We are a block of 18 flats (in KT8) and we were mis-managed by KFH for many years. The start of the change came when we established our own Residents Association in late 2019. This enabled us to really understand where and how our Service Charge funds were being spent. And we found it was not being spent well. In the first 6 months of exercising our rights to inspect the accounts (and the decisions that under-pinned those accounts): we saved almost £12k; a significant proportion of our total Service Charge funds of c£53k pa. Upon further investigation we found clear negligence and incompetence. Firstly, two cleaning contractors had been awarded contracts containing the exact same scope of work. This had been the case for 6 years. Secondly, over £11k was spent without the mandatory Section 20 consultation taking place; and if the the Leaseholders had been consulted these works would not have gone ahead. These issues were escalated within KFH but even after conversation with the Managing Director of the Block Management division no liability was accepted on behalf of KFH for either of these issues. Fortunately the First Tier Tribunal found differently and a liability of around £23k was found in favour of us, the Leaseholders. KFH were then immediately dismissed by the Landlord and we selected the replacement Managing Agent. My advice re KFH: if you are a relatively small block, they are completely unable to deal with you in a fair way; eg you will get their preferred contractors. That is for their benefit, not yours. We have proven that contractors who are local to us can deliver (equal or better) service much more economically than anybody KFH selects. So: if you are a small block: stay away from KFH. If you are larger, I cannot comment. I leave that to you to investigate and make your own decision

I gave them the benefit of the doubt since 2020. Now I'm not happy with them at all. No one in our development likes or trusts them anymore. What a shame that they take their responsibilities for so many professional people as such a joke. They should be ashamed. I've highlighted the issue with our local MP, who has since contacted them for action. There is potential for legal action to follow. No transparency, putting residents in financial difficulty with sudden charges for no reason, no responses, no AGM, no maintenance of our boilers. No responsibility taken. Rising service charge, exhaustion of our financial buffers in the service charge. Building insurance way above market rates. Truly horrible. Burning money at this place.

I had a great experience with Lauren Daley from KFH. Since moving in, she have been incredibly responsive and helpful in resolving various small issues that typically arise at the start of a tenancy. Her communication is prompt and professional, and truly understood the challenges I faced during the move-in process. It’s a relief to have her genuinely care about the tenant’s experience. Highly recommended!

Ive had a very positive experience with Adriana Chaba. She was very helpful and responsive throughout my time. She always dealt with my queries swiftly and professionally, and I really appreciated that she would often reply to emails even outside normal office hours. She was reliable, efficient, and made things much easier whenever any issues came up. Overall, a very positive experience.

Utterly apaling services. Our block of flats have been waiting for the renewal of our EWS1 for over 6months as KFH have been failing miserably at sorting it out, which is blocking multiple leaseholders to renew their mortgage or sell their property. One of the lifts has been reported broken flover 4 months ago and they are unable to organise the repairs. We have multiple valves across the building which have been leaking due to poor choice of materials and KFH are not doing anything to resolve the matter. Bins are not collected in a timely fashion even after multiple reports. Emails are left unanswered. I can carry on as I can't find anything they are doing right to be honest.

You can’t give minus zero stars. Impossible to contact by phone. When and if they respond to emails, it is once a week - at best - late in the day and will not respond to the follow up for another week.Glacial pace Consistently evasive.They fail to carry out even the simplest and most basic of Block Management tasks to any degree of competency. Avoid like the plague.

Rochina Silvera has worked with Belvedere Court for quite some time now. She has always been extremely friendly, helpful and a pleasure to deal with. Rochina has, unfailingly, responded in good time and with great efficiency to the issues I have raised with her; she is very conscientious and her attitude to solving problems - sometimes when great diplomacy is required with owners/tenants - is excellent. She has been and is a great asset to KFH. With many problems and much complicated work to be achieved at Belvedere Court in the months ahead, it is reassuring to know that Rochina will be there, committed, as always, in helping to find the best solutions, for the benefit of all, along the way. DO NOT buy a property where KFH are the management company!! I had my offer agreed on a property and 5 months later the property sellers had to pull the plug on 3 separate properties because KFH couldn’t update their fire safety certificates. Absolute joke of a company, do not trust them.

If I could give zero stars, I would. Absolutely appalling experience from start to finish. Block management has been one of the most disorganised, unaccountable, and uncommunicative companies I’ve ever had the misfortune of dealing with. They consistently miss deadlines, provide no meaningful updates, and show zero urgency, even when a property sale is on the line. Trying to get hold of anyone is a nightmare. They don’t pick up the phone, and when they do, they promise to call back and simply never do. Communication is almost non-existent, unless you’re the one relentlessly chasing. Even worse, when you attempt to formally lodge a complaint, they completely ignore it, casually brushing it off in an email, hoping you’ll drop it. It’s a textbook example of how not to treat customers, especially those relying on key documents that are critical for property sales. There’s a complete lack of accountability across their teams. The blame is endlessly passed between divisions, and no one takes ownership. If you’re looking for professionalism, reliability, or even basic courtesy, look elsewhere.

Lets hope new company taki g over kfh have better morals etc Update done 26/12/2024 We pay more than £20,000 to kfh to manage leith towers and currently we do not have a property manger we did have one the hardest working pm we have had in 40 years he sorted many of our problems out because we have not been managed correctl y for most of that time and despite asking for a copy our contract between kfh and leith towers we have still not seen this. No 7 now no 9 property manager since 2020 We have roof leaks for 16 years that we have been told needs replacinging we have water getting into our electrics I feel it is only kfh senior directors that are benefitting from the mast co on the roof not to mention fire safety issues and a new alarm system that goes off for no reason 33 times in 2 years if you have any sence don't choose kfh your property new photos added 1/5/2025 still sending us round in circles

Would echo what others have said - impossible to contact by phone and email - if by chance I get past holding to connect to someone invariably the property manager or their assistant won’t answer. Looking back at the emails sent months ago from my letting agent there has never been a reply.

Block management are utterly useless, so much so that thankfully they were sacked by our developer and we were then given a new block management. They left the property accounts in such a state, they seemed to essentially make up the service charge costs. They never, despite chasing, cleaned the windows, as was stated in our lease. The communal areas were also in a state but, of course, we still had to pay the service charges. They were slow to reply, never picked up their phone, never replied to voicemail even when matters were urgent. It's a really shame because the KFH sales team were amazing, property managing is clearly not their thing. AVOID.

Just called KFH to speak about a construction matter in the building I live in. Phone was answered by a young lady who sounded like she was mid way through her morning spliff. She tells me no one is in yet - at 9:05am. Those two things tell me everything I need to know about KFH.

KFH are one of the worst companies I’ve ever had to deal with. They failed to provide the landlord’s certificate in relation to the sale of my flat in the time period as set out in the government guidance. This almost compromised the entire sale and they were also incredibly (and unnecessarily) rude in the process. Many emails went unanswered and you get passed around teams. They charged me hundreds of pounds to provide a “seller’s pack” to be able to sell and then failed to supply everything required as part of that pack. Avoid like the plague - absolutely shocking service.

Avoid avoid avoid...they are terrible and you can't possibly find anyone worse We have had KFH managing my block since I moved there in 2019. Their service started badly, and has deteriorated to the point where there is zero trust with them. Charges with no explanations, get annoyed when asked questions by the leaseholders and no response to complaints made to senior management. Senior management even made the mistake of replying to a complaint saying "don't worry, this won't go anywhere" thinking they were forwarding the message to the individual the complaint was made about. A joke of a company who firmly believe they don't have to answer to anyone and can charge what they like.
