GoogleIf you’re keen on building your leg muscles this place is for you. Being on the 16th floor with consistently broken lifts has been frustrating to say the least. The staff are not communicative at all and it takes forever to get problems sorted. This one lift has been broken for 3 months now. Bin Chutes only work twice a week not to mention the occasional lack of hot water. Value not matching the rent if you ask me.

GoogleStaff and facilities are great. Everybody is very welcoming and helpful. Outside spaces could be cleaner and don't appear to be looked after very well, especially the patio between Lockworks and Fairleads. Furniture has a very nice design, but it's poor quality - TV stand and sofa are asymmetrical and wobbly, doors are uneven and even after being replaced for a new one, still looks terrible. Furniture company very disappointing.

GoogleWe've been living here for 3 years. Initially it was great, but recently it has been really stressful. Elevators don't work, problems with the trash chute constantly, and admin is not responsive about these issues. I really hope it can improve soon.

GoogleThis place is amazing 🤩 I love everything about it. The apartments are beautiful and the amenities are innovative and well designed. 😍 Building is safe and secure. Onsite gym and pool, and soon to be outside tennis court and terrace...and more. Staff is very kind and helpful. Special thanks to Darek for introducing and showing around and Anna for helping with the moving in. 💯👌🏼

GoogleBit of a shame that we're regularly climbing double digit floors to the flat because the lifts are in a semi-permanent state of shut down. For price we pay for rent, you'd think the building staff would take some action..

GoogleVery pleased with our new home and all the amenities. Help is always on hand from the brilliant staff. Special thanks to Anna and Darek who made the move in so easy. The concierge team have also been so friendly and helpful from move in to a lovely smile and hello on entering and leaving the building.

GoogleWe love everything about the Blackhorse Mills: lots of amenities, great location (200m from station), and amazing views of the wetlands/city. Anna was a pleasure to talk to and made the application and onboarding process really easy. Special thanks to the Front of House staff for keeping everyone entertained with weekly online activities during the lockdown.

GoogleA pet-friendly building where dogs aren't allowed to urinate in the outdoor garden, staff chase and approach residents when their dogs urinate, but they don't care about residents using drugs in the same area.

GoogleNot sure about the apartments as not a resident but whoever handles the 'whatsapp' account that is linked to the Blackhorse Mills website needs some immediate training. Really rude and unhelpful! After asking about a 1 bed i was told abruptly I wouldn't get one. I then asked about 2 beds and was ignored and told someone will be in contact. Then blocked!!! Highly unprofessional and put me right off... If I was Head of Residential @ L&G I'd be worried about how the 1st contact for prospective new tenants is being handled

GoogleWe loved this place! Lived here for 2.5 years and only left because we were moving away from London. Between the pool, the great team, the location, the views and the community vibes we basically think it's the best apartment block in London. We will miss you Blackhorse Mills!

GoogleVisited a resident at Blackhorse mills, registered my car at the reception desk only to still receive a parking fine stating I did not register my car. Which suggest the reception did not register my car properly. I then tried to contact the reception for 3 days and no one answered the phone. When do you hear of a receptionist not answering phone calls?

GoogleThis place feels home to me. Staff were friendly, kind and very quick to respond with any queries. Anna and Darek were brilliant. I would recommend this place for people who likes a difference to their lives !!!

GoogleA fantastic place to live, with killer views, great facilities, and stylishly furnished flats. Best place we've ever lived! The area is great: you can walk to some of the best breweries in London, through wetlands teeming with life, or just catch the tube to London. Darek helped us when we moved in and welcomed us so warmly. He is a great asset to Blackhorse Mills:) The onboarding process is smooth, and we appreciate all the work that the staff put into making moving in so easy.

GoogleUnfortunately, a lot of these posts are just after signing up. I've lived here for 6+ months. Lots of broken promises and a plethora of issues (new builds ey). The biggest issue is the complete lack of communication when things are broken/out of service (happens a lot) or get fixed. Issues ranging from lifts being constantly broken (brookwell), broken bin chutes (all of them), no water or heating for hours, continuous internet issues and a 4 months spider invasion. We're talking 30+ new spiders (false widows) every day after clearing the webs 😬. A few have already started coming back and we're not even in Summer/Fall yet. Tennis court + dining room needs to be booked in person. Getting a dining room slot seems nigh on impossible but always looks empty. No car parking for residents or visitors. Blackhorse Mills does NOT organise any events or do anything to help create a community vibe. There have been events but they've all been organised by individual community members. Check the fb group, it's not all as stress-free as the marketing makes it out to be. That being said, the residents are all really nice and the front of house staff are great, they're just not helped by those above them.
