GoogleUpdate: They got in touch really quickly after this review to apologise and managed to book us back in for a slot later in the day, happy with this resolution. Booked a viewing, arrived and nobody came, called the office but phone kept ringing for 10 minutes with no answer before so we just gave up. Not a great first experience with this agent.

Googleas long as you dont claim benefits these guys are great. if you do claim benefits they will proceed to claim 'affordability' checks are standard. dont bother id suggest,
Agent replied · 23 October 2024
Hi Richard, thank you for your review. All of our properties are subject to affordability checks and tenant vetting. We offer a range of properties, working with UC and council housing benefit departments and do our best to match the correct tenants to the correct homes. We appreciate it might be frustrating to miss out on properties but leaving a 1 star review on our business is somewhat unfair and is not a reflection on the services we provide day in day out to our customers. If you submit your pre-qualifying questionnaire to us then even if you do not get the property you enquired about, we can match you with future properties that you will be eligible for. This is our procedure and is best practice but requires everyone to work together for it to operate successfully. We are always happy to work with individuals to provide a bespoke service to meet their needs and as a growing company have more and more properties becoming available each week so would recommend that working together is the best approach to find you a new home. That invitation is available to all and always will be. Again, thank you for the review, we do feel it is somewhat unfair but appreciate your opinion.

GoogleI’m so glad I chose to buy my first home with T.Samuel Estate Agents; all the staff were so incredibly helpful and supportive, they made the process so seamless and stress free. Their recommendations for local builders, solicitors and mortgage advisors were also top notch. First class service that I would recommend to anyone!

GoogleWe are just about to become tenants of a property let by T Samuel Estate Agents. From start to finish we have found them to be efficient, well organised and friendly - and would not hesitate to recommend them to others. After dealing with some nightmare estate agents in the past, T Samuel have been an absolute breath of fresh air. Special mentions go to Callum for showing us the property and to Cheryl for dealing with everything that came afterwards - both super professional and friendly (again, something that sometimes doesn't happen with other letting agents.) We'd highly recommend them to anyone!
