I had a great experience buying a flat with Hutton and Partners. Nick was communicative, realistic about timeframes and honest throughout. I cannot recommend Jamie and Huttons Property enough. I have just moved into my first home and since the first meeting and tour around the property in the summer, Jamie has been very friendly, helpful and informative. He is always there to answer queries, which has been particularly appreciated given my status as a first-time buyer (and therefore having no experience of the process). Jamie was also excellent in keeping the wheels moving with regards the solicitors on both sides when things slowed down on occasion. I have the impression from him that he sees the purchase of a property as more than just a transaction, but the life-changing event that it is for the buyer and seller. We used Hutton & Partners to successfully and quickly sell our house in Wapping London. Jami was very practical on the valuation and was very transparent about buyers expectations about prices for our house. We were able to get an offer in and few weeks which was acceptable. Jamie, Amber, Nick and his team took care of everything else. We had a weekly update on the status of the progress of the sale and all was clear what I the seller had to do and what the buyer had to do, very impressive, We felt like we could trust him fully with the whole process. We used our own person solicitor which was local and we could visit their office with paperwork etc which also help the sale process. I wish I could give more than 5 starts to Jamie and the team. As first time buyers also buying from overseas (USA > UK) my wife and I would have been completely lost without the Huttons team. Jamie made the process feel as stress free as possible (despite selling agents / solicitors not getting the memo about making things easy) and always responded professionally and in a timely manner to the 1 million questions we had. I went as a prospective buyer at a two bedroom sub-penthouse. There were some things he could have done better. He totally failed to mention that lease had ground linked RPI. This means that the ground rent could go up perhaps by 50% every 10 years, given the circumstances. He wrongly told me that the ground rent will only go up by 12 months' worth of RPI, eg around 8%. However, in reality, the ground rent will go up by RPI over the whole of the last 10 years, which could be around 50%. The implications are that the lease turns into an AST and the increasing ground rent has an adverse impact on the property's valuation. He went onto say that this ground rent clause could get removed from the lease by getting a deed of variation. He said this would cost only between £2k and £4k. Again, not true. I know that a deed of variation is very expensive and would cost well over £10,000. The person would have to pay their own legal fees and the freeholder's legal fees, in addition to the expensive premium.

Jamie is an absolute rockstar. Very professional, pretty much always available and always willing to lend a hand to simplify things. He dealt with the sale of a shared ownership flat sold at 100%. Secured a buyer within the first three weeks, and gave me a precise roadmap from day 1. if it wasn’t for the conveyancing from the buyer which pretty much took ages, we would have managed to stick to it perfectly. Luckily he was always there to help during difficult situations ( and there was many in my case) and try to mitigate to get the best possible outcome to keep both sides happy.
