The estate agents Billy and Michael were absolutely wonderful from the very beginning of what can be a very emotional time, to the successful completion of sale. They were always professional, really knew what they were talking about, fantastic negotiators and amazingly patient and kind. I always appreciated their immediate response to calls and emails. I couldn’t recommend them and the agency more highly.

W J Meade handled the sale of my flat on Old Ford Road, and I genuinely felt supported from start to finish. Leasehold sales can be complicated, and mine certainly had its challenges, but Michael, Billy and the team were steady, communicative and incredibly helpful throughout. They kept things moving, explained everything clearly, and made a difficult process feel manageable. I’m really pleased with the outcome and would wholeheartedly recommend them.

GoogleWJ Mead manages the property we rent. The property was not livable when they handed it over to us (no heating/hot water for the first day, no kitchen for the first week). They also lied to us when we looked around. When moved into our flat: - They only gave us one set of keys and told us to organise getting a second set cut ourselves - The gas had been switched off at the mains (unbeknownst to us) so the boiler stopped working after 30 seconds and we had to wait until the next day to contact them and figure out why - The place had not been cleaned. The fridge was mouldy, the oven dirty, the kitchen cupboards were filthy and the toilet had clearly been in use and not cleaned - There was junk left in the garden (random selection of abandoned and broken chairs, shelves etc) and in the kitchen (old mismatched crockery etc), despite us being promised it would be removed when we looked around the place - It took a week after reporting these issues for some of them to be addressed - some remain unaddressed. - We were told that the kitchen was new when we looked around. In actual fact the cupboard doors were new, but the actual cupboards were old and in a state Attached photo - of the ‘new’ kitchen cupboard looking clean and ready to store food. If only you could have smelt the fridge., , , , , , In response to WJ Meads reply, the contractor may have replied quickly but it still took nearly a month of elapsed time for these issues to actually be fixed. The builder never brought a professional cleaner back - he cleaned himself to a domestic standard. We should not have had to move into a house which was unclean and had an unusable kitchen - it was WJ Meads job to check this before we moved in. It blindly obvious it was not ready. We also shouldn’t have been lied to during the viewing.
Dear Mr Parsons, Looking at our notes, I can see that the tenancy began on the 31/10/2022. The property had just been fully refurbished including a new bathroom. You did not inform of us any defects/ issues until 07/11/2022. Within 10 minutes, my colleague emailed you back informing you that she had informed the contractor who carried out the refurbishment of your issues and informed you that he would be in touch that evening at 6:07pm. The contractor had then text our company saying “I have been in touch and he is not in the house, he will contact me when he is in the house so I can attend". You then requested for the same contractor to you remove additional items and the contractor replied instantly saying "yes no problem" and that he would also bring back the cleaner. On the 18/11/2022, you then sent a list of additional issues and on 20/11/2022 (Sunday), the contractor re-attended and resolved ALL outstanding issues. According to the notes, we are now only waiting on a quote for a new fridge quote as this has to be made to measure. Then on the 18/11/2022 your reported a lose plug socket, and our electrician Ronnie attended on the 21/11/2022 to rectify this issue. After a refurbishment, there is always a snagging list and you were aware of the extent of the works. All issues have been attended to in a timely manner, therefore unless there are additional issues which we have not addressed, above, I see this matter as closed and the grievance dealt with. We have been with W J Meade since we bought our home in 2011. Since then we have bought a further flat and used W J Meade to help rent both properties before selling them both (one in 2019 and one in 2024).Harris, in particular, has been a great letting agent, providing high levels of customer service for both us and our tenants. Michael has helped us navigate the sellers' market which is never straightforward. We're particularly grateful for their honesty and tenacity when dealing with solicitors and other parties. Many estate agents will tell you what you want to hear and make hard-to-keep promises. W J Meade focuses on quality and has always delivered. Sadly, we live 200 miles away now, otherwise we would be using W J Meade for life.Thank you to Michael, Harris and the rest of the team for all your help over the years.

I've almost always had issues with landlords and estate agents, especially in London, so it's really nice to (finally) have one that is actually concerned with helping us when we need it. Even from when we first enquired about the flat, to getting the contract sorted with the landlord, Mert and the landlord were incredibly helpful and it showed such a vast difference comparing them to the estate agents I was leaving. Since moving in, any issue we've had has been replied to within 24 hours by Karolina and had the handy man come out as soon as we're available. It gives me real peace of mind knowing that we can come to them with anything and be met with professionalism and support. Couldn't recommend enough!
