GoogleHaving been a tenant with this company on arrival in Norwich initially they seemed good, however they don't address problems quickly Managment is very poor and critical when trying to address problems out of my control. Quick to tell you how long they have been in business well they won't be getting my business again and I wouldn't recommend. The 1 star awarded is only because I can't give a negative score.

Richard Holland and his partner vacated a property in July 2017. We deducted the sum of £40 from their deposit for cleaning. They sent a number of offensive emails in relation to the deposit negotiations before the sum of £40 was agreed. They complained during their tenancy about the property, the internal fixtures and appliances, the landlord, the freeholder, our company and the contractors we employ for repairs and maintenance. They agreed the purchase of another property within the development with the same quality internal fixtures and appliances from another landlord but the sale ended in dispute and fell through. We look after 11 properties in the same development, all built at the same time with the same internal fittings yet have had no complaints from other residents, all of whom we have had a good relationship with.

GoogleWe rented for over 2 years through this agency. At the start of the tenancy, they were organised and quick with sorting out the tenancy agreement and inventory & condition report. Once we ended our tenancy with no property issues, they returned our full deposit quickly. We left the property on Friday morning & received their decision email on the next Monday morning. NAA gave us the feeling of dealing with a family orientated, local business who try to balance the rights & responsibilities between landlords & tenants. They are professional, fair-minded & quick to act when necessary. It's a pleasure to deal with James and his team & their contractor - Tim too. Yes, we would highly recommend NAA.

David Saunders and Wendy Lorch applied for a property together. Their application was discussed with the landlord and after consideration he eventually decided not to proceed with their application. David Saunders had offered to pay 6 months’ rent in advance because he was self-employed and unable to prove his income. In some cases we may take additional rent in advance but we also need information regarding sufficient ongoing income which they were unable to provide. David also gave us a current landlord reference on which the landlord stated he would not relet to this tenant again due to personal differences. For these reasons their application was declined.
When a tenant has applied for a property we aim to let them know within 24 hours whether their application has been accepted. In this case we received David and Wendy’s application on a Monday and didn’t decline their application until Wednesday of the same week, despite telling them that we would try to give them a decision by the end of the day on Monday. We apologise for this delay and any inconvenience caused but their application was being considered and we didn’t have a final decision from the landlord until the Wednesday.’

GoogleThis agency are a complete joke. They are incredibly rude and unprofessional, they don't get things done in a timely manner, and they don't even bother to pretend like they care. They only respond to emails when they fancy it and are constantly having problems with their electricians, plumbers etc etc, problems that seem to magically evaporate as soon as you point out they're breaking the agreement by not maintaining your house. I see from their description they've been running for 30 years. Well, they're still operating as if it's 30 years ago if you ask me. There are so many good agencies in Norwich I don't know why anyone would choose to waste their time with this one.
Oh and there are a few too many positive reviews on this Google page after lots of negative ones if you scroll down. I think somebody has been doing damage control to make it seem like they aren't so bloody awful.

We believe this review is fictitious. We do not know who Douggy B is or which tenancy this is supposed to relate to. The review is too general and does not relate to anything specific. Nothing that has been written is true and we do not therefore believe it has been written by one of our tenants.
However, we take customer complaints very seriously and if Douggy B is one of our past or current tenants he may contact us with more information and we will investigate further.

Charlie vacated one of our managed properties on 9th March, we inspected on the 10th and updated Charlie on the 13th that we were waiting for costs. The final inspection report was sent to Charlie on 18th March, he agreed to the costs and we notified the landlord the same day. From that point the landlord had to instruct the Deposit Protection Service to reimburse the deposit.
This was the last deposit we had with the properties that we manage that was registered under the landlord’s name with the DPS. All other deposits for our managed properties are now retained by us and insured with Client Money Protection under the Tenancy Deposit Scheme. That enables us to reimburse the money quicker to tenants.
In most cases we endeavour to send the final inspection report to tenants within 7 days of vacating the property and if there are no deductions within 3 working days. 9 days, as in Charlie’s case, is unusual but sometimes we have to wait for contractors to report back to us with quotes.

GoogleI have heard many horror stories about other letting agents, and I have had my own problems with one or two of them. But Norwich Accommodation Agency (NAA) turned this view on its head. My partner and I received nothing but fantastic service from NAA. They treat tenants as humans, which is a nice change to the normal way we are treated by other agents and landlords. GoogleBeing students, my fellow housemates and I had no idea as to how letting a property worked etc., yet, Norwich Accommodation Agency were very patient and helpful to us through our many questions. Their positive and extremely helpful attitude continued throughout our two-year let: as problems arose they were almost immediately fixed the very same day, such as issues with heating and the shower.
One unfortunate problem with the property naturally took longer to deal with (through no fault of their own), but they kept us well-informed on the development of the issue and were happy to compensate us appropriately for our troubles. Many estate agents, from friends’ experiences, have been quick to mislead and take advantage of their inexperienced student tenants, but this certainly has not been the case with Norwich Accommodation Agency.
We have recommended them to friends and will be doing so to the Students’ Union on account of their helpfulness and professionalism when dealing with us. We’ve enjoyed a lovely two years in our house, and if we ever find ourselves in need of an estate agents in Norwich, we will look nowhere else. Thank you!

GoogleI have been a landlord with NAA for many years now. From the point of purchasing a property I hand it over to NAA and with the full management service I have nothing further to take care of in terms of the tenants and maintenance. NAA offer a first class service to me and my tenants. All small issues are promptly dealt with without even my needing to be contacted. For larger maintenance issues I am always consulted, given options and have the final say. I am always happy to take the best action as recommended by NAA as I want to treat my tenants as I would want to be treated as a tenant, and NAA does just this in caring completely about the tenants and my property. I have never had any issues with tenants and NAA vet them very carefully in the first instance and then care for them and my property throughout the whole tenancy. I am happy that I have happy long staying tenants who care for and want to stay in my property. I only wish I had come across NAA when I first came to Norwich as a rentee myself. Having read through some of the reviews I can see that my excellent impressions are also borne out by the tenants themselves and this is really good to see. The couple of disgruntled reviews I read I am sure are less to do with NAA and more to do with the sort of tenants I am happy not to have to deal with. In terms of the rental charge I feel NAA always sets a very reasonable rent fee. In terms of payment I am always paid promptly on time and provided with invoices for all work carried out no matter how small. NAA use reliable workmen who have reasonable charges and when things need replacing NAA tries to purchase reasonable costing replacements. I couldn't recommend a friendlier more professional team for property letting. You cant beat a small private business for excellent service. I go nowhere else....

Over this time I've been impressed with the consistently friendly and reliable service provided. On the maintenance side, I found NAA to give a reassuringly prompt and efficient response to any issues.
