I just left BHM after 5 years and will miss the community there. The staff are friendly and always happy to help however they can. If you are going to move in I would try to get a wetlands view as it’s what makes BHM so special. If I ever raised that any work was need in the flat was resolved the same or next day. The rent increases are high like most rentals in London but they do discount them for existing tenants. Sometimes there were small issues like one of the two lifts for a building not working for a while but I found it much better than at my previous private rentals. It’s also a real shame that the coffee shop and pizza/cocktail places have shut as it would make a difference to have a good food place. It would be good if they could do something to help a local business use the space.

We moved into BHM in March (with our toddler and dog) and are enjoying our time here. Everything is clean and well maintained and the facilities are great - especially the pool. The team are always super friendly and helpful with sorting any issues we’ve had.

Terrible management issues that just don't stop. We've been living here for the last 18 months and suddenly out of the blue the management team reaches out saying "we expect you to pay the deposit again" which we have already paid before renting the flat. It's also common knowledge no landlord will let you move in before they get the full deposit. Funnily enough they sent us a payment reference number 18 months ago confirming they received all the payments. But suddenly now the management decides to harrass us for no reason with constant emails even after we provided proof from our bank. So dissapointed with the management. Legal and General are great landlords but the team they've hired (urbanbubble) are absolutely terrible and have absolutely no regard for residents living in the building.

On 27 June, a curious thing happened: loads of resident’s access fobs - those magic little keys you need to get into your own home and the amenities you actually pay for - decided to stop working. The result? Many of the 479 flats in the development now have to phone reception and wait to be rescued, like bewildered guests locked out of a hotel. At first, the fix was promised in a week. Then “a couple more weeks.” Now, it’ll be nearly two months just for the contractor to “review” the problem (as per photo), and that’s not even a guarantee it’ll be fixed. At this rate, we’ll have teleportation before we have working fobs (negating the need for fobs all together!). To be clear, some of the staff on the ground are lovely and do their best, but they’re being hung out to dry by a management & process structure that couldn’t organise a queue in England (ask a Brit if you don’t understand that one!). From the outside, this place gleams like a property developer’s fever dream; and yes, it could be fantastic. But behind the gloss is a masterclass in ineptitude. For the price you pay here, not being able to get into your own building is less of an inconvenience and more of a punchline. (Naturally, I asked for a discount. Naturally, I was told no.) If you enjoy paying top-tier prices for bottom-tier management, step right up. If not, spend your money somewhere less committed to redefining the word “useless.”

I've had a very stress free move thanks to the help from the brilliant team at Blackhorse Mills. Luke was very patient answering all of my questions over the phone and went the extra mile to help reassure me. The external referencing portal was a little confusing, but after asking Anna for guidance I was all set. The day I moved in Tommy was more than helpful, and caught up with me the next day to give me a very detailed walkthrough of the facilities and area. Thanks very much to all of the team!

We love living here! From our first viewing we knew this place was for us and the team made everything about moving in so easy! Victoria was great when we had our viewing and Anna was amazing answering all our queries up to and after the move in! All of the on site staff have been really friendly when working in challenging circumstances. It’s a shame we can’t access all the amazing facilities yet- but hopefully it won’t be too long until we can get in the pool!

We have lived here for 4 years and at the start, absolutely loved it! The building is amazing, pool is great, and a good place to meet people. We are sadly going to leave in a few months as the life has really left this place. Impossible to get communication from the admin team, all the good people have left. The lifts are always broken which is horrific on the 14th floor, and basically no body cares, no one is ever there to help, all the group chats filled with constant issues. I don't think it's worth the money anymore and we're sad and miss the way it used to be!

If you’re keen on building your leg muscles this place is for you. Being on the 16th floor with consistently broken lifts has been frustrating to say the least. The staff are not communicative at all and it takes forever to get problems sorted. This one lift has been broken for 3 months now. Bin Chutes only work twice a week not to mention the occasional lack of hot water. Value not matching the rent if you ask me.

Staff and facilities are great. Everybody is very welcoming and helpful. Outside spaces could be cleaner and don't appear to be looked after very well, especially the patio between Lockworks and Fairleads. Furniture has a very nice design, but it's poor quality - TV stand and sofa are asymmetrical and wobbly, doors are uneven and even after being replaced for a new one, still looks terrible. Furniture company very disappointing.

If you’re a fan of stairs, this building might be for you because the elevators have been “under repair” for over three months. If you enjoy spiders, you’ll appreciate the infestation. And if you love cold showers, you’re in luck because the heating is off every other day. Even though the agency has an office in the building, there’s hardly no one ever there, certainly no one who can answer any question about the most basic things.

Anna was a pleasure to talk to and made the application and onboarding process really easy. It seems nothing in this building ever works (lift has been broken for months, trash chute, hot water issues) and the staff is rarely proactive with communication on issue and flat out doesn’t respond to emails most of the time. Has so much potential but not really worth the headache, especially at this price point.
