AVIOD AT ALL COSTS buying Just after taking your money very greedy very poor communication aviod at all cost To clarify your response: This is about the misrepresentation of the property. You marketed and sold this as a 5-bedroom house to a vulnerable elderly buyer, when it is legally only a 3-bedroom house. The loft area you advertised as bedrooms has no legal approval and is in a dangerous state of collapse. Your '5-star commitment' was nowhere to be found when a senior citizen was being sold a structurally failing building under a false description. Prospective buyers should be extremely cautious: do not rely on this agency’s description of 'bedrooms' without verifying the legal and structural status yourself. They sold a home that was not what it was claimed to be.

I am writing this to warn EVERYONE to be extremely cautious when dealing with Coast & Country. We purchased what was marketed and sold to us as a 5-bedroom house, but it turns out it cannot legally be sold as one. The agency has been unhelpful and dismissive, refusing to take any responsibility for the situation they have left us in. If you are buying from these agents, do not take their word for anything. You must watch over every detail of the sale yourself. They have left us with a massive legal and financial headache, and we have now been forced to escalate this to Trading Standards.

We have worked with Emma and Raphael from Houseman for 8 years and in that time we have found them extremely responsive, acting responsibly on behalf of the tenants and the landlords be it moving in, moving out or issues that occur during the tenancy. They have very good relations with the contractors they use and can always be relied upon to take a pragmatic view around any issues that crop up. Trust is a word that sometimes gets forgotten in this area, but not here.

The Cooke team were excellent. Concerning the sale of my mother in-laws property in Howdens in March 2026. Their promotion of the property ensured we had lots of viewings, all managed by their team and feedback on each visit provided. They maintained constant communication through a complicated sales process regarding dependent sales. It helped remove the stress from the whole process. This is the third time in using Cooke both buying and selling and they have been faultless every time. Special mention for Charlotte, Julie and Nigel although the whole team were great.
