I live in Reading and I was looking for a rental property for a family of 6 adults and a 1 year old boy in Pinner, so it takes me at least an hour to drive to viewings each time. I also have a dog. I know this is difficult as I already had many agents telling me most landlords only look at smaller families. So before I confirm viewings with an agent, I always specifically ask if the potential landlord will allow for this many adults plus the dog.There is one property we saw on Rightmove near Hatch End so I went ahead to contact Hamptons, the agent for the letting. Leila, the agent, contacted me for viewing availability. She also sent me an email to ask me details about the potential tenants, for which I fully listed out the names and relationships (one big family) of all the people that will be living in the property plus the age and breed of my dog.She went ahead to confirm my viewing time without any objection. On the day of the viewing, I asked her again if the landlord is fine with the number of people and the dog to which she said "we will see, it depends on the package" (whatever that means).After the viewing (which was on a Saturday), we told her on the Monday through email we would like to make an offer and went ahead to fill in an offer sheet, matching the asking price and guess what, Leila comes back to me and say the landlord won't allow this many people and won't allow pets. I questioned her saying that I already gave her all this information before viewing and asked before the viewing whether the landlord is okay with it because I wouldn't drive for an hour if my offer would not be considered due to the number of people and my dog. What's funny is that she still kept talking about overall package and stuff like that.This is pathetic service by her and this does not reflect well on Hamptons as her title is Senior Lettings Consultant.

TrustpilotLet down by Hamptons fully managed service
We let our Victorian period house for five years while we lived in the USA through Hamptons fully managed service. Over that period various work were carried out that we approved but obviously which we could not manage. Hamptons assured us they had access and relationships with good quality trades people. We came back to find stone mullions drilled through. Holes made by plumbers left exposed. Cement used instead of grouting. White pipework placed over the outside of the house. Totally different fittings used in bathrooms. The house was beautiful when we left and we returned to find it heading towards a 1960's student house. We paid Hamptons to periodically review in addition to the 11% they took. The company they contracted to was CCP Maintenance. DO NOT LET THEM IN YOUR HOME. I would suggest also finding a letting agency that actually cares about the house and not just the income.

We were looking to rent a property (£4000-£5000 pm). We arranged several viewings. The first 4 were conducted by a man from one office. He was very affable. The next 2 were conducted by a girl from a different office. We decided we wanted to proceed with one and we put in a definite and precise offer. We emailed the girl on Friday, clearly stating our position. She responded asking if we were happy to confirm the asking price, which we agreed to. I also confirmed that we were offering a long term let (3+years) and also a holding deposit that was non-fundable in the event that the sale did not complete. That was Friday early afternoon. We heard nothing back and by Tuesday Mid morning I phoned to ask if the landlord had responded. Yes, she said, although she hadn't bothered to tell us! She said the landlord had accepted our offer, but wanted to continue marketing the property until we had exchanged contracts. I asked whether she had advised him of our offer for a non-returnable deposit. No, she hadn't read our email properly! She is clearly on a different planet and speaks a different language! I asked her to go back and tell the landlord clearly what we had offered. She came back saying that he accepted our offer but would continue marketing the property in the meantime. We cannot affor to end up without somewhere to live, so I have told them to advise their client that we withdraw completley. His loss, not ours. I'm sure the outcome would have been different if we hasd been dealing with someone who knew what they were doing and had bothered to digest and understand our communications. Not impressed at all!

Holding on to our deposit money illegally. Have waited 25 days and counting for our money to come back. Spoke to branch manager in Clapham (Andrew) he seems like a nice guy but blaming it on not being able to get hold of the landlord?? How is this fair? What a shambles! Have rented from 3 other letting agents and they always gave us our money back on time. We were great tenants for 2 years, always paid rent on time and gave the property back in great condition!

I am disappointed with Hamptons and their property management service. The initial lettings period, and the relationship built with Nadia was faultless. I was really impressed with their marketing and the speed in which they let the property. What lets them down is the last 2 years of management, including the tenancy renewal process handled by a different department. The renewal was brash, the communication was curt and rude. I felt rushed, and was pushed into a situation which wasn't explained to me with much truth. On reflection I really regret the way that was handled. Add that the to the disappointing management for the first year, it has left me wishing I had done things differently.I was moved to a different property manager after making some complaints, and when I renewed I was allowed to do this as part of the deal.Whilst Daniel is very likeable, I am however still not at ease with the situation. I feel that the communication is always slow, I am never kept up to speed and some of the issues in my property could have been dealt with much quicker, thus reducing the repair bill. I have had to be more involved than I would have expected too, which when paying the management fee is part of the reason for doing so.On reflection I would prefer to use a smaller more personal letting agent with more time and care towards their landlords. Would I be to renew I would remain with Hamptons for the marketing and tenant finding however I absolutely wouldn't recommend the managed service and feel quite strongly about this and my experience.

Being a tennant under Hamptons, is like a breath of fresh air in a market that is constantly evolving and increasingly closed off the young prospective tenants who have the somewhat tarred effect of being a student.I have written previously on other review sites about the wonderful team at Hamptons, and how they are quick to respond to any issues that may arise.I personally have the pleasure of having M.Hudson as my property manager, and as someone who is working out what adult life is being in my 20s, I feel safe knowing that my best interests are being looked out for.There is no issue that is too big for Hamptons, and while I'm glad I've not experienced the worst possible outcomes, things like white's goods breaking down Melanie is fast and re-assuring, I'm always concerned to report issues as I feel a hinderance but she has been there every step of the way, giving me assurance that my concerns are warranted and that it is all a part of being a tennant.I am concerned for the future, as I feel at home in my current rental and I could stay for as long as the team and my landlord would have me. If you are looking for a new tenancy or you are in the private rental sector Hamptons really outdoes them all, a professional service with no compromise, security in your funding and helping to advise where to go should things like checks and deposits become and issue.I really do respect and thank Melanie and the Hamptons team, without them I would have long gone home and not been able to continue my studies.Thank you Hamptons, Thank you Melanie.

I wanted to leave a review for Lucy Howlett, Hamptons Deposit & End of Tenancy Manager, who managed our inventory check-out recently as I was so impressed with Lucy. Some people are just born with skills that are perfectly suited to their profession and Lucy is one of those people - meticulous, organised and fair - Lucy really made us feel that the process was undertaken in a thorough and balanced way. As having both been a landlord in the past and a tenant currently, a professional inventory check is so important for both the landlord and the tenant - and it's really not the place to try and save money by not having one; even a vacant home is full of so many things - most people do not spend their days thinking about the minute detail in kitchens and bathrooms....but Lucy does! For some landlords a professional inventory check could potentially pay for itself and more - for tenants you need to wish your landlord hires Lucy as she picked up so many things in our inventory check that had been missed when we first moved in - even by me! I had spent hours pouring over our initial list but I still missed things. As a tenant you really want someone like Lucy who is focused on the minute detail as it helps with getting as much of your deposit back on exit as possible.One thing I also wanted to mention is that I know that Lucy was in theory being paid for by the landlord - but she was such a great advocate, and very patient, going back and forth between ourselves and our landlord to finalise a few things. She was very professional and brilliant at speaking to our landlord quickly (and got a response almost immediately despite our landlord living in a different hemisphere so I know our landlord must like her!) and she absolutely helped us save money by agreeing to take the time to speak to the landlord on our behalf for things that didn't impact the landlord, but did help us massively, such as working with Mandy from Hamptons to get the landlord's permission for us to collect a small furniture item which had been forgotten in a disused cupboard - which we not only appreciated but helped us avoid a hefty disposal fee. Not all the Property Managers are responsive. They need reminders to reply. Rotating managers to service the client can be very frustrating. Messy tenants can just leave the unit without anyone checking on the huge damage they have done to the unit. Instructions sent to keep funds is the float is not consistently followed up, causing the landlord to suffer exchange rate difference when money is remitted to the country. And is ok for this kind of practice in Hamptons. NO integrated advice is given to landlord when the latter needs it. It does give landlords the feel to switch to another better service company.
