GoogleAydin has really helped my partner, both speeding along the process of getting the property my partner now lives in and then helping him set up fuel and gas. Neither was straight forward as the house was being sold by a trust- the previous owner was deceased. Aydin smoothed the way and expediated the process by personally helping the non digitally competant executor access the digital documents that the sale required. He then got my partner out of the labyrinth of bureaucarcy that was the previous owners energy account. He saved him money (and me massive headaches bc it meant I didnt have to help him with it all) along the way and speeded up what could in both cases been horrible drawn out Kafkeque- esque nightmares. He is courteous, intelligent and diligent- and pleasant to deal with, unlike alot of Estate Agents ime! He is a nice person and the opposte of a shark or a wheeler dealer. He genuinely wants to help and does effectively with minimum fuss - cant recomend his services highly enough.

GoogleOur family purchased a house via Remax Agents based in Chingford.
Our experience was entirely with Aydin.
In a nutshell, through the entire process we felt bullied, intimidated, threatened (to cancel the sale) and ultimately disrespected.
The process started in March 2022. Our offer was accepted, along with three others- but we were put into a race as to who can provide all their documents first. We needed another week to provide the final document, which was littered with that's of putting the property back on the market. He did have the mere decency in the end to tell us the two other prospective buyers did not end up providing ask the documents and ended up pulling out (so why the rush and threats?).
We were in an unfortunate case where we had already sold our previous property and the new the property needed to be in a certain area rendering us quite desperate to purchase.
The chain was incomplete so I had an agreement with my solicitor that once the chain completes I will start to pay them. Somehow Aydin managed to find this out (concerning) and started with the threats again. Paying a £500 non refundable deposit to a solicitor when our sellers did not have a confirmed property to buy seemed a little silly to me. But I guess to an estate agent paying solicitor fees locks you into the sale somewhat so you ultimately end up waiting however long till your seller finds a suitable property. As I challenged this, his tone on WhatsApp became rude and confrontational. He then started questioning things, again in line with his threats to cancel the sale. He also threw in sly remarks such as "the market as a whole is short of available stock to buy" and "competing with more buyers" which both were uncalled from and unprofessional given the context.
Once the chain was complete, again news from the solicitor, Aydin was completely uncontactable and not available at a critical time when we needed updates.
I messaged him on the 25th of May, there was no response until 7 days later on the 1st of June to telling me he was on annual leave therefore unable to respond. I asked a few questions, to which he then responded again 6 days later on the 6th of June. This time for the delayed message he responded there was a family bereavement. I then did not hear back from him until 14 days later on the 20th of June. I respect that people are entitled to annual and bereavement leave, but as a professional company I would think someone would be in place to cover him in the mean time?
We then did not hear from him for anothe 6 weeks, with unresolved queries. We bumped into the sellers on the local high road and they seemed to be having the same exact problem of not being able to get in touch with Aydin and left in the blank. They told me they regretted using Remax and would have preferred doing their own sale/viewings etc as Remax were "super unhelpful".
We have had a roller coaster of a ride with Remax. The service from Aydin (who claimed to be a partner in the company) was unprofessional, confrontational and stressful. I would advise potential sellers to look elsewhere, even if you are required to pay a slightly higher price with another agent. From my experience, I have purchased twice via Kings Agent (south chingford)which was a smooth process and you are well informed and supported throughout the process. At Kings, the manager Luke was my point of contact who was really helpful and approachable. My neighbour also recently bought through Churchill agents of South Chingford, again with several praises.

Dear Zak Cee, Thank you for your comments. From our records we can see you completed your purchase in August. We hope it has been a happy home for you so far. I am sorry you feel you have not received the great service that we pride ourselves on. I can assure you that the majority of our clients are pleased with the service we provide from the many Google 5-star reviews from both vendors and buyers.
Should you have had such a poor experience as you have described you should have brought this to the attention of the office who would have handled the matter in the most appropriate way at the time.
We are legally bound to present all received offers to the seller, as per the offer qualification email you would have been sent, your offer would not be fully qualified until all requested documents are received and approved. The documents we were supplied were not satisfactory and Aydin, carrying out his duty to both seller and yourself as the buyer, communicated this with both parties. Usually during this time we will continue to market the property and show to other potential buyers however the seller took the decision, to your benefit, not to do so.
As it was taking some time for you to provide acceptable documents (we have seen from our records it took several weeks) the sellers grew nervous and advised to put the property back on the market should you not have been able to supply appropriate and acceptable documents within a particular time frame, all of which was communicated so you were aware of the situation.
Whilst the seller of the property you purchased still had not found their next home, in order to be considered a willing and able purchaser of a property you would be required to have everything in place, including instructing your solicitor. Your solicitor advised they had not received payment, if a concern of yours is them providing this information we would recommend speaking with them about this. Paying your solicitor does not lock you into purchasing any particular property.
Having checked Aydin’s whatsapp messages we are satisfied that Aydin had not become rude and confrontational as you have stated. It may have been the way the message was read however Aydin, fulfilling his obligation to the sellers, was still chasing documents from you in May. As you informed him you have not sent it and simply stated ‘we have time’, Aydin rightfully advised you this is not acceptable as you are still not a qualified offer and the exception made to you was being abused as satisfactory documents had not been supplied until 2 months down the line.
Aydin is kind enough to supply his personal line to his customers, so being able to contact him via his personal line and via whatsapp is a bonus to clients. If you were unable to contact him, you should have called the office number, also the queries you had could have been directed to your solicitor as well. As you stated, Aydin sadly suffered a close family loss therefore would understandably not have been contactable during this sad time for him and his family.
We can see from the whatsapp message history that Aydin messaged you numerous times since 10th June 2022 all the way through to 9th August 2022 and had no response from you.
We were not advised at any stage by the seller that we were, as you state, super unhelpful, or that they could not get in touch, also the seller would usually call the office line therefore they would speak to someone in the office. In fact they told us they were very happy with our service.
The only real complaint received by the seller was that you along with several other members of your family turned up out of the blue to their property and spent hours measuring etc.
In summary, should you have found Aydin’s service to be unsatisfactory you would have been welcome to visit the office to address this at the time of its occurrence, not 2 or 3 months after your purchase completed nevertheless,

GoogleRemax Chingford office were instructed to sell my late father & step-mothers home following a valuation which was provided by Aydin. His initial valuation was around £50,000 higher than the other two local estate agents valuations and once confronted, Aydin quickly revised his valuation downwards to the tune of £25,000. Remax were duly instructed as Aydin was adamant they had waiting buyers who would pay that price, but only on the basis they were not permitted to advertise the property online, in the office or in the papers etc as, if it was proven their price was unrealistic, I didn't want it to harm the all so important initial marketing if we then had to go public. Remax accepted the proposal and duly found a number of viewers, one of which offered the asking price but that deal didn't complete due to the lender. A second buyer was then found, again at the asking price and solicitors instructed. Whilst the sale was proceeding the buyer asked to re-visit the empty property and during this visit Remax took it upon themselves to try and fire-up heating system, without first seeking permission to do so. Had they of asked, we would have advised the heating system had been drained down and the gas turned off, as advised by our insurance company. Following this attempt to ignite a de-commissioned boiler my step-brothers found there was a large plastic container placed under the boiler which had approximately 3 litres of water in it. When confronted, Hassan at Remax informed me that he didn't need authority to switch the boiler on and had never asked permission in 17 years as an estate agent!!!! We then instructed a gas engineer to carry out an inspection and repair which cost £260. When it was suggested that Remax should contribute to the bill, Hassan became very aggressive and unpleasant. Following exchange of contracts we denied permission for them to advertise the property in any way, including putting up a sold board, which they agreed to. However, as soon as completion took place they had a sold board put up at the property and advertised the property as "Sold STC" on Rightmove, which in itself is incorrect as at the time the sale had in fact completed. In summary, they did achieve the price they (eventually) advised on their initial valuation but the subsequent arrogant and aggressive behaviour of Hassan, leaves a huge amount to be desired and is indicative of why Estate Agents often have a poor reputation, I should know as I have run my own Estate Agency for 18 years and have been in the business for around 26 years. My considered advice is use a local Estate Agent who does not think they can do what they like in someone else's property without permission. My advice is AVOID!

Having reviewed and cross referenced your comments and opinions on this matter, it seems that this does not correlate with our records.
Our records indicate that our Associate Aydin conducted a valuation at the property and gave you a figure at £450,000, as from his experience and knowledge of the area, he could confidently achieve this. You then informed Aydin that the other local agents that you invited to value the property, valued the property much lower, even as low as £50,000 difference, from the information you provided on your review.
After giving Aydin this information, he stuck by his valuation and even advised that we could possibly achieve more if we were given the ability to market the property to the public in order to give all buyers the opportunity to be able to purchase thus achieving more interest. Consequently, you believed that selling the property ‘off market’ was the way you wanted to proceed as you advised you are also in the industry and have many years of experience selling properties.
Upon beginning our internal marketing, we had two qualified purchasers offering full asking price within days thus delivering what we promised. We gave you the opportunity to assess both offers to establish which you believed to be in a more advantageous position to purchase the property. With your consent, we accepted an offer and proceeded to sales progression.
During the sales progression, the potential purchaser requested to revisit the property with their qualified contractors in order to inspect the property and this was informed to you. Unfortunately this was met with some reluctancy as you believed that this would be a ploy to reduce the initial offer. After advising you that this was not the case and the purchaser does have a right to inspect the property before committing to purchase, you gave the go ahead and keys were sent to us to be able to access the property once again to carry out the said inspections.
As a result of these inspections, we were advised that the central heating system was not in good order which we advised you of, nevertheless the purchaser was still happy to proceed with the purchase. Unfortunately, as you indicated in your review, this purchaser was unable to proceed due to the lender. We then approached the previous individual that offered and proceed with them, they were informed of the condition of the heating system, thankfully they were also happy to purchase the property in the current condition as they would be refurbishing the whole property anyway.
Our records indicates, two days before the simultaneous exchange and completion of the sale, you called demanding a reduction in the sales fee, giving an alleged reason that the heating system was tampered with causing faults and you had to call out a gas engineer to get this repaired. You were asked to supply evidence of this alleged tampering and asked to supply the invoices to any works that were carried out. Thus none of this was supplied and two days later, the sale was successfully completed to a completely satisfied purchaser.
At RE/MAX, we are affiliated with leading professional bodies including The National Association of Estate agents and the Property Ombudsman which gives clients the peace of mind knowing that we abide by regulated code of conduct. The property has since been added to our marketing as a SOLD property. As per the code of conduct indicates, this is our right to do so. Highlighting that we have successfully sold a property is not incorrect or misleading in any way. If you may have seen any information to the contrary on Rightmove, I would suggest that you contact them directly as we do not control or have rights over the way they conduct their platform. We always ensure that no errors have taken place on our end and rectify any errors as soon as they may be highlighted.
