I would like to thank Baskeys and especially Chantelle for the past 2 years letting in this student house. Any time there’s been issues within the house they have been sorted promptly and without cost to us, with effective liaison with contractors to sort any outstanding issues. Thank you to Baskeys for a smooth renting experience!

After a hit in miss first year with Baskeys my housemates and I figured we'd give them the benefit of the doubt and stay with them for our last year. Today is the first day of my new tenancy with Baskeys and already a mistake has been made. My rent has been taken out twice leaving me overdrawn in an unplanned overdraft. I have not a penny to my name, no food in the house and no support network to rely on. I've called twice and both times been told I just have to wait a few days for it to go back through the bank. No apologies and no sense of responsibility or accountability for their actions and the situation they've left me in. I will be sending you the bill for my overdraft charges as I refuse to pay for your mistakes. I recommend to any students/professionals looking for accommodation to look elsewhere first.

Do NOT rent with Baskeys. At first, Baskeys seemed to be a lovely company filled with lovely people. And don’t get me wrong, the customer service side of the company is great, especially Lisa, Kay, and Stephen. This is why nearly all 5 star reviews for Baskeys are from people who have just secured tenancies or are not yet at their tenancy end date. Post-tenancy, Baskeys however appear to be only interested in your money. The property myself and my two flatmates rented was in perfect condition at the end of our tenancy. We spent 3 whole days cleaning it from top to bottom. It was immaculate. Not according to the accounts side of Baskeys. For them, the property was so disgusting that it warranted a £100 deduction from our deposit. I have attached images so you can all see how we left the property. After a couple of weeks of back and forth arguing our case that the cleaning team they hired were very wrong in saying it took them 5 whole hours to clean an already spotless property, Baskeys threatened us with withholding our deposits for months until the dispute was sorted. As students, we couldn’t afford to have our collective £800 withheld, so we relented and agreed to pay the cleaning charges. Unfortunately, despite Baskeys appearing at first to be better than their 3 star rating suggests, once our tenancy ended it was made quite clear to us that they value money over the integrity of their organisation and respecting their customers. I expect they will reply to this review saying their reasons for the £100 bill were valid, however this makes no difference to my flatmates and I as our full deposit can no longer be refunded. My advice to other impressionable students such as myself is please do not rent with Baskeys. There are plenty other estate agents in Newcastle with much higher reviews and much better properties.

AVOID! AVOID! AVOID! No parent would want their child to rent property from this company. apart from the fact that the place was filthy on my daughter first entering the property, the post box was not mended for almost the full year in attendance, the beds were disgusting. Window and door frames were rotten, and the catch completely broken on the kitchen window, with the potential for a fatality - all highlighted to Baskeys and all IGNORED. HSE would have had a field day. There was a constant gas smell in one of the bedrooms. The property was without hot water and heating for several weeks prior to them sorting this out - and this was in the cold months. Room heaters were brought in by the company but only one for the communal area, not the bedrooms. No recompense for this was made, in fact, the bond was not returned at the end of the tenancy, despite the property being in a better state than it had been upon vacating the property. i myself, went round and cleaned all the kitchen, cupboards and fridges. They even charged for having to remove bins which the inhabitants purchased from their own money because these were not provided. Also not provided - sweeping brushes, dust pan and brushes, TV, DVD (whilst i know the latter do not need to be supplied, it is generally customary). They were charged for cleaning after they left, despite being cleaner than when they went into the property. A charge was made for a full paint job for a blu tac mark on the wall, despite the many marks on the walls on arrival. The previous landlords were fabulous where my daughter stayed the year before, Tailored Lets, and very proactive and helpful - i suggest people take a look at these before they go anywhere near Baskeys - Baskeys are a disgrace - I would not recommend them to house a dog - let alone paying students. i suggest that if you use Baskeys you take photographs of everything on your arrival - and i mean everything and the same when you leave, including the inside of wardrobes where there may have been dust gathered, because guess what? They will charge you for that too. And dont expect them to sort any issues out for you, ie heating, alarms constantly going off, because that wont happen in hurry. if you need to communicate with them - put it in writing as they will deny you even making contact with them. SHAMEFUL COMPANY - only annoyed I cannot give them zero stars. in response to Baskeys reply to the above - i did see the state of the property so I am more than able to comment, i also contacted you myself about the damaged post box which remained so almost for the duration of the rental without repair. Perhaps if you reacted as quickly when you were informed of issues at the property as you did to respond to the reviews people wouldn't feel so aggrieved at your company.

I don't know what's happened to this company but it seems to have completely went downhill since the start of my tenancy on 1/8/17. Due to having a lovely first year with all repairs being fixed within the time frame outlined in the tenants handbook, and because our flat is reasonably priced I decided to sign on to keep the flat with two other flatmates for a second year. Issues arose when my two previous flatmates were charged £45 each for cleaning charges, since I was still a tenant I was present when these cleaners were at the flat, both cleaners spent approximately 45 minutes at the flat and cleaned the two vacant bedrooms. To reiterate that is £90 for two cleaners to clean two small double bedrooms for just 45 minutes. The nature of the cleaning was then stated in the deposit return email, the cleaning undertaken was simply "vacuumed floor, cleaned under furniture, cleaned inside furniture" for both rooms. Again, this work cost £90, these charges were not outlined in the tenant handbook, the most expensive member of staff baskeys charges for is £33 an hour so I don't know where they got these cleaners from Secondly, there is no point in baskeys room allocation procedure as charges pertaining to 1 room are split between all tenants. Meaning that a flatmate could damage their property within their room and charges will be split across the other tenants if they say they are not willing to pay for it themselves which is utterly horrific. Such was the case in a £60 charge for bluetac stains on the wall. When we complained about these ridiculous charges, Baskeys wormed their way out by saying disputing these charges could lead to the deposits not being released for several weeks. Moving on to the current tenancy. Firstly, my new flatmate who moved into the room which received a £60 charge for bluetac stains had to contact baskeys about re-painting her wall. If she had not done this I haven't a doubt in my mind that baskeys wouldn't have painted the wall, despite charging £60 for damages, as they had not mentioned that this work was to be carried out upon receiving the beginning of tenancy inventory. Secondly, when this issue was reported, we were given a 10 working day time frame for the work to be completed. Almost 6 weeks later someone eventually came to paint the wall (without giving us any prior notice), but could not carry out the work due to furniture being in front of the wall which needed painted. We were sent a rather nasty email about the property not being in a "fit state" to decorate, which usually I would whole heartedly apologise for, however we had waited 6 weeks for this work to be done and it's completely unrealistic to expect us to keep furniture out of the way for this period of time. This issue of reported jobs not being done within the allocated time frame is something we seem to be constantly dealing with. We reported a faulty light fitting over two months ago and was given a 10 day time frame, several days later we rang to say the work had not been completed, this fitting has now been removed but still has not been replaced. I also reported an issue with our back gate not shutting properly on the 3/12/18, I stressed the importance of this being fixed as I keep a bike in the yard and our back door is old and flimsy, this still hasn't been fixed. I would also take the 5* reviews with a pinch of salt as it seems these people have only just had viewings with baskeys and haven't yet started their tenancies or are very previous tenants. Like I've stated, previously I've only had positive things to say about baskeys, it is only recently that the company has massively went downhill. For anyone not yet signed into a tenancy with baskeys, I would strongly suggest looking elsewhere as recently this company has been an absolute shambles. For anyone currently signed on to a flat with baskeys, I would recommend logging every issue you have with them and taking date stamped pictures at the beginning and the end of the tenancy so you're not caught out on extortionate cleaning charges.

Furthermore, we do not profit from the cleaning charges applied to you at the end of the tenancy, we only pass on the cost of cleaning a property following the invoice from the professional cleaning company, details of whom you and your housemates were provided with prior to the end of your tenancy. We did forward the invoice to you all at the time as proof of the charge that had been applied. Rented with baskeys in my final year at University - multiple things were broken when we moved in and they failed to fix them throughout the year but still made us pay full rent. - More stuff continued to break / have problem with and we were ignored. Do not do all inclusive bills they did not show us any proof of the electricity we had used / updates just gave us a huge bill at the end of the tenancy which didn’t add up with the all inclusive bills. They take all of your deposit and the little they give you back they don’t send it .

I rented from Baskeys for almost 5 years and being honest, I wish I hadn't waited so long to leave. My bedroom ceiling leaked dirty bathroom water from upstairs 7 times in an 18 month period - I had to threaten to get Environmental Health and the Council involved to get it resolved. I asked for a replacement boiler as the one we had was 30 years old - which I had to fix myself almost weekly and it was always rebuffed that it was "working" and therefore did not require replacement. We were also evicted from our home via a Section 21 for no reason other than wanting to move to a periodic tenancy which Baskeys would not accept. It's always their way or get out, which isn't great business. If I could give 0 stars, I would. Don't rent from these people, honestly save yourself the hassle and find someone else.

I have been a tenant with Baskeys for just over a year now, currently in my second year with them. I have nothing but praise for Baskeys and their staff. Any issues I did have (Once in my previous flat, and once in current flat) regarding maintenance etc were dealt with promptly and I have every confidence in recommending them. I will most likely renew my tenancy in my current flat when the time comes as I can't think of being with anybody else. Friendly staff and well maintained properties!

Not even worthy of one star. Baskeys is the WORST company I have ever dealt with. The office staff are clueless and dishonest. They try to take advantage of students, assuming that students are naive enough not to challenge them. The staff are so incompetent, trying to get them to answer a simple question is hopeless, either they don't understand or they try and give you the run around. The company has no pricing guidelines for maintenance work and won't provide quotes, office staff pluck prices out of thin air with no explanation after the work has been done, without communication with the maintenance staff who actually did the work. (According to the manager, Amelia, no professional company provides quotes...) Make sure you get all communications in writing (not over the phone) as they will try and scam you. They impose ridiculous charges to try and claw back as much of your deposit as they can. When asked for evidence/explanation they simply do not reply. Disgusting customer service and complaints procedure, all they care about is taking your money. A joke of a company. AVOID AT ALL COSTS. In response to their reply - clearly copied and pasted from other reviews (says it all really) and not even relevant to this review. This is just another example of the rubbish they feed you throughout your tenancy. The charges displayed on their website etc are changed at their discretion with no explanation. Yes a response to the deposit query was received, after chasing them up two weeks after the email was sent. Their response, need I say, was another attempt to fob us off, with no evidence of the damage/state of the property, but an invoice from a cleaning company apparently charging £290 per hour.

Unfortunately you were charged for a maintenance visit during your tenancy as you and your housemates had blocked the drains due to flushing non-biodegradable products down the toilets. Upon review from Northumbrian Water, it was made clear in writing to you that they found no issue with the drains and that the blockage was a result of you and your housemates flushing prohibited products down the toilet. We also provided you with an opportunity to resolve the issue yourself prior to our maintenance team attending but you permitted their attendance. We would also like to assure you that we are very upfront about our charges which are available on our website, displayed in our office and are emailed to all of our tenants prior to the start of their tenancy. Please also be reminded that our staff did respond to you with regards to your deposit deductions query on 29th August 2018 but have received no reply. We do not scam any of our tenants and we are very upfront about charges that may be applied should our advice not be followed in line with tenants responsibilities set out in the tenancy agreement.

This company are appalling! They think the students are guillable and naive therefore try to take our money at every opportunity. The maintenance team visited our apartment a few times due to the quality of the equipment. When they did visit they left their tools lying around, all the lights were left on (wasting the electricity) and metal nails were left on the bathroom floor after fixing our door. We only got half the deposit back. They allowed the students to live in the apartment with a fire alarm that had ran out of battery (therefore did not work) this is dangerous and I am sure illegal. One of the fines that got deducted from our deposit was “dusting”. This place should be sued!

WORSE LETTING AGENTS I EVER COME ACROSS PLEASE DONT LET YOUR FAMILY MEMBERS USE THEM NOTHING BUT HASSLE FOR MY DAUGHTER AND THEY REFUSE TO TALK TO ME Currently in communication with Baskeys (Oh sorry they wont communicate with me only my daughter as she lived in the accommodation even tho I paid the deposit.)on a deposit return. The £300 deposit I paid they are going to deduct £129.72. I am disputing the claims charging that amount for and I quote: 1xsmoke alarm battery needs replacing? Really my daughter is culpable for the battery in the smoke alarm. Items left and require removal, ( sure my daughter never left anything but if she did by mistake surely it should be returned to her ? Or at least be told to collect it) Mirror, windowsill, drawers in furniture require cleaning. Skirting boards require dusting and 1 x bulb needs replacing. All 4 rooms in the accommodation have similar and in total to do the cleaning and change light bulbs we are being charged £518.86 I will keep you updated how I get on sorry how my daughter gets on! Disgruntled Parent THEY HAVE TOOK THE MONEY AND REFUSE TO COMMUNICATE WITH MY DAUGHTER AFTER SEVERAL EMAILS HONESTLY AVOID USING THIS COMPANY A COPY OF THE PAYMENT TO FOLLOW. Appalling service throughout the time we were with baskeys. Some examples are having to wait 2 weeks to have a shower because the boiler broke, maintenance just letting themselves in at our property unannounced, being told that maintenance would arrive any time within 10 days to repair something an then they never do. On leaving the property, my father drove to Newcastle and helped me clean the whole place 2 days prior to leaving (was only a small maisonette) and I was charged 275.93 for “light cleaning” and for the removal of some items. We had only left a handful of items which we hoped would be useful to the future tenant (a kettle, a clothes horse, slow cooker) To give an example of how unfair the cleaning charge was, I had a brand new set of drawers put in a few weeks before we moved out and didn’t even put any clothes in it, and on the inventory they sent it said that it needed cleaning despite the fact I had not even used it as I had already packed most of my things. So I personally have not had a good experience with baskeys and I would never go back with them again. I would never recommend Baskeys.

Having lived with this company for 1 year it has been awful. On several occasions I have logged issues for repair only to be told it has been noted, but nothing would ever be repaired. Eventually at the end of the tenancy many of the property issues I had reported were then charged at an extortionate rate to myself and flatmates. This company has no consideration for tenants and is purely a organisation looking to profit by any means necessary. On one occasion I had issues with my bank and my standing order was not going to go through so I directly payed the listed account. For doing so I was charged £50 fine despite paying my rent on time. Overall I would recommend staying well away from this company as I know of many others who have had difficulties, particularly students who seem to be exploited the most and already suffer financial hardship.

STUDENTS STAY AWAY!!!! Where do I even begin? An appalling company with patronising and incompetent staff. I lived in a rented house with 5 other girls for 1 year using baskeys and we couldn’t get out quick enough. You report issues such as the electrics cutting out every time someone has a shower longer than 2 minutes however maintenance don’t turn up for another 3 weeks, we had constant snail trails in our living room and a continuous sewage problem which lasted for 3 months (and eventually found not to be our problem) which was never sorted out. Communicating with the staff is incredibly difficult, they patronise you, lie to you and completely undermine you. You are never given a quote price and we were once told by the office manager that “professional companies don’t give quotes” they actually think you’ve got a hallow head. All they do is try and cover each other’s backs, at one time we were told a maintenance cost would be £36 exactly (the staff member involved was on speaker phone with 3 tenants of the property) however when they try to change the pricing and charge us more they claim that we were never told a fixed price and were put on hold which never happened. At one stage, me and another tenant went in to meet with the office manager, Amelia to discuss our complaint. I can’t express how disatisfied we were about our level of treatment. Again, lie after lie was told and when we tried to challenge this by talking to a member of maintenance we were threatened with them calling the police. You’re not allowed to speak to maintenance staff while they’re at your property even though it’s then down to you and the rest of the tenants to pay whatever work they decide to do - all so that they don’t give away any pricings. You get about 1/4 of your deposit back if you’re lucky and they charge you for things like £60 for a blue tac mark even though when we moved into the property they’re were blue tac marks all over the walls - no doubt they charged the previous tenants for this too, when asking them for evidence photos of the “damage we incurred on the property” you simply do not get a reply. They send in cleaners which cost £425 regardless of how impeccable you leave the property. They don’t take complaints from students seriously. The maintenance staff are actually lovely and really helpful but the office team are a disgrace. Don’t even bother looking into baskeys not worth your time or effort, stay away from this horrific company.

We take the security and safety of our staff and tenants very seriously. As you are aware, no report to the police was made after you confirmed it was in fact you and your housemate who had spoken with a member of our team. Our staff work very hard to ensure that all of our tenants enjoy their tenancy with us, we are both honest with charges and informative on how to avoid unnecessary charges during your tenancy.

Baskeys have nice and clean properties, but they are not supportive at all, in fact I would say they get any opportunity to scam you, and if not they will create them. In my case, I had 2 important issues. Firstly, they commit mistakes with the direct debit. The second month they cancelled my direct debit and they told me to take action myself and pay them online before the end of the week and contact my bank . Also, the month after I left the house they charged me the rent again and their answer was that I had to talk to the bank myself to cancel the charge as it will take them time. But, when I had a problem with my bank they charged me £ 80. And, by the way, they still owe me £118 that I overpaid from the rent and I am trying to get back ( I left the property more than 2 months ago). The second issue, is that the notice they provide for the maintenance is from one to two weeks. Therefore, you have no idea when these people will come to your house with their own keys, so they can enter while you are in bed or in the shower, like happened in my case. You can all imagine how stressful were these 2 situations! Another fact that other people has already flagged is that, they don't provide truthful information. They give you a useless leaflet and speak fast so they can finish with your appointment or phone call as fast as possible. Also, sometimes the information does not match from one staff to another. So, as advised in other comments, please, request well written information about EVERYTHING they tell you. In summary, they have nice properties but as a tenant you have to be very careful with the information they provide as every issue will end up with the tenant paying or taking action, as they don't take any responsibility.

A DISCRACE OF A LETTING COMPANY. They will scam you at any chance they get- whether it be a fault with the house (wrongly at your expense) or cleaning charges upon the end of tenancy, despite the property being left in impeccable condition. They do not stop short of consistently telling lies & covering for their incompetent staff, who show a complete disregard for their customers- particularly students, who they clearly think are too naive and stupid to know otherwise. After being charged for a toilet blockage, which was later confirmed to be a problem with the street sewage system and NOT us tenants, they refused to reimburse the costs we paid. Initially, over the phone we were told a certain price for a standard blockage call-out if it was self-induced, yet we were charged more since an extra worker 'had' to be called out, who rather stood and watched the other worker use a rod. Upon disputing this extra cost, a member of staff denied that they had ever informed us of the initial estimate figure, stating that as company they do not give quotes over the phone. After making the decision to carry out a complaint, it was clear from the start that we would never be taken seriously nor that the issue would be investigated properly, as several cover-ups and lies were told to try and essentially fob us off. After two tenants spoke to a member of the maintenance team regarding the issue, baskeys even threatened us that they would report this as an 'incident' to the police. Moreover, after a thorough effort to clean each room of the house, the cleaning charges came to over £400, as cleaners apparently operate at a rate of £290 per hour. Can't help but think that this is because we tried to challenge them previously. It honestly feels like the tenants vs baskeys. AVOID AT ALL COSTS.

Hello Mollie, thank you for taking the time to leave us a review alongside your housemates Ruby, Fiona and Emma. Unfortunately you were charged for a maintenance visit during your tenancy as you and your housemates had blocked the drains due to flushing non-biodegradable products down the toilets. Upon review from Northumbrian Water, it was made clear in writing to you that they found no issue with the drains and that the blockage was a result of you and your housemates flushing prohibited products down the toilet. We also provided you with an opportunity to resolve the issue yourself prior to our maintenance team attending but you permitted their attendance. We would also like to assure you that we are very upfront about our charges which are available on our website, displayed in our office and are emailed to all of our tenants prior to the start of their tenancy. We are always fair when applying charges at the end of a tenancy and we were more than happy to provide you with evidence of the cleaning invoice (as we do not profit from this) and the photographs of the property from our end of tenancy inspection in an email on 29th August 2018 but have received no reply.

I've been in our house for two years now (yes I stayed for a second year, as the 6 other friends I lived with wanted to stay due to the good location of the property and the majority of the issues outlined below occurred in the second year of our tenancy) and I can honestly say baskeys are one of the worst companies I've ever had the misfortune of dealing with. Firstly, they will get money out of you in any way possible. Back in July one of my rent payments bounced, as the money was in the wrong account (my fault, fair enough) however on the same day I logged into the online portal and paid the money I owed. I thought that was the end of it. Months later I get an email to my university account demanding that I pay a £45 late fee which is overdue, I queried this as this was the first I'd heard about this. It turned out that baskeys had tried to charge me a late fee at the time of the missed payment but they had sent the email to the wrong address (despite the fact they had communicated with the via the correct address previously) and therefore I knew nothing about it. When this was discovered I siad that the fee cannot be overdue as I was never charged it and that it was their fault it had not been paid at the time, to which I was told sorry our mistake but you are still liable to pay the fee and this escalated into me being threatened with court action and the possibility of paying the court fees as well! As a 'reputable' company you would think they would deal with their own mistakes in much more of a professional manner. Secondly, the maintenance and upkeep is shocking. I have a reoccurring mold issue in my room. At one point I alerted baskeys to the problem and was told that the issue would be addressed within a week. After a 8 week period at home I returned to find the mould had not been dealt with and as a result has worsened and spread. To which, once again, all baskeys could do is say sorry and as usual they came out and painted over the mold rather than finding a long term fix for the mold which has again returned. One member of the maintenance team even washed his tools in the shower in the top floor wetroom, this caused a blockage and resulted in water coming through the ceiling of the lower floor, yet again all baskeys could do was say sorry and they unblocked the shower. We had a black ceiling where the water had leaked through for another few months, until it came around to viewings season, then they painted it. These are only a small amount of the issues we have had regarding maintenance in the property. I currently have a leaking window frame which I was told had been fixed, yet the rotten hole remains and the rain is still coming in through it. The company are very quick to apologise for their mistakes and expect us to just accept their apology, but are very quick to charge you for anything and everything when you make a mistake or even when you don't. I can only look forward to when it comes to us getting out deposits back to see what ridiculous deductions will be made from that. I have complained to baskeys themselves a number of times but never seem to get far.

Bad. I personally feel that the service for the problems could have been MUCH quicker, but perhaps this is to do with severe understaffing at the agency rather than any one employee's incompetence. I very much disagree with the charges we have suffered at the end of our tenancy. I expect if you try to rent with Baskeys then you too will not get much of your deposit back.

AWFUL COMPANY just want to take your money at any opportunity. they scam students because they think they’re naive and took most of out deposits for no reason. houses dont come with any basic necessities ie bins etc. then when we left bins and a mat for next tenants they charged us to remove. Absolutely terrible agency. They will happily milk you for every penny just because they know you are a student. £18 because “item left and needs removal”. I don’t know anyone who would charge you £18 to pick something up and move it from the room. If you’re thinking of letting from Baskeys-don’t.

The deductions you refer to were charged to you in order to return the property to the Requisite Condition at the end of your tenancy, as per the terms of your tenancy agreement. Unfortunately we faced many issues with you during your tenancy and had to involve the police in order to settle complaints made about you. The property was left in a very poor state and required extensive cleaning to restore it to a suitable condition, we therefore do not feel that your review is an accurate depiction of our service. Ripped us off and blamed blocked pipes on us and charged us for it when the plumbers said it wasn’t actually our fault and it was due to plumbing works on the road - unprofessional and they then didn’t allow the plumbers to talk to us because they wanted to charge us anyway even though the damage had nothing to do with us. Proper jobsworths & they will rip of students because they know they can get away with it Also take pics of the house before because we got charged for stuff that we didn’t do ✌🏽NegativeQuality, Professionalism, Value

Well updating you on my progress to get my money (Bond)back off baskeys. After refusing to deal with me even though it was my money that was taken. I have passed the 3 month limit on claims. My only option is small claim court. I feel this company systematically keep your bond and then delay the process so this happens. I will put up the charges and u can decide whether what they took was reasonable. MY ADVICE DONT LET YOUR CHILDREN MOVE INTO THEIR ACCOMMODATION NOTHING BUT HASSLE AT A TIME WHEN MY DAUGHTER HAS EXAMS TO WORRY ABOUT.
