WH Brown - Fakenham Branch
Such helpful, kind and knowledgeable staff. Courtney and Johnny at the Fakenham branch so amazing. Can't fault their professionalism.

Incompetence
Incompetence. Calling us up constantly regarding a rental agreement for a property that we SOLD through the same branch, FOUR YEARS AGO. This was a straight house sale, with no mention of rent, house owner to house owner. This is inspite of being told we don't own the property anymore and to take us off their database! Wouldn't have bothered leaving a bad review, but they've just woken me up after a night shift, which they wouldn't have done if they'd done their job right the first time!!!!

Great service with a huge seriousness!
It's a situation where you don't find yourself in very often and you have nowhere to learn even if you try to find information from friends beforehand. This is where beautiful people come in and are willing to help you even if they are paid to do so. The difference here at William H Brown is that you are greeted with same seriousness and professionalism every single time.I say this because more than once I got bogged down in the details and I kept insisting on the phone about this and I was met with the same interest and calmness from Rachel.I highly recommend the professionalism of Rachel, Jonah and Jack at William H Brown, Stevenage Branch.

Just awful
Just awful. Incompetent, unresponsive and failed to sell my property which was a desirable apartment in a good location despite being sole agent for 12 months.

If you're looking for an Estate Agent - please, speak to several before committing to William H Brown. This review comes from a recent house sale, but also our interaction with them when buying our first house - so yes, it's written from recent frustrations, and in the heat of the moment, but two bad experiences in 4 years is enough to justify the warning. We were visited to get a valuation on our house, and a price was suggested along with some very positive stats about achieving 100% of asking price, and houses being sold within days (at the current time) in the area. You can understand our immediate frustration when after only 2 weeks we were advised to lower the price. After 4 weeks, and very few viewings (in a very busy market), we decided to onboard a 2nd agency, as during our initial chat with WHB we were told we could do this for no fee. This was not the case, and we were told in no uncertain terms that what we were told face to face is irrelevant compared to the contract. Whilst this is true, the barefaced lies were enough to make us nearly take the house off the market and start again. By no strange coincidence, after some heated discussions, and a period of 2 weeks without a viewing, we finally had an offer put in. The buyers were first time buyers, and upon the advice of WHB, went with a solicitor (Premier Property Lawyer) who handle cases across the country, en-mass. Two weeks in to the sale, the solicitors were victims of a cyber attack which took their entire systems offline for over 4 weeks. We knew the buyers wanted to be in by Christmas 2021, but that was never going to happen. Now, this isn't Willam H Browns fault, but, they were advising on behalf of the buyer, and should have taken responsibility for ensuring that the buyers knew what was going on - being first time buyers, I think they just assumed this was standard for a purchase (waiting weeks with no updates). When we chased for completion, WHB told us the buyers had no idea that their solicitors had been hacked. Imagine not being told, by the agents you're using (given that the solicitors had become totally uncontactable) that your first ever house purchase is being delayed by a massive security breach, and more importantly, that you're absolutely entitled to change solicitors at no extra charge because of the breach. I have a chain of emails, and a list of calls, where WHB have either told me incorrect information about the status of the sale, or simply not had the decency to reply or return a call. I know it's not new for estate agents to have a bad reputation, but I honestly advise anyone considering using WHB to think twice. I have absolutely no doubts that had I have not escalated my concerns to their parent companies complaints team, I'd still be waiting on the completion of the sale. Its certainly no coincidence that the day after I complain (and tell WHB that I've done this), I receive hourly updates and eventually get a completion date. I'm still awaiting for a reply about the complaint - I'll keep pursuing that to ensure that to ensure others don't have similar experiences. We've completed now, and nearly 16 weeks after we accepted an offer, our relationship with William H Brown is finished. I can assure you that we won't be using them again - and I'd strongly advise anyone looking to buy, or sell, to think twice about falling for the confidence and friendliness that will greet you on first contact. If you're a first time buyer...consult several agents. Get written confirmation of anything they say during initial talks (record them, if needs be) Find a local, small, reliable solicitor, do not be fooled by the suggestions from William H Brown - they make commission off you using any of their "panel of solicitors" and will push anything on to you - it's your problem once you sign up, not theirs, so think wisely. This has been one of the most stressful experiences. We are buying our new house through another agent, the differences have been stark. Polite, professional, organised - everything that WHB haven't been.NegativeResponsiveness, Quality, Professionalism

Re House Valuation Jamie turned up on time. Very pleasant nature and easy to talk to. He explained how the housing market works at this point in time. Gave us plenty of time to ask questions and did not press for a decision on our selling our house. We liked the work ethics of William H Brown and so impressed with Jamie that we instructed them to try to sell our house. Without delay. Looking forward to working with the selling team

AVOID AT ALL (VERY HIGH) COSTS
AVOID AT ALL (VERY HIGH) COSTS! I honestly can’t stress enough how incompetent 98% of the staff are that work for this company. They are ignorant, don’t follow through on anything and very rude. We put our house up for sale in May after been told not to use William H Brown (should have listened to the majority) I spoke in depth about what we had heard and was assured that it was all lies and just competition for business and not true. So silly old me trusted them and put our house up for sale. That’s where the lies and incompetence started. Firstly they marketed our house wrong and then lied about how many people they had interest from. Even tho we said we wanted the viewings done by them it never happened I had to do all my viewings myself as they only have someone available to do the viewings on a Tuesdays during working hours! Who views a house at these times????? NO ONE! Evenings and weekends are when most people want to view. Then came the horrendous solicitor recommendations and I refused to use them and stressed that I wouldn’t use them and they are shocking and hold everything up so what did they do. Put our first time buyers with them who didn’t know what to expect from a competent solicitor. Knowing that I stressed I wouldn’t have any dealings with them why would they put my buyers on to them? Oh I know why as they would get commission. That’s all they care about getting the money and getting you out the door. We had so many calls back and forth with the agents and never once did any of them get followed up until I spoke with the branch manager. The branch manager then went on holiday and we was back at square one. Only when I threatened to pull out of the sale was anything done and followed through. We had a dedicated (read the word dedicated loosely) sales progresser who was meant to be the point of call between the solicitors and the buyer. Yeah when she was in. Any conversation with her was like you was inconveniencing her to do her job. You pay a lot of money for this service so expect some kind of service and sadly the service we got was a very bad service. I’d have been better off putting a sign up on my gate and selling it myself least I’d not have been constantly stressed!

Worst Estate Agents Ever !!!
I recently bought a property through William H Brown, Adam Leadley, who was my first port of contact started off okay but then showed his true colours and just how lazy he really is. He did not return any of the many emails I sent him or return any calls or messages left and just basically ignored me. Absolutely disgusting and disgraceful behaviour. An associate of Adam contacted me to pick up the keys even though I left a message requesting Adam to call me back as it was urgent. I would never use this Estate Agents ever again and would strongly recommend that you look elsewhere.

I've been a "customer" of William H…
I've been a "customer" of William H Brown now for almost 10 years. During which time I've purchased a house with them, attempted to sell one (unsuccessfully I would add) and remortgaged a couple of times. However, my latest endeavour with them will be my last. Apparently when a company waives a "lifetime" fee in 2013 and makes no mention of this during transactions in 2015 and 2021, they reserve the right to charge it in 2022. In short, I guess times are tough and making a commission from the mortgage provider and an admin fee isn't enough? So instead, despite our 10 year relationship clearly holding little worth (I'd have gone back to them in the future for remortgages and hopefully next year a house move), we will part ways and I'll have to consider it a lesson learnt.Update: complaint was upheld, fees refunded plus compensation of £200.

A severe lack of communication ability
I now know why this estate agent has such a poor reputation. As a result of living a good distance from her, we have been searching for a retirement property near our daughter for some time and chanced upon one in a very good location. We e-mailed the office that advertised the property with a few pertinent questions as we would find a return journey on the off chance of being able to get the answers and to gain a viewing almost impossible in a reasonable timeframe. It would appear that others who have had dealings with this company are totally correct as the request has been totally ignored without even an apparent willingness to acknowledge receipt let alone be a little proactive.I would advise any pensioner considering using this Estate Agent to seriously consider whether they would be able to elicit any response let alone information from them.Extremely poor service for both the seller and any prospectve buyer.

Absolutely diabolical
Absolutely diabolical. Not very good property management what so ever. The store to the property management is really bad communication. Does not reply to emails. Constant ignorance and even when a complaint was raised with enough evidence to prove they were not managing my property and ignoring my emails, the complaints team were even very rude. They changed my tenancy contract from fully managed to rent collect without consent. Didn’t keep up with inspections on the house during my short time on fully managed. Took weeks to get replies for issues with my tenants and faults. Didn’t chase up when the tenant was breaking the tenancy agreement. I don’t know what they did when managing my property but it wasn’t what my new estate agents does which on paper is suppose to be the same thing. They charge for all sorts of fees that no other lettings agency does! Would not recommend at all! The only good experience I had was with the deposits department and accounts departments. Very friendly and helpful! I’m now with a different lettings agency and they work above and beyond for their landlords and tenants!

Tenant Find - Went above and beyond!
I've been dealing with Ethan Smith in order to find tenants for one of my properties. From start to finish, he was energetic and tenacious. Appropriate tenants were sourced quickly and he "pulled out all the stops" in order to sort out a last minute emergency that I encountered, despite it not being of his making. I've not used WH Brown before, but if this experience is anything to go by, I will in the future.

Disgusting customer service
Disgusting customer service, all talk no action, took advantage if an 80 year old couple to tie them into a contract, now to be told another 28 days notice on top of that is required!!!! Will NEVER ever recommend this agent to any body! This is the Ware branch! Forever breaching their contract! Have got in touch with solicitors and now have an amazing court case against them! They’ve destroyed my grandparents future because of this contract!

Made on offer on a house they had
Made on offer on a house they had. 4 days later finally got a letter confirmation. Didn’t hear nothing back for another 4 days asking if we would increase it. Offered 5k more. 2 days later he apparently rejected our offer and is going with another seller. From what we was told on the phone they have another offer but their house isn’t sold. But had now sold. I’m guessing this agent was delaying us as much as possible so they could sell that house and make double commission. We’ve made another higher offer and shock they are ignoring us and not forwarding our offer
