GoogleOnce it became clear that my Uncle was not going to leave this care home I appointed SBN, Nuneaton branch, as agents.
As executor the staff all helped me manage the sale of the house sensitively and professionally.
The advice offered helped my family benefit the most from my late Uncles estate by securing a respectable price for my late uncles house.
There flexibility around borrowing there set of property keys, arranging viewings, arranging access to the property for trades people and accommodating our wishes as a family was second to none.
This was very much appreciated as I live 2.5 hours away from the property.

GoogleOffered on a property- all be it a low offer- the offer was not reported to the seller. Would happily increase but when I called to follow up on my initial offer and increase they had NO record of us at all! Or our offer! Then proceeded to tell us that the property had sold (subject to contract) since we called the previous week- therefore we could not increase our offer.
I believe agents are legally obliged to report EVERY offer. How can an agent justify “working for the seller” and “try to achieve the best price possible” if they haven’t and will not report offers?!?!
Seller could have potentially achieved more but now they’ll never know!

Hi. It's a shame you feel it nessecary to leave a review such as this. Sorry you couldnt get in but regrettably we cannot dictate the levels of demand that the market is currently faced with. We and our clients can only conduct so many viewings with safety and practicality in mind. I would advise, that if you see a property listed, to call on the same day. If calling three days later we can almost guarantee there to be alot of viewings and most likely offers on the vast majority of any property that is listed.
We do not enjoy turning people down. But as there are now, on average, in excess of 25 buyers for every property and over 50 enquires per property, we and every other agent cannot guarantee or accommodate every enquiry. We take our clients instructions and bare in mind that covid also plays a part.
By all means register to our youtube channel where you will be alerted to new property tours, usually 24 hours before they are live to the market. Also register to all property portals so you get upto date notifications of new property hitting the market as and when they hit the sites.
I hope that explains briefly as to why you haven't been able to book a viewing. We hope you are successful in your search.

GoogleI had an extremely disappointing and upsetting experience with my property manager, Emma Gilchrist, on April 8th around 11:20 AM. I have never encountered such rudeness and lack of professionalism from someone in a customer-facing role. Emma showed no willingness to listen to my concerns or approach the situation with any intent to resolve the issue. Instead of offering support, she was dismissive, impatient, and abruptly ended the conversation by hanging up the phone, without any closure or resolution.
This level of disregard is unacceptable and deeply concerning. It reflects poorly not only on her as an individual but on the agency as a whole. If this is the standard of service they allow, I cannot in good conscience recommend this agency to anyone. I believe I am owed a direct apology for the way I was spoken to, for the unprofessionalism displayed, and for the disrespect shown by ending the call so rudely.
Everyone deserves to be treated with basic decency, especially when reaching out for help or clarification on important matters.

It was not fixed. I was served notice and threat for legal action. Had to do house move on my crutches. Subsequently was trying to put an obstruction to new let as well. Never recommend. Customer service is APPALLING, along with general property maintenance and management for rentals!
They allowed for an 83 year old man to live in a property (rented) and refused to do any maintenance work, to the point there was mould, damp, faulty electrics (which is another kettle of fish!), part of a door frame fell onto his head as it was so old it eroded away, and we had asked if we could have a shower fitted to help him out while we worked to find a home for him. Told it wasn't essential and nothing was done. He then passed away, living like that. And then had someone in to refurb it and put the shower in - I know that's landlords discretion but he was there 30 odd years - it was going to be needed at some point!
The guy who was in doing the refurb was shocked at the state they allowed it to get to and how bad the wiring which was done by their own "handyman" (pretty sure they don't have training!)
I have had countless issues with my own property, but no one at Hawkins gives a flying toss about tenants. I had people in your lettings team speak to me like dirt, I've had messages ignored until I mentioned legalities, I've had work not completed for 6 years (leaking windows, water in through the roof, no hand rail on very steep stairs while heavily pregnant, boiler constantly packing up and it being bodged to work a few more months, radiators not being repaired)
I spent 6 months when the bathroom flooded fighting them on who caused the leak and damages, as they didn't want to take blame in the slightest for faulty pipe work - even Roy Hawkins come to see and agreed it was pipe work eventually!
I've had property managers tell me to "just get on with it" when I had to put my heating on full heat to get hot water, in the middle of summer - yearly.
And then they have the nerve to hound for "rent owed", avoided sending me proof numerous times and then chased within a day of sending over invoices finally - they're only interested in grabbing your money as a tenant!
Do not rent from them, unless you want just constant headaches and stress. Oh, and they can't keep appointments for inspections in line at all and will expect you to use your annual leave if you have a job and work in the week as they "don't do weekends" and then berate you for not getting it quick enough.

As Agents we always uphold our duty of care to Tenants, reporting any issues to our Landlords and advising them when works are required. All of our properties are compliant and our contractors are correctly qualified to conduct works and information passed between Landlord, Agent and contractors are done so in good time.
As part of our contract with the Landlord we handle collection of rent which includes chasing Tenants when they fall into arrears. If you are struggling to make payments then communication is key. Please contact us directly so we can discuss options and consult with your Landlord.
Another part of our duties include attending properties to inspect the condition, making sure that the property is being looked after and that the Tenant is not in breach of their Tenancy Agreement by keeping pets that have not been agreed. We try our best to accommodate Tenants and work out suitable times and dates for the inspection's to take place.
I dont think it would be appropriate to comment about a Tenancy that wasn't yours. I can assure you that inspection reports are always supplied to our Landlords and they are fully aware of the property condition. As you state the Landlord has paid for a full refurbishment of the property which indicates that he was not against making improvements.
