I'm still in the process of securing a sale via Portico, but would like to share that my experiences so far have been really positive. Dealing with Sean and Samuel has been great - both have been very communicative and honest, which is exactly what I was looking for in a new estate agent. The great thing here is that their honesty in how I should approach the sale of my property (in light of the current situation) has resulted in a recent influx of interest, and an offer! Hoping it all goes well from here on in, but either way I would really recommend getting in touch with Portico if you're in the business of selling your property in Walthamstow. Thanks!

TrustpilotAVOID AT ALL COST! HORRIBLE EXPERIENCE!
Since the beginning of the tenancy we encountered numerous issues. When agreeing on the flat with the letting agent, we signed the tenancy agreement for £748 per month, which after 2 days or so was changed by Portico and they emailed us with a change in rent per month to £800 as Landlord "wanted" more and earnt more before. We were unable to negotiate, as we had to move, and when Tenancy Agreement was signed, we felt like that it is too late to change things around. Just a few months after moving in, despite it being a "long term let", we received calls and emails saying that the landlord "changed his mind" and wants to sell the flat now. We therefore needed to go through the huge amount of stress and anxiety as nobody told us exactly what is going on, and how this will affect our contract. Additionally, we were without hot water and heating for more than 4 months despite it being a health and safety issue during the winter (our boiler missed an important part as per the engineer who came to check it, and was not able to complete the yearly gas certificate and test, as it was faulty and Portico/Landlord had no money to fix this urgently). At no point have we received an apology or a decent compensation for this from Portico. We decided to leave after a year, when our contract ended, however due to COVID19 we had to extend for an extra month, which happened after a long discussion, as they tried to force us to extend for another year!!! Needless to say that the rent would have increased of course! When moving out, I asked to be present when doing check-out inventory, but was greeted with Simon Martin, who were arrogant, rude, and belittling. They tried to keep all of our deposit £800, and even when trying to dispute with them, they were not listening, did not respond to emails or calls, and were not helpful at all. After a 2 month or so dispute process with TDS, thank God we managed to get most of our deposit back from this useless agency. Fellow tenants, please ensure if you at any point sign a contract with Portico, make videos and pictures when moving in, and before moving out. Otherwise the best is if you avoid at all cost. A total rip off, with unexperienced and unhelpful individuals, who will not care about your wellbeing and concerns.

Samuel Johnson was incredibly helpful, polite and professional. The property I was enquiring about was no longer available yet Samuel immediately found me a similar property that met all my requirements. He even went a step further to check out all the requirements I would need for my particular circumstances and found an easy and achievable solution that would work for us. I really appreciated the effort he put in to accommodate us and help us find a home. I will gladly be using Portico again as my first choice when searching for homes.

With solicitors being slow both sides (as expected) he was a clear line of communication throughout my purchase keeping everything moving. I had my first viewing on a Wednesday. GoogleIf you’re looking to rent somewhere with total ease I couldn’t recommend Gokhan at Portico more! Gokhan has been an absolute delight right from the beginning. He gave us an honest look around the property, gave us really interesting facts about the area and recommendations for where’s good to eat and drink - he even drove us to the local pub afterwards! I would 100% recommend you ask for Gokhan if you’re renting or buying a property with Portico. 10/10.

Our house sale encountered issues lower down in the chain(s), through no fault of Portico, and the Leyton team truly went above and beyond to get things back on track each time. I felt the team at Portico genuinely cared about us and was confident they were doing everything in their power to achieve a successful sale. Spencer was knowledgeable about our local area, perfectly professional and with brilliant advice to offer. Mark gave *countless* fantastic viewings, ever flexible and helpful, always keeping us up-to-date with progress. Michelle proved herself to be an epic sales progressor, even when faced with the sluggish and incompetent (Purple Bricks, Premier Property Lawyers up in Leicester - please run a mile!). We are forever grateful to the team at Portico Leyton for helping us with the sale of our home. You are in safe hands with them!

Mark assisted us with multiple viewings, answered all our questions by communicating with the vendor and getting back to us quickly. The whole purchase process is very stressful and took longer than usual during COVID-19 lockdown. GoogleWhat can I say about Jamie and Jack, the estate agent twins of East London. After an abysmal experience with a previous agent we had to put our house on the market a second time, employing the services of Outlook in Leyton. Jamie came round and gave us an honest valuation and put our minds at ease considering we had the house up for sale during Brexit and it was an end of Terrace next to a small block of flats, but he said it is what it is and the house can't move from where it is, but it will sell.......So over to Jack. Jack was our main contact who just basically said "He will sell our house" kinda like a Jedi mind trick as we found ourselves repeating it after!!!! Jack was confident and self assured without being obnoxious, a usual trait for estate agents. He assured us that our house will sell to the right person and in two weeks, I kid you not. We had an offer at the price we wanted. Jack told us he had a list of people wanting to live in the area and as soon as he left our home after the first meeting he was on the phone. The first Saturday we had about 6 viewings, and one offer, the second Saturday we had 5 viewings and another offer near the mark, after a bit of negotiation Jack secured our sale....in two weeks.even after all this Jack was on the phone wanting to know how our purchase was going and if he could assist in any way. he went over and above my expectations of what an estate agent would normally do. Even at the point of completion Jack was around to collect the keys and calmed our nerves, as at that time it was a very tense and stressful situation. If there was an annual award for estate agency then it'd have to go to Outlook. I know I singled Jack out but he was the person we were in direct contact with, but I do realise there's a whole team within the Outlook family. I cannot recommend them enough, for their professionalism, diligence, hard work and attention to detail and for treating us as people and not a pay cheque. If your selling a house in Leyton and the surrounding area then personally I wouldn't use any other estate agent. Yes you can save a chunk load of money with these online estate agents but when you have people who know the area and know the area well and have the clientele. Then for me it was worth the money. Sean and his team go above and beyond when it comes to customer service, which is a the most important consideration when buying a property in the Walthamstow area, and the London more broadly. They ensure an honest and straight-forward purchasing process. Having had property viewings with a number of Portico's competitor agents, we found them to be incredibly aggressive in the way they market homes and hold bidding processes to unrealistically inflate prices. I did not find this approach ethical or customer friendly at all. With Portico, I was very pleased with their clean-cut approach. I would not hesitate to recommend Sean and his team to friends, family and those looking for a new home in the Walthamstow area.

Property was not cleaned during move-in. None of their numbers on their website actually work. Nice office doesn't cover their unprofessional team.Worst situation has been that 3 calendar months after moving out of one of their properties, Portico's Property Manager Charmaine Fernandes has refused to respond to my emails or phone calls regarding my deposit. Unresponsive during the quarantine and somehow just as bad before.They will effectively hold your money hostage and do NOT care a lick about their tenants.Avoid at all costs.

The lettings department of my local Portico branch have been extremely helpful. Way before my property was ready to let, they gave me advice on so many things, with no pressure to even sign them up to let my property. Marc the manager is extremely knowledgeable and friendly and Helene in accounts is very efficient. I have never had to chase any rent ever! Everything is easy and transparent. Exactly what you want when letting your property.

It was a difficult sale process but portico worked hard to keep us informed and updated where they could and also put the effort into chasing and following up the buyers side to get elements progressed. Shaun and his team took my many calls - often when I was frustrated and stressed and overall handled my questions in a calm and empathetic way, which I appreciated.

Working with Tom Houseman on our Airbnb account bookings has been a nice and easy experience. Tom has been speedy in his responses, knowledgeable and accommodating to our requests during our first 8 bookings.Our only concerns during the first 3 months have been on 2 occasions where some misalignment with the cleaning company resulted in new tenants arriving to a less than perfect house. Not sure who or how but a little disappointing. That said, it was Tom who jumped in and took immediate action on both occasions resulting in happy tenants once again.

Not sure how too being....first impressions should have said it all, the Woodford branch are the worst I have ever dealt with or should I say Daniel was. From first phone call to enquire about a property for sale was told that I should not come view as it was close to selling, after forcing a viewing I was greeted by a lovely chap who told me it was no where near close to selling.I proceeded to make an offer and was then confronted from an angry Daniel because of our offer and then proceeded to call us liars and then interfered with our sale by calling our estate agent telling him we are time wasters and he should not sell our property for us.
