Snibston Mill - Kyle

My wife convinced me to check out St. Modwen Homes at Coalville. First, I was reluctant but then, after much persuasion, I gave in. Drove down to Snibston Mill and was welcomed by Kyle. Such a a great gentleman. We literally was with him all day trying to get an DIP, reservations and all other paperwork done. Kyle was so helpful, very patient, took us through everything we needed to know, showed us around the development and even helped us to get better offers. I’ve visited lots of development, never been so treated like the way Kyle. Man knows his stuff and made sure we got to the point where he was certain that we were good to go with the desired property. Man’s really great at what he does. I believe we’re going to have a smooth journey with St. Modwen homes all thanks to Kyle at Snibston Mill. I totally recommend!

Excellent Handyman Services from Richie

Outstanding HandymanRichie did an amazing job fixing various issues around my home. He was professional, efficient, and his work was top-notch.His attention to detail was impeccable, as he successfully identified and addressed underlying mould issues with the skirtings. He also did a fantastic job redoing the silicone around the house, ensuring a neat and professional finish. Additionally, Richie's skill in patching wall holes and painting was evident in the flawless results.I was particularly impressed with Richie's professionalism and efficiency. He arrived on time, communicated clearly throughout the process, and completed the tasks within the agreed-upon timeframe. Absolutely amazing experience

Absolutely amazing experience, Olivia is a credit to the company with her compassion and friendliness towards me and knowledge of St Modwens houses is brilliant. The process was completed within the correct time and my brand new house exceeded expectations .Special mention to Tom Jones , the site manager , who went above and beyond with all the “silly” questions I asked. Olivia Jackson and Nathan

We just purchased our first new build from St Modwen Homes and had the best experience we could have asked for. We moved from Guernsey to the UK and therefore were unable to come and visit our plot whenever we wished, but Olivia went above and beyond from the minute we reserved the plot to the completion day, ensuring that we are kept up to date with the progress of our property and ensuring that we are provided with all the information and assistance we need. Unfortunately, we had to delay our move into our new property for a month after the completion date, and we were only able to come and visit the property over the weekends. We had some parcels delivered to the property which the postman left outside the front door, but Nathan and his site team were so helpful at offering to put them in the house for us and even offered to take all of our bins away while we were waiting for the bins from the council. Even after we moved in, the service we have received from the team has been amazing. We can’t fault the property, service or the team. From all the developers that we have seen, St Modwen is the best you can have for your money.

Buying our home with St Modwen has been an absolute pleasure. From the start with Simon and Toni at the Glan Llyn office. In constant contact updating us about the progress of our house. Putting us in touch with mortgage advisors and solicitors. We thought buying a house was going to be hard work. But they made it easy and enjoyable. Any questions were answered quickly and honestly. They both have a great knowledge of their job.The loveliest nicest people. Then to progress meetings at the house with Matt the site foreman who again was very friendly and in contact throughout. He told us he would rather have someone ask for something no matter how small and fix it. Than us look at it for the next ten years wishing we had. To when we actually moved in to our stunning new home. Where we met Liam and Josh on the customer care team. Any little issues we had. Which is all we had and is to be expected with a new property were dealt with straight away. In constant contact with updates. Very friendly and approachable. The whole experience has been amazing and we cannot thank all of the St Modwen team enough. Including the contractors behind the scenes who you never get to see. But built our home to a great standard. Thank you all so much from John and Nicola at Deepwater Drive. Highly recommend for anyone buying a new home.

Ever wondered what would happen if Ryanair and Trotters independent Trader's ran a Rolls-Royce dealership?

I knew there was something too good to be true when, by chance, we found a beautifully designed house in a fantastic location at Handley Place (Plot 6) in 2024. Perhaps the early warning signs of numerous St Modwen employees on site openly expressing their eagerness to get the rest of the land sold and get the hell out of there and move on to other projects/employers should have been an indication.

Brilliant experience so far at Kingsgrove, Wantage

Brilliant experience so far at Kingsgrove in Wantage.Shirley and Andrew in sales were brilliant from our first meeting to when I completed on my property. Their approach was really genuine and kind, and incredibly informative, they knew everything about the site/the plot I was interested in and took their time to walk me through everything I might need to know as a first time buyer. The site has a really good feel to it, and they definitely set the tone at the beginning. There was no pressure and I walked away thinking 'if I could afford to buy a house out right, I would buy it based off Andrew and Shirley alone'.I was delighted when I could purchase my flat that I have recently completed on, and Andrew and Shirley were so lovely and helpful in the lead up to completion, nothing was too much trouble. Having been to see other sites with different developers locally, they really stuck out as the two that go above and beyond and provide 5 star service, as well as the site/flat design being the one I favoured too. Carrying on with the good customer service, I am still in the very early days at the property, but I have been impressed with the efficiency and thoroughness from Sam in customer Care and site manager Stuart so far.

Lauren has been really helpful

We've been in our St Modwen house for 4 years now and had a few snags here and there (which are expected) and these have been sorted by St Modwen in good time. The tree on the grass verge died and I got in touch with customer services to request another. It's such a small issue but Lauren was so helpful and liaised with the landscapers on our behalf to get it sorted. I felt a little petty requesting it but she was so friendly and helpful.

Several issues, very slowly being resolved

Edit: most issues have taken over a year to look into - some very basic things such as a faulty store lock. I don't understand why it takes them this long to resolve longstanding issuesWe have had several issues with the property in terms of snags, which were reported to customer services. Ritchie was assigned to come over and make good the decorative side of things. I can definitely say he is an absolute star - he is very friendly, helpful, and got all the works completed in ample time. Remaining works still are being actioned one by one, and this can be timely as the works are contracted out to the vendors who had installed them i.e. flooring company or window company etc. Hoping everything is sorted within the 2 year window!

Richie the technician has been amazing doing the snagging list on our property. All the work he has completed has been 5* and he is very professional and friendly. Highly recommended Richie from St modwens for any support for snagging. When my children was ill he was able to work around another date to visit for the snagging directly and undertook the work when it suited us. Fantastic technician can't recommended him enough has been life line for our snagging.

Fantastic experience

What made our experience great with St Modwens is the customer service we have received from everyone we have dealt with, from the site managers to the customer service team. We purchased our first home together at Meon Vale and we have received 5* service. We had a few snags in our house, when we went to report them to the customer service manager Dan Ward he was straight on to helping us. His professionalism and helpfulness definitely made our experience fantastic, nothing was an issue for him. We have already recommended St Modwens to a couple of friends already and will continue to do so.

What made our experience, great? Joshua Beesley!! His attention to detail and tenacity all done in an expeditious manner is one of the main reasons we have had such a great experience with St Modwen. Like all new homes, there will be a ‘bedding-in’ period which can be quite stressful and challenging but Josh made it seamless for us. Even beyond the standard ‘customer care’, Josh is on hand to help in any way he can to provide the resolution you are looking for. Could not recommend him enough and therefore St Modwen.

After moving into our home 3 years ago i can honestly say within the house itself we have had no issues whatsoever, on the outside is a different story which is being resolved (not St Modwen's fault.) Our site coordinator Lauren has been extremely helpful today in providing us timely updates and making sure we are kept in the loop. I know a lot of others on the estate have varied opinions but for me and my wife we can say we've always wanted to live on the estate since it was first developed.

St. Modwen- The Fairways Stafford have been great from start to finish Julie made the process really smooth for us and kept us up to date with everything. House quality and finish is really good. We had a couple of small issues as to be expected but all these were quickly resolved by Brad who has been so helpful after we moved in. Overall I would definitely recommend and I am very happy with the experience!

St. Modwen Homes - a nightmare experience

I tried very hard to make a cash purchase of a St. Modwen Homes Flat in Wantage, but after accepting my Offer the Company made this impossible. Firstly after accepting my Offer they issued a Reservation confirmation with an impossible completion date. Then they claimed that my Offer, which they accepted, was in fact an incentive which could be lost if I did not meet the impossible and non-agreed completion schedule. When I raised the issue with Staff I was told that they wanted to complete the sale before their imminent year end, hence the ridiculous and unachievable date. This date also conflicted with their own Ts and Cs which indicated 8 weeks to exchange not completion. My Reservation fee should have been refunded immediately when I had to pull out because of St. Modwen Homes unilaterally imposed dates and rudeness, but it took over 5 weeks and several calls and emails to get even half of it back. When I emailed again to ask for the full amount because it was demonstrably their fault that the deal collapsed, they chose simply to ignore me. In the meantime, their highly aggressive, well frankly rude, Progress Chaser contacted my Solicitor and Estate Agent and was rude to both of them. My Solicitor's Staff commented that they had never ever been spoken to like that before, drawing an apology from the Progress Chaser who commented in an email to me from the Progress Chaser. who stated "If we (i.e. St. Modwen Homes) do not press the urgency to Estate Agents down the chain, they usually are not so motivated". This was patronising and insulting to the highly professional women who run the well established Agency I was using. In any case, they were working from me, not St. Modwen Homes. There is an established protocol for queries via Solicitors when required and the progress Chaser simply added undue confusion and stress to the process without speeding-up anything. The on-site St. Modwen Sales Lady was helpful, but in terms of corporate communication and customer management, this experience was from the previous Century in tone, manner and attitude. I am 73 years old and have bought and sold numerous properties of different types over the years, and this has been by far and away my worst and most disappointing experience. I'd hoped to move close to family, but St. Modwen Homes made this purchase impossible for no good reason and did not respond with any positivity, or indeed at all in some instances, when I tried to resolve issues with them. I am referring this to the Property Ombudsman as it has been unnecessarily stressful, and in my opinion, unethical in business terms, A nightmare home buying experience.

Just want to say a thank you to Clair…

Just want to say a thank you to Clair and the St Modwens team. I have had a few issues. Clair delt with all issues that I have emailed about, one issue wasn't to do with my property but the the surround area, St Modwens don't deal with the issues that are not to do with the property, but she went above and beyond to get the problem fixed. The only down side is time that things get fixed. Ive been waiting 3 months for a shower to fixed, while I'm not blaming St Modwens as I believe it to be the contractors ordered the wrong part. But over all I'm happy with the service I have received.

Great house but aftersale support disappeared

Update 30/04/2024Minor snags were being sorted quickly and at good quality, nothing was too small and the service was brilliant. HOWEVER, almost immediately after giving a review (very pushy for this) all customer service disappeared. We have been waiting over 3 months for anything to be sorted. Be aware that once they have a review from you they do not think they need to maintain their standards.When looking at houses we definitely didn't want a new build but after looking at 20+ older properties nothing compared in size and layout for our family's needs.Original review We bought on the Pear Tree Fields development. The whole team have been great but in particular Alison, Karl and Dan have made it seamless.For those worrying about big developers selling a house and leaving you with issues, St Modwens have done everything asked, no matter how small.Would definitely recommend them.

Matt and Rob were amazing!

Matt and Rob came to help with getting some items put up around the house for me and I must say they were absolutely amazing! Both of them were so knowledgeable and highly skilled! They explained everything they were doing, each step of the way and I was left loving my home even more than before. There was one item left remaining which was down to me not being sure of measurements and they were so helpful in getting in touch with customer services on my behalf to reschedule the remaining item to be sorted! Nothing is too much trouble

Matt and Tim came out to fix a small issue with the walls in downstairs toilet,hall and stairs under cupboard. Both were very professional and explained everything to me they did a good job. Since moving in to a new St Modwen house I have had a few problems but found customer service very good in handling things quickly and all workmen have been very helpful and professional.
