TrustpilotVery poor customer service
I booked Reeds Rains to value my house and got a confirmation email. On the day, nobody turned up so, 20 mins after they were due, I rang the office. The girl who answered the phone seemed uninterested and totally unapologetic and disinterested. Even after an email to complain I got no apology, just a question about if I still wanted a valuation. I will not bother with them again.

Worst experience ever. Do not use reeds Rains if you are looking to rent. They stall and stall in giving you your deposit back. The property management team give you lie after lie and are extremely unprofessional Handed in my keys 29th August. After nearly 3 months I have only just got my deposit back. I was supposed to get a check out report the day after they did their checks.Despite contacting them a few times a week. I was always told they will look into it and get back to me. They never did. After 7 weeks of going back and forth from the branch and the property management team, each pointing the finger at each other. They finally get back to me and decided they were going to take £240 to cut the grass, Despite me having email proof from the landlord that he was going to do it. Their response was contest it with deposit protection scheme as its the landlords fault, nothing to do with them. After reluctantly accepting the charge, I then spent another month going back and forth of them saying they would look into it and nothing happening. Fast forward to last week when they finally agree to give me my deposit back (minus the £240 charge for the grass cutting). They then sent me a quote of £498 for cutting the grass (good job i re checked the quote). I had to speak to a manager to get it back down to the original quote as per email they received. In what world does it cost £500 to cut a very small garden. Extremely unprofessional and trying to fleece tenants with huge unjustified charges. I do not recommend reeds rains to anyone. I have had months of stress over this. They do not protect the tenants at all and only care about getting the rent.

TrustpilotCentral office let them down
This is a review as a landlord who used reed rains simply to find a tenant. The local branch in Hebden Bridge did this pretty efficiently. I had it in writing from the central office that after 6 months they would send the tenant a letter explaining that it was now a rolling tenancy. They didn't and are ignoring my requests to do so. So very quick to take the letting payment...I will use a locally based letting agency should i need one again.

The overall sale process worked smoothly and quickly at the initial valuation stage, prep of relevant media material, arrangement of viewings etc., when there were delays outside of the agents control later in proceedings they were proactive in trying to resolve matters and reach a timely completion of sale and we were happy with the level of service provided.

Stay away from this agency as they are so unprofessional, dishonest and offensive (Elizabeth March and Andrea Snook). I had an accepted offer for a house and they instructed me to hire a solicitor and start the procedure. However, after 1 month, they have decided to accept a higher offer. They even did not bother to apologise for my £450 loss. Avoid this agency at all costs.

TrustpilotThe Property Management Side is Appalling
I've been renting a property via Reeds Rains since the middle of September. Since then, the boiler has broken down twice. The first time took almost a week to rectify. The second time was reported on the evening of October 19th when I was advised someone would contact me the following morning. Six days later I'm still waiting. On Saturday 21st October, I reported a leak in the lounge only to be advised it wasn't an emergency and someone would contact me the following Monday morning. Again, I am still waiting for that call. There are other issues which need dealing with but not as urgent as these two. Although my local agent has escalated this and asked someone to contact me urgently, I still haven't received any contact. I don't know what the problem is but honestly, I wish I had never rented with Reeds Rains if this is the standard they believe is acceptable from the property management side of the business. I would advise any would be renters or landlords to be wary of using Reeds Rains.

I would beg anyone who is considering to rent or let their property with Reeds Rains to find another agent! Please please please avoid like the plague! Entering a property without permission or consent is illegal but in the eyes of Reeds rains, it’s just a normal day in the office! I would rather sleep in a box on the motorway than ever use this company again!!!! Please avoid!

GoogleAll the staff (Reece, Karis and Sarah) were amazing during our house move. From the moment our house went on the market right up to completion they work extremely hard. They were courteous in showing potential buyers around. They were constantly updating us and chasing up and down the chain once we had sold. . Their hard work was particularly evident as another estate agent in the chain "does not do chasing of Solicitors" and this made it very difficult for us to find out what was happening. Despite this the team at Reeds would contact all the Solicitors and other ahents to get updates. The team were amazing, I can't recommend them enough. We have previously used Reeds Rains and had the same service then. If we ever sell again Reeds Rains would be the only agents we would use.

GoogleWe started our relationship with Reeds Rains in 2018 and Sarah has looked after us and has always been helpful. At the start of August we started the process of buying our first home and Reeds Rains recommend that we get in touch with Simon the mortgage advisor. Karis and Rhys in sales who were always there to answer any questions. Their recommended solicitors pushed the purchase through quicker than we would have expected and worked together with Reeds Rains really well. Buying a home with Reeds Rains couldn’t have gone any better.
