Avoid William H Brown Lettings in Norwich - awful place!!!!!

Avoid William H Brown Lettings in Norwich as they are awful, especially John Feltham, the Area Lettings Manager. I recently went to view a rental property with them simultaneously with four other parties. Three applications were handed over in 20 minutes, so I agreed to pay 12 months upfront to secure it. A provisional move-in date was approved, but a few days before, I hadn't completed my sale, so I called to explain I would need to postpone until the following week. They suggested I sign the tenancy, pay the 1st month's rent and damage deposit in advance, and settle the rest on completion a few days later. All paid, I was advised to call back within the hour and speak to John to arrange key collection. Between 11.30 am and 5 pm, I had the same conversation with four staff members. John was too busy to take my call, and no one could advise on the keys. So I called the landlord. She has no issue with what had been agreed earlier in the day, so I called WHB. I eventually got a callback from John, but the call dropped, and within the 3 minutes of me calling back, ‘he’d left the office’. The following day, I called twice, but after no callback again, I drove to their office. Now, less than 24 hours after I was told I could collect the keys, It wouldn't be a lie if I told you that John is the most unprofessional person I have ever encountered. In the 1.5 hours, he sat opposite me arguing, I was told to shut up and be quiet twice (his actual words). I was shouted at. I was called a bully because I wanted to know why all four staff members had failed to call the landlord or myself back the day before. I had questions ignored. I was lied to when I asked if the calls were recorded (even though other staff members have confirmed they were). I was laughed at. I was also told (with a big smirk on his face) that he had advised the landlord to re-market the property if I hadn't completed and transferred the balance of 17k by close of play the next working day, and would not be allowed to move in, as agreed, the following day. Feeling backed into a corner, I advised the landlord I would withdraw my application. The property is now back on Rightmove and has yet to secure a tenant, and the poor landlord needs to start all over again with viewings and referencing. WHB also need to refund my money. And this is only a snippet of the complete cock up it's been from start to finish. Both the landlord and I have raised formal complaints, but am I surprised? No. I have never heard anything good about WHB, and their staff turnover is incredibly high, but look at how their Manager treats people. The WORST customer service I have ever encountered, and it seems I very much dodged a bullet!!

Do not recommend renting with WHBrown

I don't usually leave reviews but the horrific experience I had renting a property with William H Brown warrants letting others know how this company functions. From start to finish things were conducted haphazardly - no exit inventory was done when the tenant before me left and the inventory they did prior to me moving in was extremely inaccurate. When I moved in I found rodent faeces, mould, and general grime throughout the house. A couple of weeks after moving in, the shower was leaking badly through to the ceiling below, next to an electrical fixture. It took nearly 8 months to get them to sort it. At the end of my tenancy, the landlord made claims on the deposit for a number of inaccurate reasons, including damage left by the contractors they hired to finally do the repairs on the shower. Throughout my tenancy, getting through to the property manager with "Sequence" was difficult. I was often told they would call me back and never did. All in all they do not seem to have the best interests of tenants in mind and do a poor job of mediating with unresponsive landlords. I will not ever rent from them again and would never recommend anyone else to do so either.

Georgia Green at William H Brown's Unthank Road office assisted me recently when I was looking to obtain a mortgage. Finding a lender was more difficult for me because I am paid in a foreign currency, but Georgia was able to identify a major bank that does lend to people paid in this currency. She made the process of providing various documents and other pieces of evidence to the bank much easier and less stressful than it would have been had I done it myself. In the event I didn't need to go ahead with actually applying for the mortgage, as a flat of mine that was on the market sold. Had this not been the case, I would have been happy to have applied through Georgia. I would recommend her service to anyone looking for a mortgage broker.

A Good Experience at the Norwich Branch

I visited Norwich recently with just a week to find a property. Paul Westwood at the Norwich branch worked so hard to arrange viewings of so many properties (I’ve lost count of how many!). He is such a personable and knowledgeable young chap and I thoroughly enjoyed the time I spent with him. At 77 years of age I must have seemed like a grandmother to him but he certainly didn’t treat me as though I was invisible - many other people do. I also found the other members of staff at this office greatly helpful. They gave me a lot of undivided attention, were so helpful and made eye contact. I felt valued.Unlike an experience with a different local agent who, when I sat opposite her and was making enquiries, constantly glanced at her computer screen and tapped into her computer frequently therefore not maintaining eye contact. She gave the impression that I was causing her a great deal of inconvenience! This agent will, at some point, be getting a rather scathing review!The only regret I have about William H Brown in Norwich is that I was unable to purchase a property through them. I found a rental property online and…

I found a rental property online and asked for a viewing. The property was located over 100 miles from my residence and as a consequence of this the employee said that they had a recent video of the property, she sent it to me and it looked amazing so I put in an offer. Contracts were exchanged and then on the day of moving the agency contacted me to inform me that the cooker had been condemned and had to be removed from the property and that the landlord was now refusing to buy a cooker and that they were not required to provide one. As you can appreciate at this stage I was very upset, however the agents said they would get back to the landlord to see if she would change her mind. The contracts had already been exchanged and the landlord was refusing to honour her side of the agreement on the moving day when the arrangements had been made and I had moved out of my current home. I would not use this company at all they have no common decency and to add salt to the wound I have to take them to court to get my money back for the E first months rent and deposit because they think that I should be held to the fixed term contract and be liable for paying the rent nevertheless! Do not trust this company!!!

Awful communication and awful professionalism. The Norwich branch Bank Plain really let us down. We paid a £500 one off fee. I advise to anyone don’t do it!!! They completely let us down and messed us around for months and left me and my pregnant wife in a mess. All i can say is the lad who was put in charge of my case didn’t have a clue and was inexperienced. There was no apology or anything and we were basically left to deal with the mess so we went to someone else who has been amazing and thorough all the way through. I wouldn’t ever use William H Brown again for anything!!
