GoogleIf you want to save your money stay away from this money sucking agent. Gail Harbottle, the lady is genuine fraud. In terms of service during tenancy they would not mention any issues. And then after checkout they are just after your money. I wish I had read the reviews before taking the rent. I stayed at 136 Rothbury terrace and cleaned it to the best possible when leaving. But their inspection charged false checkout report. Even streak on mirror was considered an issue with cleaning. I went with DPS resolution, and got back 60% of my deducted deposit. Overall stay away from this agent

GoogleGreat and friendly when collecting your rent and selling you their services, however will over exagurate to take money off you at the end of term and use cheap contractors during the term then price you up with expensive contractors' 'Estimates' when they expect you to pay for their dreamed up cleaning requirements.
Was a tennant for 4 years and 5 months, complained about damp for 4 years with solution not being found until the final year. In the meantime, I was loaned a dehumidifier and asked to shower with the window open in Winter.. The potential fix, as the roofer stated when leaving "That might not have fixed it if the wood is to far gone." I hope for the new tenants it is fixed as winter is approaching.
Over those years the maintanence on the property was done to a poor standard, to a point where we actually asked them not to send certain contractors out. With only their plumbing and heating contractors Tom and Alan actually being any good at what they do.
At the end of the property we were given a blown up figure of £295 to clean a property that we repainted and gutted for 3 days prior to handing the keys back.
If you're a tennant, I'd advise you to look elsewhere or document any communication you have with them during your tenancy, I did via Email.
If you are a landlord, perhaps use your own resources for mainanence as I would not recommend Rhapdosy.

GoogleWe were charged for plumbing repairs that never fixed the problem and, following a £300 professional clean, our full deposit was not returned as it was not cleaned to a 'professional standard'. Sadly, an amazing year of university was tarnished due to living in a house of constant mould and plumbing problems. Would not recommend!

GoogleEven if I’d read the reviews before renting through Rhapsody I’d of probably still used them (stupidly) as I know how clean and well kept I keep the house and garden of any property I rent. With that, and going back for 3 consecutive days to clean the house once I had moved out, the owner still took a good size chunk of my deposit. Included in the charges were cleaning of top oven, which was NEVER used from being newly installed. A cob web! An entire house clean! It literally couldn’t have been any cleaner.
They charged a crazy amount also for the outside of windows to be cleaned, which had been professionally cleaned 3 weeks previously to me moving out.
A cooker hob light bulb although I’d left a new one on the box in the kitchen next to the cooker.
I could go on!
The owner will literally take your eyes out.
During the tenancy they were good at sending someone out if there was a problem. But the mood of their main contractor was usually stressful to deal with and some of the work completed below standard.
If I owned a property I certainly wouldn’t want their main contractors looking after it.
The staff, apart from the owner, are pleasant and polite. I feel sorry them having to work with the owner.
When the owner emails to give a house check date, she NEVER asks if it’s suitable (unlike the other staff) you are just told if you won’t be in she will use her key.
Her manners leave a lot to be desired and she is hostile and rude to deal with.
I had asked her if I could be present for her final house check (within my rights although not a legal requirement) so that I could see to anything she noticed that I had missed. She refused. Of course she refused!!
I would AVOID at ALL costs using this agency unless you want to upset at the end of your tenancy.

GoogleIn an industry with a lot of awful lettings agents, and dodgy landlords, I have found Rhapsody to be absolutely brilliant. All the places I looked at were lovely and clean and well looked after. The staff there were very helpful and were happy to go out of their way to do the extra little things that I asked for. If there were any problems, they were fixed immediately and with no fuss, the tradesmen working around a time to suit me. It's a breath of fresh air - the best lettings agents I've ever had, and that over 20 years of renting. Would highly recommend.

GoogleWARNING DO NOT USE RHAPSODY LETTINGS!!
Ridiculously overcharge end of tenancy fees and provide insufficient evidence to support the ludicrous fees. Having cleaned the property for several days with parents to ensure it was up to standard the company charged in excess of £700 for work which should have been predominantly covered by the landlord. Having worked in a letting agents for 2 years I know that this is NOT how tenants should be dealt with.

We carried out the check out inspection using the inventory which was provided to you at the start of the tenancy, we have photos as evidence which were taken at the checkout inspection showing the damages and cleaning needed, these photos have been sent to all tenants as evidence.
The property was certainly not left in a suitable standard and we have photos to prove that, we would not allow new tenants to move into a property of that standard.
The landlord should not pay for damages which have been caused by the tenants.
The deposit is held with the DPS, if you do not agree with the charges the lead tenant can state this using their log in details on the DPS website, the DPS will then send the report to an arbitrator within their company and they will decide if our charges are warranted or if you should be refunded. We are more than happy to share the start of and end of tenancy photographs so the comparison can be seen.

Avoid at all costs. Incompetent, uncaring, petty. I'm being polite. Should have sent them to Cop 26. blah blah blah - no action. Use out of date pics of how the place might have looked years ago. Billed for items that don't exist. Left their own old mess in back lane for 6 months+. Replaced 1 blind out of 4 - it fell down. Wouldn't replace a strip light or starter motor. Plumber never arrived. Lied about damp. Tried to bill me for a battery! Cleaned in and out over 3 days, filmed it all, and still took me 10 weeks to get any deposit back. Billed for a missing bin which wasn't missing. Put up neighbour's fence and left nails sticking out on my side. Found a years-old sock down radiator in their 'Professionally cleaned flat'. Wanted me to pay to remove previous tennant's settee. Can't read an email. Blame neighbours for their mistakes. Electric meter board fell to bits with woodworm. Seriously, consider buying, borrowing or stealing a tent and live in Saltwell Park. You'll thank me.

YellEnd of Tenancy 'cleaning'
After I and my fellow tenants had cleaned the entire house it was 'inspected' and found to be sub-standard. We were promptly billed for the additional charges. As part of the 'inspection' process, photos documenting the condition the property was left in. This is supposed to be evidence of a botched cleaning job on our part but only proved the truly embarrassing depths an agency will sink to in order to get as much money out of you. The attached file contained a ridiculously amount of photos (541!) no doubt an early attempt to deter anyone from actually bothering to go through them. However, it didn't take much time at all to realise how inadmissible most of them were. The majority of this vast volume were either completely out of focus, extreme close ups to show literal tiny specs of dust or so blurry it looked as if they were photographed while falling down the stairs! All in all a pathetic effort to bill us for as much as they could claim. Do NOT use this company.

GoogleDo not use this Agency, I was in the property for 5 years, looked after it well, but they took most of my deposit back. They say its kept safe in the DPS as an excuse but they took 445 pictures at the end of the tenancy, mostly of tiny spec's of dirt and dust after we spent the whole weekend cleaning the place. They are thieves, do not use them, arrogant and unhelpful, you will kiss goodbye to your deposit if you use these clowns. 1/5 is generous.

GoogleAvoid this company. They will add all sorts of unreasonable charges at the end of your tenancy. Re-letting fees can't be deducted from your deposit by law but this company is currently trying to do this to me. They're trying to add repainting and cleaning to a house which was left in very good condition. I pay monthly rent which was paid in full every month but theyve somehow came up with 30 rent arrears because this is how their "system" calculates it. Avoid these people all all cost.
