Sometimes luck plays a huge part in a successful outcome. We don't deny that Reeds Rains Central Manchester struck gold with their one and only viewing who bought our house - a cash buyer who offered within 2 weeks of listing. We were very happy not to have endless viewings or to hang about to sell. But I'm not sure how Reeds Rains perform if the stars are not aligned . . On our side we are very experienced buyers/sellers so really managed the listing process, pricing, prep for photos efficiently . . we had a great solicitor who managed the process proactively and extremely professionally. . we knew how it all worked, were on the ball, organised, proactive . . Reeds Rains on the other hand were so unimpressive. Not proactive, not well informed, not infused with a sense of urgency. We dealt with 4 different people and their own comms and admin are very poor. For example the Sales Progressor was frustratingly non communicative and not proactive. Also management refused to engage or invest any further time with us beyond initial onboarding as a client. We paid over x4 as much for Reeds Rains than our solicitor but the division of labour was absolutely the opposite. Beware if you are not experienced in the Greater Manchester (or any other) property market, this agency is resting on its laurels, is reactive, sluggish and not accepting of constructive feedback.

Owen Diamond and his colleagues in the Liverpool City Centre office advised us on the sale of 2 flats. They quickly found buyers but the conveyancing process was, in both cases, fraught with difficulties. Owen and the team were very supportive throughout and did what they could to facilitate the deals. RR are excellent in communicating and, even when Owen was not in the office, a colleague could quickly and accurately provide an update from the screen. All round, an excellent service.

Not impressed

Saw a house being sold by Reeds Rains, sent 2 messages via Rightmove and then an email directly. None were responded to. After a few days, decided to ring them to try & arrange a viewing. Managed to arrange the viewing. But had no explanation or apology for the lack of response. Went to the viewing, received no follow up or a request for feedback. I was just grateful we hadn't chosen them to sell our house!

From the moment we enquired with Reeds Rains in Clevedon to the moment we sold our property, they were nothing short of helpful, engaging and there when we needed them. I chose Reed Rains as they are an established estate agent within the area and felt they were best placed for the sale of my house and it proved to be the right choice. Horrendous!

The response to my initial review (posted on 28th November, below) is as unsatisfactory as the service. Whatever the company claim now, I can evidence all of the concerns I listed. Further, almost three weeks after the moving date, problems persist. The fridge and freezer were not working and the tenant lost £130 of food. He is still without a working oven and has no access to the electric meter to obtain an initial reading. The latter is especially concerning because the hot water tank heats up constantly and then drains itself: imagine how much this is costing! Various items are broken (door handles, toilet seat) and there is black mould around the windows, very unhealthy. The tenant is facing Christmas with a microwave meal. How unacceptable is this! Happy Christmas, ReedsRains., , , , , -Dealing with this company has been a nightmare, for myself and the tenant for whom I acted as guarantor. Annabel Gilbey was the nominated negotiator but emails and phone calls to her went unanswered. On one occasion, the tenant drove several hundred miles for a viewing, leaving home at 5am but no-one turned up. A phone call would have been helpful. Sending a text when the negotiator knew he was travelling was not. We were sent repeated requests for information, money and urgent legal confirmations - none of which were necessary had the negotiatior or her colleagues acted professionally. The Branch Manager Justin Barton must bear the greatest responsibility for this. My concerns can be evidenced if this is necessary.

salford quays barance were the worst letting agents we have been unfortunate enough to have dealings with, if you can avoid them I suggest that you do. the move in inventory was a work of fiction with not a single fault or damage mentioned and the flat was filthy with numerous items of damage and disrepair that they are now trying to claim from us after moving out and leaving the place in better condition that we moved in Jessica was so tardy at arranging repairs that we gave up. never again would we deal with these people

We took matters into our own hands and contacted St Helens and advised them of the situation and could we come in to scan passports which they agreed…Why are we doing all the running around when paying RR to act dopey and do nothing….There is a fantastic university I’d Durham so why do they have to employ morons in RR Durham…Surely there must be students looking for part-time work!!!!Worse estate agents ever used

Don’t touch with a barge pole!!

Truly awful experience…so unprofessional. Total lack of communication. On completion day, went to drop keys in and office was all locked up! We had been in a few days before to make sure of arrangements and were told there would be someone in their office at all times on completion day. Eventually Luke arrived - he had been for lunch, but there was no-one to cover…unbelievable on a Friday, the most popular day of the week for moving house. Whoever is the manager in Chester needs to realise that we are paying good money for a service, when it shouldn’t be unreasonable to expect someone to actually be on the premises to receive keys from their customers. It gets worse…our buyer went later to collect the keys and the shop was locked up again! It’s 5:30pm now and they still haven’t been able to get the keys. No phone calls to either ourselves or our buyers before hand to explain what was going on - we had to do all the chasing to find out why we were being let down. Begs the question ‘what are we paying for?’ Please avoid this Estate Agent.

Offered several viewings next day, Letara was informative about the properties, answered any questions gave me lots of time to check everything out. I put in an offer on one of the properties which was dealt with by Miles who was on the ball, and explained everything to me, I felt really confident that it was being dealt with very efficiently. My offer was accepted in a few days and all the paperwork etc. was done very promptly by Letara who again gave an exceptional service.
