GoogleIf I could leave a 0 star rating I would. The worst company I've ever rented with. Tried to charge us £250 cleaning fee when we moved out for a 6 bed terraced house that was left in better condition than when we moved in despite listing in the inventory when we did move in that the house was not up to cleaning standards. We requested an invoice for the cleaning fee which firstly, had our incorrect address on it and was a plain word document with a company that had gone into liquidation in 2006. Also tried to charge a fee to fix the damp in one of the rooms which was also there when I moved and I emailed at the start asking someone to come fix it and all they did was paint over the damp so it just returned later on in the year. I moved out of this house in June it is now October and I STILL haven't got my deposit back! We are currently going through TDS but even that takes time to compile evidence. They don't respond when you want your money back but happy to chase after you if you owe them money. They will scam you as much as they possibly can, avoid this company like the plague.

Unfortunately if a property is not left as found then we have to act accordingly to bring the property back to the standard that it was found. In this case a clean was required and a reputable company was instructed.
After speaking to your Property Supervisor I can see that your deposit return proposal was sent to you back in August. The landlord did attempt to negotiate but you decide to log a dispute with the TDS. Unfortunately doing so can cause prolonged delays which are completely out of our hands. We have now been advised by the TDS that a decision has been reached so I trust that you have too.

GoogleProbably the worst, least organised rental agency there is in the UK. Whenever you call them to fix an issue they respond within weeks. And when there are issues outside of your control they blame it on you. Oh and when you stop renting with them they withhold your deposit on grounds of repairs that should have carried out themselves. Right now my roommates and I are still waiting on our deposits since August... and we were forced out of the property by the pandemic half way through the tennacy and we were still charged rent...

If a property is left as found then we are able to issue a full deposit return to tenants. In your case cleaning was required. We are able to provide you with invoices from external contractors showing the cost of the clean. GoogleAt time of writing I am locked out of my flat in Stepney Lane. I'd just gone for a short walk and come back to find my key not fitting in the lock. Called the emergency number only to be told the properties here weren't handled by them and that he didn't know who I could call. Every other number I have found is outside of office hours, and I've tried all of them from the website. Really not sure what to do now to be honest.

GoogleI have had poor service, responsively and professionalism from Walton Robinson for 3 years. We moved in this year to a broken desk and a broken chair (amongst a whole host of otherthings). With the need to WFH getting these replaced was very important. Walton Robinson took 2 months to do anything in which time i had to make my own desk and then finally the new "office chair" arrived which was a collapsable £5 chair offering absolutely 0 support. It is almost laughable

GoogleDREADFUL SERVICE, GO ELSEWHERE.
I would rate my experience '0 Star if possible', this is such a competitive market, and WR provide service far below par. After dealing with other estate agents, it's clear WR lack the experience and service required to deal with managed properties.
To start, when arranging a viewing, the estate agent didn't know the code to the gate, and left us standing outside for some time while he found the code. He then mis-informed me, and said key collection is from the WR office on Stepney Lane, but when I returned back to the property after moving from London, the office was closed and I was told I had to collect the keys from Percy St. office.
When I did eventually receive the keys, after the estate agent made it clear it was my job to sort the guarantor for the property, I turned up to my room for it to be FULL of ants. I could not believe the sight, as this was now Friday, someone did not come to inspect the damage until the following week, I bought some products to remedy the problem for the time-being, for which I wasn't refunded, and it took over 2 weeks to fully resolve due to a mis-communication with the maintenance team on WR's behalf.
7 Months into the tenancy, WR informed me I was paying the incorrect rent, they had miscalculated the rental amount, even after I questioned it back in August 2019. It was very intimidating that they asked me to cover the past shortfall due to their incompetence. However, I refused to pay and this issue seemed to go away.
Overall, not a very good experience at ALL. There are some great people working for this company, including Gav - who really does try his best to resolve issues which generally aren't his doing. Do think twice before using WR, it may seem affordable, but the stress it causes doesn't make it value for money at all.NegativeQuality, Professionalism, Value

GoogleI am incredibly disappointed with the service I have received (or lack thereof) from this company. Most of my emails go unanswered, when I'm told I'm going to receive an update on a query I never receive one and it seems to be impossible to get the agent in charge of my property on the line since she's apparently always busy or out of office. Whilst I am grateful for the help in finding a flat, I still believe it necessary to leave a 1-star review due to the lack of assistance and response these past few days.
[edit] - I have updated the review from 1 star to 3 stars due to the improved communication this week. Whilst I understand that summer months are busy, new tenants should always have the ability to easily communicate with the agency. Especially for that first month when there are bound to be questions regarding the property and the tenancy itself. Moreover, new tenants should always receive guidance from the agency as per the government 'how to rent' guide, regardless of how busy the business is.

GoogleIf I could give zero stars, I would.
Throughout the tenancy they were bearable (slow service and a little forgetful, but things got done). However, following the end of the tenancy we didn't receive our deposit back. It has now been almost 3 MONTHS since we vacated the property. Endless emails and phone calls have been made, with the landlord also doing as such. We've recently raised a dispute with Tenancy Deposit Scheme to try and help us get it back (despite being advised that we might not win a dispute from one of the employees at WR)!
Try and avoid it at all possible.

GoogleAVOID AT ALL COSTS. If I could give 0 stars I would. Rented from this company whilst at uni and they were horrific. I had mould in my room and slugs coming in during the night, I complained several times a week, chasing it up and all the did was put slug pellets around the house which did NOTHING. It damaged multiple clothes and shoes which I received £50 compensation for, which was nothing compared to what was damaged.

GoogleI was initially reluctant to use WR given the terrible reputation that they have amongst renters in Newcastle, but they were the only agency to offer a short term tenancy and so my hands were somewhat tied. I have rented for many years and so I am aware of how these companies operate, but I have to say that WR are by far the worst agency I have ever dealt with. Two to three viewings per week pretty much throughout the duration of my tenancy, and as just about everyone else has mentioned here, it takes forever to receive your deposit back. Pay attention to all of the one star reviews on here - really not worth the hassle.

GoogleBy far the worst agency ever! It took them four months to get back my deposit, after I lost my deposit protection uniformed with the duration of the protection. Moreover, I never got the inventory list check out, when I moved out! After 4 months of hassle they sent me the deduction of the deposit and it still took them ages to give back my deposit! Hence, the deduction were excessive and unfair! Unprofessional agency and very inconsiderate to students as finance is essential to us especially being overseas!

GoogleHighly would NOT recommend rented a property with Walton Robinson for a year had so many hindden cost/bills we was not made aware of whilst signing the tenancy, we move out the property over a month ago now and keep getting strung along about when we’ll get our deposits back and most importantly how we’ll get them back!! We was charged £7 for one light bulb and almost £100 for marks that we apparently made in one of the bedrooms on the walls during our stay which is near impossible as we was all hardly ever there and the marks was already on the walls when we first moved in last summer the flat certainly was not professional cleaned as we had to get family memebers in to help us all clean to be able to move in, avoid at all cost!!Trip typeBusiness

GoogleWorst agents I've ever dealt with. They are too large to deal with anyone to a satisfactory level. Have charges for absolutely everything. Maintenance requests go unnoticed and have to be be continuously reminded about. To the point that its better to find who the actual landlord is and deal with them directly. Google*AVOID* Do not go near Walton Robinson, these con merchants have caused me months of hassle. Hands down the worst rental experience I’ve ever had. Took me nearly 4 months and a formal deposit dispute to get a £2,500 deposit back from them, they still insist on claiming for £100 worth of unnecessary ‘cleaning’ even though the house was professionally cleaned at the end of the tenancy. Walton Robinson are very insistent on charging by the hour, up to £50p/h, for late rent payments etc yet they fail to return a deposit for over 4 months and are still holding over £130 from the total amount. One of the rooms in the newly refurbished house was so cold it was uninhabitable at points, when I informed the Walton Robinson employee during the monthly inspection the reply I got was “it doesn’t seem that cold to me” and nothing was ever done about it, attempts to contact the office were always met with “sorry (.....) is not in the office at the moment”.
I strongly advise avoiding Walton Robinson, use another agent in the area. I can say for certain that the experience with one of their competitors will be far better and will save you endless amounts of time, money, hassle.

GoogleWould love to give this a zero star rating. Absolutely disgusting agents who like to rip off poor students. Not only did they withhold the deposit they also tried to charge us for decorating a whole room for 1 piece of blu-tak!!! Also charged for 11 hours of cleaning for a 4 bedroom flat that had been cleaned to perfection and was in a much better state when we moved out to when we moved in. I would never, ever recommend anyone going with this agency. Stay away at all costs.

GoogleDO NOT USE THIS COMPANY. Took £300 worth of my property without my consent, then proceeded to lose the property and are now refusing to refund the amount as I was unable to locate the receipt for the purchase, what an absolutely disgusting way to treat their customers. This was raised over a year ago, and I am still fighting this case. I have been palmed off and disregarded throughout my entire tenancy with Walton Robinson. I was promised time after time this would have been resolved, but since finishing the tenancy almost all contact has been cut from the company.
Edit - further to your response: You have admitted to taking my property, yet you have made no effort to reimburse, refund or replace the item.
On numerous occasions I have explained that I can provide a bank statement for the purchase, however this would not reflect the total amount as several items were purchased at the time. Moreover, I do not keep every single receipt in anticipation that I may have to prove that I was robbed by my estate agent. Unacceptable response and will be taken further.

They are more tuan happy to outline the fee of £36 per hour if rent has not been paid on time yet unable to meet their own deadlines when paying back the deposits we so gleefully hand over to them. Including cleaning fees, administration fees and rent for a property that can only been demised as adequate once you have spent your first night in the your new humble abode with no understanding offered. Do not go with Walton Robinson, the service received is poor and the experience is awful. If you're expecting a smooth process then think again, as students you will be treated like a second-class citizens.

With reference to the late payment fees, as outlined in your tenancy agreement it is your responsibility to ensure that your rent payments are made on time and a fee is incurred if we are required to chase you for any outstanding payments.
For the deposit release, the checkout following the end of your tenancy was completed on the 21st of July 2014. In line with our obligations to notify you of the potential for deductions within 10 days of the end of the tenancy, your spokesperson was informed that the landlord may be seeking a contribution towards some items, and we would need to await invoices before we could confirm the extent of any contributions. Whilst we make every effort to chase outstanding invoices, the receipt of these is somewhat dependent on the contractors. The final invoice we required to determine any deductions from your deposit was received on the 11th of August 2014, and the full breakdown sent via email on the 13th following consultation with your landlord. We now await your response regarding the proposal.

GoogleUseless, useless, useless company... PLEASE listen to the other reviews and go with a different agency. Their response times are unethically long, we had a broken window (not our fault) in a bedroom for a YEAR, making it incredibly cold in the winter and despite countless calls and emails it wasn't fixed until we moved out. We've been out since June and they're still refusing to update us on our deposit. Have called 4-5 times each now and they either tell us they're waiting on an invoice from the builders (I mean really? The work's been done for months, new students have moved in and you're saying the builders haven't invoiced you yet?) or the member of the team responsible for this is 'absent'.
I HIGHLY recommend you choose a different agency. This one will try and fleece you for all you've got, taking advantage of first time renter students with hidden fees and deceptive practices.

GoogleIf I could give them no stars I would. Waiting on our deposit return for 6 people. Emailed, called and no response to the situation. Reading the reviews and getting charged for cleaning bills etc is making us worry. They don’t reply to you even after countless of calls and emails. All 6 of us have proof the cleaning bill would not be included in the invoice for the deposit and will be taking legal action if our £2000 deposit between the 6 of us isn’t returned. The house was left spotless and a cleaning bill which included things like a missing chair when they’re 2 in one of the rooms left upstairs and a light out in the kitchen doesn’t cost excessive amounts to repair. A cleaning of a house is mandatory in any property once tenants have moved out and we should not be charged for it. I’ll be calling until I get a response and an update on all our deposits.

GoogleWish I could give them zero stars.
The worst letting agent I have ever experienced.
Took us almost two months to get our deposit back, despite the “property manager” telling us that he was going to post the cheques out numerous times. He never replied to e-mails as he always said he was on annual leave or out of office (despite replying to some tenants emails and ignoring others). Still waiting for a response back about disputes which I sent last Friday.
Apparently won’t honour our disputes despite me having evidence that the issues had been previously reported before the end of the tenancy.
Charged us for 13.5 hours of cleaning on a small six bedroom flat - the flat did NOT require that many hours of cleaning when we left and to start with it wasn’t even clean when we moved in! We had to deep clean it ourselves!
They then sent the cheques for the deposits to the wrong addresses and made the cheques out incorrectly?
Avoid this letting agent go with a letting agent who will actually be responsive and fair with tenants.
EDIT: despite the response from WR that it would have been due to contractors getting back to them, by this point we were told numerous times by the member of staff that the cheques had been posted out, and on all occasions they had not been. They only ended up getting sent out when we threatened legal action which seems very convenient for Walton Robinson.
Also don’t bother trying to get in contact with anyone that works there. You will be passed around numerous people only to be told that the person you’re looking for is “away from his desk” which seems to be the case 90% of the week.
As they stated, “summer is a busy time for us” which may be true, but tenants also need to receive their deposits back which some of them may need to put down on their next property as a deposit. WR will do anything to keep your deposit for as long as possible, and keep as much of it as they can.

Unfortunately if properties are not returned as they were handed over then it can take some time for deposits to be returned to tenants. We have to arrange for works, await invoices and liaise with landlords before we are able to release any amounts.

Not only was this a huge inconvenience as we now have to find a different flat, but its has also been 3 weeks and we haven't received the holding deposit back. I've called and send emails many times, they keep saying the'll send the deposit back, but they haven't.
