The flats are massively overpriced for what they offer. The service charges are unreasonable and feel like a complete rip‑off. No one wants to pay premium prices for substandard living and endless extra fees.

Tim reached out from Berkeley, was very friendly, professional and looked into manners further for me so that he could get this resolved. I liked how he was very quick to try and resolve my issues. Confirmed Berkeley is a very experienced developer, the property is good with central location, building at a high quality and considerate design. Sales team is also very considerate, and Sarah keeps updating me with the construction progress, status photos and prepared answering all my questions in detail and clear manner. The handover process last Monday was also very pleasant. The team showed me more than my expectation. I feel so grateful to choose Berkeley for my first property purchase in UK.

Be very careful believing anything the sales team tells you verbally. We were told explicitly upfront that we could rent out the parking spaces we bought. Based entirely on that assurance, we spent an extra £25k on a second space.

TrustpilotBerkeley ensures to make you feel like home
After raising some concerns, they were very fast at responding to them (within the week). In terms of quality, I have realised that they have high standards compared to other developers and have great sales people. In terms of area, Southeast London is a regeneration area and makes me feel insecure, despite the CCTV and concierge. But it is something I already knew by picking this place. Shoutout to Grace Wong, she makes sure you feel welcomed and special for your new place

We moved into our brand new flat （Grand union) near Wembley in October, but within two months there were so many defects in our flat. The floor heating does not work from the time of check-in. The property has sent workers to repair it five times to make it work. The light in the closet is broken, some of the outlets in the bedroom are broken, and unexpectedly the handle on the front door broke within a month. Recently, when we taking a bath, the hot water will suddenly become cold. Two groups of people have been sent, but it is still not fixed. I thought Berkeley was a very big real estate company, but the quality of the houses was really really BAD!!!

We had a great experience dealing with Sales team with regard to TGQ. Allen was the first guy we had contacted with, extremely friendly and professional. Later down to the process Poonam took it over most of time while Allen was engaged with other projected she was a brilliant star and we love the team very much! Melissa certainly does a great job at managing such a high performing team! Highly recommended!

Our overall experience was absolutely amazing from sales through completion to settling in. There was great communication every step of the way and the transition was quite seamless. Both the sales and aftercare teams were cordial, helpful and very responsive. They put a special touch every step of the way and they were always happy to help. I was most impressed by their personalized welcome cards, the very thoughtful gift left for us in the apartment and the support provided to help us settle in without any hitches. I would definitely recommend their services to everyone looking to buy a home.

My overall experience with Berkeley has been very satisfied. Right from the beginning during the buying process the Sales Representative was very helpful. Although there were some hiccups on the material of facade of the property we had chosen, it was finally resolved by the customer service team. They have done a very good job in keeping communication with us on the progress of construction and willing to spend extra effort to help. They have given me the impression that they take customers satisfaction seriously. As such I have no hesitation to recommend Berkeley to friends.

Horrofic build quality- Nothing but a NIGHTMARE of TROUBLE and HEADACHES!!!DO NOT WASTE YOUR HARD EARNED MONEY ON BERKLEY BUILT HOUSES.No standard fitings used.Lightbulbs are 3 pin bayone bulbs.Spot light fittings are some obscure "sgu10"Plumbing does not work correctly - cold water stops for days at a time in the bath.Sink Taps are not fited with correct uk sandard flexi pipe - instead Berkley use an elaborate setup of down-sizing adapters to attach their weird taps flexi pipes. so new taps cannot be direcly installed.Washing machine broke after 3 years, boiler broke a few months later. Boiler was fitted with non standard 2 flue pipes which had to be changed to get a new boiler!Bathroom door handle & lock broke after 4 yearsYou cannot just walk into B&Q or Screwfix and pickup parts for a straight replacement on a broken anything!!!

My experience buying a new home from Berkley Homes in London E14 has been exemplary from start to finish. Everyone I’ve encountered from Berkley without exception is well-trained, knowledgable, with a can-do attitude and happy to go the extra mile to make me feel I’ve made a great decision, coming to live here. A few minor snagging issues, all resolved promptly and to my satisfaction. Apartment specification and finish as good as anything I’ve seen in - and infinitely superior to competitor developments nearby. And the amenities, including pools, spa, gym and residents’ lounge are all outstanding. Hugely recommended! Special thanks to Melissa, Ian, Shaan, Shannon, Martin B, Martin C, Chris, Zoran the magnificent French Polisher, Lyntton, Kev, and all at Concierge & the Quay Club who have made me feel so welcome. The only thing I was not satisfied is the My home account. It is not user friendly at all. Newsletter put into the Reservation to exchange category and some in the Exchange to completion. This made me confused. And every time you clicked the Construction progress, it shown Coming soon with nothing inside. Until the property completed, the web is still showing nothing and the Buying Process is still in Exchanged status. I can only contact services manager to know the building progress instead of login and get the information by myself. I suggest that you can keep taking photo around the development and post it in the Construction Progress page would help a lot already.

Overall a great experience. From reservation to Exchange took exactly 3 months. Despite a few delays that could have been avoided the whole process was really smooth. Particular highlight was the few weeks after exchange when the customer success team were extremely helpful. Sarah Coyle, Nick and team. They attended to any queries we had, checked in regularly without being intrusive and constantly offered to support where ever they could to help us settle into the flat.

Difficult buying experience - slow and arrogant legal team were a pain to deal with, but we got there in the end. Moving in experience has been great though, with all snags rapidly sorted out and a lovely welcome from the team on the ground.

From reserving our new home, to exchanging contracts and moving in day Berkeley were amazing at making us feel special. We had lots of issues from our own buyer and Berkeley were really supportive in helping us get this sorted. Moving in day was made to feel special also with the lovely gifts you receive to congratulate you on completing on your new home. The sales team were great and really informative. We had one defect on the day we moved in and the site team were amazing at getting this rectified in a quick and professional manner. The development we have moved to Holborough Lakes is a stunning development with such a lovely community vibe. I would 100% recommend Berkeley’s properties and developments to anyone, the quality and spec of these houses are something that make your home special.

My unit at Reading Huntley Wharf is the first property I bought from Berkeley. I find the property so beautiful and amazing in terms of quality and after sale services. In aspect of investment, I find this is a good buy as I successfully let out the unit within 2 weeks after taking possession.
