TrustpilotIgnoring my calls and emails constantly
Portico have consistently ignored my calls and emails when trying to enquire into multiple different flats around east London, I’ve left many voicemails and continue to be ignored and not called back despite the singular time I actually got through to a real person I was told I’d be called back later that day with details to arrange a viewing. Writing this review in the hope they see it and sort it out

TrustpilotBest service we have encountered. Brilliant Estate Agents.
Brilliant and highly recommended!!Having had many bad experiences with many Estate Agents, therefore I admittedly went into this process with my guard up and I had very low expectations. However Bilal, Daniel, Alannah and the Portico team have been amazing from start to finish.Throughout this process they have been fast and responsive to any query that we had but also to my frequent requested changes. They enabled me to achieve a higher price than I anticipated and exceed the ceiling price of the street.I had a number of unscrupulous local Estate agents telling me that Portico had called it wrong however the house sale went through seamlessly and we could not have been happier. If you are considering a sale in the area I would recommend using Bilal, Daniel and Alannah before anyone else locally, noting that I still have a few rentals in the area and have thus experienced many of the others poor level of customer service.

GoogleBad to rent from, bad to buy from.
When it comes to returning our deposit and overpaid rent they just pretend we don´t exist, hoping we will tire of this and forget about it. If I ever need to rent, buy or sell a property in the future, I would go out of my way to avoid Outlook .
After renting a property from Outlook Leyton for nearly 5 years, we bought the same property through them a few weeks ago. This was a very stressful and poorly managed transaction that took over 9 months to complete due to their total lack of interest, apart from making sure our rent was paid on time. When we finally were about to withdraw our offer and sign for another property they resolved everything in one week.
We are now trying to claim our tenancy deposit back- which should be easy as we didn't require the checkout. It should be a straightforward process but after an initial promise from the sales manager that it would be dealt with quickly, we haven't heard a peep from them and they have ignored our emails and phone calls. When we first moved in to the flat, many of the electrics weren't working and it took a long battle (which we won after taking the matter to ARLA) to reclaim the first month's rent when we couldn't live in the property, sadly we may have no option but taking this matter further again to get our deposit and rent back.
This company is a total disgrace for the profession and a danger for the people of London.NegativeResponsiveness, Quality, Professionalism, Value

TrustpilotHighly recommended
I rented a property for a number of years through the Walthamstow office and then eventually sold. Sean Hewitt dealt with both the rental and selling and I can thoroughly recommend him and his team for always being most helpful friendly and very efficient. He was always at the end of the phone if needed and dealt with any queries I may have had straight away. He also recommended a good solicitor for the sale. Highly recommended branch of portico

I had some issues with my flat rental. Mia Walcott-McCormick was very helpful and promptly dealt with my queries and assisted in resolving issues which could otherwise have escalated. Thank you Mia for a professional yet personal service.

TrustpilotAppalling
Appalling. It has taken us over month to get out deposit back despite approval from our landlord. Disgusting, greedy and incompetent. Give us back the deposit we are rightfully owed.

TrustpilotAvoid at all costs if you are renting
Rented through their Walthamstow branch.High fees (which were legal then) but slow to fix anything. Refused to fix some things such as the back fence being non-existent. Tried to charge me £180 for my AST rolling over into a statutory periodic. Upped the rent by 10% without fail every 2 years. We were good tenants. Stayed there nearly 10 years. We fixed up the garden (eliminating Japanese Knotweed) and never missed any payments. We kept the place clean and tidy. When it came to the end, they tried charging a checkout fee and back-peddled when I asked if it was illegal (an old template by mistake). They insisted the property should be professionally cleaned by their cleaners, but it wasn't even a good domestic standard when we moved in. We refused and cleaned it ourselves.. They lied on the checkout report claiming that "detritus" was present on carpets and in the fridge. Fortunately I had hi-def video of the whole flat on the date I left (all tenants should do this) and when I suggested they might want to take account of this evidence when setting any deductions they backed down and gave me the whole lot back. Silly them as there was some wear and tear on the place they might have gotten away with, but they just chose to lie.

TrustpilotExtremely high Landlord fees
I’ve been using portico as a landlord for a few years now as an agent to let my property. Recently I’ve had a terrible experience. Very slow to update me, the fees for basic items like registering tenants deposit is blatantly multiplied (they charged me £70 whereby it’s less than £20 to actually register it). Also they used to deduct fee’s on a monthly basis. They changed their T&c’s without warning so when my new tenant signed a 2 year contract they deducted 9% up front for 2 years which amounts to 3 months rent! I haven’t received any payment as the tenant pays them directly. Please avoid if you are a landlord. There are so many better agents out there that charge half as much and are much more honest and upfront

GoogleJo was amazing througout the process. I cant tell you what a difference it made to have her on the phone (at all hours) supporting us through the process. At times I felt I wanted to drop it all but Jo keept us going, was super calm, knowledgebale and her experience really made the difference. She was always on hand to keep things moving. Overall I dont think we would have done it without Jo. She is an incredible asset to Portico.

GoogleMarc Mcilveney (Branch Manager) and his team have been the contracted Management Company since the purchase of our property for the last 10 years. Marc has provided an outstanding all round service to our property interests and ensuring all needs have been met. Ensuring relevant certificates (e.g EPC, Electrical safety certificate and others) and Tenancy contracts, inventory checklists and maintenance checks were all in order and up to date. An online video marketing the property was made available during these unprecedented times of the COVID 19 Pandemic where physical access and viewings of properties are restricted. He undoubtedly looks after both the landlord and the tenants best interests, providing sound solutions to any issues as/should they arise. Highly recommend their service.

GoogleI honestly wish there was a 0 stars option. Without a single doubt the most emotionally distressing experience I’ve ever had moving in London and that’s saying something! This review would be a novel if I listed everything that happened so I’ll just highlight some of the larger issues. Shower leaked for nearly 6 months before someone came to fix. About the same timeframe for a heavy leak in a bedroom resulting in a huge amount of mould and rot. Emails continuously ignored. Probably the worst part was moving out. We received no information about our move until we emailed 6/7 times requesting. After we moved out the agency waited almost a week to do a check and then commented on ‘light dust’ in the property. We were told things were missing that were in fact pictured by the agent doing the the check... this report wasn’t sent to us until weeks after we moved out after multiple emails were sent requesting. A month and a half after we move out we finally get an email stating that the landlord wants to take over £800 from our deposit. Our initial emails contesting the check out had clearly not even been looked at as we had to send all of our evidence over all over again, in fact we had to send it again 3 times. After tons of emails requesting information we eventually managed to contest the charges and thank god got our full deposit back. Thank god we’d got pictures and email evidence for EVERYTHING or we’d be £800 out of pocket. Just a couple of examples of the charges.. £180 to fix a broken banister that was broken before we moved in and was pictured in the Rightmove advert... £90 to mow a tiny garden that had been left for a month and a half since we hadn’t lived there. £180 to get rid of a hoover, some gardening gloves and a cake stand and many more charges that luckily in the end were waved. All I’m saying is, be hyper vigilant with this agency , take pictures of EVERYTHING and I mean everything. Every little mark, stain, crack anything, take pictures and email immediately so that when they inevitably try and charge you hundreds of pounds, you’ve got the evidence to contest it. I honestly do not understand how people get away with this sort of treatment. We were good, quiet, respectful tenants and the emotional stress and anxiety caused from this property still affects myself and my 2 housemates. Just watch out and avoid if you can.NegativeResponsiveness, Quality, Professionalism, Value

GoogleMy husband and I started looking for a flat in December 2020. The first flat we found was listed with another estate agent (just down the road from Portico) and oh my word they were the least professional people we had ever dealt with. They even dropped "I'm not sure if you are aware we are in a pandemic" in an email. Yes....we were aware. When that flat fell through we found one listed with Portico. What a difference! It was professional from the moment we viewed the flat to the day we got the keys. We dealt specifically with Mark & Michelle who both kept everything in motion, were always available via email and phone and just did their jobs! Imagine that. I would 100% recommend Portico and if/when it comes to sell we will be back in touch. Thanks again!PositiveResponsiveness, Quality, Professionalism, Value

GoogleWe recently sold our house with Portico and the whole process was well thought out and extremely professional. The initial valuation of the property was very positive and the subsequent marketing information was very professional. After numerous viewings on a Saturday block booking the house was sold on the Monday after, the process was extremely fast and the sales progression to completion was very thorough. Spencer, Mark, Joanne and Michelle are a great team and a pleasure to work with.PositiveResponsiveness, Quality, Professionalism, Value

GoogleWe recently bought our house through Mark at Portico and have nothing but positive things to say about our experience with him.
Throughout the process he has been professional, accommodating, and informative, remembering small details about what my wife and I were looking for. He facilitated several viewings for the property we liked at short notice to help us make sure we were making the right choice, and the process/communication since getting the offer accepted has been a breeze.
If and when we come to selling our house, Mark will be the first person we call as we've experienced first-hand the way he tries to get a good but fair deal for all parties involved.PositiveResponsiveness, Professionalism

TrustpilotExtremely happy with new property manager
We recently had Alice Franco Do Amaral come on-board as our new property manager and since then our experience with Portico has been overwhelmingly positive. Alice came straight in, inheriting a long-running issue from her predecessor, who hadn’t been providing an adequate service. Alice, though, has been brilliant from the get-go: she is patient, an excellent communicator, never goes missing, and, most importantly, gets things done. We are very grateful for the work she’s done on our behalf so far.

TrustpilotNew property manager Alice
New property manager Alice took over looking after our property just a few weeks ago and yet, she has been so efficient and brilliant at sorting out issues that normally drag out to months and months. So greateful to Alice for the way she understands the issues, takes ownership, finds providers and coordinates with the owner. She is clear and timely in her communications. She always follows up and makes sure issues are sorted. We are really impressed and greatful.Kristina

TrustpilotVery poor agents
Very poor service. We had multiple issues throughout our tenancy and had to threaten with ombudsman to get things sorted. This started at the beginning when the agent tried to trick my foreign partner into a lease without any break clause and lasted to the end of the tenancy when the agent then took an excessively long time to sort out deposit arrangements (>40 days to provide a breakdown of intended deductions). We only got the ball rolling again when we threatened to sue. I highly doubt they were transparent with our landlord either, as we had to frequently go through our neighbor who knew him to get things done. Never have I seen such a poorly managed estate agency (and I have seen many). Landlords, tenants, buyers and sellers should all stay away, they will cause you more stress than you need.
