Avoid

Avoid, avoid, avoid. Really shoddy workmanship, eg wiring downstairs heating to the upstairs and vice versa; balcony needing replacing because they didn't fit the seals properly; kitchen wired up incorrectly. The list can go on and on. Plus they have an incorrect email address on their website to contact them. I wonder why? Had to get NHBC to make them do all the work.

One of the worst built houses I’ve ever…

One of the worst built houses I’ve ever seen. A three year old could make a better construction with cardboard.The builders are using such random cheap crap from Germany and it’s impossible to source to fix. Snag work? Don’t get me started. The builders are stupid, lazy and use apprentices with no supervision.The building architect must have been high as a kite designing a house with a super flat roof made of some plastic crap that leaks!My garden was buried full of crap from the builders. The walls are so thin that an ant could far and blow them down. Customer service is a joke, they just want your money and they don’t give a toss. They’re flogging honest to god death traps with fault after fault and I can see someone being seriously hurt or worse. Profits before bloody people indeed. Don’t buy a house from these fools, don’t rent one, don’t even look at them. Summary here, houses are cheap and built with Mickey Mouse materials. The builders don’t sort snags, and when they do, they ultimately make them worse. Houses are badly designed by what I’m assuming is a Child architect.Customer service is like chewing a brick.It’s just not worth the stress. If you sell up, you push the rubbish onto the next poor undeserving sod.Awful experience.

Affordability check even before seeing a show house, first time I have seen.wanted to know all the details…

They wanted to know all the details about ourselves even before showing us the show house in the name of affordability check which was the first time I had seen any one doing. They wanted to know our date of birth , value of previous house, whom we are lending with etc etc. Comeon guys we just wanted to see your show house before we can decide to go ahead and if we do not like it what do you want to do with all our information.

We purchased a house from them 3 years…

We purchased a house from them 3 years ago. The first few months customer service was excellent then went completely down hill. Had nearly 100 snagging issue some of which we still have but LH ignore my emails. Had an issue with high water bill due to the fact they laid dead turf in our back garden so was instructed by site manager to water for hours a day and ended up with £1400 water bill. First they accepted responsibility but dragged out paying, then refused to pay altogether. Will never buy from LH again and advise people not to

Linden site at Kirkleatham Green, Redcar

We have bought our Linden home through Ben and Jack at Kirkleatham Green, Redcar. They and Linden have been very patient as we had a nightmare sale of our old property. We cannot fault the service and build on this site and very few snags. Ben and Jack are very kind and professional who answer all queries and sort any problems promptly. It has been a joy to deal with them and also the site manager Karl and his overall manager, Michael.

Freehold Deed without Authority Adoption

With respect to freehold purchase, be careful of service & estate rent maintenance property charges. Despite what your selling agent & property solicitors say about Highways and Council eventual commonland & highways adoption, insist prior to purchase there is a fixed date in writing of all commonland and highways passed for adoption by Linden Homes to relevant Authority.Linden Homes must apply for adoption and similar to other builders do not. You'll pay council tax and service charges indefinitely, if you do not remove the TP1 clause from your freehold sales deed is not resolved, either by RTM right to manage or outright change with HM Land Registry.

Avoid this builder I’ve had nothing but…

Avoid this builder I’ve had nothing but problems I wish I was able to post photos of the problems as I’m sure you would avoid buying a property. It started November 2021 I had a leak from a pipe in my living room I left a key with the site manager for them to find the leak oh my days when I got home I had 5 holes which were larger than a spot light , I then found as I went up to my bedroom that my foot sank into a hole and that my carpet had been lifted up to create this hole. The holes in the ceiling. Im still waiting for my carpet to be put back down and I ended up painting my living room ceiling as I’m fed up of waiting. I also have a large crack from ceiling to floor that when you press it your finger goes through but I have been told that it’s up to me to correct this. I had to send a message through Instagram as when I sent emails no one would get back to me, they finally got back to me but after emails back and forth and being fobbed I’m still waiting so I decided to put a review on here I’ve had new houses before and been so happy with them but this builder needs striking off I have so many problems I’ve not listed them all PLEASE AVOID

Linden homes should be your last…

Linden homes should be your last resort. Never go to them unless you have no other options left. They are arrogant, don’t really care about you as a customer. I am a first time buyer looking to purchase a new build in Gloucester. I have approached Linden homes in Quedgeley requesting viewing a Pembroke show home. They have confirmed the appointment at 4pm on Sunday 26/06/2022 at Bishopscleeve. Went there with my family, waited for 15minutes, no show! Called the lady at Linden Sales team who arranged the appointment, she gave me a number to call. Repeatedly called the number, no answer. Called the lady back, she asked me to wait for another 10 minutes, it seems she sent an email requesting someone to call me. No one called even after 30 minutes!! At the end the sales executive being honest with me said that she did not confirm with Bishopscleeve sales team executive. I left the show home address wasting my Sunday afternoon having to drive 1 hour 20minutes! No apology, no follow up! It seems they don’t really care!

Pls avoid.....

Pls avoid.....In general, very bad sale service delivered, rude and never follow up even they attended meeting and draft something. When the cilent advised there was some points missing, they would just simply ignore. Besides, provided wrong information of material of roof and luckily after several clarification, finally got it right. Can you imagine the consequence if there is any claims of providing wrong info when insuring home insurance ? Linden Home just simply does not care.Furthermore, it takes so much effort to fix defects.....Until now it is still struggling for more than 1 month after completion..... What should we say?

So nearly 3 years in and with the…

So nearly 3 years in and with the communal area still not finished the snagging has begun on my home. So far I have water coming through my ceiling in 4 different places which I reported 4 months ago which hasn’t been fixed. Completely new en-suite had to be fitted. Replacement Bath and shower fitted in Bathroom. All 3 toilets leaking and flushes not working. Flooring downstairs to be replaced. Floorboards upstairs to be lifted and refitted. French patio doors to be removed and refitted. Driveway subsiding in places and needed relaying. Patio subsiding as laid incorrectly. Ceilings downstairs to be skimmed and repainted along with all the skirting boards which weren’t primed. Front door threshold to be replaced. Hot water tank leaking and thermostat fallen off the wall.Lead flashing to be replaced on garage roof.drainage stinks. Cracked slabs leading to front door. Kitchen units peeling. 2 radiators hanging off the wall. 200 emails sent. Please please be aware. THIS IS NOT SNAGGING, ITS DEFECTIVE WORKMANSHIP, THERES A DIFFERENCE. Don’t be taken in by some dubious 5 star reviews naming individual staff (I think we can guess where they came from) BE CAREFUL. 78% of reviewers won’t be wrong!!! Please check The Daily mail, The Sun, Surrey Live for reports online and see for yourself.

We moved into our home back in December…

We moved into our home back in December 23. Both the sales and the site team were really helpful at all times in resolving inevitable issues with a new home, although to be fair they were small in number. We love the house and the development and have no regrets whatsoever.

Awful company

Awful company. Dealing with an NHBC claim on my house at the 9 year point and Linden (aka Vistry) will do everything in their power to deny any responsibility or reply in a reasonable time frame to legitimate concerns. Shocking. The claim has revealed the extremely poor standard of how their houses are built, I’m just thankful it appeared within the 10 year NHBC timeframe.

Poor service

Poor service. We moved to our new build in July 2018 after just giving birth and 3 years later, our kitchen is still not completed. We have constantly asked the team when this is being completed and we have people come out to finish the kitchen, but they turn up with the wrong materials and say it is a 2-3 man job that will take majority of the day - rather than a quick job they were made to believe.Longacre Basingstoke cannot hold a site manager and the staff rotation is awful. No wonder there has been no consistency with our experience. Fed up, and just want a finished kitchen.

Poor quality and follow up service.

Initially good and attentive but numerous problems and shirking of responsibility. Build quality not good. Plumbing was dreadful And have had issues for 5 years. 2 houses on are development had their roof blown off and ours was not properly secured!!

Some of the worst after care service…

Some of the worst after care service I've ever known for any product or service, let alone one which represents the biggest investment I'm ever likely to make. Very badly informed staff from start to finish. Blatant lies regarding obvious problems with the property. Constant avoidance tactics in rectifying problems. Untidy and unprofessional contractors sent to fix problems. Obviously its the property and price point that will decide wether or not you buy with Linden but literally every stage of the purchase and after care has been a litany of problems.

Substandard houses built by cowboys

Never buy a house from these lying unscrupulous scumbagsWe have 140 snagging problems on our home, we have been fighting for 4 1/2 years to get them sorted. The warranty is not worth the paper it is written on. Nhbc say linden are liable, linden says nhbc have to fix it, no one fixes it!!Our porch is hanging off, the electric is wired wrong, there is no rain water goods under the garage, the earth wire was not attached to the gas and electric meters, if you turn the electric off for upstairs the electric partly goes off downstairs and not upstairs at all. The flue for the boiler is at an angle so rain water runs into the boiler, the extractor fan pipes were non existent in the loft causing a fire hazzard, the windows are fitted incorrectly and were supposed to be grey but turned up onsite white so they sprayed them, now they are peeling and look like a Friesian cow. Toilets aren’t level, door handles aren’t level, light switches aren't level or they are damaged, i could go on but whats the point, they are able to build substandard houses and get away with it,because it says on their blurb that they dont have to build quality, i wish we has never brought this house, its been too stressful to call home.

I have just had the most pathetic and…

I have just had the most pathetic and discourteous treatment by the sales and guy at Hanstead Park sales office and I only went in to make a sales enquiry as a genuine buyer - now I wouldn’t touch them . I went in without an appointment which is ‘against policy’ but he squeezed me in . Everything sold off plan this year apart from a few houses and the one I was interested in the show home was off limits until the oven had been replaced ??!! Ok fair enough , I had to beg to have a look through the window and the young guy concerned had no sense of making me feel comfortable, totally unhelpful arrogant and in the ‘computer days no’ mold. So I went back 10 mins later with my family and he outright refused to let my wife look through the window - ‘not I can’t let you do it again’??!! What arrogance and a control freak . ‘I have a teams meeting now and can’t allow it’ how that can affect my wife looking through a window was beyond me ? I was so outraged that it got a little more heated as he made no effort to smooth things and have no explanation other than ‘company policy & health and safety which was rubbish. These guys are inexperienced and have no idea how to deal with customers. This is the service and attitude you can expect from these muppets - see all other reviews . Good riddance

Walton peaks

It’s always a daunting thing when you’re buying your first home but David from Linden Homes at walton peaks, Chesterfield has taken a lot of the worry out of the process. We moved into our new home back in November and all in all We have been impressed with the process and the house build. Don’t get me wrong there have been some snags to take care of but that is expected of a new home and David/linden has done his/there best to get it rectified in a professional and responsive manor. Can’t ask for much more really. Harry&Jess

Worst house builder ever

Worst house builder ever! Take your money and run, they are rude to you take advantage of you. They made a major error with one of our internal walls. It was out by over 100mm, they took no responsibility, told us if we wanted it sorting we better sort it ourself, or if they were to do it then we had to make our own arrangements to move out whilst they did it. We bought a £230000 which should of been an amazing experience they ruined it from start to finish. Why should we have to move out of a perfect home as they say for them to fix their mistake. They can't keep to deadlines and as for sorting snagging in a house it's none existing.

Traveller site included in planning permission!

Our initial dealings with Bovis / Linden homes was good. The sales team were helpful although reluctant to always provide spec info as they said it was subject to change or confidential! However, after joining a local Facebook group, a couple of weeks before we were due to exchange contracts I was made aware of the plans to build a permanent traveller settlement on the Hounsome-Fields site! We raised this with the sales team who confirmed this shocking news, the traveller site was part of their planning permission from the start and they tried their best to play down the situation to us! Conveniently this information was left out of the points of interest in the surrounding area reeled off to us by the sales during our site visit! Due to the uncertainty of how big the site may become and the detrimental effect this could have when we came to sell in the future we decided to pull out. In all fairness to Bovis we were given back our deposit with no fuss. We were lucky that we found this out before we spent lots of money on fees etc.

Kirkleatham Green site. Jack and Ben have been nothing but a pleasure to deal with. They have made our house purchase smooth and as stress free as possible. Their customer service has been second to none. Always kept in touch with us and made sure we were updated when necessary. Both very friendly and welcoming and couldn't do anything more to help us. Wont give money back!

I woudnt ever by a home from them! We reserved a plot back in November, but pulled out as we found out there was a quarry proposed in the next field . They forgot to mention that, and we found out for ourselves.We have been waiting over a month for our refund on the reservation, and had so many delaying tactics from all the sales people. We were meant to have it back in 14 days.Would not recommend! Awful customer service!
