I have had a very good experience with the Portico Property Manager Sumaiya Islam.On 07thof November 2023 we report house boiler failure at 07am in the morning .At 09.am I have had a call and email from Property Manager Sumaiya Islam about the plumber engineer visit at 12.00 pmAt 1.00 pm we have had a new email from Sumaiya saying that the boiler will be replaced on Thursday 09thof November.The boiler was installed completed as we had been informed by Property Manager Sumaiya Islam.Professional-Caring and Efficient Thank you

Truly dreadful group

Dreadful, incompetent group of people. I have finally moved out of their damp, overpriced rundown property, thank the lord! If you value your money or your sanity stay away from these dodgy dealers.They will force you to sign up to a “no-deposit scheme” to guarantee your property. They won’t outright say it is a deal breaker, as this is illegal, but they will ensure you know that you will never get the property unless you do. This kindly adds £60 a month to the already exorbitant rents they charge. Unsurprisingly upon further investigation it turns out they receive a large chunk of this money. Still at least someone is benefiting in this cost of living crisis! Even better is they will insist that the “no-deposit scheme” is at the request of the landlord, and will be a real issue if you don’t sign up for it. Yet strangely upon asking my landlord about this (after signing up), it turned out he had no idea about it!Portico are also completely incapable of fixing maintenance issues, or pretending to care in the slightest. So overall they are painfully incompetent, engage in some very suspicious activities, and couldn’t care less about the tenant! Avoid!

Very professional

Very professional, not a hint of arrogance, which some agents can be prone to. Meera gave the impression Portico would sell with a considered approach. She also gave a realistic valuation compared to the other agents. I also appreciated the way Magda arrived early to do a quick check of the apartment before any viewing, a very nice touch. Overall very happy with the service. If I decide to sell again, I will contact Portico, mainly due to Meera & Magda’s professionalism.

If you are a tenant/ renting RUN!

This was our worst experience whilst renting in London for this past decade. In summary communication with the Shepherds Bush team was always awful with delay responses to issues (4 weeks average - including not having hot water in one occasion). No answering phone calls or returning them after you leave voicemails. & Took us 2 months to have our deposit back.Our exit experience was the worst. When we tried to give notice within our break clause there was no answer on the phone or responding to our notice email until a few days later we spoke to someone in head office. Miscommunication within the teams and clear failures in internal processes as well. Providing notice in June we were then contacted offering a renewal with a 12% rent increase in July. We were having views from potential new tenants with Portico that week! We then had to chase our check out report and took 3 weeks to receive it and no one followed up after this. By then we had instigated a dispute with TDS and instead of acknowledging their fault we got as justification that they couldn't locate our original check-in report or the location of where our deposit was being held. Unacceptable! But also, should they have asked, I could tell them that.

Unfortunately I’ve had many of the same experiences as everyone else here. Two years ago (when taking my money - surprise surprise) it was quick and effective. Roll on two years later and emails go unanswered, phone is not picked up. I left the property a year ago, paid all the fees and such to leave and they still kept me on the tenancy despite 30-chain emails of backwards and forwards. Portico still have my deposit as well a year after leaving. I cannot express how much you need to avoid these people. Terribly unprofessional - that’s if you even get the chance to speak to a human.

AVOID AVOID AVOID!!! Portico Fulham Estate & Letting Agents have been appauling in dealing with refunding my deposit which is now 2 months overdue. I have rang them they don’t pick up the telephones don’t reply to emails even those the landlord has signed it off. When it came to letting out the property they say all the nice things you want to hear. Once the deposit is handed over & contract signed the service goes downhill you really get to see these amateurs get to work. We had problems with the front door lock, the boiler breaking down leaking taps. It was easier for me to just ring local tradesman to come out to do the jobs money I had to fork out my own pocket. I would Ring the agency it would be days before they got back to us. As I was tied into a contract your hands are tied behind your back with these guys.

Worst agency I have ever come across. As they have went through the process of digitising majority of their processes. It’s reached a point where you can no longer get anybody on the phone. Let alone a quick response to things like a boiler breaking during the thick of winter. And once you end your tenancy, they are impossible to reach. It has taken me over 2 months to get my deposit back. Even though the landlord signed off on it after a couple weeks. And upon chasing it up. I have sent back to back emails with zero response from anybody. Until finally the “accounts department” reached out to apologies for the delay .. 2 months later.

Warning to everyone who is moving out: don’t wait for them to return the deposit - open a case with the deposit scheme. Editing my review because the original one was when we moved in and got pressured into leaving a positive one. To be honest, our contract was full of mistakes, including our names, the length and the dates. I don’t know why but we had to ask to have it changed three times, and still signed one with the wrong monthly rent (by a few p, so whatever). The worst though, happened when moving out, of course. They were trying to claim for so much money back for cleaning of things that were not even in the inventory. They also held onto our deposit until I raised a case with the deposit scheme. They are so quick to move with you when they need your money but when you need yours back? They disappear.

I needed advice regarding deductions to be made from a tenant deposit for damage. Natalie Banton helped me with this and provided exactly the right expertise. Natalie provided practical and clear guidance and also gave me an indication of how TDS would view any deductions, which really helped me come to a decision regarding how much I should deduct for damage.
