GoogleI honestly cannot speak highly enough about my experience living with Residential Land as my landlords. It wasn’t just a place to stay, it truly felt like home, and that’s entirely because of the incredible people who make this building so special.
Rachel, the building manager, is nothing short of exceptional. She brings such a rare combination of professionalism, kindness, and genuine care to everything she does. No matter what the situation was, she always handled it with grace and efficiency, and you could feel that she truly cared about every resident. It’s not often you come across someone so dedicated and thoughtful, she really is the heart of this place.
The concierge team deserves just as much praise. Dean, Herbie, and every single member of the team are absolutely amazing. They are always welcoming, always smiling, and always ready to help without hesitation. It didn’t matter if it was something small or something more important, they treated everything with the same level of attentiveness and warmth. Seeing them each day genuinely made life brighter. Their kindness and positive energy created such a beautiful atmosphere in the building.
I also want to give a special mention to Platina from my previous flat, who consistently went above and beyond in ways that never went unnoticed. Truly wonderful, thoughtful people like her make such a lasting impression, and I feel very grateful to have experienced that level of care.
Living as your tenant for 2 years made everyday life feel so easy, so comfortable, and honestly, so beautiful. There was a real sense of community, warmth, and genuine human connection that is incredibly rare to find.
I only moved out due to personal circumstances, and it was not an easy decision at all. If life brings me back this way, I wouldn’t hesitate for a second to return. This place, and more importantly, the people in it, will always hold a very special place in my heart. Love, Demi

GoogleI stayed at Palace Wharf in Fulham for four months and found it to be a great option for temporary accommodation. The flat was beautifully furnished, very comfortable, and fully equipped, you could easily move in with just a suitcase or two. The built-in Miele coffee machine was a lovely bonus!
The location is excellent, right by the river next to the Crab Tree pub and within walking distance of Hammersmith and local shops. While it’s on the pricier side, the quality of the flat and the level of service make it worth it. Simona, the property manager, was very helpful and accommodating, and Kristijan at concierge was always friendly and supportive. A great place if you’re looking for a stylish, hassle-free short-term stay in London.

GoogleI rented a 1 bedroom flat in Merchant Square for nearly a year and was very happy with my entire experience. The flat itself was very comfortable, modern, clean, and came with everything I needed, including a smart TV. More importantly, the flat was super well located - it is less than 5 mins walk to the tube station on the Bakerloo, Circle, District and Hammersmith & City lines, and around 10 mins walk to Paddington Station. There are also many grocery stores around within walking distance.
All in all, it was an amazing experience. Thank you Gary Irwin, our building manager for always being so attentive and responsive. Can't recommend this place enough!

GoogleI have rented many top end apartments in London over the years and I have to say that Gary and the team who run Merchant Square are the most professional and friendly landlords I have had the pleasure of renting from. Nothing was too much trouble; issues and problems were dealt with speedily and the common areas were kept spotless. The concierges always had a smile, knew all our names and bent over backwards to look after us.

GoogleI have lived here for almost 1 year and have had nothing but excellent assistance from the building manager whenever needed. If there are any glitches with remotely simple things like a broken blind etc, they are straight on to it and we have recently seen the whole block having a full redecoration of all corridors and shared areas. I can not fault the friendly and rapid service from Residential Land here at all. Gary is a massive help here throughout.

GoogleEverything's great! First of all, Luke House is in a very good location. The transportation is very convenient - there are many understand stations and bus stops nearby. It's easy to shop - there's Tesco, Marks & Spencer and Waitross. And it's close to Big Ben, Westminster Abbey and many museums. Secondly, the interior of Luke House has just been renovated, everything is in good condition, soft carpets, clean walls. Last but not least, the manager Gary is friendly and good at helping others. When I have a problem, he always shows up and helps me solve it. Overall it was a great flat experience.

GoogleI stayed at Hamlet Gardens managed by Residential Land for 3 months and was very happy with the property which was comfortable and came with everything I needed including kitchen items and TV with streaming services. The property managers were quick to respond whenever I had a query and were very helpful when I was locked out of my property late at night. I was able to get through to them on their emergency number without too much issue and they helped me to resolve my issue with no complaints. Very happy with the property and service.

GoogleI have stayed at the 4b Merchant Square of Residential Land on and off for nearly eight years. The location is excellent and offers easy access to variety of amenities. The flat is well-appointed with modern appliances and fixtures. Another reason why I loved the apartment was its cleanliness. Both the reception and corridors were always clean. Before moving the place was also professionally cleaned. I highly recommend it to anyone wishing to stay in central London.
