GoogleRebecca O'Neil is the property manager of my flat, she had dreadful customer service, whenever I tried to get in contact I was palmed off to her very undertrained junior Ramel Fernand who consistently gave false promises of when things would be fixed. Both were very bad at communicating, regularly ignoring calls and emails and my boarded up window took over 9 months to be fixed. Would not recommend Barnsdales to manage any property.

There is a five year phased replacement in hand and the management company are changing them from wood to uPVC. It’s taken a Section 20 consultation and consent from the freeholder for the alteration so it’s not straight forward.
It’s a top floor window on a three storey building and was boarded to secure it. The window was prioritised and I understand this was due to be replaced earlier this week.

Taken from their web page !!!! so glad I came across these reviews, I'm glad i'm not alone. I've lived in my flat 20yrs, management company before were excellent. Barnsdales, Absolute waste of space & couldn't manage a p up in a brewery. I've given up and decorated at my own expense after constantly reporting my leaking roof which took 3yrs + to get repaired, causing damage to internal walls. Insurance company when they finally gave me details requesting constant photos which I sent along with endless copies of emails to prove all the times the leak was reported. In the end I know they're not going to pay up so did it myself as I couldn't bear to live in the hovel that my flat was becoming (top floor flat, leaking roof). Repeatingly asked to fix outdoor lights (July last year) still not fixed. Intercom system, never works, fixed twice & again not working, Bin store brickwork all fallen down, just a pile of bricks. Gardening service !!!! Weeds galore growing up walls, grass like a jungle. Other block of flats has a leak going down 3 floors. Fire extinguishers in & then removed leaving holes in walls. No out off hours service, 3 days with bees invading the building (bedrooms). Constant huge increases in service charge (except this year, but then again they've done nothing to warrant it) Marriotts before were excellent, answered calls, came out, occasional residents meetings. Barnsdales a utter shambles. I'd give zero stars but it won't let me, so its just a 1 star so I can actually post

As the title says- avoid this Company at all costs. Absolutely disgraceful. On several occasions in the past couple of weeks we have reported to them.about the broken lightening in our secure car park but nothing has been done about it. Coming in from at 10pm and not being able see is a dangerous health and safety problem. This was especially evident when it snowed and because Barnsdales haven't filled up the grit bin as previously requested, I came in from work and slipped on the slippery ground because of the poorly lit area. I spoke to a lady in the office last week and was told that she would get Rebecca or Ramel to contact me to discuss the matter and surprise surprise not a peep. I also emailed the MD James and again shock horror- not had the decency to respond or even acknowledge the email.
They are more than happy to take their fee from the property but not willing to do anybody the work.
If anybody reading this is looking for a company to manage their property PLEASE go look else where as you will be wasting your money using these lot. I just wish there was a regulatory body that we could report these to.
*update* I made an error, I emailed Jason at 8am on the 28/11/24. And he has not had the decency or courtesy to respond.

We are sorry to hear that you are dissatisfied with a service provided by Barnsdales. As previously advised, we are unable to accept reports of maintenance issues from sublet tenants on all sites under our management as we have no way to verify your details. Matters need to be reported directly to your landlord or letting agent. As a managing agent we are accountable for the spending of service charge monies and must verify all costs, due process needs to be followed in resolving issues to keep service charges to owners reasonable.

GoogleThe more money Barnsdales take, the less they do. They're unresponsive - unless they're demanding more money. I'm left wondering at what point does it become a scam when a company keeps demanding more money but does nothing to show for it?
Service charge has increased over 250% since they've taken over and it increases huge amounts every year without fail. Yet it's just taken 29 days (and several emails from me) to get a reply about a leak in my roof. There's no empathy, if you can get a reply - it's robotic and they just aim to divert and confuse you around what they're actually doing with your money. They don't seem to communicate with each other, don't reply to emails, avoid responsibility, and obfuscate details as much as possible with very rudimentary budget "breakdowns".
There's many figures in their budgets that make little sense, collectively we pay £1850 per year for window cleaning yet they never get cleaned. This year the management fee has increased by £955 too, despite the lack of service or replies. We pay £2000 for "general maintenance" but our mailboxes were broken into and haven't been replaced for over 1.5 years despite asking them several times.
The whole place is less than 10 flats and an office floor, it's looking run down, damaged, and dirty, with no extra amenities or parking spaces to justify the extortionate service charge that rises every year.
Key takeaway - if Barnsdales takes over your management - sell your property immediately because every year it gets more expensive but worse.

We live in a semi secure community and have had considerable problems with our management company year after year. Our Landlord switched to Barnsdales five months ago and the change for the better has been amazing. From the start Barnsdales engaged with the residents association and held an open day for property owners. We now get regular communications, quick response to questions and problems solved immediately where possible. They are highly visible both at Director level and our local agent who is so efficient. There is not only a trust in them but we are seeing action on matters that have been left unattended for months. Thus our community is functioning as it should do. Furthermore, planning is taken place for the future by involving owners to improve our community. Cannot recommend highlyn enough.

The staff at Barnsdales were great from the start! They have been the best estate agents I have rented through. Any reported issues were dealt with and repaired quickly. Gemma was always helpful and friendly when I spoke to her, which made me feel that she cared about me as a tenant, as well as the property.
The process of leaving the property was easy. Again, Gemma was great! She was flexible to support me with vacating the property and ensuring I received my deposit.
I would highly recommend using barnsdales, and will be using them if I ever need them in the future!

I asked them on a number of occasions to resolve to help my situation with roaming dogs on the lake along with their owners that rented properties next to lodge owners homes .
The Barnsdales employees , two ladies in particular totally ignored my requests for help and decided to insult me and other lodge owners simply to comply with the owner of the lake who controls them and others around the lake .
Barnsdales should be professional management agents and be fair to everyone but that does not happen .
Please do not trust them .

As managing agent we work within the confines of the lease terms and unfortunately it is not always possible to remedy issues immediately until we have been able to investigate and speak to all parties involved to ascertain the cause of the issue.

GoogleI have lived in the property for over 20 years. Barnsdales took the management over, the service charge more than doubled and the service became non-existent. If/when they bother to respond to your emails, you get an evasive fob off. The building is now tatty, dirty, insecure and Barnsdales do nothing other than send out incomprehensible and ever increasing invoices. Don't do it - go elsewhere if you can.

1-Star Review: Deeply Disappointed with Barnsdales, *Landlords Beware*
As a landlord with over 10 years of experience, I’ve never encountered such unprofessional and frustrating management as I have with Barnsdales, specifically their Doncaster office.
Despite being a loyal client since 2016, I’ve experienced:
• Unauthorised works carried out on my property without consent
• Deductions from rent without prior notice or approval
• Contradictory communication between agent, tenant, and landlord
• Inaccurate and misleading advice regarding rent increases
• A complete lack of accountability from their staff
• And ultimately, termination of service when I raised concerns
The agent overseeing my property clearly favored tenant interests over mine, which is unacceptable when I’m the paying client. Their handling of complaints was dismissive, and communication was inconsistent at best, negligent at worst.
I would strongly advise any landlords considering Barnsdales to proceed with caution. If you value professionalism, transparency, and respect, look elsewhere

- Negligent Misrepresentation in their contract claiming to be a member of the Property Ombudsman when they are not.
- Our building manager disappeared one month into the contract. Barnsdales wanted £50 to meet and explain how our building would then be managed.
- No response to a roof leak, despite numerous phone calls and emails. We had to resolve ourselves.
- Falsely claimed to have made contractually stipulated 2 site inspections.
- Provided false legal advice on a directorship claim.
- Mismanagement of documentation. Barnsdales claimed they did not have documentation that had been provided to them.
- Mismanagement of Account. Barnsdales took six months to provide bank statements.
- Failure to collect Service Charges or inform us that they had not been collected.
- Payment for unattended fire inspection that was kept secret for over 4 months.
- Overpayment of Electricity Bills amounting to over £300 that we had to resolve.

Very poor experience. Barnsdales contracted the work out. Contractor failed to turn up as agreed and were on site for 4 days over a 4 week period. On one occasion a contractor turned up with his child! When asked not to return and to bill us for works completed we were given, in my view, on over-inflated invoice. On asking for detailed breakdown of calculations - the response was "we don't have that level of information"
