I let my property through Victor stone… I let my property through Victor stone and they first of all failed to properly reference the prospective tenants, although they informed me that they had passed referencing, this was at the beginning of the Virus so I had not met the tenants persona ally as the agent said it could not be arranged, Mr. Pasoonaraman who is the manager at the Camden office said that they " the tenants wanted a two year contract and two years commission up front, eventually I agreed to one year. After two months I arranged to inspect the property to see if all was well, and found that the kitchen worktop had been removed, the waist disposal had been removed, pipes from the shower had been disconnected and other pipes attached. I wrote to the tenants telling them that they had 7 days to replace what was missing and would call to inspect. Mr. Woolf the lead tenant said it would not be convenient and not to come to the flat, as they were not replying to me I went to the property a week after that and found the locks had been changed and no one would answer the door, as there is another lock on the door I locked that, and some hours later I got a text message from one of the tenants saying that I could have a key for the new lock, as she had got locked out and had to change the lock, the lock was obviously changed from the inside and texted her back that I would meet her with Police present to witness the damage. The next day I went to the flat again and found that the front door had been drilled through and they had left the flat, I found plant pots with pipes that they had been growing presumably Cannabis in, I called the police and made a report and asked the agent to come round and witness the damage, to which Mr. Parsoonaramen said it was nothing to do with him or the agency as they had only let it. I have a Judgement from the POS. and the agent won`t even refund the upfront money from the deposit taken apart from some £10.000.00 damage that was caused by the tenants and no rent as well. The police stated that this is a civil matter. P.S. I can also post the POS decision on line as well. Being a frontline worker made me move out of my parents’ house in order to protect them. I have therefore moved 3 times within the last year due to both COVID-19 and a change in jobs and I have so far dealt with multiple agents. I can assure you that Victorstone agents are the worst staff members I ever came across. After selling their offer to you and getting you to sign a contract, they wouldn't even respond to your queries even if they were very urgent. Towards the end of your tenancy, they would arrange viewings without any proper notice. I remember one morning I was at work and got an email at 10.30am to inform me that a viewing was scheduled for 4pm on the same day and that I needed to grant access to the property. I surely called and asked to rearrange as the contract states that the tenant would need to be given a 24-hour notice, at least. The agent Allim Hussain was super rude to me and dismissive. I now have been out of the property for over 2 weeks and I have heard nothing from them or the landlord regarding my deposit of £1730. I tried to contact the main agent Iana Burduja who offered the property to me at the start of tenancy but she never responds to you unless she's trying to sell something to you or arrange a viewing! I then phoned the agency office to ask about my deposit, they said they had nothing to do with it and that I should keep it between myself and the landlord... I still don't have my deposit and I don't even think that it has been protected with TDS... Stay away from them. I can totally see the difference in professionalism and integrity with the new agents managing the new flat I'm renting at the moment. Is Victorstone your company?

The agents are incompetent and incapable of doing their job. Delayed our move in as they could not organise themselves and send us the correct documents in time which left us stranded in London without a place to stay for 3 nights. During the month before we were meant to move in after we paid our holding deposit they would repeatedly ignore phone calls and emails asking for documents and progress. Also when we moved in the electricals in the bathroom where unsafe and exposed resulting in two of us getting shocks. It then took them two nearly three weeks to sort it even though we had told them that it was dangerous. We are still waiting on replacements. Also kept invoicing us for the wrong amount and would not anwser the phones or emails to get it sorted. Finally we have been in the property for a month now and have not recieved any information about utility bills or an inventory list even after multiple emails and phone calls and promises of 'I'll send it over now'.

We got the house in August and were supposed to rent in mid-September. The agent has a month to prepare all the necessary contracts. In late August, we decided to get our university as guarantor. We paid our deposit then Here was when they messed up. They said they were okay with us getting guarantor, but stopped responding emails one week before. Not to mention, they only replied our emails 2 days before the date we're supposed to come in. One day before, an agent threathened us and say we cannot stay at the place if we do not sign another contract on the day. But the agent only gave us few hours notice before. And now today, we haven't got the house yet. I advice people to stay away from this agent as they might messed up in the future again. I gave 2 stars here as they were quite good before we pay our deposit, but stopped replying to us after that.

JUST DON'T EVER TRUST THEM. Most unacceptable behaviour I've ever faced. Totally unprofessional in any possible way. We payed a holding deposit and we were very close to the agreement when they SUDDENLY announced us 3 days before the move-in date, that we couldn't move in the flat BUT AT LEAST 10 DAYS LATER THAN THE DATE WE HAD AGREED. Not only this, but they are so IRRESPONSIBLE that we had to chase them for 1.5 month with no answer to TONS of phone calls and emails to take our money back. Finally, they had to receive another email from a British person an Director of a company to refund our deposit, whatever this means for their respect to foreign people. I have no idea who writes positive reviews about this office, but I would like to warn everyone, JUST DON'T TRUST THEM.

Utterly unprofessional! Avoid these charlatans like the plague. 9 months to fix a leak, completely unacceptable. Barely inspected the property over the course of our tenancy (we kept it spotless regardless). Then at the end, to add insult to injury they did not return the deposit or even carry out an inventory. Luckily the deposit protection we had, adjudicated on the matter and awarded us the full deposit to be returned (2 months later). Zero communication, they barely reply to emails, management never replies to calls or emails. If you are a tenant or landlord, avoid them and save the headache and financial stress.

Long story short, Moved out from their property a month ago, still haven’t receive my deposit back. They promised that I will get the deposit back around 10days after moved out and no later than 28days. Call them almost everyday and always told me that they will give me a call back or send me an email for any update but never happen. So I decided to contact with them on their Instagram post. Instead of solving my problem, they decided to block me on Instagram and deleted my comment on their post. Horrible company to deal with!!!

Genuinely don’t like to give negative feedbacks, but have to say this out loud, we were placing offer for a property that seemed to be letting out real fast when we’re viewing it(several viewers were placing offer at the same time while at site), anyway when we were about to place offer, the agent told us it’s let already cuz someone put the holding deposit down before us, so we gave up at that moment. But later on, the agent told us the property was back on the market again and wanted us to put down the holding deposit right away, but right after we did that, the agent told us that they accidentally(or intentionally) received the holding deposit from two parties, and they wanted us to kinda bid against the other party by raising the renting fee, we didn’t want that so we wanted to withdraw from the application and it took forever to get our money back! Just too much pain going through all this. Try to avoid this letting agent I guess is the only way to do.

Our deposit has been with held fro us for 13 days, even though our declaration of offer stated it would be given back to us within 5 working days. We called on the 22nd May for an update and our estate agent was "not available" and did not return our call. I sent an email to the estate agent on the 23rd May and this has been ignored. Finally, I was able to speak to the estate agent and he said the money has been released. I also asked to be given your details and details of your company complaints procedure to which I was told she should send her complaint directly to the estate agent which I find unacceptable. Finally, my sister then called in and spoke to one of his colleagues who gave me your contact details after she demanded it. We never received a reply to the email to the manager which stated we would be complaining to the ombudsman and when he was called multiple times he has refused to talk to us. We will be claiming for compensation due to the delay in the return of their deposit as they have been unable to rent another property as their deposit has been tied up with you. It is likely that they will all now have to stay in London after their university term has finished to find a house. We will also be recommending that you be taken off the list of recommended estate agents given by UCL. We believe they took multiple deposits on the property which is totally unethical practice and taking advantage of students who do not have much experience in renting property. Overall, Victorstone is not fit to practise due their disgusting handling of this situation.

WARNING!!! Awful Awful service... I had the worse experience ever by using VS dealing with my tenants. They will take your money without you knowing, charges are unbeliveable. VS services are so terrilbe and they are not very well organized, chasing them for any issues is so stressful.Staff are so rude while you talking over the phone, they will put phone down on you. Carry on laying about the person who you want to speak ,always either not in the office or on the phone ,you will never get call back on time. They are no reliable at all, i will never use them again. My property was damage in the end and they still owed me £500. They don't deserve even 1 star....

The worst letting agency on this planet. I rented out a flat with VS with 4 other students for a 2 year contract. Did absolutely nothing to help us when we had issues. No hot water all the time and never send people to fix it. Mould everywhere and no one cleaned it before we moved in. Disgusting conditions with a false promise of a new bathroom and shower when we moved in. Told us we couldn’t rent for a lower price because of the fact that they would be refurbishing the bathroom - this didn’t happen and we still accepted the high rent. Conned us of our money because we’re students. One member of staff was so lazy actually blocked us from calling and pretended to be ‘out of the office’ for weeks on end when we had no hot water, broken beds and a broken shower that needed fixing. NEVER USE VICTORSTONE EVER. STAY AWAY FROM THEM, THEY WILL EXTORT YOUR MONEY.

Bad experience. Victorstone didn't prepare a flat that we could move in to live at the beginning, but we should still pay for that period. All they did was taking your money and let you contact with the landlord. They didn't notice you anything important. As their customer, you should know everything by yourself, such as when to inform they that you plan to move out and when to pay. They won't tell you anything or any result that would occur. They would just ask you to pay the extra cost when the bad thing already happened. Victorstone is not a company that will take after their customers.

Terrible estate agent, avoid at all costs. This estate agent thinks its ok to enter your property unannounced (which is illegal) multiple times. They do not care about the quality of your property in the slightest, and will not resolve problems and instead let them get worse. The mould in our house got so bad we had to move out after months off being fobbed off. Even Hackney council deemed it 'unbreathable.' They will paint over mould in new properties. As other reviews have mentioned they are money grabbing and will charge extortionate and ridiculous fees for cleaning. They also tried to charge us for the mould, even though there was no ventilation in the house. Staff are rude, lazy and will not return your calls if there is an issue. Good reviews have clearly been faked. Avoid at all costs!

I was very happy with VictorStone as far as finding me great tenants for my property very quickly. They marketed the property well and efficiently. However beware of the commission fees. They will charge you all two years up front and even when the tenants give notice after one year they will not return the second year of unearned fees until the keys are handed back. If at all!!! Dealing with the accounts staff on a practically daily basis I have been promised the return of this money for weeks and it has still not appeared..... It is a shame because I found the lettings team to be very good but the unprofessional attitude of the accounts staff and their resistance to return the landlords money lets them down.

Avoid at all costs. Victorstone caused me a lot of trouble. They sent cleaners too early before the end of the lease term and even though the flat was full of personal stuff the cleaners packed everything up and some valuables went missing. Victorstone denied any liability and I had to involve the ombudsman to get my rights. This was just the tip of the iceberg after a one year tenancy with extremely poor communication throughout.

The most appalling experience we’ve ever had with an estate agent. Had fungus growing out of the wall in a room we rented in 2015, tried continually for months to get Victor Stone to contact the landlord and get it sorted out, they consistently avoided our calls and never got back to us. The student living in it had to move back in with her parents.
