Last update, now that’ve moved out: I lived in the Collective Old Oak for 2,5 years. Yes, the rooms are tiny, the area is a dump and the shared spaces are falling apart. I had a very happy period there when they still encouraged a community… But seems like management’s changed, all the original residents left and it became very boring. The cafe closed, the restaurant too, no one went to the parties anymore… For the price they charge and the location, it became a steal. There were quite a few infrastructure issues while I was there: slow internet, no hot water and the alarm going off all the time. So overall, I have great memories of living there, made true friends I see even after living the Collective. But the sense of community fell apart and I felt like living in a hotel, which I feel is what the new management wants: charging as much as possible for a tiny room and people going in and out as fast as possible too.

Hi Livia, thank you for your review. I am very sorry to hear that the recent wifi network upgrade did not improve the wifi speed for you. We continue to work with a service provider to ensure that the network speed meets our standards and is consistent to every member. We're also investigating why the service providers were not able to assist you and will provide you with an update directly. Kind regards, Ligita Poskeviciute Operations Manager

Hussain is a topman! I asked for my phone to be charged at his desk. He offered to give me a cable so I could use it at a preferable desk. He realised I did not have a charger and gave a charger for me to take to my room! This happened around 9 pm and he gave me until 2 am to return it, which I guess was his shift end time. Give this man a raise!💪🏻💯❤️

Best advice I can give you: DON'T ➕: Everything is taken care of, including additional costs, council tax, and wifi. There are plenty of opportunities to meet new people and participate in events. The in-building supermarket is a convenient emergency resource. The location has good public transport access. ➖: Common areas are dirty or cold. The heating doesn't work, and there are frequent issues with the laundromats and hot water. Edit: almost weekly there are new issues which WON'T be fixed. No heating for over a year, wifi issues every week, issues with the laundry, sauna ... Moved out asap. Finding people who take over a contract is almost impossible.

Very disappointing experience. I was charged £500 for a window issue that was clearly related to the building but management chose to blame me instead of taking proper responsibility. On top of that, there was no hot water for about a week, the fire alarm kept going off at ridiculous times such as 4 or 5 in the morning, and the lift was often out of service. The building had ongoing problems, but instead of resolving them properly, management seemed more interested in shifting the blame onto tenants. I would not recommend living here.

Pros - Nice staff work in the building - The food in the adjoining restaurant is not bad - Wilsden Junction is a good transport hub - I rarely heard noise from other rooms - Some nice people living there Cons - The studio is exceptionally small - It's only cleaned once a fortnight - The building is dirty and smells bad. There are spots in the corridors where there are foul smells emanating for other people's rooms - People are crammed into this place like sardines - The communal areas are old and dirty -The gym is low quality with poor ventilation and low grade equipment - The Wilsden Junction area is a building site for HS2 with almost nothing to offer - The Sales team charge people who sign up for a shorter time more and vice versa, there are people on longer contracts paying substantially less. - The prices in the adjoining restaurant are quite high - There are communal laundry facilities and you normally have to queue to use them - Most people living here are new students or young 20 somethings newly arrived in London from abroad - There aren't that many community events - Some not so nice people living there - Bad Wifi - Depressing view from the room - Extremely expensive considering the low quality of the facilities

After searching for a place around London, collective oak stood out with its close location to London and interesting co-living concept. I had a really good experience with Urvisha ( collective oak representative ). She was very patient and had all the answers for my questions. I was given a full tour around the building, and even had a 2nd tour at a later date to ensure I was 100% satisfied with my decision, which I found very useful. I was also given direct support through the entire process from Urvisha, from initial contact to completion of the contract. This level of support gave me a lot of confidence to proceed with this opportunity and make a decision to choose collective oak. Thanks Urvisha! Looking forward to my stay at the collective oak.

Update: Hanife and her girls were really effective in the cleaning! They were on time and lovely to talk to, Hanife also checked on me to make sure I was happy with the cleaning and helped me remove some of the things left unattended from previous tenants. Got showed around by sales executive Abdo Dada who sold me the place in only a few mins! Place is great, especially if you are moving to London for the first time and need to make new connections and want to feel in a safe place. Rooms are london-style, not big, but what you really pay for is the benefits and facilities (gym, spas, communal areas, etc.). Very clean and quiet. Strongly recommend!

Do not be deceived by the photos. This place is wildly expensive, cramped, stuffy and dirty. There is absolutely nothing in the local area, Harlesden down the road is one of the roughest neighbourhoods in London. Many people don’t feel comfortable walking back from the tube at night. The building overlooks a noisy, dusty hs2 building site. One of my personal belongings with enormous sentimental value went missing when the cleaners entered my room, I never got it back. All they could off me was an apology and a free pizza in the bar area as if that makes up for it. I begged to be let out of my contract early due to this and other personal circumstances, but they weren’t prepared to release me a single day early, and apparently there is nobody more senior then a marketing assistant you can speak to about this. When I first asked to leave my emails got ignored for weeks. The ‘shared kitchen’ with a neighbour is basically sharing a broom cupboard with a microwave in it. There is no ventilation what so ever. The windows only open a crack, and when you do open them, your belongings get covered in dust from the building site. I now have a much larger studio, in a much nicer area, for the same money I payed here and am gutted I wasted so much money and time here miserable.

The place itself is enjoyable experience and it’s great to socialise and make new friends. I personally have met some great people who I know I will still be in touch with although I have moved out. I loved having my room cleaned every two weeks and Hanife was always helpful and caring about the service. I also got some help with moving out earlier from sales department and Abdo who has made it smooth for me and other person to take over my contract. One star down due to room sizes and location of the building as there is no nice places close around to enjoy within walking distance. Although very close to Shepherd’s Bush and Westfield. Overall- great for a short stay :)

The staff are exceptionally friendly and go the extra distance. My experience with Abdo has been amazing, he took the time to chat to me about any concerns I had with moving in. Daniella took care of any questions or hiccups on arrival and she has been part of the amazing experience I have had living here. The events are fantastic, regularly hosted and there's a bunch of friendly faces living here. Extremely happy with everything ☺️Rooms: 5Service: 5Location: 5

I have been staying at The Collective since October 2021, and the experience has been exceptional due to the outstanding service provided by two of the team members Hussian and Kiri. From the moment I checked in, Hussian went above and beyond to make me feel welcome and comfortable. They greeted me with a warm smile and ensured that the check-in process was smooth and efficient. Their professionalism and friendliness immediately set a positive tone for my stay. Throughout my time here, Kiri has consistently demonstrated a high level of dedication and attention to detail. Whether I needed assistance with room service, directions to local attractions, or any special requests, they were always quick to respond and eager to help. Their knowledge of the area and willingness to provide personalised recommendations greatly enhanced my experience. One particular instance stands out where Kiri truly went the extra mile when they observed that I was unwell with a high temperature, cough and cold which was consistent for an entire year. Kiri searched for a local GP and encouraged me to register and seek medical help and get a health check. Kiri asked about my health after my GP appointment. Their commitment to excellent service is truly commendable. The positive attitude and genuine care shown by Kiri has significantly contributed to the overall enjoyment of my stay at The Collective. It is rare to encounter someone who is not only highly competent in their role but also so genuinely caring about the guests’ well-being. It feels like home. I highly recommend The Collective to anyone seeking a pleasant and comfortable stay. The exceptional service provided by team members like Hussian and Kiri is a testament to the quality of this establishment. I look forward to my future stays here, knowing that I will be well taken care of. Thank you, Hussian and Kiri, for making my stay truly memorable!

Scheduled a call to learn more and book a viewing. I carefully scheduled time to make the call around work hours, but no-one called. No email, nothing. So I emailed a number of their email addresses to find out what's going on. 4 days later - still zero replies. What to say... other than... why accept the booking for a call if you can't make it and won't communicate about it? Something is a miss.

I have lived here now for 6 months. And now about to upgrade my room and extend for another 6 months. It’s been great. Most of the staff are very friendly. The facilities are alright, some stuff could be looked after better like the games room, the cinema and the gym but that’s mostly down to the residents living here. The laundry room washing machines and dryers need updating as half of them don’t work or are always out of order. There has been issues with hot water every now and then but the collective have been promptly onto the issue every-time or almost issues that are raised in the building are addressed very quickly. They have just updated areas of the collective which is nice like adding in a post room with a code to get in and the post in your correct place for easy collection. There is also something like an event/ activity they put on most days where u can get free food or drink as well as meet others residents and learn about different culture days etc. 6 Month Update: just renewed and upgraded my room. Got a good price for this as well as the move was smooth to switch from one room to another room. Within the last couple of months there has been some new reception staff and they are great. They are very happy to help, always smiling and everything seems to move a lot smoother. Especially one called Kiri, lovely guy always saying hi if he sees me and asking how my day has been, even remembers the personal stuff and questions like asking how my ankle has been which I torn not long ago, which is a surprise he remembers with the amount of people they see a day. He is always very helpful when I see him as has sorted any issue I have had very quickly like the wrong code on the parcel room and sorting out my mail boxes as well as remembering about questions or queries I may have. I’m very glad he is on the team. And I always make sure to say hi or if I have any problems that I go to him! 12 Month Update: I only recently moved out of the collective. The transition to leave the building was very easy using the trolley and lifts to take my stuff down to the truck. I’ve seen a lot of reviews about receiving the deposit back. I received my deposit back very quickly probably within 1 working week so was super impressed with this. Thank you to the collective team for my stay. It was the first time living away from family and you made it a really good first experience.

Living in a Co-living building is a gamechanger and definitely the best option for London renting in my opinion. You literally have everything you need and the fact you don't need to worry about bills makes life so much easier! Highly recommend Abdo from the Sales team too, was very helpful throughout the whole process and all the staff that work here are super helpful too! Definitely a nice place to live!

Really nice place. Utilities are all covered which is great. The maid system is really good aswell. Gym basic but gets the job done and it's free Sauna is good also free. Laundry ain't great as I find the machines a tad awkward to use sometimes. And this isn't free but a wash will probably run around £5 Pretty pricey rent but I guess that is London. Plus with the above its pretty decent price if you have a good job. I would suggest to get the very best experience out of living here is to be an extrovert. The people here put on loads of great events, maybe I'm just too old to enjoy them. Transport link wise no problems at all two stations within 10 mins walk

I made a general inquiry regarding this accommodation. The sales executive Abdo Dada returned my inquiry in a matter of minutes. They answered all of the questions I had regarding the accommodation and I was satisfied enough to book. Abdo Dada was very helpful and is an excellent sales agent. I have booked the accommodation due to having such a positive interaction. I'm looking forward to moving in.

Only come here if you want to waste money. Rent is far above average for a tiny, poorly designed room in a building full of faults. They also ignored all emails pertaining to my deposit which I eventually got back well past when I should have (and I'm not the only one; check other reviews). The only positive is the day time reception staff and some of the residents. Avoid. You can get better for cheaper elsewhere Changing to two stars because they returned my deposit

Very good overall, I have a nice room however the sizes can be a little bigger. There are many positives about living here, including a social area, lots of workrooms to study in, nice people. I would recommend for someone who wants to get away from the busy city life and grind for a bit. Would defo not recommend living here for life but it offers a great environment to get your life together for sure. Highly recommend and Great thanks to Abdo Dada for being able to help me with the smooth transition process. He made it easy to give me knowledge of the rooms and select a room here.

Keep up the good work, the Collective!

I want to say thank you to Urvisha, sales manager for her help with getting a room at the Collective Old Oak! I have lived here for almost 6 months and I absolutely love the place. Also the area is very convenient, there are 2 stations here: Willesden Junction and North Acton. Because I work for different companies in London, it's very important to me. I also love the terrace at the Collective, I have done a lot of work here this summer! Or just relaxed in nice weather. Keep up the good work, the Collective!

A very difficult review!!! In many ways, it's a great place to live, but there are many things that could be improved: Seriousness in cleaning and, above all, supervision by someone who knows what "cleaning" means. I could almost say that kitchen cleaning is okay, but, considering how the cleaning ladies clean the dishwasher, it's unbelievable!!! They throw everything in there, one piece on top of another, until they fill all the available space! Unbelievable! Management support is non-existent... convenient arrangements for the staff... What's keeping me here??? The sauna and gym!! As for everything else, it's not worth it. Terrible organization, starting with the management. The receptionists are really good... I hope they stay working, otherwise they'll have lost the very few people who know what they're doing. My only thanks goes to them.
