SLUM LANDLORDS - My partner & I rented a property through this company. My partner lived in the property for 7 years and I lived there 2 years. In April 2021 we reported damp in the bedroom coming from the old boiler. They did nothing. In October we found mushrooms growing behind our bed along with a large patch of mould. I contacted them and threatened to take the to tribunal if they didn't fix the issue. It was fixed in 3 days at that point. Then came our six months notice to leave. We were told not to rush but the company harassed us into leaving. We eventually moved out after three months and have now been advised we have to pay for multiple services. They have claimed that the oven needs cleaning, yet in their original documentation regarding the state of the property it is noted that the oven is in a poor state. They have claimed we broke a window yet as the property has not been maintained within the seven years rental the old wooden frames have rotted away. This has been reported to them on several occasions via the telephone and via email yet now they are trying to charge us for it. There was one instance where, for whatever reason, my partner paid the rent a handful of days later than usual yet this didn't stop one of their employees sending a vile and billious email threatening eviction for being late with the money. Not one seconds thought or consideration to there being a global pandemic and the possibility my partner, as a key worker, may have been ill with the virus. When challenged it was apparently an automated message, which if true, I would suggest someone with better grammar and ability at writing puts together all automated communications. In short, if you are looking to rent, avoid this business.

We had to rent out my uncle's house due to the fact he was diagnosed with dementia and required looking after in a home. 3 estate agents were invited, one didn't turn up, one had no idea and seemed not bothered !! then there was Richard. As soon as he started talking I knew he was going to get my business. He explained exactly what was required and it was very obvious he knew what he was talking about. A plan was agreed and put into action. I've been in the retail trade, and like Richard and this team, I also treated my customers/clients as if they were the only ones I had. There is quite a distance between St Albans and where myself and my two brothers live, which was a concern, Richard and this team took that concern away. Sadly my uncle past away Dec 2020 so the house was made ready to be sold. Several views and it was sold for a lot more than we expected.This is a family run business who care, and are professional with an in depth knowledge of all things related to renting and selling. They have become our friends. So if you are looking for a first rate estate agent, LOOK NO FURTHER you have just found one.

Hi,After viewing a property twice with an Agent and with the owner and after putting forward an offer .The process of providing all documents and the initiation of the Mortgage were ongoing , I found out that the Agent not the Owner had made the decision without contacting us (during the 7 days that passed) to sell it to another buyer at the same price?I have never come across this kind of a sales man concept. Despite taking their 12% monthly cut on their supposedly 'fully managed service', they take a hands-off approach to property management. Their service involves a complete lack of action in following up on remedial work throughout and between tenancies, and failure to engage with tenants and take instructions from landlord. This ultimately incurs additional costs, time and grievance to landlords. The staff shows poor competency and professionalism in acting on the client's behalf, there is no continuity in client engagement, and the management shows no accountability. There is no scope to speak to decision-makers to resolve conflict and Martin & Co is either unresponsive or always right. Their inaction has led to multiple thousands of pounds of damage to my property, while Martin & Co continue to sit on the fence. Further, they lost keys to my property that were supposedly kept safe in their office and did not have a log system to track where the keys were. They denied responsibility for their negligence with no action, leaving my property at risk and for me to fix it.They prefer to shift the blame for their poor management to tenants instead, which is unacceptable. Their service is disgraceful and dishonest. There are plenty of other good agents locally, please do not make the same mistake I did.

My experience from the Martin and co especially one of the staff Becky.Absolutely arrogant, layer into your face and speak with you unacceptable. House that I left were absolutely clean I have 124 images from it in and out including the oven. We agreed £50 deduction (which was not reasonable deduction anyway. I showed to my lovely neighbours to get their advices) They explained the deduction for the owen clean....I thought lets be happy everyone take it then .After I moved to overseas it's raised up to £150 .They are extremely greedy unreliable company .Here is the email that is shows the all short story to copied here.IGNORE MARTIN AND CO!!!!To Becky../Martin and CoActually we both new that would not be straight forward as we know your office and landlord's attitude. But let me take some Indication too. We lived in the property 7.5 years that the rent has never ever been late or whatsoever. When my son was 2 years old (just like the landlord son) we have left in the property with wrong boiler no hot water and heting that was uncomfortable in January with the baby for over two years despite of the regular reports. This was disgusting and I presume illegal too from side of landlord.At the very first agreement included the wrong appliances will be replaced that never been happened so we bought new dishwasher,new washing machine,also we fitted a water purifier which is cost £800 only this all left in the property.total cost circa £1600 we never moaned for it.Moreover throughout 7.5 years of period we paid at least £54000 anIs it absolutely outrageous that these minor issues the reason that you would like to deduct our deposit. We showed all fairness, maintained, decorated the property every single year.I showed all neighbourhood's the property and all of them said that wouldn't be any problem at all.We all loved by our lovely neighbours that they were said will help us to take this case further if necessary. The stuff in the garde will be cleared out one of the neighbour tomorrow morning. Also I taken pictures very detailed that you required that isn't rich the standard of your office in case of the further steps . I am shocked and appalled at how me and my partner have been treated by Martin and Co this week. We had an offer accepted on a house and this was taken off the market, we had sent over our information and began to contact our solicitor and mortgage broker to get the ball rolling quickly - the excitement only lasted less than 24 hours before we were told we had been gazumped and there was nothing else we can do. I'm aware there is no set rule that this can't happen but how we were treated by Colchester Martin and Co about this was appalling. Even after our email back we had no response until we rang and even then Gary was rude towards my partner. This has now left us not even wanting to sell our own property and come off the market completely because of how Martin and Co treated us.

She kept me up to date and the house sale was completed in good time and therefore I decided to contact Martin & Co (Who have now moved to Allerton Road) when I needed new tenants for an apartment that I own. Once again, they delivered a great service. The new tenants had moved in a week after the previous had left. Additionally, the tenants seem really nice so I'm really pleased and I don't have to worry about my property being empty and where I will find the money to cover the rent. During the tenancy everything was well occasionally when the landlord did not want to carry out works this was communicated clearly but we had some issues towards the end of tenancy when the landlord wanted to claim money off our deposit for issues that was already there when we moved in. They had lot the evidence of check in document and then sided with the landlord instead of even trying to understand our side and were very rude. In the end when the claim when to dispute with deposit scheme we managed to find our copy of the check in which proved that the issues were there in the first place and our deposit refunded. There was no acknowledgement or support as a tenant from the agency and infact they were very rude about it.

To this day I wonder why me and my partner chose them. I'm sure I will wonder till I die. As a landlord, this is the agency for you! They will go far and wide, by breaching contracts, just to protect your interest! That's right! They will do criminal things and get their ass on the line just to get you an extra £ or two! I was just charged 70£ for cleaning, when I left it in x5 better than it's original condition! Oh, wait. The landlord doesn't actually get this money. So I guess, even for landlords, this is not the agency for you! You might get held up with a small claims court for no reason whatsoever! By contract I was supposed to get the deposit within 8 days after giving in the keys. Today the ''issue'' is resolved, which would make it the 23rd day. Almost x3, a day short, damn, so close. This delay was not on ''my part'' or the ''landlords part''. It was simply the agents failing to contact either of us. They do not care, they will not care. The maintenance teams they use are bloody ridiculous. If I have to go into details about that, your head will spin.If you're a masochist, like to be ignored, enjoy getting your nerves stretched for stupid little things and like spending more than you should, choose them. There was only 1 decent person there, Andy Swallow, felt I should mention it. Even for him I can't lift up my star rating, sorry Andy, your a nice guy. Consider moving.

They then did not show up, leaving me out in the rain having paid for a taxi to the viewing, and ignored all my calls and WhatsApp messages. The BEST Letting Agency I have come across during the last 10 years or so. I had very bad experiences with other popular letting agencies in Manchester. But Martin & Co was the best from the beginning. I had some issues when I moved in in 2016. The apartment was not cleaned properly. But it was only a matter of letting them know, and the next day a professional cleaner came and did the cleaning well. Next, I had some issues with the Sofa (it had torn surface), the two mattress were damaged and strained. I informed them about these. Within 2 weeks the agency replaced the Sofa and mattresses with Brand New ones. Next, there was a damage near the kitchen on the wooden floor. It was very badly damaged and looked ugly. In fact, i noticed these damages when I came for a viewing, so I did not think that they will replace it as I already knew the damage before I moved in. But the Agency was so great that they contacted the Landload and the Landlord was the best, because he decided to replace the entire floor with brand new wooden flooring. Which might have cost him 1000s of pounds. NEVER expected such a great service. Later on had some issues with the heating control unit, within just two days it was replaced. NO Questions asked. Had an issue with the kitchen sink tap. Replaced within days. Had an issues with the main door lock, repaired the lock within few days.I truly loved this apartment, and never wanted to switch the apartment because I have been treated extremely well. I lived there until I had to leave Manchester.On 23.01.2021 I terminated the contract and vacated the property. I did a professional cleaning and handed over the keys (put them through their letter box as the office was closed). Despite the disruptions to normal business work, I could not believe they processed my end of tenancy and returned my DEPOSIT Back in to my Account on 26.01.2021. That was unbelievable. It was so fast that they might have carried out an inspection as soon as I vacated and refunded me immediately.They DID NOT deduct a pence from my deposit. They were extremely generous and great. I would like to make this an opportunity to thank both Staff at Martin & Co. Manchester Central Office and my Lovely landlord for such a wonderful experience from start to end.If I ever move in to Manchester again, I will definitely rend a property from Martin & Co.This is my story. And its the TRUE Story. Believe me, I wouldn't be bothered to write this Review if I wasn't truly happy.

His number is for out of hours emergency, so I called and left a message as well as text message, just so it would already be reported ready for when he could come to do it. He text me today (Sunday) saying he would call in to have a look. Great!! As it turns out it was a quick fix. We rented a property for over a year, we always paid rent on time and looked after the property but to say that Martin and Co martinco.com are a borderline scam and extremely incompetent is an understatement to say the least. First of all, the rent was high so I assume the landlord paid a fairly hefty fee for Martin and Co to look after the property (though I don't know that for a fact) so what they actually do with this fee is beyond me.Lets start from the beginning...INCOMPETENCE:That is the general word I would use for this company, in particularly from the lady who managed our property Barbara Cousins. Where do I begin, first of all she doesn't even know how to use basic email, for instance as we lived in the shared property we BOTH needed to be cc'd and replied to with communications, I must have explained this 10 times via email but she still continued to constantly fail at this basic task, meaning me and the missus where constantly going back and forth catching up and forwarding things to make actual sense. Then, just having general conversations about logical things regarding the property seemed to confuse her, this isn't a character assassination but I honestly don't know how she got the job, unless she's a family member, friend or something similar within the company as it certainly isn't on skill set I can tell you that. My girlfriend, who is known for her patience just couldn't deal with her anymore. The worst one was (and you wont believe this) our ceiling fell through due to a dodgy waste pipe and was flooding the house, we rang them immediately and explained, Barbara said and I quote "not sure if we can get someone out right now, but just don't have a bath" - yes, she actually said that, says it all really.Now on to the building work (if you can call it that). They seem to hire a man called Michael, I assume he is cheap because Martin and Co clearly don't like spending money and have made that clear on several occasions. He is a "I can do any job" type of bloke, he comes across as a cowboy in the work he does, which is exceptionally low quality, in fact, I, in my limited DIY skill set often had to give him advise - even the missus had to show him how to locate the stop tap for the water and how to use it which was hilarious. SCAMFirst of all, we initially signed for 6 months, but in the contract they tried to put 12 months on there until we noticed, they of course apologized and amended it but, an honest mistake or an attempt to try and increase the contract? you decide. Constantly trying to save money, multiple occasions I was called by the to try and work my work schedule around builders so "they could save money"...yes, they actually said that. When we left the property, aside from the broken ceiling (which was not our fault) the house was actually in cleaner and better condition than when we moved in, and, there was a few crumbs in the oven and got charged over £200 for them to clean it! also, some light bulbs went due to the bad wiring (and reoccurring issue) and got charged £5/new light despite not being our fault. Lastly, deposit. We was told several times that they requested the deposit release from the DPS, yet never received it. After several weeks we had to manually call them and force it to be released as the agents never actually contacted the deposit protection scheme. Generally an absolute mess, these people need investigating.
