Oana at the Unthank Rd branch of WH Brown was absolutely superb when selling our house in Norwich. Oana’s professionalism, skill and calm personality really made all the difference, and took so much of the stress away during the entire process. Not only was Oana able to help clarify things for us during the sale process, she was even able to use her negotiation skills to obtain us a better price for our house. We were very happy with the service provided by William H Brown. Steve was very accommodating in meeting us before the office opened on one occasion and also gave us good advice in terms of contacting trades people. Despite being extremely busy, Oana made the effort to get to know us personally, was always really warm and amenable even when we were pestering her, always kept her promises in terms of keeping us informed, and she was the perfect go-between in terms of us, the vendor and solicitor. She really seemed to care.

I was delighted to use WH Brown Unthank Road to conclude the sale of my mother's property from an original short list of four agents After an initial 'time waster' and the first agreed sale falling through we were quickly introduced to a new purchaser and the sale concluded pretty quickly. Selling as POA was not without it's difficulties in ticking all the boxes and providing the correct paperwork but throughout the process I was kept fully informed where I am sure the Unthank Road team spent many hours unbeknown to me to pull things together. I would like to thank Stephen, Oana & Alex for their professionalism and understanding during the sale process in what had been our family home for over 70 years !!

As first time buyers we bought our property from William H Brown and if it wasn’t for Oana (who is an asset to the team), it probably wouldn’t have been a 3 star review. Unfortunately there were lots of communication issues, we arranged a viewing after our offer was accepted and the assistant turned up with the ‘keys’ although they weren’t our keys at all because the keys were actually missing which we discovered after waiting for 40 minutes outside the property as they went back to check. Not directly their fault - more of a general office organisation issue. If they had checked this before going out to our viewing we could have avoided waiting for 40mins and having parents travel. Turns out our surveyor still had the keys after four weeks (faulty on his part) however the keys we then found out were never signed out, which could have avoided the issue completely. We had to chase to get to the bottom of where they were. A couple of issues with booking in contractors for quotes, a lot of back and forth being told they were booked in and they weren’t so had to reschedule a couple of times, or asked to change times. One poor roofer was told by the estate agents he wouldn’t need the keys to access the back of the property - which he did. So he had to go back a second time to do a full quote. We then had issues with conducting an electrical report, our solicitors were pushing for the sellers to do a report. We dropped it on the basis that we were given permission to conduct our own with an electrician of the family. As we were told by WHB this was all granted and a date was arranged. A couple of days after the report we were then sent a harsh email from the sellers solicitor saying that we didn’t have permission, we provided evidence of our communication with WHB. We then complained to WHB as assuming it was a communication issue on their end or they didn’t actually ask the sellers, who knows. We never had an apology or acknowledgment of the issue. Last issue, unfortunately on collecting the keys we were given 30 keys for the property (lots of different sets) however, they were all attached to the same key ring, with no labels only a tag saying the house name and WHB. As you can imagine we had a lot of difficulty finding the keys to enter the property, so much so we had to go round the back and then try to figure out where the front key was. Nothing was working so meant our first day with the keys was very disappointing. And we’re never going to be first time buyers again so really damped the experience. WHB offered to help the next day after I sent an email with my complaint however we got to the bottom of it ourselves. On reflection if a separate set were put together (not attached to various other sets of keys) and possibly labelled as there are so many, this could have been avoided entirely. Some lovely staff, Oana and Alex were helpful when required but organisation wise and efficiency from the whole team, really let us down.

Don’t even bother always been the same that’s why get through so many staff….

Well went to view a property. Put an offer in and they said they went having a think about.. vendor )to find out another viewing the next day. Bad experience. Told me they would phone me in the morning had to chase all too much effort.

Norwich branch- overall the staff have been great especially Ethan, however they have a lot of ‘hidden’ fees and also charge ridiculously high for simple things such as an increase in rent they charged me £300 other companies I have used do not do this, I don’t rate the company at all, there’s a lot of other options available I would suggest shopping around

Stephen is slimy, dishonest, unprofessional, unpleasant, rude and all around the epitome of why estate agents are detested. Every single dealing with Stephen Creed was horrible. He made the experience of buying the house with them so deeply unpleasant i wish we had not engaged with them. Stephen - buying a house for the first time is a big deal for people. They don't need a greasy slimeball of a used car salesman type absolutely polluting every single interaction with his poor communication. Just be polite and friendly, it's not difficult, you're not personally invested, so don't be petulent, rude, and combative! Whether it was emails or phone calls, you were utterly appalling at your job. I guess that goes with the territory of being an estate agent - nobody wants you, but we're stuck with you and you know it, so you don't give a damn about doing a good job. I'm sorry for the other people who have to work with Stephen. I can't imagine he's popular in the office if his conduct with clients is anything to go by. if you're thinking of selling you do not want this Wormwood trying to sell your home as he will absolutely represent you in the worst possible light.

Norwich branch - Unorganised, didn’t send us any information regarding the day our contract starts, no one met us and everyone contacted on the phone kept telling us different information. They sent us a bill on friday to pay and shut over the weekend, didn’t answer our calls on monday morning so couldn’t pay it until they picked up after an hour and a half of calling. We then sat around for six hours before we could even collect the keys.

Thanks to Stephen for being with us through our very long house search and sale. Stephen has great local knowledge and kept the enthusiasm up after several setbacks along the way. Thanks more recently to Oana who had to do a lot of chasing and negotiating to finally get us over the line when our sale fell through.

PLEASE STEER WELL CLEAR!!

Poor communication, false promises from sales, lettings and mortgage services. Started off great but once they've had your money they don't care about resolving any issues. Don't bother with the lifetime membership as you'll have to do all the work yourself. Don't bother with management services for letting a property either, they won't tell you about any problems and they'll let your tenants damage your property and steal from you without any reconciliation measures or compensation. I sold my flat over a year ago and I'm still battling with them and the Zero Deposit scheme to compensate me for my property being stolen and damage that I paid to fix for the new owner out of my own pocket. PLEASE STEER CLEAR, SAVE YOURSELF A HEADACHE!!

As a tenant this is the worst rental agency I've ever dealt with - expected more from such a big name

As a tenant this is the worst rental agent I've ever dealt with. 1) Difficult to get in touch with - they hardly ever answer the phone. 2) The property was dirty when we moved in, no inventory provided. 3) The property was managed by Sequence Ltd who have provided a very disappointing service - early on we were told (via a phone call and after several weeks of us asking) to arrange for repair of a maintenance issue ourselves and that this could be deducted off our rent afterwards, and that the landlord had instructed this. We never received the refund, they said because they didn't have records of that instruction. Several staff members had started then left during our tenancy which didn't help (we were there for 6 months). 4) We are now having to contact Tenancy Deposit Scheme to get our deposit back relating to a different issue, mostly due to our inadequate landlord who it seems is trying to claim a random amount of money anywhere he might get away with it (we left the property in a cleaner state than when we arrived to try to avoid any possible excuses for deduction from deposit). Sequence Ltd doesn't appear to know about or be bothered about the law and tenant's rights.

Ollie Aston flat inspection

This Morning I had Ollie Aston attend my flat for an annual inspection. He was on time as agreed. He took photos for Landlord and was a very pleasant with his customer communication during the visit. I raised a few questions which I hope to hear back. I wish him the success in his employ and rate 5 star service. Overall have dealt with WHB for 6 years always been of a high standard.

I would not trust these people

I would not trust these people, I emailed them to arrange a viewing on a tenanted property, no contact, after a couple of days I called them to arrange a viewing for same property, straight away the sales person tried steering me to another property instead, but I held firm, they said they would get back to me with an appointment, they never did, it’s now sold. They have preferred investors waiting in the background, other sectors would not get away with it.

All I can say is they are shocking

All I can say is they are shocking. They have a brilliant sales pitch to get you hook on using them to sell your property then once you agree the service they provide goes downhill from there. 99% of the viewings are time wasters as they are not vetted before viewing that they are even interested or proceedable to purchase. They promise open house viewing days but have never once done anything like that. Communication is poor and I'm always chasing them for everything. You get sent offers you accept them then they say the buyer has lowered their offer will you accept it.

Very efficient initial letting service

I've recently rented a property through WHB Norwich from mid August. The process was fairly easy despite all the paperwork required nowadays. Almost everything was done electronically and when I visited the office, each time the service was for practical purposes faultless. The inventory company used seems to have produced an inventory raising a few minor questions/clarifications. So far there is good communication with the Landlord involved.

Keep pestering me despite house selling months ago

Came to our house for a free valuation before putting it on the market. We went with another agent because we felt William H Brown overvalued our house. We told them as soon as we decided that we wouldn’t be going with them. Since then, they have pretty consistently called me from various offices (local/regional etc) asking to co list with the agent we chose, trying to set up an appt with their in house mortgage advisor, asking if we have found anywhere else, asking how our sale is progressing etc. Our house sold in a week and we had an offer accepted on our new house the following week so we have absolutely no need for any input from William h brown. Yet still, three months later, they call me fortnightly to ask how everything is going, despite me asking them repeatedly to remove my details and any data associated with me. They are dogs with a bone who won’t take no for an answer!

Unprofessional

I dealt with William H brown, Holderness road branch as a tenant. Firstly, they tried to scam me into buying home insurance as an essential requirement of the contract. During the tenancy my landlord was lovely and remained in touch directly, so thankfully I didnt have to deal with them. At the end, I was in huge trouble because WH brown's absolute unprofessionalism. Despite multiple calls and requests they failed to provide references for my next agent. I had no where to go for a week due to this delay. It cost me a fortune! Over a month has lapsed but they have done anything about my deposit. When asked they said to get in touch with the lamdlord directly. Whereas they were the ones processing the deposit collection initially. After sorting it with the landlord myself it was over 2 weeks without any further progress to deposit return. Really a shameful service!! Staff and service all pathetic

Its been 5 years since I moved out of a…

Its been 5 years since I moved out of a rented property by William H Brown in St Albans and I have not been refunded my holding deposit. I have contacted them severally over the phone and emails and no luck till date. Nothing but radio silence. First I was told the Landlord would be contacted to claim back the £500 or so left after she dubiously claimed damages on the property. They then later pushed it on me to speak chase the landlord to reach an agreement on obtaining my deposit back. I have used a 2026 date on my review because trustpilot doesnt allow you to go all the way back to 2021.

We had a great experience with William H Brown, specifically Oana, who made the process as easy as it could be for first time buyers - even when it took over 7 months she fought for us when needed and kept the communication open and honest.
