TrustpilotExcellent functionality - badly let down by letting agents not updating properties as let.
The site has fantastic design and features. Great UI, but terrible UX. The (major) problem is, more than half of the rental flats listed are simply not available. Agents rampantly promote their brand for awareness by listing flats that are already let. You call the agent and they say "it's let agreed", "it's under offer" etc. And the listings remain open like that for days and weeks. This despite Zoopla offering the agents tags for under offer/let agreed. Many agents even ask for your details so that they can promote other options - but they never call you back, so they are just gathering data and wasting everyone's time.Prospective tenants are left completely frustrated calling agents and mentally filtering the listings that are to be ignored. Zoopla could solve this pain point by adding an 'ignore' button on listings, for logged in users.Zoopla needs to clean up the data by strictly enforcing financial penalties on agents that do not update their listings as let agreed/under offer. Otherwise this is a marketplace full of spam. Zoopla lets users report "Property is no longer available" - but that doesn't solve the problem at all so it's quite useless.

TrustpilotAmateurs
As an estate agent in Spain I always wondered why so few of our competitors chose not to use Zoopla to advertise their properties. The answer became very clear after 12 months of paying Zoopla to list our properties. In that time Zoopla generated a grand total of 7 buyer leads! We receive more buyer leads PER DAY from our other property portals. Zoopla is an absolute disgrace. They rip-off their clients and then fail to deliver results. They are also guilty of account mismanagement and we had several instances where we were incorrectly billed. This took many weeks to resolve. We weren't surprised to learn at the end of our terrible experience that our Zoopla account manager had also decided he'd had enough and left! Whether you are a property professional or a private buyer or seller, my advice to you all is to avoid these amateurs and don't waste your money.

TrustpilotAn awful unethical company
Zoopla is showing completely inaccurate information about my house. They list the wrong number of bedrooms and the type of property is wrong. Despite the EPC, Land registry, and estate agents showing the correct details, Zoopla have responded to say that they refuse to update information even when it is clearly wrong and misleading and they have also said that they are UNABLE TO CHANGE ANY INFORMATION ON THEIR OWN SITE! Clearly they cannot be bothered to do anything. Don't trust any information on Zoopla. Please beware that Zoopla's stated policy of not correcting factually incorrect data is not only unethical, but could affect the sale value of your property.

Like many others here I found an error on Zoopla for my property. I emailed Zoopla to be told that they get their info from 4 sources:The information we do have comes each month from trusted third party data sources:- Survey records from accredited surveyors- HM Land Registry and Registers of Scotland- Energy performance certificates (EPCs)- Live property listings (for sale and to rent).I provided proof that HM Land Reg was not the source of the error, also a copy of the EPC which was not the source of the error. The property was/is not for sale. That just leaves the 'trusted' surveyors.None of that was any good as NO ONE at Zoopla can correct the listing as it is ALL Automatic and the system is NEVER wrong!!!Customer care (service) don't care.Requested:Who gave them permission to list my property?NO ANSWER.Contact details for their complaints department for my solicitor.NO ANSWER.Watch for the usual guff from Zoopla....Not our fault, we take info from 'trusted' sources...We are unable to edit OUR website... hahaha that's a good one :)..........................................Guess I'll have to write to:Taken from Companies House Website.Mr C. It is misleading to quote a value on a flat without distinguishing between RETIREMENT FLATS and ordinary leasehold flats since the Service Charges are grossly higher on the former, and have a huge effect on the resale value.

Hi Bill,
Thank you for sharing your concerns with us. We're really sorry to hear you feel this way about our valuation model.
The Zoopla house price estimate is based on data fed through an automated valuation model (AVM), which analyses property information on all 29 million UK homes on a continuous basis. Our data comes from multiple sources based on a number of data points relating to property sales, values and home characteristics throughout the UK, including publicly available data such as that from HM Land Registry and Registers of Scotland.
The accuracy of Zoopla estimates is influenced by a number of factors such as the current market values of homes, the quality of the information available on the given property and the availability of comparable properties in the area. This means that unique properties or those where the housing market is slower, may experience less accurate estimates.
We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. Therefore, discrepancies and/or increases or decreases such as you have outlined are not unusual.
Here is a Help Centre article that will give you more information on where we get our data from:

TrustpilotLazy Valuations
House price valuations are absolute rubbish!Purchased my house from relation at highly discounted price. Valuation of my house on the Zoopla site is price I paid + small % increase since sale was finalised. That is not good information to be putting out into the public domain given that it bears no resemblance to the REAL value of the property.

My current home shows on Zoopla as a 3 bedroom, it has never been a 3 bedroom and is a 5 bedroom. There is no option to amend or update any information. It is completely inaccurate and no way to change it. They say the information is from the land registry but it has never been what it says on Zoopla. It is ridiculous that you cannot amend your own home on there.

TrustpilotZoopla refuses to correct listing errors
I have repeatedly asked Zoopla by email during 2021 to correct the details of my house on their website. They have listed the wrong category of house and the wrong number of bedrooms. The listing was historically correct. Zoopla will no longer allow you to correct the details yourself. The last email sent on 13 November was just ignored; the previous emails stated the situation "was far from ideal" but they cannot correct the errors and that they "hoped" to have tools at some time in the future to allow owners to edit details (useless advice). I believe they may be in breach if GDPR regulations and am clarifying the situation with the ICO (Information Commissioners Office). I shall now ask them to remove the listing of my property until they can put up a correct listing. Zoopla say they have a mechanism for correcting errors which they clearly do not. I think it is incredible that they operate a database that they cannot edit.

TrustpilotHistory of house prices can be manipulated by Estate Agents
In March 2021 I received details of a property listed for sale. The brochure stated it was going to informal tender, guide price £195k. Seemingly the sale fell through and in 2022 it has been re-listed at £325k. That's fine, prices rise, however the March 2021 brochure Zoopla has stored under 'property history' has also been 'adjusted' from £195k to £325k. The brochure date remains March 2021. This is deceptive. I assume it was the Agent selling the house but it clearly demonstrates that Agents can manipulate Zoopla's historic information to deceive potential buyers who rely on Zoopla to research historic price activity! Thus please beware - what you see recorded is not always the real truth! It's what the Agents want you to see and they can manipulate it!!!26th Jan 2022 Update: Zoopla reached out on 12th January. I provided them my email address to make contact and then 2 weeks radio silence......... Great Customer Service!!!!!!31st Jan 2022 Update: Zoopla contacted me almost immediately after my 22nd January update above. They investigated the report but were unable to confirm from their records that the price had been changed and suggest it was a mistake. Having been sent the brochure and information directly from the Agent I know that is not the case. At the end of the day Zoopla didn't do this but it is clear historic records on Zoopla can be manipulated by Estate Agents without Zoopla's knowledge. So the takeaway from this is you should not rely on Zoopla to be a 'record of truth'. Their platform is susceptible to manipulation. In fairness the same is true of Rightmove. Their platform was also manipulated by an Agent. The difference being Rightmove were able to identify and rectify the bug which IMO is an important distinction.

Just checked the valuation on our house as the values have been fluctuating wildly over the last 12 months on Zoopla. Ours is undervalued as they don’t know we have extended the property. However, I find that our neighbours property which has one bedroom less than ours is now worth £1.3m . Up £0.8m in the last 3 months ! I am sure they will also be interested as to where their 2 extra bathrooms are . Also 2 doors away , identical size to ours , has gone up by about £0.3m in 3 months , but still £0.5m less than our neighbours much smaller property. Absolute joke , if not grossly incompetent.

TrustpilotZoopla are atrocious and irresponsible
Zoopla are atrocious & irresponsible, I am beyond tired of dealing with them. As a visitor, & as a homeowner, I have had to contact them regarding them incorrectly listing my property, several times a year, over years, & every single time I have contacted them they have made the experience as difficult & stressful as possible, purposefully choosing to be as unhelpful as it is possible to be.For a start, they routinely buck pass, & claim that they are "unable to make changes to any of the info on their website", it's THEIR website, who else would be making changes to it? Then they claim that all of the data on their website has been obtained via Prime Location, or more recently Hometrack, & again, that this means that they have, "no control over it and cannot access it or update it". Yet it states on both websites that they are "powered by Zoopla", & whilst wasting time & energy I do not have having to contact all of these websites because the staff at Zoopla insist the listing for my property simply cannot be updated & MUST stay listed with incorrect false misleading info indefinitely, because & I quote, for them to change it to the correct info might "negatively impact their visitors", I have regularly found myself sending & receiving emails from the SAME named staff at all of these companies, but with a different email address, indicating that they are not only all the same company, but they actually all have the same staff too. When I say issues, these are some examples. My property is a 2 bed mid terraced house, & was appearing correctly, & for no apparent reason was "updated" by their "new more accurate system" to be listed as a "1 bed bungalow", which it in no way is. But they REFUSE to correct it, stating this is impossible. Why is it impossible? If you own a website you are responsible for everything that appears on it. I own several websites. If someone writes to me & asks me to edit info I have displayed that relates to them because it is appearing incorrectly, do I tell them "oh yes sorry it is my website but I can in no way edit it"? No, because that would be ridiculous & obviously untrue. On other occasions I have had to complain, my property price has been changed, literally overnight, by tens of thousands of pounds, for literally no apparent reason, causing people who have booked viewings to cancel those viewings, because they have checked Zoopla before heading out, & assume something is wrong with my property for the price to drop instantly & so dramatically. This was apparently because of Zooplas's "new more accurate algorithm", which they insisted could not be wrong, & yet absolutely was, because my property had been correctly valued in person by 10 estate agents and an actual RICS surveyor. On another occasion, a hapless estate agent placed a listing for a completely different property against my listing, & marked it as sold, when it was in no way my property, & my property remained for sale. Again, I had to spend weeks arguing about this to get it corrected, because Zoopla staff simply repeated what is apparently their catchphrase, that they cannot make any changes to the website because that might "negatively impact visitors."I have repeatedly pointed out to them that listing completely incorrect and false info on their website, not only negatively impacts their visitors, but also more importantly, the owners of the properties they are listing, whose info they are using & profiting from, without our knowledge or permission, & when they display that info incorrectly & containing numerous errors, frequently has consequences, including financial for those homeowners, but they do not give any tosses whatsoever, & simply robotically repeat the same "We cannot make any changes to our website" even when they are in the full knowledge that the info they are displaying is absolutely incorrect, & it is causing you, the homeowner serious consequences.Zoopla, Hometrack and Prime Location are therefore irresponsible, thoughtless & self serving individuals who seek to gain from using your personal info, but are in no hurry whatsoever to put issues right when the info they seek to gain from & display is displayed incorrectly, & will not make even the slightest effort to put it right, even when they are fully aware their actions or lack thereof are causing harm.Typical response from Zoopla below. They use 90% of the space to inaccurately rave about themselves, whilst completely missing the point. The fact that they state 85% of lenders rely on their data whilst knowingly displaying incorrect info & refusing to correct it, demonstrates they are fully aware of the potential harm they are causing, yet do not care. At the same time as they responded below, they were emailing me & continuing to insist they cannot correct their website.

Prime location, smart spacious offices and Karen the centre manager.
During Lockdown we have also had fantastic support from Laura who has been at King Street.

TrustpilotTerrible estimates
Unfortunately Zoopla's adoption of the AVM pricing model, despite its apparent widespread use by mortgage lenders, is crippled by lack of data, and poor updates of data. The house opposite sold 2 months ago and still hasn't been updated, there is no account taken of extensions/upgrades until you sell and then only after several months have passed. There is also no account taken of shared ownership properties built 10 years ago in my area which severely decreases the average and undervalues estimates of full ownership properties.Sorry Zoopla but I can no longer trust your price estimates and will be going elsewhere. Such a pity as they used to be spot on.

Hi John,
Thanks for getting in touch and for your feedback. We're sorry to hear you feel this way.
Many of the features on our site & mobile app are continually being developed and we recognise that things aren't perfect.
Zoopla aims to provide users with an advantage in the property market by creating a transparent marketplace, and our tools and services improve and become more effective with feedback and data from our users.
I have provided this feedback to the team who look after our property experiences.
Many thanks,

TrustpilotGood, but room for improvement
Overall, Zoopla is fine. You can search and find properties, contact agencies to arrange viewings, and make offers and the information about properties seem to be more robust than that of Rightmove. Two issues worth mentioning:Zoopla seems a secondary marketplace for agencies. All Zoopla listings can also be found on Rightmove but not visa-versa (this might not be the case in all areas but it was for Bristol). It's a shame because Zoopla seems to be the better platform. The other issue is more to do with agencies but could be better remedied by Zoopla. When looking for a property the worst part early on is the unresponsiveness of agencies. They are typically unorganised, lazy, and/or incompetent. The response rate to messages sent via Zoopla is low (less than 50%) and using the numbers on the site to call agencies is not ideal either because Zoopla uses a poor forwarding system that often doesn't connect.I think agencies are getting too many of the same messages via Zoopla so stop reading them. Perhaps a message cap would create a 'less is more' balance.Zoopla also need to review the call forwarding system. It's not good.

TrustpilotZoopla is my first choice!
Zoopla is the first place I go to when I am viewing properties. It's very easy to navigate the website and find all the information you need. There is usually a breakdown of running costs of the property and also an outline describing the area where the property is situated, giving distances to schools, rail stations, road links and main towns. There is a history of the property too, how many times the house has been sold and how long families have stayed there, which is all very useful to the prospective buyer.

TrustpilotKnowingly incorrect valuations (Updated following Zoopla contact).
Knowingly incorrect valuations. What a terrible & unreliable valuation site, first they stopped you adding improvements to you home to reflect a correct valuation now they have removed all the previous additions.I had recorded my 2 story side extension, my 2-story rear extension, my conservatory, new kitchen, new bathroom, addition of two en-suites...... all gone. Not only that, my end terrace (semi) of double it's original floor area is now worth less that the run-down mid terrace rental next door.... go figure!Never trust the valuations on this site, they are not interested in real information, they would rather replace real information with their own fake information to provide a FAKE valuation! Why incorrect & knowingly fake valuations? Simple, they have been provided with the correct information and have decided to delete it en-mass, they therefore know they are now presenting incorrect and fake information and choose to ignore customers.UPDATE: following Zoopla requesting my details to discuss (which I did), all they wanted to do was defend their flawed system with copy and paste replies. There was zero interest in customer feedback and no interest in improving the customer experience. My perception of Zoopla has taken a further nose dive, shame I have to award one star as they haven't come close to earnt it.
