ZERO STARS NOT AN OPTION We made the mistake of ignoring the bad reviews, and we’ve regretted it every single day since. If you’re reading this and thinking “how bad could it really be?”, trust us: it’s worse. Bright Estate Agent Manchester is without doubt the most unprofessional, neglectful, and downright dishonest letting agency we’ve ever encountered. From day one, the experience was appalling. The flat was not clean when we moved in, we have photo evidence of this. Dirt, dust, and general neglect were everywhere, and it was clear no proper inspection had been done before handing over the keys. Throughout the tenancy, any maintenance issues were ignored. The most serious of these was a leaking washing machine, which forced us to turn off the water supply completely. We reported this multiple times, explaining that it made basic living and cleaning impossible, but the agents did nothing. No response, no repair, no acknowledgment. As a result, when it came time to move out, we cleaned the flat to the best of our ability without running water and also have photo and video evidence of this. We made sure to inform them of the situation, again, no support or even a reply. Then things got even worse. The agent sent us images of a completely different flat when we moved out, covered in stains and broken furniture, claiming he supported the landlord’s claim for damages. When we pointed out that this was not our flat, and backed it up with clear video evidence of the condition we left it in, he stopped replying altogether. Later, he responded with different images (this time of our actual flat), but these showed minor signs of the flat simply sitting empty for weeks, dust, stale water in the toilets, and a defrosted fridge, all things that could have easily happened after we left, especially since we were told the checkout inspection couldn’t be done for 3 weeks because the landlord had taken the keys and had access to the flat during that time. Again, we were blamed for conditions that were out of our control. And let’s not forget the worst part: midway through the tenancy, we were served a repossession notice giving us 10 days to vacate, because the landlord had stopped paying the mortgage. We had already warned the agents several times that something wasn’t right, but they ignored every message. No help, no concern, and no action. We were nearly made homeless through no fault of our own. The agents, Patrick and Darren, were rude, condescending, and consistently unhelpful. We’re still not convinced they aren’t the same person using two names. Either way, the result was the same: a total lack of responsibility, communication, or professionalism. Bright Estate Agent Manchester is an agency that will ignore you and then try to pin the landlord’s mess on you. If you value your sanity, avoid them like the plague. We wish we had.

⭐️⭐️⭐️⭐️⭐️ Couldn’t be happier with Bright Estate Agents, Darren and Kiran were great throughout the whole process. Everything was smooth, so quick, and well communicated. The flat is exactly what we were looking for, and Kiran even offered to help us unload the car and carry in our boxes, which was so sweet and appreciated. Couldn’t have asked for a better experience, would definitely recommend, and use again😊 Thanks again guys!

Avoid! I’ve rented for years, but Darren is by far the most difficult estate agent I’ve ever had to deal with. From the start, we were told that one of the showers would never have hot water and that it would take six months to get the part, unsurprisingly, it was never fixed, and I’m not even sure that was true. There were several issues like this that eventually you lose the will leaving you no choice but to give up. It took four months of constant chasing just to get a blind installed in one of the bedrooms. This is just one example of something that can be easy fixed. When we asked if one tenant could be changed at the end of the tenancy due to them moving away, we were told no, unless we paid a £90 admin fee. We chose to move out, and, unsurprisingly, the flat is still sitting empty. Getting our £1500 deposit back was a nightmare two months of calling three times a day, only to be told the landlord wanted £90 for cleaning. We had the flat professionally cleaned and provided an invoice, but they insisted we wait for "photos of the dirt", which, of course, didn’t exist. After relentless chasing, we were eventually refunded in full. Terrible communication, disregard for tenants, and a complete lack of professionalism.

We were in contact with Kieran Shaughnessy throughout the whole application and moving in process, he was so helpful and attentive with fast replies at all hours of the day to whatever queries we had. There was a small issue with signing the contact which he worked with us to solve until past 10pm, we are so appreciative!

I read these reviews, and thought all estate agents we're just as bad, but these guys are by far the worst. If you're a tenant AVOID! In 18 months the apartment we rented suffered 4 floods, and the apartment was left damaged for 6 months. Whilst we appreciate that it was down to building management to fix the issues, Bright was no help in chasing them to fix the apartment, the repairs were only done the week before the tenancy was to end. During these 6 months, it was only after arguing alot and trying to get out of the contract we managed to get the rent reduced. However, after being told by the contractors we could claim back electricity for various industrial driers, Bright failed to confirm this and what information we needed to provide for many months and we never received any refund. This is just a snapshot into the disaster which this tenancy was.

Laura, This review is unfair and not a fair reflection. I have hundreds of emails trying to resolve a complicated series of problems. The brief scenario is that building's roof sprang multiple leaks. None of this was our fault and in fact was the Block managers responsibility. We could have told you to deal direct with them, but being the nice guys that we are we did a lot of work to avoid you having to deal with the block managers, insurance assessors and contractors. It is highly frustrating that the roof leaked multiple times and nobody felt that frustration more than you, however, during this time you renewed your tenancy multiple times and we also negotiated for you to be able to leave your tenancy early without penalty, yet you chose to stay. You chose to stay because you didn't expect another leak, and then another leak any more than we did!! My staff did a HUGE amount of work to try and help you. We would contractually have been within our rights to make you deal with all the different parties yourself as it really was outside of our remit. We also negotiated a rent reduction for you. Sometimes the more you try to help someone, the more they throw it back in your face. YOU'RE WELCOME!

If I could give zero I would. Like all the reviews for this company, avoid. This company is so problematic and unprofessional it’s shocking, not sure how they are still operating. Shout out to Jo as she was the only one that didn’t speak total utter nonsense and actually ever helped resolve issues. Was told a move in date by Darren, chased so many times to get any kind of answer about what was needed ie referencing etc, with zero response. Bright actually completed paperwork 2 weeks after moving in date. Constantly reported faults with no resolution to them. Sent over handy men two times to ‘Sort’ issues that were actually worse after than before. They obviously pay the cheapest price outsourcing who are not competent people for the jobs. We were left with no water for 2 days and told we needed to sort the boiler out ourselves. We had furniture that was unsafe and broken, two heavy glass tables that all the metal was corroded and actually collapsed, had to buy our own as this issue took months to sort. Gave up the will to live. The building we lived in had dump and mould issues due to a leak but when we came to reporting these, we were told we had to go to the building management and they couldn’t sort it themselves. Raised multiple times and sent images to later be told as we were trying to recover as much deposit as we could this was raised as an issue that we had left to get worse and didn’t report this. Getting our deposit back was about a 6 month process, which had to get taken to DPS to sort in the end. Back and forth trying to understand issues in images, that it was clear they were just trying to get the most amount of money out of us. Apparent ‘issues’ when we moved out that they tried to take a huge amount of our deposit from, which were clearly shown before we moved in to property via the YouTube videos for inventory. (Stained mattress, marks on walls, broken fridge shelf etc) Tried to make us pay for ikea items that were never stated as broken or damaged in the inventory or in any email chain. If you can avoid all all cost I certainly would, Much better and responsive letting agents.

Communication is great too, and the help is honestly really there from them. Based on some of the reviews I have just read I am really suprised because so far I had a great experience dealing with them

I could not recommend this estate agent enough! They will bend over backwards and help you with your property purchase in any way they can. They consistently check in to see how things are progressing and are truly keen on helping 1st time buyers secure a property without engaging in a bidding war! Patrick is extremely knowledgeable and approachable and will endeavor to meet your expectations. Lisa work tirelessly on the day of purchase to make sure exchange and completion took place! overall 6/5 stars...

I moved into my flat nearly 4 weeks ago and there were many issues when I moved in, including mould on kitchen chairs. Although the flat was cleaned, evidently the condition of furniture and fittings was not checked as the wardrobe is half collapsing and chest of drawers are completely broken and unusable. I have chased in weekly and still no update or solution. I have also tried to file a formal complaint, however their complaints procedure of the website does not provide contact details of where the complaint needs to be sent to. Considering my current emails have been ignored, no point sending it to the agent I have been dealing with. I will not be renting through Bright Estate Agents again.

He always made time to help us out and could not have asked for a better agent to help us with our move. Seems to be impossible to book a viewing with these people. I called on Monday and was told I would get a call back later on which never came. Called again on Tuesday morning and was told I would get a call back in 20 minutes which never came. Called back Tuesday afternoon and was told I would get a call back on Wednesday which didn't come and still no call yet.. Do you want to sell properties or not????

I have waited patiently all year before leaving this review, to complete various processes first. I had the misfortune of not looking up the terrible reputation of this letting agents before renting a flat from them. When I was looking to move out, I gave my notice and was ignored and dodged despite various email chasers and phone calls. I understood I had given notice correctly but due to a lack of response from them (what did I pay all those admin fees for originally?!) they did not clarify on a little obscure sentence on the end of the tenancy agreement which even legal helplines I called said was obscure. When I came to moving out, I finally got hold of Darren who said I had not given correct notice and was liable for a month's rent, nearly £600. This is when the trouble started as he ignored all my emails asking for clarity. He was extremely RUDE, ARROGANT and UNPROFESSIONAL in all his responses to me, it was shocking and his lack of response initially put me into debt. I took him through the Deposit Protection Scheme (DPS) arbitration who shockingly sided with him costing me my deposit I could not afford to lose. BUT I also took him through the property ombudsman (TPO) who his agency are registered under and they at least sided with my argument on him failing to respond and clarify for me causing me stress and expense, so in turn I just got compensation from him, although it falls short of what I lost overall. My advice to anyone reading, is this man is happy to take your fees but he is unprofessional, inefficient and as you can see to his responses to various reviews, extremely arrogant and rude. If you have a complaint against him, take him through both the DPS and the TPO, do not stop at the DPS. No doubt Darren will be along shortly to shout his mouth off like he has at everyone else who has raised his terrible service and behaviour, but I have everything in black and white. Heed my warnings and everyone else's on here.

James, you gave notice but failed to mention your intended move out date. You misunderstood the terms of your agreement but blamed me for that and for not psychically realising your error. The DPS and the TPO both agreed with us on that point. Everyone else manages to give the correct notice! You had to pay rent for your full notice period and the DPS awarded this to the landlord as a result of the dispute resolution process We have however learned a lesson and that is to reply immediately to notices with confirmation of notice start and end dates. This way we can avoid this situation

Arranged a view with Bright Estate agents today, arrived at the location on time however couldn't find the correct building inside the estate, the staff refused to meet me at the estate entrance even it's not far away, the staff was very rude on phone to me while trying to direct me to the building rather than meeting me straight away at the entrance then take me to the building. I ended up with cancelling the view straight away as I don't want to waste my time in this unprofessional agent. Highly recommended NOT to deal with THEM, I never meet an estate agent as rude as them.

Lammy, Patrick was onsite at the correct location and talking to you on the phone. He was trying to work out where you were and to guide you to him and/or find you. Unfortunately, it sounded like you were having a bad day because you were losing patience and getting a little annoyed despite all of Patrick's best efforts to help. You then seemed to hang up or your phone battery died because you disappeared from the call and didn't answer Patrick's attempts to call you back. If you want to have another go at looking at this property we are more than happy to try again and maybe meet a location that you know to take the stress off.

Bright are ok. Had a few problems with admin cock ups and then tried to con us out of nearly £400 for 2 new mattresses when we left. Patrick Brown is great though, always helpful and friendly.

Not recommended at all Please do not deal with this agent. Even they do not deserve one star The worst estate agent , I have ever dealt with. I have had issues with them from the beginning of my tenancy agreement till the date of moving out. To start with, they changed the day of moving in which was advertised on their website. So, I had to book a hotel for one day . When I asked them why you changed the date? They responded rudely and unprofessional that the flat is not ready. During my stay (only one year), I only called them for a one repair in the toilet which took them a month and half to solve it (imagine if I had more repairs in the flat !!!) At the end of my tenancy, my deposit was protected by DPS. So, I contacted bright estate agent multiple times ( via email, whatsApp, phone calls) to ask them to accept my deposit repayment request. But they kept ignoring me. I have chased them to accept the request for about 3 months( from End of March till End of June). Then, I had to make a statutory declaration to claim my deposit which again costed me time and money. After statutory declaration, they replied ( after 3.5 months of moving out)and claimed that the flat needed clean which not true at all( unfortunately i did not take any photo of the flat before I leave ,and no check out arrangement has been done between myself and the agent ).All these unnecessary stress , I had to go with this agent. They even rented the flat after me but they did not bother to accept my request which only will take 1 minute to do it. Avoid

I would not recommend dealing with this company. We moved out of a flat run by Bright a number of months ago, and they withheld a sizeable portion of our deposit. We disputed this and asked for photographic evidence and receipts/quotes, but received no response. The money that Bright have withheld is now stuck in limbo with the DPS. Darren also spoke to us in really a very unprofessional tone, and is now no longer replying to our attempts to contact for a resolution. In effect they are withholding hundreds of pounds from us and are refusing to give any evidence for it.
