GoogleWe spent 3.5 years renting with Martin & Co and had a very positive experience. James and Craig were fantastic throughout our tenancy. On the few occasions we had issues, they acted quickly and efficiently.
One time we had a strange noise coming from the boiler and a technician came out the very same day. This was a huge contrast to our previous letting agency, where it took over a month to fix a boiler leak and we went through three or four different managers in three years.
With Martin & Co, you always know who you’re speaking to, and everyone is friendly, professional, and approachable. They never asked us to write a review like many other companies do, which makes it even more surprising to see a few negative reviews. Honestly, our experience has been excellent and I would highly recommend them.

GoogleHonestly, worst letting agents I’ve ever dealt with. There is a man called James who works there who has got to be the rudest man I’ve ever spoken to in my life. As a woman with autism I ask for very clear communication so I know how to do things correctly and follow the correct procedures. This man ended up shouting down the phone at me completely lying about communication we had and things he had already stated in emails. Pretending like I hadn’t spent the 4 years I lived at the property asking them to fix multiple things and begging to have the black mould sorted as I had two children. He called me difficult and gave me grief because I have a child with special needs and demanded I gave them access to the property whilst we were still in there’s despite me explaining my son gets triggered by random people in his space. I offered to leave BEFORE the date I had to move out to give them a week or two to let people view the property. Yet he still spoke down to me and belittled me. He tried to have me over saying he was going to charge me even further for not communicating I was leaving, despite for the millionth time he ignored my emails. He alone is definitely not a man who should be in a customer service job as a woman with additional needs, the way he spoke to me was beyond vile. For the years I lived there I would tell them things that were wrong, they would tell me someone was coming and someone would never come. My son had a long list of health conditions with him being exposed to black mould since he was born. Craig is someone else I’ve dealt with and he was kind and polite whenever I spoke to him, but safe to say once they’ve gotten you into a property you’re as good as nothing as soon as they take your money. I apologise to my past landlord who I point blank refused to communicate with Martin&Co after I moved out after James reduced me to absolute tears the way he spoke to me. Someone needs to teach that man about the Equality act 2010 stating reasonable adjustments are required for people with disabilities. Fortunately I kept every email and phone call I made during the 4 years I lived there backing up everything I’ve said.

What an absolute waste of time.
They also sent no confirmation ahead of time, so I had to call up to check the viewing was even happening.
If this is the level of service you get before even renting a place, then count me out!

GoogleI enquired about a property listed on Rightmove and arranged a viewing via email with a representative named Matt. My partner and I arrived 15 minutes early, only to be left waiting outside in the pouring rain.
After waiting 25 minutes past the scheduled time, I contacted the office and was told that the viewing hadn’t even been added to their diary, despite being clearly arranged in writing beforehand.
This showed a complete lack of organisation and consideration for potential tenants’ time. It was incredibly frustrating and unprofessional, especially given the poor weather conditions.
Based on this experience, I would not recommend this branch.

GoogleI would not recommend this agency at all. Act like your best friend at the viewing, but we had issues before our tenancy even started. Our move in date was delayed initially by a week to which we were told at 4pm on Friday (due to move in on the Monday). After this we had multiple delays which meant we were unable to move in for over a month. Each time being told on the Friday in the afternoon before each proposed Monday move in date. We were essentially made homeless and had no fixed address at this time. One instance I had to chase Martin and Co multiple times to ensure that we were moving in and they confirmed we were not (again Friday afternoon). We had signed a contract to move in but by the time we did the move in date was over a month in the past. The landlord was living in the property at the time but obviously didn’t want the hassle of finding temporary accommodation like we were forced to (4 times). During this period the letting agent failed to get my partners name correct on multiple occasions, sometimes when the email they were replying to was signed off by her.
When I arrived at the office at the agreed time to finally collect the keys I was greeted with “what are you here for” When explaining I was there to collect the keys, the agent again got my partners name incorrect.
The house we moved into had a damp issue which I did raise with the landlord and the response was “yeah that just happens”.
During the tenancy they were fine (none existent) and had no major issues. Upon leaving we spent a lot of time tidying the flat but we were charged a £241 “cleaning fee”. Upton receiving the invoice for cleaning, the hours spent cleaning did not match up to the time indicated that the cleaner arrived and left and the invoice had no breakdown of what was cleaned and was simply noted as “additional add ons” which is really poor. When we asked what it was they said they would ask the landlord, we had no reply regarding this. The most annoying part of this was we had made multiple fixes to the property as it didn’t look like anyone had ever heard of a wall plug, amongst a few other things. But trying to be a good tenant just did them myself. Looking back I shouldn’t have bothered.
When trying to get the deposit back we didn’t want the hassle of disputing the claim as we needed the money and to get a reply can only be described as “painful”. It took 4 emails and a phone call just to get a reply where we were told they thought “they had done this” they had not.
Was really disappointed with almost every interaction we had with Martin and Co.

GoogleNot the worst agency, but definitely is not a good one. The chance of them replying to your email is 2/10 (one of which is an automatic reply that they are on holiday), nor responding you to release your deposit. You need to follow up with DPS yourself.
If google allows "no star", I would not give any. So, one star is too much.

Hi Nelson. I am sorry to hear you were so dissatisfied with our service, however after reading your review I have looked into this and feel your comments are very unjust. You took a property with us whilst not actually viewing it yourself, this is against our policy but we were sympathetic with your situation given the fact you were relocating from another country. We accommodated your representative very comprehensively before the tenancy had even started, this also included various visits to the property. I can see that there were emails of yours that weren't responded to, however on many occasions you hadn't even given us chance to get an answer to your query before chasing us. I do also need to point out that the email address you used throughout your tenancy was the main one for the office, this address never has an out of office reply on it. Your deposit did take longer than hoped to return to you, however this was mostly because you were never clear on your intentions towards the end of your tenancy. when your contract was coming up for renewal we were trying to understand what your intentions were but you never said. We tried to access the property for viewings in case you decided to leave but this was refused by yourself, with this we were believing you had decided to stay, however you then returned keys to our office with virtually no notice and advised you would be leaving. You are within your rights to do this at the end of your contract, however it is courteous to give some form of notice at the end of your tenancy, especially given how good the owner had been to you throughout your tenancy. Before any deposit can be released a checkout of the property needs to be booked, this hadn't been done as we weren't aware that you were leaving. Once the checkout had been completed though a full refund of your deposit had been agreed. Given everything that had been done to accommodate you not only during, but before your tenancy even started, I'm extremely disappointed that you have decided to leave such a bad review.

GoogleThe service I have received is shocking. Do not use this agency!!The only thing this agent is good at is taking your money.
My apartment Got neglected under their care and I end up paying all the cost to get it back to the standard it was in before I gave it to Martin &co they did not do any checks on the flat while tenants was living there my tenants complained that when ever we need help there is no response from them I could go on and on and on it was a nightmare.
I never get any information out of them regardless how many times I call them in the last 2 years my tenants was start to call me for any help they need but I still have to pay every month to Martin &co
I have been chasing for some money which I was due to get it back from them which never arrived to me it’s been a few month , They never get back to me like they say they will. I am constantly having to fight for things to be done. Their agency fees are considerably higher than others. It's money for nothing!
If You are a landlord I wouldn't use them. Thanks to Martin and Co not regularly inspecting the property’s under their care my flat has been ruined!
The staff working in the office have a don't care attitude. I would never advise anyone to use them use another agency please!

I have checked the file though and I can honestly say that inspections were carried out by the previous office. The file also states that you were misleading towards us with your intentions with the property when the last tenancy ended which led to many issues with the deposit. I also believe our fees to be more than fair.

The people working for Martin & Co treated me with respect, sincerity and courtesy. Had it not been for Craig and Denise, I would have probably ended up embittered from this process in Manchester. Craig was patient enough to show me all the houses that fitted my criteria in the neighborhood. Denise was ready to answer all my questions regarding the contract (I had a few), to write me the booking confirmation letter (twice!) and even to organize the transport for some basic furniture in the house before my entrance (without having to do it). I am very thankful to both of them for their help.
I recommend Martin & Co. beyond any doubt and hope that other agencies in Manchester follow their example.

Googlea friend of mine was renting 7 Vicars Road, for about £1000 pcm. He moved out in December but Martin & Co charged £300 for a supposed furniture removal, turns out the furniture is still being used by the occupants of the house.
Last but not least, the house had damp problems in the kitchen but the landlord refused to do anything about it same with the letting agency. I don’t recommend using Martin & Co for things like this.

We are not able to simply deduct money from a persons deposit, the deposit is held with a government approved scheme to make sure it is handled fairly. It is them who determine whether or not a requested deduction is justified or not, i believe you may not be aware of the full situation.

GooglePlease take a look at the photos taken for the flat they are currently marketing on Rightmove in Demesne Road, Whalley Range for £650 pcm. There are no pictures of the lounge/living area or bathroom. Instead, they've just done close up pictures of each of the windows, the number on the front door of the flat, a very small storage space holding just a single chair, a microwave, the toilet and base of the shower unit. I am sorry to hear that you disapprove of our photos so much, but to therefore give our business a 1 star review in return seems very harsh. There are photos of the lounge living area on the link, it is an open plan living space with the kitchen. There is also no bath in the property, it is a shower room only and we have tried to show that in the photos. The flat itself is not very big and we have tried to show that as honestly as possible.
