I would not recommend using this company to let your houses. I was told the 10% I pay from my rent covers missed rent and the company would pay, I got notified a month ago it doesn’t, they denied saying it. My 6 month inspection was due they told me it would be done in a couple of months as they are short staffed. Not really my problem when I’m paying £100 a month for management fees? Then I was notified my gas’s check was due in January I authored it via email, phone and the portal. It still hasn’t been done. I have had to follow it up myself not only Leaving me wide open to legal issues from the tenants by the tenants living in a technically unsafe home. I’m not sure what I’m paying them to manage my house for. Never once received an apology or any acknowledgment of the lack of services. If I had known I’d have never used this company and my advice would be to avoid at all costs. I will be moving management company going’s forward absolute disgrace

Literally the worst company I have had to experience.The constant backwards and forwards over been a guarantor for my daughter was a joke it was like they had no clue what to ask for.After all that I did actually think wow they must be a very by the book proffesional on the ball at all times outfit with no issues....HOW wrong I was! You will have no issues at all if your home has no issues or has little and I mean little handyman type repairs but if you have any damp or mould you will eventually have to move out as they are that useless the roof could be completely gone with water running down the walls and they will put an extractor fan in.Black mould will be painted over my daughter was hospitalised twice due to black mould that she had reported for 6 months she lost out on £1000s of clothes, shoes furniture due to it.Then they had the cheek to withhold over half her bond as they said there was cobwebs and the place was generally dirty they wanted her to clean up the black mould and mushrooms.I told her to fight it all the way in court but she was heartbroken as it was her first home and just wanted to move on. Lettings express NORMANBY you are a disgrace and I do hope that karma comes back around on you with this property especially if you have done no roof or damp repairs and just give it a light sand and cover up paint job which I suspect you have. Pictures included I have hundreds for the record the damp and mould was every room front and back top and bottom Not allowed to directly state address apparently so I'm going to say it's very close to the closed down lampton pub in normanby it may even be the same road name.

I would not recommend this company at all. They were brilliant in the beginning but as time went on they grew steadily worse in regards to keeping on top of my tenants who were not paying the rent on time. They failed to notify me when this was happening and it was left to me to keep ringing and chasing them. They also allowed my tenants into the house without a full bond and did not persue them when they failed to pay the outstanding balance. Upon evicting my tenants, when it came to the handover, Alison was really dismissive of the state that the house had been left in and stated that a lot of it was due to wear and tear! Lettings express even added insult to say £20 was enough for the oven which was left in a discusting state. On speaking to other letting companies who were more than accommodating and much more friendlier were shocked to hear of how much we've been let down as landlords of our property. On the whole I could not state strongly enough how much I would not recommend this company and have now since changed letting agents never to return to Lettings Express. On a whole the company is really poor in communications and furthermore keeping up with tenants payments, paying you when this payment was received by them and on a whole just really poor at looking after your property.

This estate agency is a joke, they couldn't run a pub into the ground never mind manage your property. I've never had so many excuses off people for stuff they've given us wrong information about. The fact your address on your email and Google aren't even the building your trading from shows how much of a professional business this is. If I could say anything is keep well away from using these, the contact and response of them is appalling.

My experience with this estate agent has been nothing short of appalling. I rented a house off them for 3 years. Always paid the rent early and the estate agents commented we have been great tennents throughout our tenancy. The worst part about this company is their lack of response/ communication. Phone calls to the office are never answered and emails consistentl ignored. On the very rare occasion you manage to get through (press option 2 when on the automated line to buy a property as they never answer option 1- letting inquiries), you get spoken to with complete disrespect, as though you are an inconvenience rather than a paying tenant. The situation became even worse when I tried to terminate my tenancy - It took them weeks to respond, during which time I became dangerously close to losing my new property due to of their complete lack of urgency or professionalism. When I attempted to address the issues I'd faced and that I had been repeatedly ignored, I was insultingly accused of being dishonest and still to this day waiting for a manger to contact me to address the complaint I raised. To add further frustration, they requested we return the keys to their office, the address wasnt detailed in the email. I located the address listed on their website. That address sent me to wrong office number 1. Tried to contact them on the phone, no answer. Tried the address on the employees signature sign off on emails, sent me to wrong property number 2. Tried to contact them again, no answer. I finally got through after several attempts again to ask for their correct office address as id been to 2 already, which the employee reacted like she'd heard this all before, told us of their new site in Middlesbrough which took several more phonecalls again to be buzzed into reception! Overall, their conduct shows a shocking lack of basic communication, organisation, and courtesy. I would strongly advise anyone considering using this agency to think twice before entrusting them with something as important as their home.

It wouldn't be a problem for me, if you wrote back or call back with any information. We tried to contact couple times by email and phone for last two weeks, not only by require on the webside. You finally answered to our friend's email yesterday, but as I said before it wasn't our first message in this case. In addition, the form you wanted to fill has mistakes - I also wrote to you about it, but I'm not sure if anybody from your company checks emails. Yesterday I wrote to two other agencies - no problem with contact, even though there are busy too ;)

If I could give 0 stars I would, don't do repairs my house is falling apart, mould, I have had no back door handle for 2 years, would strongly recommend not renting from this agency, I refuse to decorate a house for a landlord that won't do repairs.... Can't wait to be out of this houseeee

Booked in to view a property and had lots of reminders the day before so it was definitely booked in.Upon arrival nobody answered and we tried calling the agency twice with no answer. We waited 20 minutes and nobody came to show us the property. Just found it really unprofessional especially when you’re taking time off work to waste your time.

They haven't completed fixing the issues I am having with the property, while I will be completing 3 months in the property in the next 9 days, very bad communication skills keep ignoring many of my emails, fake promises all the time, not allowing me to speak to a manager even though I called and asked to and then send an email but as usual kept on ignoring my email. They work for the interest of the landlord and against the tenants.

This company do not care about their tenants at all. My daughter rents with these idiots and unfortunately has to report things many times and usually get in touch with her landlord before anything gets done which she should not have to do as he works away and can’t physically do anything which is why he uses a letting agent. She has mould which has taken many months of back and forth and the landlord thinking it had been sorted when it hadn’t (it still hasn’t but seems to be more likely to be happening soon) and they’ve charged the landlord for items such as smoke alarms being replaced when they actually haven’t bothered despite them telling my daughter it was a legal requirement 🤷‍♀️ The communication is dire and customer service non-existent. If I could give zero stars I would! Wouldn’t recommend these to my worst enemy!

Letting express don’t even deserve 1 star! What an absolute disgraceful company you are! Every issue I have had has never been dealt with and if it finally did get sorted it was always BODGED jobs! Nothing ever got done correctly! I’ve been living in a property for 4 years with mould trying to get it sorted and it just got worse and they would ignore the phone and emails regarding this! My 16 month old baby has been in and out of hospital since he was born due to this and they don’t care! They have work men that do nothing but sit in their vans out side the house do a 5 minute fix it job and run off then you never hear from them again! The company is a JOKE!

A lettings agency who insists on a guarantor when a couple, who are a teacher and a carer, and who has a combined income of over £20,000, is a discriminatory, fascist outfit who should not be trusted. Forget them. Don't go with them. They're not worth the space, time or energy. In twenty years of letting experience, I've never been so insulted by any lettings agent than with these.

We've been renting through Lettings Express since November 22 and have nothing but positive things to say about them. When we have had the odd issue arise they have been dealt with quickly and professionally, and the contractors used have all been great too. We just hope our landlady doesn't want her house back any time soon because we love it!
