GoogleI have been a private rent tenant for over 10 years now and without doubt Lemontree have been the best agency I have dealt with. The initial process of moving in and getting all applications done etc was very smooth, getting any maintenance requests sorted were always timely and well managed. We really loved the regular property inspections as it always felt two-sided, we could use the opportunity to discuss any maintenance needed and it was always incredibly friendly. GoogleI lived in a property managed by Lemontree for nearly ten years. They were always responsive and flexible when required and non invasive at all other times. I dreaded the six monthly inspections purely, because of my own neuroses, but they were always sensitive and on several occasions made it clear that these were upkeep checks for the benefit of both landlord and tenant.
They were professional and friendly, though emails were sometimes a little terse. They explained this by saying they have to cover themselves when writing, which was understandable. On a more personal level they were consistently friendly and professional, a balance many find difficult, let alone over a period of a decade.
When it came to move on, they were extremely helpful and understanding through it, even successfully seeking a buyer for an oven after it became apparent the landlord didn't want it after all and I had already moved to the Midlands. Really they had nothing to gain for helping as much as they did as our business was completed, so this was especially welcome and appreciated. I tried to be a reasonable tenant, and I suppose that went a long way too.
I now own my home, but previously rented for a very long time. I would say Lemontree stood head and shoulders above any other agents, but the others would not reach their belly button, and one particularly bad one would not have got above the knees.

GoogleWe rented via Lemontree for just over two years and initially found them pleasant and efficient to deal with. Over the period of our tenancy my impression changed and I found them rather condescending and complacent. Our moving out was totally mishandled; due to staff illness time-critical processes were delayed and I had to chase a lot. This impacted on the time available to us to address any issues.
We were also dismayed to be faced with instructions to get the gutters cleared out (not mentioned anywhere in the lease), cut the last-cut-in-late-October grass (in a very wet late December with an electric lawnmower) and pay £75 per wall to treat small amounts of mould, of which Lemontree were aware from almost the start of the tenancy (because we told them). After the end of our lease there was an issue around paint supplied by the landlord (as offered in the original Rightmove listing) cracking on the walls and Lemontree trying to charge us towards the cost of repainting. Luckily we had photographic evidence to prove the one wall we had supplied the paint for was not at all cracked, as they claimed it had required repainting too (because of cracking not the colour). We can clearly see from the current Rightmove listing that the wall has remained the same colour as we left it so we are very sceptical that it was ever repainted at all. Only our suggestion that we take the issues to the deposit scheme’s dispute resolution service led to Lemontree/the landlords accepting the compromise we had offered (too stressed by this point to fight them any further). If you are a tenant our advice is to keep photographic evidence of everything as you may need to rely on it when it comes to getting your deposit back. We rented for 20 years and this is the only agency/landlord we ever had issues with.
