TrustpilotTo even know where to begin with this…
To even know where to begin with this review is filling me with dread and anxiety and if someone had given me the foresight to avoid using linden homes i would’ve avoided a whole year of heart ache. The houses look beautiful on their website and the face to face customer service is second to none! They’ll become your best friend..... but please don’t be fooled....once you’ve handed over your life savings for your dream home you’re forgotten.... we’ve been here a year now and have had endless problems..... the customer service has been probably the worst I’ve ever experienced in my whole life from everyone I’ve had to deal with.... even the “highest” person in charge.... they really honestly DO NOT GIVE A ****They do not return your calls..... speak to you like dirt and if you do get an appointment for someone to come and repair the ENDLESS problems you’ll face... they just don’t turn up.I can’t tell you the saga that started when we came to collect the keys because I’ve written about it so many times to complain and nothing has even been acknowledged never mind dealt with.... and reading all the reviews on here .... lots of people have all had very different stories but with the same outcome ..... nothing is done to make you glad you bought your house with these people ..... spend your hard earned money elsewhere and save yourself an emotional breakdown

TrustpilotLemon Home
Well!!!!! Where should I start. Bought this property a year ago after one of the other properties on this site fell through, which I found hard to believe as they said it was not affordable to me... absolutely crap linden homes.Had the mortgage in place, so they offered me a 3 bedroom across the road. Talk about not finished, snagging order went in after 2 weeks and to this date absolutely nothing has been done. No attention to detail, they sub contract out to cowboys absolutely terrible. If other houses were missing things this must of been the house I purchased to come in and take what they want. I have a fridge with no shelving only a wine rack where I’m balancing my eggs on, and still not got them.I’m fuming with this company, sales team promising this and that... what a load of crap... all lies.To anybody thinking of purchasing a property from this shower think again... they promise the world, but actually doing it is another thing.Regarding the landscaping... to be honest I’m not even going to go their, again cowboy landscapers.Don’t buy from Kingsgate Development !!!!!!!!

TrustpilotWorst experience ever!!!
It's just the worst building company ever. Zero quality and Zero Customer service. It's been absolutely disgusting to deal with Linden/Vistry Customer service, so unprofessional and disrespectful. All the care is money coming in and nothing else. If I had an opportunity for a Zero star review, this would definitely be it.

TrustpilotLeaks & Poor Workmanship
We've lived in our Linden home for 2.5 years and during that period had the usual snagging stuff which Linden generally took care of. They were excellent in the first 2 weeks and then asked for a review which we gave happily & positively. Unfortunately, since then we're had 2 leaks which have caused damage to both the flooring and ceilings below. We are still waiting on the main bathroom floor to be replaced. Our latest issue is faulty grouting in the en-suite which has led to water getting behind the tiles causing mould and again water damage to the ceiling below.I started to remove the silicone around the shower tray to replace it but the tiles were lose and literally fell out which was due to the grout failing. At this point we spoke to Linden who's response was:"In terms of your shower, I have spoken to my manager, our NHBC inspector and the NHBC directly who have advised, it is believed that the reason the tiles have fallen off from the bottom row is due to mastic or grout failure in which the area has turned black from water damage. The reason for this belief is there is no pipework present around this area meaning, this damage has not been caused by a pipework leak. I have queried with the NHBC whether the mastic and grout would be deemed a latent defect to which they advised, mastic and grout falls under homeowner maintenance outside of the warranty period. Noting you reported this issue outside of your warranty, I regret to advise I cannot assist any further.Should you wish, please do feel free to contact the NHBC for further advice and support."So they basically said, the grout has failed (in less than 3 years!!) but it's our problem and not theirs. We've owned houses for decades and other than cleaning - grout doesn't need maintenance. So, Linden not interested. NHBC not interested. Insurance company not interested (they only cover leaks and not water ingress due to faulty workmanship). Now, we are left picking up a £2-£3K bill for the repairs. We nearly sold this house and bought a larger one on the same development (Beaumont Park in Ringwood) but Covid put a stop to that - potentially a good thing and we dodged a bullet - more bathrooms = more leaks. As soon as this is sorted out we'll be selling this clown house which just keeps falling apart.

TrustpilotAvoid. They employ FirstPort.
Because of the fact that they engage the disreputable FirstPort as managing agents and won't appoint an alternative then avoid buying a Linden home at all costs.

Trustpilotawful finish
Currently a tenant at the Linden Homes Graylingwell estate in Chichester.... I live in a flat... The finish on these flats is awful. Gaps in the sealant around the bath, in the kitchen and in the bedroom. Linden Homes didn't replace the old roof tiles on this building so we are always having leaks and damp patches in bad weather (not good for flats only build 5 years a go). They also didn't replace the old wooden windows, which are a nice feature, but unfortunately they are not air tight like modern windows and therefore make the flat incredibly poor at keeping heat insulated and also for keeping the sound out. Furthermore, the windows on my flat have split at the frame as wood tends to do over time, this now causes moisture to get into the walls leading to damp patches. The problem isn't completely Linden Home, most new builds aren't finished great and you often have to get the finishing team round to do some snagging etc. It's blatant my landlord didn't, so all these issues might have been solved when these properties were initially build had my landlord bothered to ask Linden Homes to come back. However, of course, if Linden Homes had built these places to a higher standard intially than these issues that are coming out now might not have ever existed. I'm a little upset I can't lie when I first looked at this flat I thought it had great potential and the surrounding area is lovely. Unfortunately over the last year all these issues have come to light and I now see how poor the build quality was from Linden Homes. In conclusion, if you buy a Linden Homes property make sure you give it a proper inspection before move in and get Linden Homes back to finish off all the odd jobs if it's a looking a bit bodged!

TrustpilotShoddy workmanship and water ingress
I am one of several shared ownership flats built by Linden Homes a couple of years ago, as part of a mixed development. We have been stunned at the poor level of workmanship since build, many of our flats have had severe water ingress, forcing us to move out, others have had leaking toilets which it turns out were poorly installed, we’ve found rubbish shoved in kitchen voids and under bath tubs by builders, hoping we wouldn’t notice. It’s been a depressing experience and we are still finding rubbish hiding and getting leaks from the windows from when they weren’t fitted properly. Wouldn’t recommend linden homes at all.

TrustpilotWe have just bought a new house in ENFIELD ,North London.
We have just bought a new house in Enfield built by Linden Homes and are very happy with our experience.Linden homes has been acquired by Vistry partnership and the whole management team has changed since March of this year.So most of our dealing has been with the new team. All our requests , concerns have been dealt with by them promptly and to our satisfaction. The new site and area manager has been particularly helpful and friendly to us and we feel quite reassured about our purchase. We are actually thinking of investing in another property in the same development.I think that speaks volumes.

Extremely disappointed with the service I had with Linden home site in Rugby Cawston. Totally unprofessional not even received a single call from higher management, I suppose to move in end of October, I have paid deposit and reserved the plot and signed the agreement!!! After signing the paperwork I have instructed my mortgage advisor to process the paperwork so we can exchange well with in time, I then received a call from sales guy saying they cannot offer me the deal I have agreed and signed also the flooring and carpet I suppose to choose it’s already done without consulting with me. I was very disappointed with this tried my level best to discuss but seems like not getting anywhere, after numerous phone calls messages and emails still no outcome, “ I felt really disappointed and decided to pull out but saga still continues Chapter 2 my refund again I was chasing my money back but only received fake promises”I would strongly suggest to people out there don’t bother with them completely waste of time and most importantly the stress and the hassle I have been through is definitely ghastly.

TrustpilotExcellent and professional
We have recently purchased a property from Linden homes at The Oaks Chudleigh in Devon. We brought during lockdown but despite this from start to completion we had no issues all. Move day went well and we were in by 12pm.We have had very minor snagging just trivial stuff, but we were taken seriously and the site team fixed the issues very quickly and willingly. We didnt get to pick our kitchen and bathroom as it was already done- but it was what we would have chosen anyway! But we were offered any custom items and never pressured into anything. We always found everyone on site helpful and professional- they were always there for anything we needed at a drop of a hat although being busy. Covid restrictions and safety were always followed if they had to enter our house and they always left it as if they hadnt been in. We love our home and the quality of everything is great. There seems to be a few negative reviews but i can honestly say we have have nothing but positive things to say! I guess you only feel the need to source these sites if you have had a bad experience so do take them with a pinch of salt. We would recommend Linden homes to anyone so if you love the home you have seen just follow your heart.

TrustpilotYou’ll end up buying Stress & Anxiety!
What can I say...First 6 months without hot waterOver year with still poor (Pulsating) water pressure, a drive that floods the front of the house and in to the integral garage when it rains, creating a stream in to the back garden, still waiting for the retaining wall to be built in the back garden to stop it slipping in to the neighbours (Not helped by the flooding), rain water plumbed in to open sewer, unable to heat the lounge and master bedroom due to poor / missing insulation and now a playground built outside my bedroom window and not where it was shown on the site plan, resulting in legal action now being taken but don’t worry this is only a £395k “premium” home. I dread to think what their standard build is like! All I can say is good luck if your buying one.

TrustpilotA constant and exhausting battle
I have now lived on the Linden Homes development, Ashton Rise in Marketing Harborough for 2 years. The pre-sales experience was faultless - our options were made clear, we were not pressured into making a decision and we were guided throughout the entire process. I guess you'd expect nothing less when someone is trying to sell you a £400k property. Since moving in, and for the past 2 years, the only way I can describe the customer care service is unbelievably frustrating, tiring, and neverending. Whilst the team at customer care are friendly and appear to do what they can to resolve issues, there is something fundamentally wrong with how the business is ran.Whilst any new-build buyer should expect snags, it's the aftercare service that should get you through. With a long snagging list and still many issues still resolved (2 years later), we are well and truly and the end of our tether with them. Not one single fix or piece of work that needs doing has gone smoothly. The customer care office, site team, and external contractors are incapable of communicating. I can think of many examples where work has been scheduled and the contractor has either not turned up, not been able to complete the job, or completely misunderstand what needs doing. In addition, what has also become apparent is that a lot of the initial build or groundworks has not been completed to NHBC standards, by which, Linden MUST abide.Whilst I am a patient person and do not like speaking ill of a company, I feel it's important that anyone thinking of buying a Linden Homes property seriously considers whether they are prepared to spend years of constant battling to get your new house built to the standard they promise before you hand over the cash.

TrustpilotLinden Homes. Maybe the worst builders in the world?
We recently purchased a properly from Linden Homes, finches park, and since we moved in we are still fighting for the completion of our snagging items. I need to point out that we had over 100 and some of them were serious, water leaking through the ceiling for example due to incorrectly fitted water cylinder. Customer services have also been appalling as they promise to correct their mistakes but don’t follow through. We just feel abandoned and this is not acceptable. Linden Homes don’t care about the customers’ experience but are happy to take your money in the knowledge that your home is sub standard. They always appear to blame everyone else; contractors, sales advisors, home buyers but never take responsibility that systematically they are running a business by incompetent employees.Linden Homes should have a banner that reads, “that will do” I feel very disappointed and let down by the whole experience.

TrustpilotLinden homes nightmare
I recently reserved a house on Linden homes laithwaite gardens site..after reservation fees paid I received zero correspondence from Linden regarding upgrade & fixtures queries I made.Just before exchange of contracts they informed my solicitor that the build completion date had been pushed back 8 months!Despite sending an email to her 3 weeks previously saying the build was on track! All in all, a nightmare & not a company I would advise anyone to deal with.Customer service is atrocious & they couldnt care less if you dont buy as they Will have other customers lining up.if you do proceed they will happily stow your cash away gaining them interest while they delay build. You are made to feel an inconvenience when you call even if they answer which they usually dont.First site rep we dealt with didnt even know how to take a card payment over phone & the whole process feels shady, cynical & cold.AVOID AT ALL COSTS!UPDATE:After chasing the return of my reservation fee for 2 weeks through 3 different team members-including area sales manager- I was assured it would be refunded but that they "couldnt say how long refund would take, usually 5-7 days"13 days later, still no refund.

TrustpilotDitto almost word for word the last…
Ditto almost word for word the last review. They must have some seriously cack-handed people working for them - who simply don't have the strength to do up nuts! That happened in the downstairs toilet and bathroom. Pretending now to have all staff on furlough, yet their website says their sales teams are still on hand by phone and video chat! Funny how they're available for making sales, but not for answering customers who have already bought off them. I absolutely abhor their lying through their teeth like this. They were incompetent long before Covid-19 was invented! Good job they'll have something to blame from now on. They have no self-respect, no respect for anyone else and zero credence. They should be renamed Fawlty Towers Ltd.Firstport? We had a letter from them that basically says they're not actually responsible for anything and the money we pay them is for (followed by a gobbledygook, blinding by science explanation!)...It literally made no sense whatsoever. But I can assure you we have to pay it, but they will be doing nothing for us because the money we pay them isn't for that. It must just be to cover their wages, as they sit in an office doing nothing, but devising stupid letters. I can't think of any other explanation - and they're not giving us a plausible one. So there we have it! What a splendid idea of ours to buy off them and enrich their pockets. More fool us! And anyone else who chooses to buy off them after reading these reviews. Read lots - buy once! - From a place worth buying with a company worth buying from and that cares. Lindens does not.

We love out house at Heathands, Frimley. The location, the environment and the neighbours are lovely. However, Linden Homes offered up the maintenance contract to First Port, who in fairness, inherited a lot of work, but there is a lot to put right. Street lights don't work, grass doesn't get cut in the communal areas, our neighbour at number 3 had to cut the grass in two large areas, as he could not bare it any longer. My Brother in law and my better half, cleared the communal area at the top of Admiral Drive, with 2 strong helpers and 3 large lorry loads of bricks, concrete, metal and other unknowns, as Lindens left it in a shocking state. We cut that communal grass for months and months, a sthe maintenance team before First Port, never showed up. The current gardner's do half a job, the weeds around the edges of pavements are left unless we go out and ask them to remove them. they blow all the rubbish into a corner, which blows out again after they have gone, they don't collect it up! The front entrance to the estate is poor, the brick peers are what remain from the old site and not yet been replaced, the whole sense of arrival is poor, which is shame as the houses are lovely, and they were not cheap!!!

TrustpilotLovely Location, Just needs finishing off
We were very impressed with the layout of the property and that attracted us to purchase. We have had no problems with the finish other than when we moved in Lindens had carpeted the entrance hallway and we had requested Karndean. Not a problem, they changed it by the time we moved in but failed to change the doors so we now have a 1cm gap between the bottom of the door and the floor. It was on the snag list to replace them but that never came to fruition and has probably been lost now. My biggest gripes are that we have to contribute an annual charge of £600 to the Frimley Fuel Allotment (FFA) for the upkeep of the SANGS area that is open to the public. This was a retrospective ruling by Heathlands borough council of which 4 of the members are also on the FFA Board. We were not allowed to purchase the property without agreeing to this charge. Secondly Lindens have not completed the communal grassed areas and formally handed them over to FirstPort, the management company, who are fast to invoice but slow to do any actual work. Over the summer the sunken garden has become overgrown and the walls are starting to crumble making the areas unsafe.I think the development could be a wonderful place to live and be unique but until the remedial work to the outside areas are completed and regularly maintained it feels as though we are being treated as a cash cow.

TrustpilotLinden Homes re: Heathlands Estate Frimley
Linden Homes re: Heathlands EstateLinden Homes build attractive homes. BUT FAIL MISERABLY on their After Sales Customer Service and honesty, in completing the estate development, as it was sold to the homebuyer. Forget the glossy pictures in the sales brochures, as you may find:Roads unfinished until long after buyers have moved into their homes.Estate entrance left in dangerous risk of collapse, as before construction started.Drains that constantly have to be pumped out due to blockages caused by builders rubble.Street lighting left not installed or left unworking.Spurious power/comms cables, hazardly left protruding from the ground.Communal landscape left unfinished and untended.Ornate garden promised to be restored to former state left unfinished and dangerous.Feature clock to refurbished building left unworking. The list goes on and were the issues above addressed by Linden Homes or their owners Vistry Homes then I would revise my appraisal, of there, so far, woeful effort to fulfill their promises, laid out in their glossy brochures.

Trustpilotwe purchased a 3 bedroom house last…
we purchased a 3 bedroom house last year (2019). We absolutely love our house and are very happy. We knew being a newbuild we would have a few issues which is why we have the 2 year guarantee and 10 year guarantee, however with the stuff that has needed "fixed" I totally understand but the service for the aftercare is awful. Since buying our house we have had around 4 different companies taken over and everytime we report something it seems to get lost and I continsely have to chase it. Very strange they send a paint and decorator to fix a door, finally after months of chasing a carpenter comes to fix it, admittedly he said it was so badly put in that it will probably be a on going issue... fantastic. In the first few you put a snag list together for them to attend but they also pressure you to fill their survey in, once this is done they honestly don't care. The workman ship is at a very low standard and I do feel sorry for some of the workers when they tell you the wage they are on, however being first time YOUNG owners we feel the after care service is very poor and in the future if we were to upgrade we wouldn't use linden homes. Sadly we have a lot of stuff that needs to be fixed such as flooring coming up and wonky fencing but it is such a hard stressful experience we will likely leave it even though we are in our 2 year warranty. It seems once they have your money you are nothing, very bad considering it's a government scheme. Just first time buyers experiencing bad customer service that sadly has put us off lindon homes.

Heathlands development- Old Bisley Road Frimley - absolutely shocked to see that a new build that has only been completed in Autumn last year is left in such a state. We moved in October last year and we can’t say that our levy has been used in any way to look after the upkeep of the communal grounds. The gardens are in a terrible state. The sunken garden is falling apart and is a huge safety hazard to families around! The main entrance brick work is so dangerous and it could fall down any minute. This is our first time living in a new build and we are very unimpressed with how Linden Homes have presents themselves!! Action needs to take place immediately! Borders and edges that should have been laid to grass are just a mass of weeds. Some areas that have been grassed are just left uncut. Storm drains are filled with builders rubble and need to be cleared. Despite numerous requests to Linden Homes Management - customer service is very poor or non existent. Requests go unanswered. Lampposts have never been painted and all need some attention.
