Cubitt & West are absolutely brilliant! We contacted them for a viewing and met Maddie who showed us around the house. We can honestly say that she has been an absolute joy to work with ever since. Although our first offer fell through due to vendors pulling out, Maddie never gave up hope and did her absolute best to find us our forever home. She listened to every silly criteria that was important to us and ended up matching us with the most incredible home that we would have never gone to view if not for her. Maddie is an absolute gem, she is hard working, creative and genuinely has your best interest at heart which made us trust her 100%. We would always go back to Maddie wherever she may be.

Fantastic level of customer service

My experience with cubitt and west has been fantastic from the get go. They have been very helpful and always there to answer questions if I had any. They reply super fast and if you phone them, they are more than happy to speak on the phone with you. A special mention for Julie who has been fantastic throughout my whole sale of my property. We had a few things go wrong in the chain and she has been fantastic guiding me through it!

Don't use this real agent as their…

Don't use this real agent as their services are very bad. They just sold the property without looking and checking of developer's professionals and ethics to customer and left the buyer to struggle faces the issues after buying the property. I bought the brand new house through Cubitt & west and their developer was not even answering the phones calls, or reply or fix the problem even they agreed. They left the house without any purchase or supplier contact details to contact if you want to do something by yourself. Spoken to real state agent head office and the feedback I have received is this is not their problem if developer is not answering so you have to go to legal but they are not taking any responsibility as a selling agent to select the professional developer or take any action. Buyer is buying the property with their hard-earned money and paying the EMI but this real agent and their unprofessional developer are just a real problem so never recommend to use again.

Whilst we didn't end up buying through Cubitt and West, we found their support in our search really helpful. They were the first estate agent we approached and throughout the 6 months we spent looking they were always so positive and supportive in trying to show us properties that matched our criteria. Matt Talbot was our point of contact and I'd highly recommend him to other clients. He found us a lovely house which ticked all our boxes but unfortunately we were outbid. It was the best property we saw. He was always keen to help us find 'The One.' We will be moving again in a couple of years and intend to go back to Matt/this branch to help with our next search which will hopefully be our forever home. Not the best first impression

Booked a viewing for a property with the agency for the first time. I had a confirmation text to ensure the viewing was definitely booked in. No one showed up for the viewing and no one called to let me know what was happening whilst i waited for 20 minutes outside the property. They then called and told me no one was able to do the viewing as they got stuck at a previous appointment. They then offered me a video of the property instead. I had to ask them if they would reschedule me, they did not offer to. Unfortunately not the best first impression of this agency.

Never allow your property to be rented…

Never allow your property to be rented through this company. They took two years management fee of us, they inspected only once when we asked why we had not seen an inspection and they allowed people to live there in absolute filth, destroy the house have a infested with cockroaches and did not fight for us to get our deposit back. They have not offered any compensation for the fact that they know they did not inspect the property and they are an absolute disgrace. We even used Robin Sannasay Son to do work at the beginning as he was so full of absolute sales rubbish. Even he did not come back to us ever to apologise. The only good thing was that his son actually did a good job on the garden but the house after two years of not being inspected was left with £8000 worth of damage and not a single phone call back from Robin to apologise or offer compensation for the poor Service. This company should be ashamed and it will be reported to The associations of an estate agent. . This company should be ashamed and it will be reported to The associations of estate agents and lettings bodies to let them know how appalling this company is. If I was you, I would never ever engage with them in either sales or lettings. I was in a estate agent myself for 35 years and have never seen such appalling service.

From the day my offer on the property was accepted, I received what can only be described as excellent customer service. The contract exchange process became quite strenuous due to a dispute between the seller's and buyer's solicitors, which significantly prolonged and complicated matters. Promised the world before going on the market. That’s where the sloppy work started, given the brochure to sign off. Had to be return 3 times for amendments due to duplicate wording, missing pictures etc., basic work for anyone, but no care or attention to detail.Once the house was on the market and live on the website. Some pictures where over saturated making the house look a dirty, missing pictures and more pictures of the garden than the house.Asked them to amend this, met with a sharp and blunt response over the phone…speak to the manager.They amended this, placed the original pictures online, next to the over saturated pictures. Simple, uncomplicated work for anyone, but seems no one can be bothered to check details and pictures. All in all, a very bad experience of Cubitt and West, talks the talk but does not walk the walk.Would I recommend Cubit and West? No not at all, wasted 8 weeks of my time and money.

Though I didn’t use John O’Neill at the Cubitt & West branch, Woodingdean to buy or sell a property, he recommended their in-house solicitors and mortgage services. As a first time buyer, his recommendation and guidance was invaluable. Mortgage Matters Direct were totally amazing in securing me a mortgage, a fast and efficient service with great communication throughout. I would highly recommend them. JS Law, the conveyancers recommend by Cubitt and West were also great, Lauryn Parker-Beaton was very patient in taking me through the complexities of buying a leasehold apartment. Though it took a while, she did a good job in getting the property to completion. John’s knowledge and experience of the buying process was also invaluable, as a first-time buyer this was daunting and stressful, he simplified the whole process for me and held my hand the whole way through. I would highly recommend him and his team of experts, thank you John, I couldn’t have done this without you!

Immediately Dangerous gas findings weeks after their approved contractor’s inspection and no apparent urgency inside 2 weeks to rectify. We would not entrust Cubitt & West with our home again. Gas Safe Register inspected the installation less than five weeks after Cubitt & West’s “approved” contractor attended. Its warning notice recorded a gas escape classified as “Immediately Dangerous” and two appliance entries as “At Risk”. The gas supply was disconnected. Our tenants were left without gas. Even after receiving the findings, Cubitt & West required repeated chasing. The lack of urgency and a clear action plan was unacceptable. The tenancy had already begun badly. Essential arrangements were unfinished, delaying the tenants’ move-in. We were told staff were attending a team meeting while those matters remained unresolved. Their marketing stated: “Do you add Commission onto Repairs & Maintenance? NO”. They subsequently defended receiving contractor referral fees, arguing that these are different from commission added to quotations. In our view, that is misleading. They have refused to answer our request to disclose exactly what they received from this contractor. Their defence of a cleaning quotation included generic internet estimates. We obtained actual alternatives and arranged the work ourselves. When we terminated their appointment, they initially refused to begin handover until disputed fees were paid. They later reversed that position. We consider their handling contrary to The Property Ombudsman’s handover standards. Their complaint response even criticised the length of our correspondence. Proper answers and timely action would have shortened it considerably. I urge other landlords with concerns about inspections arranged through Cubitt & West to contact Gas Safe Register and ask whether a regulatory inspection is appropriate. The gas-safety matter remains with Gas Safe Register, and our service complaints are before The Property Ombudsman. We will update this review when findings are issued
