4.5/5 premium, but with minor flaws

Berkeley has a strong reputation for offering premium properties, and that is largely my experience with their Glasswater Locks project. Most aspects were delivered against the top standard. There were some minor flaws that stopped me from giving Berkeley a full five stars, however. The dishwasher door catches the plinth and makes noise when opening and closing, and the backing board under the bathroom sink was not fitted at the time of completion. Costumer service is responsive and keeps me updated throughout, but the dishwasher door issue has not been fully resolved. That said, the overall experience with Berkeley is great.

That is a excellent trip to own my house.

It’s very kind of all the agents. Specially Michelle Murphy.She helped me many things to complete all the case and moved in .She even helped me to deal the wastes because the council collection was not available now.Ms Jada is very kind,too.That is a excellent trip to own my house.

Woodberry Down is no longer safe

Woodberry Down is not safe! Crime is now so bad that walking outside puts you at risk of theft or stabbing, any time of day, any day. Even cars are being stolen from the street. Berkeley don’t care nor have they done anything to address the rising crime rates. It’s not safe here anymore. The local gangs have also recently started entering the buildings, so we are not even safe inside. Where is the accountability?

Professional and helpful sales team

Recently had the keys handover for my first apartment in Kidbrooke Village. Great service from viewing to completion, everyone in the sales team has been very helpful. They were professional and very responsive to my quiries. There were some issues found in the apartment but they got those sorted very quickly.

Yuki was particularly helpful in coordinating the completion of the property and key-handover despite my being in-and-out of the country. Any snags were also handled very promptly thanks to Dan on the customer service team.

I’m really pleased with my new Berkeley home. The quality of workmanship is excellent, with great attention to detail and a really high standard of finish throughout. Berkeley homes are proposing to build…

Berkeley homes are proposing to build an extremely large housing estate on Greenbelt in Bromley. The plans are out now and the houses and apartments are in the main cheap looking, featureless with large blocks of flats looking more like borstals of the olden days than homes. Very disappointed and not what I would have expected. It looks like materials are scarce as they were just after the war and the homes reflect this. I wouldn’t buy a Berkeley Home - they look cheap and nasty!

Berkley application for building on the Gas holders site Motspur Park was rejected last night by Kingston council , a proposal for high rise blocks completely inappropriate to the location . Berkeley showed a complete arrogance and disrespect for the community and local residents

You dont own your house if you buy from Berkeley

This builder is unethical and ridiculous. I bought a house in Hartland village and my transfer contract plan clearly states a part as our demise without any limitations. But they will ricdulously said it is not your demise and I cannot use that spot for come home improvements. They then use a terms that we need their approval over everything even if that it is unrelated to the demise reason. So basically you are only a rent tentnant under their unfair terms and their unprofessional staff that call a stag a horse. Dont buy from them and be cheated!

Avoid “With Energy” and Be Cautious When Buying from Berkeley GroupI would strongly advise anyone to be extremely careful when considering a property purchase from Berkeley Group. What they fail to tell you is that you are locked into using a single energy provider: With Energy. This isn’t just inconvenient, it’s outright monopolization. You don’t have the freedom to choose a provider that offers competitive rates or better service. You’re stuck, plain and simple.To make matters worse, With Energy charges an absurd £2 per day as a standing charge. That’s over £700 a year before you even use a single unit of energy. It’s completely unjustifiable and feels like daylight robbery. How is this even allowed? This ridiculous fee leaves you paying far more than necessary for basic utilities.Berkeley Group has essentially handed its customers over to an exploitative energy company, ensuring you’re forced into paying extortionate fees with no way out. It feels unethical and deceitful, especially since this critical information isn’t disclosed upfront during the buying process.If you’re considering buying a property from Berkeley Group, I urge you to dig deeper into this hidden trap before committing. The combination of poor transparency and exploitation through With Energy is enough to sour what should be an exciting investment in your future. Buyer beware!

The sales process is very focussed on…

The sales process is very focussed on cash buyers and there is pressure to complete purchases quickly. We needed to sell our existing property before we could proceed to completion. This inevitably took a few weeks - although was achieved quickly given the circumstances. Despite being aware of this the sales team were constantly presssing us for updates which we found very stressful.

The property is finished to a very high standard, the care and attention to detail, beautifully designed outside spaces added to the customer experience was outstanding. I would highly recommend them for excellent finish, stylish builds and with a community feel

Great Experience at St. James with Minor Concierge Issues

I love how effective St. James has been in dealing with the issues I had regarding my apartment. The staff have been incredibly helpful and responsive, and the overall design and layout of the building are really nice. However, I think there could be some improvements in the concierge service. The trolleys aren't always working properly, and in a few instances, the staff were not very polite. Despite this, some staff members have been very helpful. The people there are also nice, making the overall experience positive with a friendly community and great amenities. So I’m giving a solid 4 star!

Friendly Berkeley team : Aggressive Estate management

The Berkeley team is really friendly but it's estate management team is rude, arrogant and borderline bullying. They have their own interpretation of the lease clauses and threaten to send penalty and charges for things they don't even discuss. Their tone of emails is aggressive and intimidating just like their staff. While Berkeley build great houses their estate partners are a let down.

Berkeley home has the worst after sales…

Berkeley home has the worst after sales service. I bought an apartment at Carrara Tower, 250 city Road, London. There is a water leak in the ceiling of the apartment. It has been almost 2 years that they have not resolved my complaint . They are giving excuses one after another every month. I even reported the matter to NHBC but even they do not enforce any action against them . The water pours down at the time of heavy rain and is dangerous for the occupants and the apartment itself. Its been 2 years and their excuses are that the repair depends upon weather. A worst company to deal with. Will never recommend anyone to buy from Berkeley group

Avoid their buildings & terrible service

Updated 16.03.2024 - Still not fixed though they have now plan in place but it's been 12 months with broken glass. The worst Experience I have had I still can't believe I was asked to remove 1 star review. Updated 17.01.2024 It comes to light that by the Lease Document Berkeley as Landlord is responsible for repairs of the windows and replacement.They were aware of my case from last year and have done absolutely nothing. Whilst everyone is looking at whom to blame is great to witness this in Legal Documents such as Lease and wonder what the Head of Estate who works on site is doing day to day. Also, the Fancy Door Entry System Wifi is cut again for 3 months and not working. So buy into their "future home" that is not working. Updated 04.11.2023So I did change review as per below from 1 to 5 as they insisted on this whilst promising to fix things however nothing is done and it’s New Year already. So here I will share how they try to cheat trustpilot system by asking directly for changes of review and yet not doing anything. So I have issues with their building (how they build) & their managing agent Greenquarter - one of largest regeneration projects has building defect of internal structures missed and people has to be temporarily rehoused as well as future repairs have no plan in place so you will be left with hefty price to pay for external redecorations. They also allowed managing agent to increase service charge for managing fee whilst service is appalling. Service charge is signed off by landlord The Berkeley Group. No idea who is the Building insurance as have no details and when got email no one is getting back - great spend of 125k in 2022 on annual insurance provided by the landlord that you can’t use. Updated 15.11.2023They sent me agent to check and promised to remedy situation if I remove 1 star review.

Knife crimes on property with no intervention

I’m disappointed with the growing lack of security at Woodberry Down. Crime has noticeably increased, with incidents like phone snatching, trespassing into buildings, and even knife-related events making residents feel unsafe. My husband was mugged at knifepoint, an elderly man was murdered on the property, and the same group of kids from the nearby estate continue to commit crimes on property with no intervention from Berkeley homes. Security presence is minimal and access points aren’t well monitored. For a development sold as premium, this is unacceptable. I hope Berkeley Group addresses these issues urgently, but right now I cannot recommend living here.

Very satisfying experience in buying…

Very satisfying experience in buying our flat from St Williams in Fulham - Kings Road’s Park. The flat was completed slightly off schedule but it was delivered exactly as it was described: beautiful, well finished and super clean. Not only the flat but also the buildings, communal areas, sport facilities and gardens: everything was stunningly true to the brochure. Shaan in Customer Services was extremely diligent and helpful in communicating with us for questions and viewings. We would recommend the buying experience as a 100% yes!

Great Service and Human Touch, but the Price Drop Was Very Hard to Accept

Overall, our experience with the developer has been very positive. The sales team, customer service, and staff were all professional, patient, and genuinely caring throughout the process. The human side of the service really stood out, and after moving in we are also very happy with the quality and overall living experience.
