Selling a leasehold independent living apartment

We needed to find a new solicitor who would handle the challenging sale of our late parents leasehold independent living property in Portishead. It was a very stressful time for us but we found the staff at Ocean extremely helpful and empathetic. Their online portal was a little frustrating to begin with but once set up it was a great way to view the progress of the sale, communicate with the team and keep files all together. Our conveyancing team worked really hard to get our sale completed within the tight timescale and kept us informed throughout the process. Thank you to Karen and everyone involved. I would in particular like to thank Matt, Paul and Claire at Ocean for their property know how, hard work and wizardry. They were instrumental in negotiating an incredibly good price on the sale of my parent’s home. During Lockdown, they stepped up and helped our family at a very difficult time, my Mum had just died of anaphylaxis and my brother had recently received a terminal cancer diagnosis and not given long to live. They were wonderful, taking the worry and pressure of the sale off my brother, who’d taken on the responsibility. It was a complex process, involving many houses in a chain. They skilfully managed the sale with ease, expertise and a lightness of touch which impressed my brother, who isn’t so ready with praise. My brother, my Dad and myself were deeply grateful for their involvement, resulting in a successful sale which I believe contributed to his peaceful departure. Two years later, I too was immensely grateful again to Matt, who helped me find a buy to let in Portishead. I’d be looking on Rightmove for over 6 months and was becoming more and disheartened. I approached Matt at Ocean, who within no time, found me a gorgeous place. It far exceeded my expectations. It was so well loved, cared for and I in turn loved it. I credit Matt for being the linchpin in securing not just financial, but also emotional stability for my son and me. He’s created peace of mind which is a huge deal at a time when decisions made concerning hearth, home and potential investments make a significant difference to a sense of security and quality of life. I’d also like to thank Keith at Ocean for being fantastic in helped navigate me through the letting process and for finding a wonderful family for my rental home. I’d worked hard to set it up as a holiday rental but realised that financially this was an insecure venture for me over the winter months. I felt very reassured after speaking to Keith who gave me a good understanding of the letting options they offer. After investing so much time and energy setting up the property, I decided that I was done. I now wanted to be as free as possible of any responsibilities and opt for a more stress free life without the need to deal with difficulties, concerns or any legal issues if they should arise. Keith clearly has a wealth of experience and knowledge and dealing with him which has been a very pleasant and positive experience. It makes me very happy knowing that my rental home is in good hands.

My mortgage was arranged by Richard Jarrett at Ocean, who was recommended by Adam Byrom and I couldn’t be happier. Richard was brilliant at a time where mortgage rates were changing almost daily, he dealt with numerous phone calls/e-mails from me per week without complaint and kept me updated constantly with prices and the best mortgage provider. He was professional, knowledgeable and polite and was brilliant throughout, got us a great mortgage at a great rate, if it wasn’t for Richard my mortgage would be at least an extra £100 a month if not more. Amelia West who was our guide was very kind, enthusiastic, and answered all of questions which made it really enjoyable and gave us a really good idea of what the property was like as well as the surrounding area. Tanya and especially Sam were great. Giving updates every week. Knew of people who would like our home and sold within two days. Sam was very sensitive regarding my husband cancer appointments and never disturbed us during appointments and always checked how we were after. If we wanted to revisit home we were buying Sam always went out of his way to organise time suitable to us. He is a very warm professional young man whom ocean are lucky to have. Also Tanya gave us updates every Tuesday and listened to any concerns and dealt with them. Things went very smoothly from beginning to end and definitely recommend them.

Excellent service received from Ocean Financial Services in getting a mortgage for our first house. Tracey, Simon and their team were fabulous during the whole process.Unlike many brokers that just set a mortgage term and LTV in their quotation tools, Simon really cared about listening to our needs and finding the best tailored product which gave us peace of mind with low monthly payments and no limits on overpayments.Tracey was very informative and followed up our file with periodic updates, giving also the necessary guidance to move on things with rest of buying process.We'll recommend them to any friend getting on the housing ladder.

Brilliant experience from start to finish.From being shown houses to collecting Keys, Oceans were amazing. When looking for houses, Matt had the hardest job. That being said he was patient with us, he did insist we view a house, even though I wasnt keen due to viewing online. Matt told us we needed to view and not go off photos.. im glad we did as now we live in that house! Oceans communication through our long and complicated process cant be faulted. They always kept us up to date with any progress and we didnt have to chase them once (which was a first in our chain) Lovely team, cant fault them, highly recommend.

Lack of communication

We chose Ocean because they successfully sold our parent's house and provided a good discount. Perhaps because we had a good discount, they stopped caring or making an effort to sell our house. The photographs taken were not very good. The viewings were poorly organised. Sometimes we would receive a text, giving us less than 24 hours notice. Sometimes we would get a call or an email, never consistent. Their method of cancelling also wasn't consistent, to the point that they didn't notify us on one occasion that a viewing had been cancelled in advance, leaving us to wait for the viewer to arrive but they never did. Apart from Dom, who was helpful and would always call, none of the rest of the team would call us to notify us of any updates. There was never an apology for any issues or inconveniences caused.In the end we decided to part exchange on a property. Despite the terms being very clear in our contract with Ocean (that we would not be charged their agent fee unless we were still within the contract period or if we sold privately through a buyer introduced by them), Ocean demanded that we would have to pay their charges in full. It was only because we agreed with our developer to continue using Ocean did they drop this. Very disappointing. We would not use Ocean again.

difficult to book a view

Despite repeatedly asking about viewing availability this Friday, your agent avoided answering this simple question. Instead, he spent 10 minutes asking irrelevant questions about mortgages and my property search timeline, even after I confirmed having spoken with a mortgage advisor and knowing my borrowing capacity.Only after wasting considerable time did the agent finally inform me that viewing wasn't possible. This unprofessional behavior and inability to address a straightforward inquiry is concerning.What a joke!Reply to reply:Thank you for your response and for taking the time to review this matter. However, I would like to clarify some key points regarding the situation, as there appear to be misunderstandings on your end.Firstly, the “no show” incident occurred because I never received any confirmation for the requested viewing. Without a clear confirmation, it was impossible for me to know whether I was expected to attend. In fact, I only received a call at the time of the scheduled viewing, during which I immediately explained that I could head over right away, though I would need approximately 15 minutes to arrive. Unfortunately, the agent informed me that they could not wait, which was the only reason I did not attend.Secondly, I would like to emphasize that the property I was inquiring about was not the Airbnb property you referenced in your response, but an entirely different one. Despite my attempts to clarify this distinction, the agent did not seem to acknowledge or address it. This miscommunication has now resulted in undue blame being placed on me, which I find both unfair and frustrating.I trust this provides clarity on my perspective and experience. The 2 agents who showed our home were wonderful! Joseph and Molly - I rate them very highly. Friendly, approachable, reliable and upbeat (even after months of showing our home).There was a misunderstanding originally with Ocean regarding the commission percentage as I had obtain their details from an online portal which meant there was an extra fee involved (GetAgent beware!).I also queried the advice given when it came time to reduce our price - the advice was to reduce the price in £50k increments, but we reduced it by £25k once and that seemed to do the trick.Ocean's legal team were very efficient.

We moved into rented accommodation, having sold our house, after 50 years of home ownership. Charlie was very helpful in ensuring our move went as smoothly (and stress free) as possible.From the viewing until the signing of the tenancy agreement Charlie, provided a very helpful friendly and efficient service, guiding us through the whole process. There was a hiccup with the cleaning and Charlie arranged for the apartment to be professionally cleaned, it was spotless with all the carpets shampooed.Ocean provided excellent holiday cover over the Christmas period as when Charlie was on leave, Keith kept the process going and was available for help. This was in contrast to our buyers solicitors when everything stopped whilst the solicitor was on holiday, which could have resulted in losing the rental.We would be happy to recommend Ocean Lettings.
