Reeds Rains, Ormeau NI reviews

I never thought that I would have reason to write a glowing review for a letting agent (because in this brutal market securing a great rental is as easy as finding the Holy Grail!) but that is exactly what I am very happy to do because the team at Reeds Rains, Ormeau Road were fantastic. HUGE THANKS TO NAOIMH AND OLIVIA! From the minute we saw the 'to let' board my partner and I knew we had found the perfect house. We visited the Reeds Rains office and Naoimh arranged a viewing the same day, Olivia turned up bang on time, gave us all the time we needed to properly view the house and answered all our questions. We applied to rent the house on the same day and Reeds Rains arranged for us to meet the landlady without delay and then immediately started the tenancy checking process. As we had been living abroad for several years and didn't have a lot of the paperwork the tenancy checking company wanted to see we had to do a fair bit for legwork providing additional info and a guarantor. And to make things more challenging we needed to move fast because the end of our short term let was fast approaching. It could have been highly stressful but Naoimh couldn't have done more to get everything done quickly. She chased things up and keep us informed of progress pretty much every day. When our move date got close and we had to return to England to collect all our belongings from storage she even stored our suitcases in the Reeds Rains office for the week we were away. There is NOTHING the Reeds Rains team could have done to have made our property search and move easier or less stressful. 10/10 and a big gold star! If Carlsberg made letting agents!

We worked with Naoimh Leonard to secure a rental property, and it was by far the smoothest experience we’ve ever had. Naoimh was incredibly responsive, efficient, and clear in all communication, making what is usually a very stressful process feel effortless. Everything was handled quickly and professionally, which made a huge difference during our move. I wouldn’t hesitate to recommend Naoimh to anyone looking for a seamless and stress-free experience 🙌

Having been involved in selling 3 properties in the past 12 months I can honestly say that Ethan Fleck has been one of better agents I have met. He was extremely helpful knowledgeable and professional in all my dealings with him. He kept me posted every step of the way. I trusted his judgment and he rewarded me by getting almost 40k over asking price. I would have no hesitation in recommending him if you are buying or selling any property

Naoimh (Ormeau Rd/Rentals) is a class act, and a delight to work with. So much of any property rental transaction is built on trust, and enabled by good communications. For the rental of my house, Naoimh delivered both of these qualities in spades. She was professional and friendly on her initial viewing of my house, and made time for me in what I know was a very busy afternoon for her. She is also an experienced hand, clearly knows the local rental market better than most, and has the experience, confidence and good instincts to give an expert opinion when needed. I hugely valued and trusted her sage advice when I was mooting my options on how to best present and market my house, plus then in dealing with all the inevitable pre-rental niggles/repairs while navigating the compliance and legislative responsibilities, absolutely first rate expertise and at all times she was entirely honest, clear and transparent with me. Naoimh's management of the marketing and applications process was superb, and yet again she was consistently clear, honest and transparent in all of our communications while also providing hugely valuable insights, advice and expertise to keep me right. She clearly runs a great ship in the Ormeau Rd branch, with a great team around her, including a solid network of trusted contractors and skilled tradespeople who have all collectively worked together for long enough to deliver a highly professional and efficient service - without losing their unique charm and personable approach, all of which helps build trust and reduce stress in the complexity of renting my home. I was initially nervous about renting out my home, but Naoimh put me at ease from the outset, and my trust in her has been entirely vindicated. She went over and above what I expected from her, at all times with charm and good humour, and I am hugely fortunate to have been under her expert and wise care for this transaction. Hence I rate and recommend RR/Ormeau Road extremely highly - huge thanks, Naoimh and team!

Ethan from Reeds Rains on Ormeau was extremely helpful and professional from his first visit to value our house until the sale was finally completed despite some unexpected delays from our end. He liaised with us and with our buyer and was always prompt in getting back to us and kept us updated at every stage of the process. We recommended Reeds Rains to our in-laws who similarly had a very positive experience with Reeds Rains and spoke highly of Ethan.

11 March 2025 -- This is my second 5 star review for Reeds Rains. I recently sold a property and Reeds Rains were an absolute pleasure to deal with. My dealings with Ethan were amazing, he kept me informed throughout the sale, and made the entire process seamless. I would highly recommend Ethan and Reeds Rains estate agents. I have been a customer of there's as a seller and also a rental tenant (see below). Both occasions have been completely faultless. Reeds Rains, have been a very good letting agency. Naiomh has been really helpful from initial contact about renting a property, right through my time in the house. Any queries you have for her get answered in a timely and professional manner.

We moved into you new home two days ago and I have to say as, somewhat uninitiated, first time buyers my wife and I couldn't speak highly enough of Ethan Fleck and the team at Reeds Rains. Ethan guided us through the process from 1st viewing to the day we collected our keys with the most warm friendly professionalism a person could hope for. I couldn't recommend this estate agent highly enough and would definitely avail of their services in the future if a need occurs.

I was struggling to find a rental 2 years ago having a small dog, Naoimh was great at helping me find a place that was suitable and in the area I was keen on. We had minimal issues with the house but any were dealt with quickly and properly. When we moved out, Naoimh was quick to get our landlord out for an inspection and return our deposit.
