GoogleRented a flat with Smartrose Estates for almost 3.5 years - very happy with the agency. All communication came fast, was clear and full. Esther is a star! GoogleI’ve loved my entire tenancy with Smartrose estates. All agency services have been really efficient, we feel we’ve been looked after really well. Any time there has ever been anything that’s needed attending to it’s been communicated through and sorted really quickly. I’d absolutely say that the level of service, support and general quality of everything is outstanding. Any maintenance concern is really easy to log and I’ve found anything of this nature to be dealt with really promptly and communicated throughout. Thank you to the Smartrose team for being so supportive, it’s honestly been a pleasure renting with you. In terms of the property itself - it’s beautiful. I’ve felt so happy, safe and at home during my entire tenancy. everything in the property is finished to a really high standard.

GoogleNot often I would review an estate agents but this has been my only positive experience with one in London. From the initial viewing with Frayda, the catch ups with Adam and the comms with Esther leading up to my leaving it has been great. I enjoyed my time in the area I rented and with them. I didn't feel sidelined at any point and they were all understanding of problems that came up and difficulties. Hope that we can do business again the future.

GoogleAbsolute terrible agency. Moved in to a property for two years. At the start they were great, however as time went on and the things within the property got worse they became less receptive. Finally, with 4 months left to go on our contract we messaged asking for what the rental increase would be. After repeated requests for 2 months, we finally found out (with 2 months left on our contract) that the rent would be increasing by £500 (33% increase). When we informed them that we didn't intend to renew the contract due to the increase, they told us that we needed to give them 3 months notice, even though our contract was ending and even though we chased them for 2 months to find out what the increase would be. We were informed that we would need to either pay the additional month or find someone to take the property when our contract was due to expire. This was over 2 years ago and I know that this has happened to multiple other tenants since. With the agency refusing to advertise properties in order for tenants to pay the additional rent.

Our standard notice period is 2 months, and we usually contact our tenants with a renewal offer 6 weeks prior to the expiry of their contract. If we are unable to come to an agreement, the tenant may choose to hand in their required notice rather than renewing the contract. GoogleI can highly recommend smartrose for their lettings and property management services. I have been a tenant in one of their managed properties for a number of years now and had a fantastic experience. Quite a stark experience from previous experiences I had with private landlords. Smartrose were always very helpful when I've had issues or problems. They were very attentive and made sure any issues were sorted in a timely manner and communicated clearly. If you're thinking of renting from a smartrose property I highly recommend them!

GoogleI stayed three years in a big two-bedroom flat in Keynsham. For the price, I paid, I've never seen that much space. The Smartrose team has been always listening to any comment or any problems I brought up. Any issue within the apartment was quickly monitored and fixed. GoogleWe were tenants at UB55AE since June 2019 and had to give up the place in Sep 2020 due to the pandemic and job loss as we had to leave UK. But trust me, if not we were going to stay at this place for a long time time. At the time of getting the flat, it was refurbished and very clean and tidy. Smartrose managed the property excellently and any issues with the communal garden or garbage was sorted out by Mark immediately; he was very very helpful. Any emergency was also taken care by their emergency team asap. Special credit to Frayda for handling our initial signing of the contract and our moving in was smooth. Also our exit was handled by her very smoothly and our full deposit was refunded without any hassle and immediately after we left. Thank you Smartrose team. GoogleWas looking forward to doing business with smartrose after seeing the positive reviews on google, but after wasting my time filling in forms dragging out a 1 week and half process I can strongly say to stay away. Only care about their money and not the tenants or clients involved. Stay away.
Your first contact with SMARTROSE was on 24th December at 8.49pm, a staff member responded to your enquiry out of hours at 9.02pm. You were desperate to see the property ASAP and we organised a special viewing on the 26th Dec [boxing day] although we were closed. We rejected your application on the 28th December less than 2 days from your viewing, a great turnaround which makes us stand out and proud about our company, especially at such a time of the year. No deposit or fees were paid by you at any stage during this process. After reviewing all the documentation provided by you, we rejected your application in order to protect our clients’ interests. At no stage were you given the impression that you will be successful with your nonstandard application, instead we just offered you the opportunity to apply as normal and to be reviewed by our directors. All prospective tenants are subject to a strong due diligence process and unfortunately you have not passed those checks and balances. Finally, following your libellous review we are well pleased to have made the right decision.
