaller Hutton Parker have provided a more tailored service to meet the specific needs of my properties, some of which are let on a room to room basis. Very few agencies in the area understand the complexities required to manage these type of properties. The staff are always polite and efficient at addressing any problems that occur and I am more than pleased with the service I received.

GoogleBeing a landlord for many years and came across many estate agencies in Oxford, I am confident to say that Hutton Parker is the best agency
Having a great database they always able to find good tenants for the required dates and my properties are never empty
Hutton Parker has a great maintenance team and this is one of the reasons that their full management is no headache for the landlord and all the properties are very well looked after (very beneficial for the tenants as well)
From my experience many estate agencies in Oxford tend to overcharge landlords and THIS IS NOT the case with Hutton Parker
I feel a real difference with them as THE ONLY JOB which is required for the property is carried on
Very pleased with Hutton Parker services, use only them for my properties and highly recommend them

GoogleTO EVERYONE STRUGGLING WITH THE RETURN OF THEIR DEPOSIT...
This letting agency is probably one of the many in Oxford who feel as though they can take advantage of students. I struggled during my entire year's tenancy with them with nearly everything! I lived in a flat and for the entire year our intercom system didn't work. This meant we missed parcels all the time. After several phone calls to them, the intercom was never fixed.
Our flat also developed a lot of damp and mould. I made a ton of phone calls to them about it which were all ignored. They never respond to you until the guarantor calls up and threatens to not pay. After this happened, they simply painted over a bit of the mould in the flat..
We read a lot of reviews online saying that many people struggled with the return of their deposit. To make sure we would get ours back, we took pictures of EVERYTHING when we moved out. I then composed an email stating everything that was cleaned/fixed/replaced by us and stated that I had photo evidence. This was done on the move out day.
We didn't get a response for ten days. After ten days we emailed and called demanding the deposit back, but they claimed they can hold onto it for 31 days... If they say this to you please do not believe it! I checked over the tenancy agreement and it doesn't state this at all. Hutton Parker signed a contract with my deposits.co.uk. My deposits policy is that the deposit MUST be returned within 10 days after a written request for it's return. After we threatened to report them to my deposits for breaching this time period and therefore our contract, the deposit was returned to us in full.
I would not recommend signing any agreement with Hutton Parker. If you have, make sure you take photos of everything, email them all the time so you have evidence in writing and do your research! Don't listen to the lies they feed you!

GoogleTerrible service. I rented with this agents for around year. Not only did they give me less than 24 hours notice for when they'd visit, they also came into property unannounced on multiple occasions. I even emailed asking them to stop doing this but they carried on.
Also, regarding the deposit. Their job is to look at the inventory of when I moved in and compare it to the checkout report and charge me accordingly on any damage. These thieves that call themselves estate agents tried to charge me damages which already existed before I moved in. They put in no effort to actually compare the 2 repots and tried to charge me for everything that was damaged. They only removed damages from the bill because I told them to look at the pictures from the moving in report.
I would not recommend these agents. Constantly trying to take money from students and do not listen to you.

GoogleUsually I do not make reviews but Hutton Parker was especially bad so i would like to warn others before they consider using this agent.
One issue was that throughout the year they would not provide notice when they were visiting for maintenance or viewings. This is not right at all. I would come home after work and they would have visited and moved things around.
The worst problem with these agents is after your tenancy runs out. Not only do they not contact you about your deposit and getting it back. When you call and ask for it, they say they will sort it out but never get back to you. It was honestly like getting blood out of a stone. I spent weeks waiting for them to handle my deposit to then realise they completely forgot about me. I called around 5 times asking for it, all of which got no response from them. I dont understand how they can call this their job yet get nothing done. A couple months later and i have still not got my deposit. DO NOT USE THESE ESTATE AGENTS.

Googlethey don't keep their word, after 18 months of my son renting a flat in Barton with them, they still had issues that were not resolved over this period of time, these included an intercom system but on the inventory, they said it worked, never did and still does not. A door entry system that again was broken, to which they said would be repaired and they never did.
The only time they showed any concern was when drug users were using the staircase to shoot up and we got the police involved so they fitted a cheap combination lock on the door, visitors had to phone before coming round as we never know if anyone was at the door as the intercom did not work!!!.
We had a guaranty this would be fixed but this was said to be around the time we moved out (very odd), I've been back to the flat and it's still broken. They don't seem to have any interest in the tenants well being only making sure the rents paid.

GoogleWe lived in a flat run by Hutton Parker for three years. In this time, we were very impressed by the service we received. The office team are very friendly and always did their best to deal with any requests or issues immediately. Their contractors were extremely professional and respectful whenever in our property, in addition to being friendly. We've experienced several other lettings companies in Oxford and Hutton Parker are by far the best in terms of service: we only wish our current property was run by them!

GoogleWe have rented a flat in Woodstock Road for 10 months of each of 4 years already and are very happy to be returning here again. Hutton Parker is a small family business, which maintains very friendly and helpful relations with tenants and landlords alike. Inspections are conducted in a very friendly way, with no intrusion at any other time, but prompt, supervised service from repairers when needed. The firm has a team of qualified repairers they can rely on. They also lend any additional good-quality household equipment we have needed from time to time.

GoogleIf it were possible to give a minus star rating, I would have done so. I only gave one star because the system won't allow me to post the review leaving all the stars empty. This company does not understand the concept of customer service. I couldn't believe they don't facilitate property viewings at weekends, just 9-5 Monday to Friday. The lady arranged a call back from the Manager, Paul McMackin. I asked "So you don't employ people who supervise weekend viewings?" - he replied, "If I did, I'd offer you a weekend viewing." I asked how people who work the same office hours as he are supposed to view properties and he replied "I don't know, that's like me telling you what hours you should work. Obviously this property is not for you. Goodbye. " and hung up! How utterly rude. I called back and told him I was astonished at his attitude and that he didn't give me a chance to explain that our son is a teacher and cannot take time off during term time then hung up. I live in a small market town but our estate agents provide weekend viewings so I can only assume that this company's ethos is arrogance in believing that, because they are based in Oxford where there is great demand for accommodation, they don't have to bother with customer service.

GoogleDreadful. For a property management company they are slow to do anything except take your money. I asked a week in advance for my check out to be done the day after I cleaned and moved out. This was not done for a few days. They asked for the keys back but I was reluctant to give them back until I had a response from the inspection. You hear of agents trying to cream some money of tenants deposits. I spent all day cleaning. It was in a better condition than I was given it. The next week I'm told the bathroom needs another hour. I can either drive back get the keys, clean it or they can clean and take money off my deposit. I'm working away this week so I have to be charged a cleaning feee and the dispute this which I'm going to do. Since day one it's been me chasing them. I would avoid unless you want to loose money. Chris's customer service could also do with some work. His manner on the phone is so bad, I think he doesn't realise that as tenants we are customers and why he is being paid.

GoogleThey are Sharks! I was a student of Oxford Brookes University a couple of years ago. They seem friendly to begin with and lure you in.. They deliberately give you as little information as possible to ensure you loose as much of your deposit as possible.. We got charged for a new sofa (£800) and a new bathroom cabinet which were both fine when we left! We went back to the house when the new tenants moved in and they hadn't even been replaced! They essentially lied to us!
They are a nightmare, make things so so difficult, and I would honestly warn you to stay away... We lost so much money!
The agent who works there also drives a Rolls Royce... I wonder how he pays for that..

GoogleAbsolute disaster from the word go and I wish I had some prior warning to this duff company. Towards the end of the tenancy, we would receive messages saying that there will be viewings that day... Not even asking out of respect. However, we refused these viewings because of our legal rights just because they were rude and had no manners.
On the last day of our tenancy, the company decided not to show up for the hand back of the property and this led us having to take 100s of pictures in case they claimed we damaged anything... Which wouldn't have surprised me.
Left the property over 3 weeks ago and the company are completely ignoring any of our emails to get our deposit back. The offices are never answering telephone calls and it's impossible to communicate with them. What's even more stressful is that we need our deposit back for our next tenancy.
DO NOT be fooled by the initial fake salesy niceness of this pathetic, small time waste of business.

GoogleThis company were very welcoming to begin with and appeared to be accommodating to any problems that I may face during my contract. However, as the tenancy went on, issues with the property arose and were not dealt with. These issues included putting old furniture from other properties into the communal garden, such as old mattresses, tables, etc. Not attending to a damp area on the ceiling in the communal toilet, where mould appeared in the corners. Issues with broken and leaking windows. In addition, the company entered my room and other tenants rooms without giving the legally required 24 hours notice.
I have personally had a very poor experience with this company and will therefore be avoiding them in the future.

GoogleAfter having already signed a contract for a house, we were told there was a problem with the HMO and so we weren't able to rent it after all: but the city website confirms that the HMO is fine, and when we spoke to the landlord directly we were told that he just wanted to move into the house and told Hutton Parker this. So they lied to us, and we're fairly sure at this point that it's a breach of contract. Very unhappy.
