I have several friends in the area and they are all experiencing the same issues. The bathroom seal quality is poor, you often have to chase them to re-seal it, and in some cases it has needed doing more than twice within two years. As a result, leaks in bathrooms and toilets are quite common. All from Keepmoat. I am not sure what they are doing with the room builds, but the insulation also seems unusual. Internal temperatures are often higher than outside. In two-bedroom houses, particularly the main bedroom, it can easily reach 30-35°C when there is any sunlight. One person had an issue where water collected in the roof space because drainage had not been installed. This was eventually fixed, and they were told the structure should now be fine. However, it was left like that for months, and it is likely the roof structure was affected if it effectively held standing water for that long. Hopefully, they continue to pursue this as well. If you are planning to buy, do not rely on claims about shops being built soon or a guided bus route being introduced, neither of these are happening. The guided bus route has effectively been compromised, and as buses cannot fit, there will not be a service, at least not any time soon. Even the houses come with a service charge, something specific to Northstowe that buyers should be aware of. Contractors in the area are also leaving screws and nails behind. We have had to replace tyres twice in two years as a result. While the development may improve in the future, at present it is not in a good state. The only reason I give it two stars because it's quiet and hoping that it can improve int the future. Once they actually fix their roads, or just build the damn roads.

We wanted to buy a property (plot 117) priced at ~£425,000 from Keepmoat Stirlingfields. However, we decided to do a RICS red book valuation to know the true market value of the property and we found out that it is currently valued at £400,000 (including it's upgraded fittings, showhome stuff, etc.). Hence, we were very dissappointed with such inflation of price. We also found out that the property has high flood risk from surface water as can be checked online using the property address using the UK gov floodrisk website. We asked Keepmoat if they had done anything to address this problem and there was no response from them. Hence, we had to cancel our plans of buying with Keepmoat due to trust issues. We highly recommend getting a RICS red book valuation done so that you know what the property is really worth. As it could take several years for the property to be really worth the inflated price due to the slow development of Northstowe region in general.

Be careful. Houses are overpriced, then they add some weird discounts to make them more attractive.
