GoogleI would highly recommend this agency. Before selling at the beginning of the year, I rented my house out with the Oadby branch for several years. They provided a great service the whole time - especially important as I wasn’t living locally and couldn’t check up on things myself. GoogleUnfortunately I haven’t had a good experience whilst renting with Newton Fallowell Oadby.
I reported numerous of repairs including mould issues in the property which were ignored.
I reported a rat infestation within our outdoor communal area and was told to contact pest control myself.
I was left without a working heater in the living room in a property that is extremely cold.
Snotty/rude responses via email when I questioned why they were raising the rent considering said repairs had not been carried out.
Also when vacating the property they withheld my deposit due to ‘repairs’ which most of which I had previously reported which has now left me with £75 out of a £495 deposit.

This lady rented a property in Aylestone through our agency. Every maintenance issue that was reported by the Tenant was reported to the Landlord also. The Tenant was never ignored and always acknowledged. Unfortunately the Landlord is the decision-maker and how quickly they authorize jobs to be done is out of our control. We have a variety of contractors, that we can send out to issues, but we need to Landlord to authorize it first. We are always happy to chase Landlords on behalf of Tenants, over outstanding works and apply as much pressure & influence as possible, in the interest of guiding the situation towards a successful outcome. However we cannot approve any works costing money without the Landlord's consent. We explain this process to Tenants, so there can be no doubt in their minds, that any delay is not on account of the fault of the Agency themselves. We are always happy to check-in with Tenants and update them on the status of any outstanding jobs. The Landlord asked the Tenant to use Leicester City Council for the pest control issue. We always speak to our customers with respect. We did not withhold the Tenants deposit. The Landlord wished to make claims against the Tenants deposit. The deposit was protected with the DPS. The tenant disputed the claims with the DPS. The DPS took the Landlord's side on this occasion, and awarded the Landlord with the majority of the monies back. This was however dealt with fairly and independently by a government approved scheme. If the Tenant is not happy with the decision, she should leave a negative review on the DPS website, and not on our Newton Fallowell page!

GoogleImpossible to deal with. If you’re a landlord,
don’t use this company, their processes are inadequate and flawed. My daughter will be 18 in 26 days time and needs a property to rent as a young professional in 40 days. We don’t know the area and need to view properties and get a feel for areas. I can be a guarantor if necessary (it won’t be) but the computer doesn’t have a field for this. They won’t accommodate our ask. They won’t let us view a property with my daughter. They have made it impossible to prepare for this move and try to ensure our daughter’s safety. The humans working here can’t see a problem with their process. God help us!

Regarding your review. We are pleased to say that we have over 350 happy landlords currently on our books, and new customers gravitating towards us on a weekly basis. The referencing company we use does indeed send forms to guarantors also to supply their information but this has to be requested from us initially. Unfortunately we cannot book in people for a viewing straightaway, as there is an application process initially, in order for us to vet & pre-qualify applicants, gather information, and obtain the landlords approval in principle etc. We appreciate if our process does not suit your requirements, but we are a successful and established firm, so we will not be changing our processes unfortunately, as we firmly believe that the protocol we have implemented is the correct one. We cannot be held responsible for finding your daughter accommodation within a certain time frame. We can only put forward all applicant's for the consideration of the property owner. We are hoping that God will not need to intervene in order for you to find a suitable rental property, and wish you all the best with your search!

As we exchanged she didn’t even want to know me, nor did she congratulate me on my new home.
Just not nice to deal with.

GoogleI recently had an extremely disappointing phone interaction with one of the agents. The person I spoke to was rude, unfriendly, and frankly offensive in tone. They seemed irritated from the start and ended the call abruptly, almost hanging up on me mid-conversation. This kind of behavior is completely unacceptable from anyone in a customer-facing role.
Unfortunately, after reading other reviews, it’s clear this is not an isolated incident. There appears to be a disturbing pattern of dismissive and discriminative behaviour which points to deeper issues within the agency's culture. It’s concerning to see how many people have reported similar experiences, including instances that suggest racism and bias.
Rather than addressing concerns with professionalism, the agency often responds to negative feedback with defensiveness and arrogance. I don’t expect this review will be treated any differently, but I hope it serves as a warning to others.
This agency urgently needs to invest in proper training for their staff, particularly in customer service, cultural sensitivity, and professional communication. Everyone deserves to be treated with respect, regardless of their background.

My experience with this agent as a tenant has been terrible, I have rented with different agents across the country and never had an issue, when moving out of the property I rented from Newton Fallowell, the landlord has tried to keep my deposit and charge me more, the house is in exactly the same condition as when I moved in the check in report backs that up, but the landlord is clearly trying to be greedy, Newton Fallowell have been no help whatsoever and are completely on the side of the landlord or “client”, when I asked them to intervene this is the response I received “we do not share the opinions and positions of many of our clients, we merely act on their behalf, and take their instructions, as that is the nature of our business, as the landlords pay us for managing the properties
As long as our legal requirements and responsibilities are fulfilled then we have done our duty as an Agent”, incredible that they do not care about tenants, do not use!

This Tenant rented a property in Glenfield from us for a few years, there were never any issues. At the end of the tenancy the Landlord wanted to make claims which the Tenant believed were unfair. Unfortunately the Landlord has the right to make any claim he wants to, and equally the Tenant also has the right to dispute them. Hence why, we at Newton Fallowell use the deposit protection scheme to protect deposits, so an independent judgement is made on any disputes. We tried explaining to the Tenant, that the Landlord has the right to claim for anything they wish to, and it is out of our control, as it is their legal right to do so. We advised the Tenant to use the DPS so a fair & reasonable judgement would be made. The DPS ended up awarding the Landlord £124 and the rest went back to the Tenant. It is ridiculous that the Tenant failed to grasp the above concept, and has left us a negative review, when the whole situation was out of our control. If a Landlord wants to make mickey-mouse claims, then there is nothing we can do about it, other than let it play out with the DPS. This is the purpose of using a government approved scheme, to arrive at a fair decision for both landlord and tenant. It is nonsense that we were on the side of the Landlord as we did not ever say at any point that we agreed with the Landlords claims. It is also nonsense that we do not care about Tenants, as whenever a Tenant reports an issue we work wholeheartedly to try and get an issue resolved, as much as within our power. Ultimately however the Landlord/Owner is the decision-maker, and we are just glorified messengers.

GoogleThe initial viewing and negotiating was dealt with ok as the vendors were really quite keen to sell and we were keen to buy so there wasn’t much for the agents to worry about. The problem was with the customer service received thereafter. There was barely any follow up unless I was the one chasing or giving them an update myself. It took a long time to exchange for various reasons but in the end when I did complete, the agents didn’t even think to tell me when the keys could be collected. I waited until 5pm on the day of completion for a call after having called 3/4 times already and popping in with my kids that morning that day... and it turned out that lady I was liaising with had already gone home without updating me and my keys had been ready to collect for a few hours already. I was very disappointed with this service and I didn’t even get a call to say sorry the next day which I was even more annoyed with. Overall not very happy with the service received despite them being very friendly.. I wouldn’t use them to rent my properties out going forward, that’s for sure.

Just to clarify by law we are not able to release keys until we have had confirmation from the solicitor that the sale has competed. At the time (3pm) when our colleague left the office for the day we had still not had confirmation that the property had completed. Another colleague received confirmation from the solicitor that the purchase had completed later that afternoon at which point he notified you. I hit a few bumps along the process like the solicitors pulling out at the last minute. However Newton Fallowell came through with their local business knowledge and ability to source professional experts in the conveyancing field. This shows that Newton Fallowell are not one dimensional and coupled with their property market knowledge make them a breeze to work with.
They took the time out to explain things to me, even when it was not their responsibility; this is an example of wonderful customer service. They always made sure I understood everything and put me in the best position to make the right decisions for myself.
The support I got from Danielle was second to none, especially from being buyer with no knowledge. She explained everything to me, she understood how stressful the process can be, she showed patience and impoartantly Danielle ensured I received a first class service all the way through to the end.
Relaying messages back and forth with the vendor was made so easy through Danielle. Immensely helpful!!
I was always made to feel like a customer rather than a number.
Danielle is definitely an asset to Newton Fallowell.

Their process to letting is so lengthy & time consuming.
1. They reach out by email questionnaire
2. We will revert them with all basic details to select the candidature.
3. They will ask us to fill details and verification process with letalliance portal
4. Letalliance portal ask me all my confidential details including bank account, bank statement, etc
5. Even after finishing all these steps 3-5 days there wont be any update
6. We need to send email again to contact for update & for viewing date
7. They will tell is they are going with other tenant.
It is okay to reject me for not adhering to all the landlord’s checklist, but such a poor way of onboarding with taking confidential information even before viewing.
I dont understand why the hell should I give my banking details for viewing. If my salary is not upto the mark of the landlord’s expectations reject me from the first email.
Why should I spend my weeks time & even after that, you guys wont reply to everyone, which nowadays automation can take care with a single click.
I feel unsafe that I am giving my confidential banking information like account number & sort code, not once its been twice I have given, which I am worried about.

We use a referencing company called Let Alliance. Most estate agencies will use a referencing company, and most referencing companies operate in near-identical ways. You are correct that the information provided by an applicant is confidential and Let Alliance follow all the relevant data protection protocols accordingly. Due to the large volume of enquiries and applications we are now receiving on rental properties, due to extremely high demand and shortage of supply in the rental sector, we are now having to pre-qualify applicants initially, and obtaining landlord approval in principle, by requesting a Tenant to complete an application form. We do not carry out referencing checks, but it is just for informational purposes preliminarily. Unfortunately it is not viable for us to book in 50+ people in for a viewing, especially as many of these properties advertised are currently Tenanted and housing all their possessions etc. We explain our process from the start, and inform applicants that we can only notify them if their application is successful, due to the large volume of applications we receive. However up until a decision has been made we always respond to applicants that request updates on their application. Upon receiving our email which outlines are process, you can then decided whether you wish to engage in it or not. If you are not willing to invest your time and energy into renting a property, then that is your call. Our perspective on life is that, nothing in this life will fall from the heavens onto your lap, and you will need to put effort into things, in order to achieve or accomplish a successful outcome. We cannot guarantee a successful outcome from the start, all we can do is give every applicant a fair opportunity and platform to apply and be taken into consideration for the property. Landlords are often having to review in excess of 70+ applicants for every popular rental property at present, so competition is fierce at this moment in time.

I've dealt mostly with Bel who was absolutely lovely - punctual to the viewing, answered all my questions and responded to messages in a timely fashion.
The thing that stood out for me the most was making key collection seamless (she thoughtfully took my horrendously crowded schedule into consideration, avoiding the added stress of pickup on a weekend moving day) and though it might seem like a small gesture to most, it meant a lot to me.
