Unprofessional and the service is suck

Unprofessional and the service is suck. I have a tenancy starts on 28th and ends on 1st. Yeah that's fine , few days to pay extra. Before 3 months to the end, they need renew or vacate notice.I signed the agreement to renew 1 month which should be ended on 1st again. They changed it to 2nd without notice me just because 1st June is a Sunday. And I have to pay 1 day(30 quid) extra which is not my problem. This agent is just so unprofessional and wouldn't give any notice.

I have checked with the Office Manager who was a bit surprised to read this, because they were not aware when you returned the signed agreement that you were not happy with the end date. Very disappointed so have to share to…

Very disappointed so have to share to ensure others don't make the same mistake of choosing FK to support accommodation needs. Currently in a discussion about termination of tenancy. My son spoke to the Team in person, was advised to put termination in writing which he did. He asked for confirmation of his understanding of requirements, payments and the potential of filling his place in the agreement. Received no answer. He then phoned 3 times in the days after, no call answered and no calls returned. 2 months later, we received a message stating the termination correspondence was not good enough and that the termination would only start from the day of their response.. WRONG ANSWER. Notice to terminate need not be acknowledged by the Landlord or in this case FK. If they were unclear, they had plenty of opportunity to respond to the correspondence and/or to return calls. I'm now seeking legal advice, which is a shame given we honoured 2 month's notice and rental payments. All this even though my son never actually moved in. I would warn against others using their service, not recommended. Trying to pull a fast one at the risk of bad review and legal action.

I would be very cautious and on the ball when you get your tenancy with FK. I really feel disappointed and they tried to pull a fast one with cleaning. So my advice is: Check your inventory inperson and raise anything even the most minor things, or as soon as you become aware, don’t feel you’re being too picky!. Check there is a professional clean invoice prior to your tenancy, check what you see substantiates a professional clean and check the receipt for cost. When it comes to checkout, do this in person and make sure they are not trying to claim higher expectations than what you experienced moving in. Recheck your inventory and evidence you have, make sure all images are time stamped and show like for like or differences. From experience they will try and pick on the most petty things, things that were in the same condition on moving in or in places you wouldn’t expect and trivial. Ask them at least a week or two before checking out for a checklist of what they go through with transparent criteria. Be aware of your rights and what constitutes claims that are disproportionate and extortionate cleaning prices Be aware of what would count as going beyond apportionment and into betterment and make sure they share professional cleaning invoices. Very disappointing end of tenancy experience.

Several years ago, I rented with Hunters. In my opinion they were a negligent, contemptuous and xenophobic estate agent. My original review of them was 5 stars. The reason for this is that, a few days before estate agent fees were made illegal, rather than just implementing the law early, they told me I would be liable for fees to provide a reference for my next landlord, but that they would waive them if I gave them a positive review. My partner was not given this option and had to pay his £30 fee for a reference. We needed the money so I complied to save my £30. It was a humiliating experience, especially since our tenancy ended literally days before it would have been illegal to charge these fees, and many estate agents had already stopped charging them. It also may count as them paying for a review, which is legally murky at best. I still have emails from Corina that prove all of this. I found Hunters to be very snobby, considering there to be a wrong and right sort of tenant. They liked us (we were scared of eviction and put up with things I wouldn’t tolerate now) but would complain about how difficult other tenants were. Their contempt for most tenants shone through, and made it clear that we would be among that number if we raised concerns too much. And we weren’t short of problems. Our flat was impossible to heat adequately, often leaving us confined to one room, and the only radiator in the open-plan living area was clearly broken, as was an electric heater left behind by the last tenant. When we moved in, they knew about the issues from previous tenants, but dismissed it as because the previous tenants were foreign and ‘used to warmer temperatures’. It actually posed a severe health risk and my physical and mental health declined as a result of the inadequate heating. A few weeks after our tenancy ended, I went back to the flat to pick up some mail. The new tenant was suffering in the cold but seemed to also be struggling to convince Hunters that there was a problem. She had bought thermometers which were clearly displaying unsafe indoor temperatures while I was there to pick up the post - she was distressed and invited me in to show me. The radiator was barely warm to the touch. The gaslighting and neglect of duty towards tenants seems to have been a chronic problem in that flat alone. I hope and assume that the tenant has now moved out and won’t get in trouble for me posting this - this is the reason I didn’t change my review sooner. Tenants who complain about disrepair are statistically more likely to be evicted, and I believe that Hunters cynically take advantage of this power imbalance to get away with neglect of their duties. I paid absurdly high fees (now illegal thanks to amazing campaigning by unionised tenants) for abysmal service while with Hunters. I was worried about speaking out for fear of eviction or being given a bad reference. Now I have nothing to lose or to gain, so I wanted to write this honest review. I personally wouldn’t trust any 5 star reviews of Hunters for one second.

They have proven to be consistently efficient, thorough and professional.” From our file it appears that the reference written by us on your behalf on 30 May 2019 was actually sent before you gave this 5 star review. Our email to you of the same date includes and states: “Dear Imogen, thank you for agreeing to provide us with a review. This is much appreciated. Unfortunately, I was not able to find the Google review Imogen posted. I have however gone ahead and completed your references so there are no delays there.” You responded by email dated 30 May 2019 stating: “I attach a screenshot of the review. Thank you so much for completing the references so promptly! We will be very sorry to leave! We have loved the flat - our first home in Oxford - but moving forward as a couple we feel a little more space inside and out would be a good next step. We will certainly miss Hunters’ reliability. Best, Imogen.” An earlier email from you of 1 May 2019 stated: “Thank you so much for such a prompt response! (Though we have come to expect nothing less, considering Hunters’ exceptional standards.) I hope you have a lovely May Day. All best wishes, Imogen.” An email from your then partner and co-tenant (J) dated 5 November 2019 states: “I would like once again to say that Imogen and I loved our time in [address], and had a lovely experience renting the property with Hunters; everyone’s professionalism and their swift and helpful replies really put us both at ease. Best wishes.” A further email from J dated 11 November 2019 states: “Many thanks for getting back to Imogen and I so quickly. My sincere thanks again for everything Hunters has done in this process!” A final email from you of 11 November 2019 stated: “I’d like to reiterate what a joy it was to live at [address]. We always felt secure knowing Hunters to be reliable and competent. Thank you for all your assistance and professionalism. All best wishes, Imogen.” In light of all these complimentary comments (given freely by you, both before and after we provided references for you), we now cannot understand the reason for your latest uncomplimentary review, after 6 years, having had no contact or dealings with you since then. On any objective view, it cannot, in the circumstances, be because of the service you received from Hunters, which in your own words was exemplary. Your erroneous assertions of negligence, contempt, and xenophobia and other false allegations have no foundation or merit and appear, for some unknown reason, to have been wholly and totally fabricated and concocted by you. You and your co-tenant also renewed your tenancy for a further year in August 2018. We fail to understand why you would do this if you were so unhappy living at the property. You state that the tenant who moved into the property after you was also unhappy. However, that tenant also renewed her tenancy for a further year and stated in an email to us dated 16 August 2021 (after living in the property for two years): “Thank you so much for your work and kindness, kind regards…”. This behaviour and course of conduct does not indicate an unhappy tenant. You state that you have nothing to lose or gain by now giving this review. However, you had nothing to lose or gain in November 2019 after your references had been given and your full deposit (without any deductions) had been returned to you in September 2019. Yet you still wrote very complimentary emails at that time. We are finding it very difficult to reconcile and understand your two divergent positions, and although you state that you want to write an honest review, this latest review of yours is, regrettably, as far from honest as it can be. If you are looking for The best lettings agency, Hunters estate&letting agents Oxford is the right place. The team is very helpful, knowledgeable, reliable and friendly with the best communication skills possible. I am very grateful for the managing director Corina Harris who made my life in Oxford peaceful and stress free. She is very genuine, supportive, and understanding person and a working professional. I would definitely recommend renting through Hunters if you are looking for agency who will make your lettings experience comfortable and stress free.

Is this Victorian Britain in the Industrial Revolution?

So bad … I wish I had read these reviews prior to renting through this company. The house we rented was really expensive over 2k. It was terrible the roof leaked, mouldy windows, stunk of cigarettes, dangerous oven which was a fire risk, found a razer and metal tools all over the mud pit garden, unusable conservatory due to leak, toilets were disgusting, central heating oil tank leaking !!!! … so we moved in I cleaned it up and complained about the issues above all of which were ignored except the oven after I paid an electrician to make an assessment and the oil tank as it was an environmental hazard !!! Now after all that we have moved out and they are keeping our deposit !!! This company takes advantage of people and should be made accountable… do not use

I dealt with Corina and Mr Sandwell when I was a student. Four friends and I were letting a house in Cowley. In my opinion, it was entirely unfit for habitation: damp, broken fixtures, security issues. We made repeated pleas with Corina and Mr Sandwell to have something done about the living conditions we were forced to endure. It never got better and I found their manner derisive, dismissive and bullying. I've never known such unprofessionalism and truly hope that no-one else has endure such in their lifetime.

Our move to Oxford happened very suddenly. It was shortly before the start of the school year and we quickly had to find a new home for a rather anxious teenager, about to start six form in a foreign country, and for ourselves. We stumbled upon the house we ended up renting through Hunters when looking at another property close-by. We fell in love with the house immediately but wouldn't have been able to get everything sorted without the generous, highly competent help of Corina. She not only quickly arranged a viewing for us but expertly steered us through the complicated process of renting the property. Throughout our three years of tenancy, we could always rely on her and her team. A broken boiler was quickly replaced, and Corina's help was invaluable when one Sunday morning the fire alarm system played up, bringing the entire neighbourhood to our door. Renting in Oxford can hardly be described as a pleasant experience: The housing market is brutal, prices are ridiculously high, and the rights of tenants are curtailed by laws which clearly favour landlords. However, Corina and her team never failed to patiently explain every option and every regulation and to help us make the most of our stay in this beautiful city. We can recommend Hunters wholeheartedly.

In response to your reply, I wanted to reinforce that my family member did not "shout" on the phone. While he was on the phone there were witnesses to the call who all stated he simply questioned her morals in a very calm manner. I am appalled that he is being accused of this. Whilst on the call, the manager was backtracking and changing her story, stating that we were not told that we had to put a deposit down before viewing the property. Also, I would like to mention that I did not have one property on my shortlist, I had 5 and by the time I got in they were gone.

There would absolutely have been a misunderstanding about paying a holding deposit (we have processes in place regarding renting properties there is no way that an Office Manager would have changed those processes when talking to you then 'backtracked' when talking to someone else). A frustrating and stressful experience

Queuing all night just for the chance to book a viewing already sets a stressful tone, especially for students balancing multiple responsibilities. When the time finally came to reach the front of the line, they were told there was only one property left for their group number and that they had to pay a week’s rent as a holding fee, without even seeing the place first. The claim that properties were disappearing fast seemed like a pressure tactic designed to make renters act impulsively.

Thank you for your feedback. I assume as you are referring to other people (“they”) that you are leaving this feedback on behalf of someone else? To explain a little about our process: properties are available to view online (with photos and videos), and students are permitted to apply and pay the holding fee without a physical viewing, at no point do we tell them they have to apply for a property without viewing it. However, we would make those booking physical viewings aware that someone may take a property unseen before they viewed it - it feels fair to share that information. Our entire process of securing a good-quality and safe place to live is listed on our website (www.finders.co.uk/students), this lists how they can go about shortlisting suitable properties ahead of time and explains the process of how to rent them. We are fully transparent about what they must do to make an informed choice and at no point do we use pressure tactics to force groups to rent properties. Our separate sharer/student division was set up 20 years ago because we exactly understand that this group of renters is vulnerable and are often living away from home for the first time so to suggest that we are exploiting them or that we operate in an unfair way feels unfair. The fact that for a university…

The fact that for a university accommodation it is made first come first serve is ridiculous. You have instilled such a fear in students of potentially being homeless they are waiting outside all night in the freezing cold in late November. It is insane that you have made people wait outside waiting for it to be open and have it in person when other companies wouldn’t even risk it. I saw people who have been sick while waiting because they are trying to keep warm and it isn’t keeping them safe. Theres no worry for peoples health and peoples safety. Very disappointing.

We do expressly state in all marketing beforehand that there is no need to queue ahead of time, and we also discourage people when they start to queue days before. It is not fair to state that we instil a fear of them being homeless - again, our marketing before this week states that there are plenty of properties to go around. I am sorry to see that you are disappointed, but our processes do ensure that we can get people into our office and booked in for viewings as quickly as possible so that they do not have to wait outside for long on the day of launch. I have rented through Corina at Hunters for the past year and have been very impressed by the ease of the letting process as well as how efficiently issues were handled through the tenancy. Poor care, attention and timeliness

It's unfortunate I'm having to give this rating, but I think it's important to share for future landlords (and tenants). Ignore all the good reviews from years ago - back in 2018 I had a good experience, but that is not the same case with current team so beware. The tenants messaged me a lot to say they were unhappy during their time, but in all honesty I trusted FK and stayed with them. But when the tenants left (and did not leave everything in a good way), FK did not do an adequate check out in my opinion. They didn't share the report with me. They gave the tenants their deposit back and have not fixed the faults now as their responsibilty. I now have to repaint rooms in my house, accept some broken fixtures and make good areas that have been poorly maintained. I'm not sure what exactly the 10% fee was each month or the fees to manage the contract. Responses took forever and then them forgetting what they said on the last call. Really really shocking, I couldn't possibly recommend with the current team in place.

As we were moving from abroad, we had no knowledge of Oxford tenancy market and we were shocked that the flats were taken within 24 hours. Traveling with out 4 year old child, we were depressed and worried about finding a home for our family. Then we got lucky and met James. James has been extremely helpful to us in many ways, he found a perfect home for our family taking our needs into consideration, he was extremely polite and patient with our questions and we had many as we were moving from abroad being strangers to the system. He was always accessible by both email and by phone. He made the process very quick for us as we were in a hurry. We cannot express how valuable James' help is for us. Mrs. Corina was assisting me from the early beginning not only in all documents, but also took care to help me settled down in my new apartment and meet the neighbours. She has given me excellent help and support over the weekends and bank holidays for emergency issues. This is fantastic customer service that not all agencies provide. I recommend Hunters Oxford and specially Mrs. Corina to whoever need to buy and/or rent in Oxford.

Safeguarding Neglect & Failure to Keep Proper Records

Safeguarding neglect: Allowing contractors to access rental property without properly notifying tenants. In one case a female tenant (student, early 20's) was alone in the property and exited her bedroom to discover a complete stranger (male) standing in the hallway - this turned out to be a contractor who had been given access to the property by FK. Failure to keep proper records and to update paperwork correctly: Incorrectly advising tenants of their monthly direct debits causing a deficit to be allowed to accumulate over several months before correction was made and demand for recompense. When complaints are/were made they are/were met with a level of arrogant defensiveness that is/was unprofessional.

A crime

A crime! as the company name suggests. I just can not get how a company in a country so regulated like the UK can get on with this way to make business. I felt like trapped by a mafia style way of exploiting tenants and taking advantage of their vulnerabilities. Very traumatising experience renting a flat with this company.

FK Witney needs better staff

The first time I was with FK Witney five years ago it was fine. Communication was great, I had no issues. This time its been a nightmare, avoid renting with them if you can.

Extremely rude and unprofessional service from Denise at this letting agency’s Abingdon office. Her attitude was condescending and completely unacceptable. I really regret not reading the reviews about this agency before using their services.

I’ve spoken with the Office Manager at our Abingdon office and, unfortunately, it seems as though all the correct procedures were followed. You would have been presented with links to our Guide to Renting multiple times in the search and application process, and within that we explain the legal terms under which a holding deposit would not be refunded. This is not a company policy, but the terms under Tenant Fees Act 2019 which all agents would apply. The tenancy was not entered into with the required 15 days (as the tenancy agreement we had created and sent you had not been signed), and you decided to then not proceed with the tenancy. I’m sorry to read that you felt Denise was rude and unprofessional as this is extremely unusual. We normally have very positive feedback for how she helps our customers and clients and so we apologise for any miscommunication. Victoria (FK)

Sadly seems understaffed and…

Sadly seems understaffed and overworked. Property managers are tasked with full-time jobs outside of the office, so emails are left unanswered for weeks, if responded to at all. When visited in person or called, the agent seems apologetic that staff are overworked, and apologized for the poor service. Issues with house such as leaks and electricity faults have taken 9-12 months to resolve. Hopefully management can work to relieve overburdened junior staff which is leading to mistakes in admin and long delays in resolving housing issues for both the tenant and landlord.
