After a few months of looking for a property to rent for my little family, I’ve met Phoebe and the viewing was such a great experience. Truly awful experience

Truly awful experience. I would not go with this company ever again, not because of the company but because of the landlords they choose.We went through reeds reins even though the landlord managed the property. We went without heating for 10 days with 3 kids. In fact the boiler broke every 3 months for years. There is a leak in the kitchen coming from the bathroom which was also never fixed. Let's not speak about he broken fence.The landlord often entered the property without permission, even if we were not there. When we left, they with held the deposit due to damage we have caused. But then they never did changed anything before for the next tenant l moved in... Where did our money go?Unfortunately my opinion of reeds reins is now they only work with landlords nobody else would choose. They are not responsible for the upkeep of the property but they are responsible for who they decide to work with.

After a thorough process where we had valuations and conversations with all the local agents, and carried out our due diligence, we settled on the team at Reeds Rains to market our property. Something as important as selling your house involves many moving parts, one of which is instinct. After Steve’s initial visit where we explored our options and discussed valuation, we instinctively felt comfortable and professionally looked after. Steve’s relaxed, informative approach worked for us, and we happily tapped into his wealth of experience and knowledge whilst still feeling in control of what we wanted. We discussed many aspects of our marketing, one of which was the all important valuation. We concluded a realistic, sensible valuation and sell price which was at odds with some of the other wildly exaggerated valuations (both over and under) which we felt (and were proven) to be unachievable. We concentrated ourselves with showing the house in it’s best possible light and sold on the third viewing, achieving an over valuation sale price, such was the interest. Charlotte, Steve and Matt guided us through the process from offer to completion with patience, knowledge and a sense of calm which was badly needed when events elsewhere in the chain became frustrating. The team kept us abreast of everything and regularly checked in with us to make sure we understood and were happy with events as they unfolded. Events beyond our control in the chain elongated the process and we really did value the advice, sense of calm and focus the team shared with us. We got there in the end and we would have absolutely no hesitation in recommending Reeds Rains as your selling agent. The after completion gift of wine (Badly needed!!), a surprise welcome box and fantastic flowers were a lovely touch and were very much appreciated. Additionally, we also used the ‘In house’ conveyancing team at Homefast Conveyancing and found their service to be competitive, professional and efficient. Local knowledge counts for so much in these situations and that, along with all the other qualities we’ve already mentioned make Reeds Rains your go to, for selling your home.

Worst estate agents ever

Rented a house for my family, before moving in i requested that the house was cleaned and garden fixed as any tenant would expect. (The back garden gate was damaged lay on the floor and it led to an alley way in town. there was masses of waste both in the front and back even inside the house. They called us in on a Saturday at 2pm to collect the keys (They close at 3) & did an inventory in the office and said we could raise any issues within a week if the inventory did not match. When we raised these issues they had contractors take a look and we took 3 days off work for each time they came, nothing got fixed, they didnt stick to their word of even cleaning the garden. There was wiring sticking out of every wall in the house. They agreed to fix these issues, the blamed us for not checking the property properly and accepting it was. They were extremely slow in responding after 2 months of us constantly requesting the fixtures be made, they decided they would rather 'mutually' terminate the contract. Not without incurring costs though.

Kelly and Tina have done a great job in fully managing the property, dealing with any issues and repairs and also making sure government legislation for rented properties was complied with. A special mention to Dave, your maintenance man, who has taken the worry off my shoulders and dealt with problems brilliantly and efficiently. Everyone should have a Dave they can rely on!! Reeds Rains helped us find our dream home in Portishead 11 years ago, working hard to make sure we exchanged and completed in just over a month. Great job guys. I approached Reeds Rains to see if you could help me buy a small property on a buy to rent basis. You found a perfect little house in Portishead Marina. When I needed to find tenants in a very short time frame, you were there again for me, making the whole process easy, keeping me updated, working efficiently and quickly to find the best tenant for me. And finally, Kieran has recently sold my family home, within a week of it being on the market. You all worked hard to achieve this sale. Sharon has kept me informed on progress and answered all my question as they arose, whilst keeping a close eye on the progress of the sale. The service was quite good, however having marketed the house at the price suggested, they wanted to reduce the asking price within a couple of weeks. I found that I needed to check on progress myself, as the agents didn't do anything to ensure the transaction was proceeding. That said, the property sold quickly and the sale went through to completion.

We sold and purchased our houses through Reeds Rains between September 2024 till July 2025. Our straight forward sale somehow experienced few drawbacks, firstly by some time wasting buyers in the beginning. When we received a firm offer from our first serious buyer, she lost her own buyers twice which meant our sale were back to square one, while our purchase was ready for exchange. During that time Matt and Steve in the Portishead branch has worked very hard to get us back onto the market for a sale again. This time round Steve had found us a first time buying couples who were just as keen to move as us. However, toward the final stage up till the exchanges we had experienced various issues again and this time Steve had work extremely hard to liaise with all of the solicitors and finally got us all move to our new houses. My experienced with Reeds Rains Portishead branch had been positive and although there were set back in the process, the team had always been very professional and worked hard for us to achieve our sale and purchase our new dream house, thank you.

Overall an awful experience

It started off great, we rented a house in huddersfield through them and they were responsive and helpful until the person originally dealing with our move went on holiday. Then our move was transferred to emma, which again started off great however, she started to make us feel like an inconvenience whenever we called and asked for updates as it was getting close to our move date and things were not ready. Admittedly it was a quick move but we were told it was no problem. However, by the day of our move we still had no paperwork or keys despite the fact we were told we would have them by the day before at the latest, which was then changed to midday on moving today however we did not get the keys until 5pm which caused us a lot of stress and inconvenienced us a lot as we had people waiting to help us move so we just had to wait all day. When we went to the office on moving day to speak to Emma as she was just brushing us off on the phone, her attitude was awful and she was clearly irritated by us being there. She also went back on herself saying she never said the keys would be ready by this point, which was a blatant lie. She did not care about us or our move at all and I think that is what bothered me the most.Some of this may have been down to them having a new system, which I was sympathetic and understanding about at first. However, Emma's poor attitude and the fact she just didn't care made me become annoyed more quickly than I usually would have. Also, due to the new system they sent me someone else's tenancy agreement which included the tenants and landlords personal details, which must be major violation of privacy laws and made me feel insecure about the privacy of my information. When I brought it up to them they brushed it off like it was nothing. However, despite all of this, there was one positive experience which was all the handlings we had with Ben. Ben took over after Emma went home and he was kind, reassuring and caring, made us feel a lot less stressed and annoyed, as he actually explained why it was taking so long and what he was doing to speed it along a bit. He was a breath of fresh air after such an awful day.Overall I would not use this estate agent again. The staff need to work on keeping information private and attitudes towards tenants however, Ben was amazing and a saving grace that day.

Almost completed a rental with Pemberton branch, due to sign contracts and collect keys to our new home this coming Friday! The help, support and advice from the staff has been phenomenal! We have rented with three Estate Agents over the past 13years, and to say that Reeds Rains have done a Great job thus far is understating their efforts. All the Staff are friendly, approachable, kind and respectful. Which is Lovely, especially when it comes to filling forms in online when you're not a confident computer user of a certain age! We have been being looked after by Kayleigh and Jessica, mostly, they have been exceptional.
