GoogleTerrible company if you're looking to rent. 1/3 staff were helpful. Communication is slack and my dealings with them has been very stressful for an ongoing problem with my flat, potentially causing serious health issues. They're supposed to be there to help me. Although the problem is temporarily fixed now, it's not been with much help from abode. Cleaners are very poor and meetings have been cancelled. Mould is growing in all tennants rooms and throughout the flat in places such as toilet etc. I've had to clean it all myself. My dealings with Abode have been very unprofessional this time round.

Ryan, we are sorry that you feel this way however we strongly disagree with the derogatory comments you have made and at the same time we have not appreciated your tone when communicating your issues to us. The issue you reported was dealt with on the same day which included various contractors cancelling pre-booked jobs to attend to the issue you raised. As it transpired, the issue was due to your own actions, so in turn the stress and health complications were in fact self inflicted, which I understand you are now aware of moving forward in order to avoid this from reoccurring. The Abode team have been on hand to answer all of your emails, calls and discuss the issue in person with you during your visits to the office and have done everything possible to assist you over the last week since you initially contacted us regarding the issue. GoogleI have been living in a property managed by Abode for one year and continue to be impressed by their professional, customer focused attitude. The process of finding somewhere to live was made very easy by Emilia and everyone at the office was very helpful when it came to sorting out contracts etc. Importantly, they are very quick to sort out any maintenance issues in their properties and the process for reporting such issues is very easy and efficient. Would highly recommend them if you are looking for a rental in the area.

GoogleAbsolutely Terrible, went to rent a place from them, visited 3 properties and i told them I wanted the 2nd one and payed the agency fee, called them a few days later to confirm everything is alright, found out that they booked the 3rd one and now someone else has the 2nd one, then they also blamed me for picking the 3rd one when I requested the 2nd one. Gave no means of fixing the situation, at the very least I got a refund of the sign up fee

We are sorry that you feel that you have been mis-sold a property. After showing you the properties, you were in the 3rd property when you advised the negotiator that you wanted to take it and didn’t want to lose it. At this point the negotiator wrote down the 3rd address on our PDQ receipt in front of you and were also advised that she was then showing someone else the 2nd property, at which point you did not raise an issue with the property you had selected. We have refunded the application fee to you immediately, in order so that you can secure another property which fits your requirements.

GoogleFrom the moment I walked in to their office on Charing Cross I got a feeling of professionalism, understanding, and commitment towards finding the customer what they are looking for, this carried over to the arranged viewings, on time, knew the property they were showing, no question was left unanswered. GoogleI have been renting with Abode for 4 months now. I was previously living in a shared house in conditions that were close to horrendous and the individual I was renting from had provided me with none of the documents such as gas safety certificate that were legally required to be given to tenants, the kitchen was falling apart and the smell of gas was sometimes overwhelming.
After deciding that I had had enough; I went online to look at other properties. It wasn't long before Steve at Abode had phoned me to ask me about the interest I had shown to a property with the agency.
Steve asked about my current living conditions at that time and I explained to him how unhappy I was and clearly he understood my distress. He asked me to email over a PDF of my contract for where I was living in the hopes that he could pick some holes in it so that I could leave that property.
Within the hour, Steve had replied to my email with a handful of reasons as to why my 'contract' at that time was so weak and it was clear that the landlord of that property was a fraudster. It was very reassuring to be able to speak with someone such as Steve, who was incredibly professional, who clearly knew what he was talking about, but was also a really nice guy. He guided me through every movement to leave my old property and into the property I'm in now with Abode, which I had viewed just 24 hours after first speaking with Steve.
For the extremely fair and affordable price of rent that I'm paying with Abode for such a quality property, the services that are provided are stellar. I have had no problems with any of the facilities in the property since living here and the weekly cleaning service that the agency provides for the communal areas is also great, it's lovely to rent with an agency who takes such care in the upkeep and maintenance of their properties.
I could not be happier renting with Abode; the team is great and the property and the area in which I'm living makes me feel safe and at home.
I would not hesitate to recommend Abode to friends and anyone else who is having the sorts of troubles that I was suffering from.

More recently I moved into the HMO market and would not have done so had I not had EXCELLENT advice from Steve Barker from The HMO Manager - it is not a market I want to self manage. I have now been a client to The HMO Manager for over a year and am delighted with the helpful way in which Steve conducts his business. The service is fantastic and I am always kept up to date with anything that is happening, so vital with the ever changing laws. I can not recommend The HMO Manager highly enough.
