GoogleThe ceiling of the house has been removed for about 2 months and I condemn KFH for forcing us to live in filth. The landlord has been stringing me along for months. Even though I have the right to terminate my contract if there is a problem at home, they do not accept it and left me to live in dust and dust. In the coldest days of winter, the heater was not working. Water was leaking from the ceiling. I have never lived in such a disgraceful house. And I'm paying £1256.67 every month for this damn house. GoogleGreat letting office and mostly friendly team in the Crouch End office, but be careful before you agree to rent any property managed by KFH.
The agents in the leasing office in Crouch End were fantastic- great communication and professionalism throughout.
I felt inclined to leave this 3 star review because we had a completely unacceptable experience with the property manager (and later her line manager) who demonstrated a serious lack of urgency for various time-sensitive issues during our tenancy.
We moved into the property in December, and it was immediately clear that there was an issue with the boiler that led it to completely lose water over the course of a few hours. Why this wasn't addressed or communicated to us ahead of our move in is completely unacceptable and borders on negligent behaviour given it led to a dangerous situation in the winter (a converted flat with sash windows and single glazing) when the temperatures would fall below freezing.
The issue was only resolved three months after we moved in- December, January, February, and through to the second week of March. We'd been in constant contact with the property manager, chasing for updates. Between the two of us, we had to stay home from work for a total of 12 working days to allow contractors into our flat to look at our central heating.
This story is only one of several which illustrate our experience with the property manager- everything which needed to be addressed in our flat (mostly related to water damage/damp/leaks) required constant chasing from us rather than the other way around- surely the property manager is concerned managing the property so it remains habitable and therefore profitable to the landlord?
To top it off, we ended up losing a small piece of our deposit after waiting (without any kind of proactive approach from the property manager) two weeks after our check out report was generated. The deduction was supposedly justified by things which were in fact in a master inventory- but as we'd waited so long for any kind of communication we took the loss just to get our 8 weeks' rent, three thousand pound deposit back (something which people usually need urgently to help with moving to a new flat )
I tried several times for an acknowledgement of the inaccurate report, even writing a separate report with references to the master inventory, but I was ignored. Green Kite (the company who was contracted at the very last minute to do the report- a last minute change from the original company who did the master and check in reports) refused to acknowledge any kind of wrong doing on their end regarding the master inventory. The property manager ignored my multiple queries to this fact- completely unprofessional and unacceptable.
I've escalated my complaint to her manager who promised a reply but KFH have been (characteristically) silent. I suppose if this is considered acceptable then it just reflects on the complete lack of regard that KFH have for tenants after the lease is executed. Because of this experience, we sincerely hope that we never have to rent again.
I can only hope this review serves as a warning to other prospective tenants and to property owners.

We were very pleased how the property was marketed and tenants were quickly found. We are particularly impressed by their excellent communication throughout the whole process. This has been first rate and we have been kept up to date at all times.
The team at KFH work very well and we particularly thank Nicole, Khadijah, Jack, Abdi & Fatma for all of their contributions to making the process very smooth and hassle free.

David showed us a variety of houses in the crouch End area, and was able to find us the perfect house that was just about to come on the market so we could make a strong offer before it was seen by other buyers. We then engaged a KFH’s recommended solicitor, a service we would highly recommend as that way the estate agents and solicitors work closely together to push things through.
